Do you knw Nikhil, The target for property tax collection for 2014-15 is Rs 492 crore, however, the department has been able to collect only Rs 250 crore till January 13. This includes Rs 21.25 crore as penalty. There are around 4 lakh properties in the city, of which, 66000 are unauthorized constructions.

Hi Dav, Ownership cannot be got transferred in your name simply by making an agreement. Hi Aniruddha, We stay at Wakad and looked for a bungalow plot around it. We invested in the Pashan area of Pune with Sairung Developers. Today we have constructed our dream home and pleased to say without Sairung this was never possible. Now, the developers have to submit details of their projects, such as layout plan, apartment size, completion schedule and approvals received, on the regulatory authority's website and update it on a quarterly basis.
It means if there will be any important change from the original schedule, specifications or structural design in what is finally delivered to home-buyers is considered as a breach of obligation by the builder.

Right Bipin, And the top 20 cities will be finally selected for funding in the phase-1. And for AMRUT schemes, states have been asked to recommend cities which can be included under this scheme. Under AMRUT, funds will be allocated in view of the urban population and number of cities/towns in each state/UT.

Yes, Last year too was not good for the real estate sector. It seems to me that property market is going through correction phase. This difficult situation will continue all through 2015, perhaps even longer. There has been a effortless response to purchase of properties. Actual buying is too low.
Yes, i don't want to reveal their name but a big developer who had started a project in Wadala has not been able to sell a single flat. Market is really very tight. Due to drop in sale, builders are unable to generate sufficient funds to start their project.

Hi Atin, If land is in Municipal Corporation limits, you have to get layout sanctioned from municipality. And if it comes under Gram Panchayat apply to District Commissioner with proposed plan. Hi Atin, There is vast process of getting convert your land from agricultural to non agricultural. For that, you can get information from Revenue department. You have to pay some fixed amount to that department according to size of land for this permission. You have to choose the type of NA . For example Commercial NA, Industrial NA etc. According to zoning rules you can choose them. It is better if you involved a laisoning officer.
I think Nikhil is right. Better way you can contact with any experienced Liasoing man he will better guide you becase some processure work might be change as you must be aware about the goverment resolution keep changing hence present working liasoning man can help you in this in better manner.

Q: Hi Friends, Maximum resident has occupied the flats since last 3 yrs but builder has not given OC or Possession Letter. The builder says he has applied for OC but due to environment department there is delay. What should be done in this case to protect flats by different owners. nor society is formed till because Registrar says they will not allow any society to be form which do not have OC

And i hope Amarjeet, you will take it seriously and ask for the Occupancy Certificate from your builder. Having an OC work for another important purpose. This is a mandatory document which needed if you are applying for a home loan, while buying either a new flat or a flat on resale.
Good morning Amarjeet!!! It seems to me that your building is not constructed as per the environmental friendly. Until and unless, it is not completely environmental friendly, they will not issue NOC. Secondly, you may have to face legal issues in future. For ex- it may be revealed that the land or some portion of the land in which the project is built does not belong to the owner/builder. Then the actual land owner may file a case against this builder and you may lose the land on which your apartment is there. It is builder's duty to get you OC from the concerned dept and give it to flat owners. Only after this buyers should take possession.

Yes, Apratim Panorama, Baner, Pune is a ready-to-move since May,2016. Only few flats are available from builder as well as in resale option. There is a ample car parking space and they are providing 2 covered car parking with each flat. Currently, they are charging Rs. 6000/sq-ft. and a 4BHK from 1676-1681 sq-ft. will cost you Rs. 1.01 crore onward.

I just got possession in C-Wing of R7, Life Republic. All doors quality is very bad, any local builder will give better quality than this. Outer layer of doors have started coming out within 2 weeks, stopper screws load also can not be taken by doors. I complained to the builder and he says that he will change toilet and main door but no change in bedroom doors. Hello Kumkum!!! Its not a Garbage Depot, it is a proposed SWMP (Solid waste Management Plant). There are existing SWMP in Koregaon park, Aundh, VIman Nagar, also one is coming up in balewadi. So, I believe people have not stopped living in these areas, in fact these are amongst the most developed & preferred residential areas of Pune.
But still in a nutshell this problem will not be of Life Republic alone, everybody living in 3 kms radius of Garbage Depo will be impacted including employees working in Hinjewadi. It will not be wise of PCMC to setup a dumping site in Punawale.

Good morning Upendra!! No, i haven't. I just inquired about this project and so i am able to reply you. A 2BHK will cost to you Rs.65.70 lacs to Rs. 88.30 lacs onward. Stamp duty and registration charges extra. As far as approval is concerned, Pune Municipal Corporation has approved this project an almost all the leading banks such as Axis, HDFC, Indiabulls, Bajaj Finserv etc. are offering loan for this project. Q: All the owners, tenant are promised solar heated water from 5 a.m - 10 a.m, but solar is not functioning for almost all buildings . To add to this maintenance folks seem to be in denial and do not have a clue. Beware all owners, tenants and either have the builder resolve this. They can't be selling a 1 cr+ house and don't know how to fix small issues.

Q: Hi, I own flat in RR & they are offering FITOUT certificates, which is not legal OC? Is this safe to move in with this certificate. And this soon my agreement date crossing 24 month deadline. I am really upset with there timeline. When I asked to builder office they said you can move in on you risk? But while booking they told me that it will be complete possession. This is really smart move to avoid further unseen problem by builder & create for customer. I am literally screwed-up here.

Hi, Fit-outs are legal only after the Occupation Certificate has been received and the registry of the flat done. By offering possession of not fully ready apartments, builder is washing his hands off and putting onus on you.
Yes, if any builder are offering letter of fit out without obtaining any necessary approvals such as NOC from fire safety department, NOC from electricity department, forest dept., NOC from airport authority, water connection dept., land pending dues etc. So what is the risk if you accept offer of fitouts: In case of any eventuality/disaster, the onus would come on the residents. An incident like Fire etc and authorities would be swift in throwing the residents out and may seal the complex itself.

Q: Sairung's CMD Malik Saab helpd me when I was in worst position of my lyf with urgent need of money due to recession in 2008. I contacted Malik Saab and told him I need his help to sell the plot I bought from in 2006. He assured me that payment will be released in 60 days with current market rate. I was still worried. But I was so surprise when I got a call from sairung 45 days later saying they have found buyer and that payment will be made fast. I received the entire amount in DD at the time of registration. I am forever thankful to sairung.

Don't believe on him. This person is the staff of the Sairung Developers. If you don't believe, Google the developers name or their project name, you will know the fact. There are multiple bad reviews against this developers and their projects in Pune. People who have invested 10 years back are still waiting for their flat possession. Lot's of flats have been cancelled by the buyers but still they are waiting for their money return.
Yes, and last 5-7 years, there are many bad reviews about this developer of delay possession and fake promises. They are also asking for unnecessary charges from their buyers. Buyers are taking their booking amount back but still they have to wait for years to get their money back.

Hello Sneha, Legacy Urbania by Legacy Lifespaces is a PMC approved project and IOD and Commencement Certificate are in place. As far as bank loan is concerned, HDFC, Axis, SBI and Kotak Mahindra Banks are funding this project. Yes, there are still few units are available from builder as well as in resale option.

Q: My Sister and myself are looking to invest in properties in Pune. For her it would be a first home and for me it will be an investment. We had a look at the Kolte Patil Life republic township project. On the outset it looks good with the number of units and the facilities and the space around it. However I have seen quite a lot of negative reviews on this project with regards to timely possession and the quality of the materials used. Could anyone help me with genuine reviews on this project? Hi Harish, Don't repeat the mistake i did. The possession was supposed to be given in Dec.2014. Delay of almost 2 years. Kolte Patil has no ethic never responds to the mails. Customers after paying 95% of the flat value are left in lurch.

And also before buying any property they search for the feedback, they search on googles and on multiple forums. So, don't butter that You bought a NA plot with Sairung and their owner Mr. Malik is a very patient and helpful. There are many negative review about your patient and helpful nature Mr. Malik. And those who have written reviews have mentioned their name and flat no and all required details. So, don't make the people more fool.

Hi Krishna, The project locality is very close to Ulhas River and if once the locality is liveable or people will start living there then local body will must think on it. You are right Bhaskar. I heard that they have 22-acres plot at Morgaon and those plots have been divided into 30 smaller plots of 11 gunthas each with a price tag of Rs.8 lakh. From inserting pamphlets in newspapers to advertisements on hoardings, city buses and auto rickshaws, developers are trying to catch attention of the people.

Q: HSG society is required to register if total income exceed the threshold 20L and pay GST only if the monthly maintenance fee exceeds 5000 per flat or any flat having above the threshold. Also society has to pay the GST on other charges levied on the members and non members.Also society has to pay GST on reverse charge basis for any Goods services supplied by an unregistered person or on specified RCM services i.e. advocate services etc.

Gst is applicable to the dealer-person who is providing service or supplying goods in the regular course of business activity. Thus a housing society will be considered as carrying out activities in furtherance of business and will be liable for registration under GST.
And exemption are available on the basis of turnover. If the aggregate receipt of turnover of society is less than Rs20 lakh, it will not be liable for registration and tax collection. If the Society’s aggregate receipt of turnover is more than Rs20 lakh but less than Rs50 lakh and does not desire to claim any tax credit on its expenses paid GST, it can go for Composition Scheme under Section 10. And If the aggregate receipt of turnover of society is more than Rs.50 Lakh, it will be fully covered like any other business entity.

Yes, i am agree with Shrabani. Comfort Zone is very close to main road of Baner-Balewadi Road. Apart from that, many residential projects are developing in this locality due to presence of many IT Parks. No, i will not suggest Hinjewadi a good option to stay for a female or even a male due to security issues. If you are invited to work in Hinjewadi, try to find an accommodation at Wakad or Pimple Saudagar. Both localities are close to Hinjewadi and a lot of working professionals live there.
