Saran, I would suggest to go for Bhiwadi.. Bhiwadi real estate has a wide range of investment options such as plots, group housing, villas etc which are available at reasonable rates. The project will be completed by Dec 2014... the builder has asked for 6-7 months, as grace period....!!
Project has basic amenities like Play Area, 24Hr Backup, Security, Tennis Court etc.very less, in terms of other projects located in Crossing republik.... :(

Hey Ranjeet yes the project is in pre launch , they are quoting Rs. 31.67 Lakh as the starting price. As per now they are telling the possession date is in 2017.

Hi Guys, As per my knowledge, the Noida Authority has approved a proposal to build another expressway between Noida and Faridabad. The 75-metre-wide expressway will start from Sector 150, on the outskirts of Noida. A letter regarding the proposal has been sent to the Haryana Urban Development Authority for approval.
@ Richa, In my point of view, Part of Noida's Master Plan 2031, the 14-km stretch will allow commuters to avoid the congested Badarpur bypass. The expressway will have entry/exit points between sectors 150 and 152 in Noida, near Greater Noida's Pari Chowk. Going through Noida and Greater Noida, the expressway will reach the Yamuna bank and then go on to Dalelpur in UP. Also passing through Haryana's Mehatpur, Lalpur, Bhupauni and Khedi villages, the expressway will join NH-2 near Palwal.

Builder & dealer says that all the necessary approvals are there like completion certificate, approved maps etc, bank is approving & providing loan here. From where we can verify the status of Society. What is the dispute between Sainik colony society & electricity board (Haryana). Hi Udit, You can acquired it by inheritance of ancestral property , Through will, Acquisition by oneself such as purchase etc, through gift, trust, settlement deeds, Grant, sanad / Inam by the Government. But there are two ways of acquisition:- 1.By act of parties. Ex- Purchase, gift etc. 2.By operation of law. Ex- Inheritance, decree of Court etc.

Builder quoted price is around 1200/sq-ft. This project is located in one of the most prime residential location of Faridabad. From investment point of view appreciation will be high in this sector.

Hi Guys, In my point of view, all are not aware of tax benefits by property investment. Property investment is a very good way to avail tax benefit. Most common question occurs while discussing is:- Suppose some one has an ongoing home loan for an under-construction flat. Can that person avail tax benefits on the same, if any? If not, does that person need to wait till possession before claiming tax benefits?
Hi All, As per my knowledge, it is wise to note that deduction equivalent to the one fifth of pre-construction period interest is available for each of first five years starting with the year of possession. The total amount of interest deduction is restricted to Rs 150,000 if the property is self-occupied. Principal repayment deduction too is available from the year of possession. However, no deduction can be claimed on the principal repayments made during the pre-construction period.

Hi Raj, The next stage is the choosing 20 cities in the 1st lot by end of the year and in the next 2 years 40 cities each will be selected for receiving Central funding of Rs 500 crore spread over the coming 5 yrs. The Centre will release Rs 2 crore for each of the 98 cities in the next couple of days for preparation of Smart City plans. Yes, those cities which are not selected in the 1st round can again participate in the 2nd and 3rd round by improving their performances. Even states can nominate new names after elimination of some cities in the final round of selection.

Hi Saurabh, As per my knowledge, BPTP Parkland is one of the biggest plot development in Faridabad. This project has spread over 3000acres of land, from sector 75 to sector 89. Here you can get plots, area ranging from 250sq-yd to 1000sq-yd. This project consists of plots, independent floors, villas, group housing development as well as IT Parks & SEZs. This project is located approx 2KM from metro station.
According to sources, this specific stretch has a great deal of plots reserved as industrial according to the Master Plan, which prompted a bottleneck. To conquer this, authority had prior proposed to construct a road along the Hindon river basin, however procuring approvals for this was considered excessively lumbering. That was the point at which it was chosen to assemble an aerial road. .

Hi Rakesh, Construction is standstill since Feb 2015. Nothing is happening on the project site. They are selling whatever they find on the site such as iron rods, digi etc. and trying to make payments. Builder is not giving any satisfactory answer.
A meeting of buyers and investors groups happened recently at the site. Does anyone know when is the next meeting going to happen? Like all of you, i am also a flat buyer of this project. I have interacted with the management of the company but they are asking for payment of additional sum of money.

Hi Malika,I Ireo Uptown is nearing completion. I saw two flats in Tower-E, the centre bandh road has lots of filth, glasses, plastics what Ireo calls forest land and should be sorted. I found 2BHK door next to a 3BHK door, very weird. It is just like a wall between a 3BHk and a 2BHK and the entrance of tower-E 2BHK is South East not good. No balconies in bedrooms, the entrance size of washroom/kitchen/bedroom in the 2BHK seems small. And the current price which i am offered is 7600/sq-ft.
Hi Nishant, Your comments are very clear about Block-E. It will improve soon once construction work is completed and people will start living there. However, its entrance is not vastu compliant and Samshan is visible from balcony. It is not too far. How it will impact during funeral. As far as price is concerned, you can explore more as 7200-7300/sq-ft including PLC.

Hi Gagan... The builder has provided 4 payment plan options. In Option-1, 100% of the total cost to be paid within 60 days from the date of issue of allotment letter. In option-2, 50% of the total cost to be paid within 60 days from the date of issue of allotment letter. Remaining 50% of total cost shall be payable in two equal half-yearly installments calculated from the 61st day from the date of allotment. But this shall be calculated with interest @12% p.a on reducing principal amount. In option-3, 30% of the total cost to be paid within 60 days from the date of issue of allotment letter. Remaining 70% shall be payable in 7 equal quarterly installments calculated from the 61st day from the date of allotment with interest @12% on reducing principal amount. In Option-4, at the time of booking 10%, within 60 days of booking-10%, on start of earth work for development-10%, on leveling-20%, On demarcation-20%, On start of laying of services-20%, On start of road work-10%.
Thanks Anup......i heard that they are also charging for boundary wall, applicable on outer plots @Rs.3050/sq-ft. for 7'6'' height wall. It means the per square foot rate will be too much if we calculate.

Hi Akansh, Builder is good construction quality is good the only negative thing is bad layout plan tower are very close to each other, you can also consider Nirala Estate, Arihant Arden and Cherry County all these are giving possession within 3-4 months go and see all these projects before you finalize anything.

Q: I am working in an IT firm at Noida sector 126. In 2011 I booked a flat at gaur city from gaursons but due to land dispute over the project land the possession got delayed. Gaursons promised the possession by end of 2013 but I did get my possession in October 2015. That is very tough phase for a buyers if he has paid all amount on time he expects timely possession of property. But if someone gets delay in the possession, that’s very unfortunate situation for the buyers. I was going through same phase. I visited gaursons office several times talked to gaursons CRM team they said delay is due to land dispute situation and I will get my possession in 1 year. So I calmed myself and realized that somewhere builder is also struggling to get work done due to some dispute and other issues. But I encouraging thing was gaursons team’s support they were very polite and supportive throughout the process. I asked them for the possession delay penalty initially they try to avoid that but after some meetings with senior members at CRM team of gaursons they agreed to pay my penalty at rate of 5 rupees per square feet. I thought that this is very low amount as if buyers failed to pay installment on time builder charge high interest rate and penalty from the buyers. So I discussed with some other agents and some of my friends who have invested in other projects. Then I came to know that this is the standard rate of penalty decided by authorities. And there is 6 months of relaxation as well for the penalty payment. Finally I got possession of my flat at gaur city by end of 2015 and I also got the draft for delay penalty at agreed rate. Initially I felt I am cheated by builder they did not pay m full penalty but after looking at the market scenario and issues faced by builders and buyers i realized that it was fair amount paid by builders. I talked to some of my friend who invested in other projects and they were struggling to get possession even after 2 years of promised date of possession and they said builder even not agreed on paying any penalty. That made me realized that gaursons did not cheated me or even they were quite supportive. Even today I see number of buyers struggling to get there possession and builders refuse to pay even penalty for the delay of possession but on this I had a good experience with gaursons builders. I am living here from more than 1 year and did not even face any big problem regarding maintenance or other threat instead of some small issues but that is part of almost all residencies. Overall my experience with gaursons is good.

Hi Pamkaj, May be you are lucky that you got your flat possession and compensation for delay possession but all are not lucky like you. There are hundreds of home buyers who are going through difficult phase and have to pay huge EMI against home loan and rent for their current home. Most of the home buyers are still waiting for their flat possession after 3-5 yrs of delay possession.
I am agree with Deep......Even i was planning to buy a flat of this developer and in Noida but my friends suggest me that don't trust on brand name. Their all projects are almost delay and buyers who have got possession for their flats are still facing issues like maintenance charges and setting up of Residents Welfare Association.

In August, 2016, a buyer has complained about the electricity issue in both of their apartments which he had booked in the beginning. They have electricity problem in their flat - 1817, Block-B and flat -83 , Block- GC-6. After taking possession 19/07/2016 and submitting the maintenance money through check which was cleared on 28/07/2016 but still he is facing electricity problem in both the flats. He has visited maintenance department several times but they just gave me useless excuses and fake hopes. They say electricity meter have problem we are not able to reset it and some maintenance people say coding problem. But still problem has not been solved.
There was a allegation on their staff for charging heavy interest stating reason of delay payment. As per buyers, they are doing it intentionally so that buyers have cancelled their booking and they can sell the same flat to another customers in higher rate.

I visited the site 4 months back, the construction work for Phase-1 & 2 has been almost completed, outside wall putty work was going on in tower 15 & 16. In tower 4,5,6 & 7 painting work (outside walls) was going on. I don't know what is making them to delay possessions for phase-1.Hello Khushboo!! Q: I will be shifting to Gurgaon in 3 months and looking for good 4BHK flat for my family. I checked with Aura by Mahindra Lifespaces. They seem to have good amenities. Should I consider going for it?

Hi all, OC received for Phase V. Buyer will soon get the demand letter and other documents for registration. All formalities must be completed within 60 days from date of issue of offer of letter of possession.
Hi Sayatani, Could you Please let me know, in your offer for possession demand letter, is Mahindra Lifespaces demanding the maintenance charges from the date of receiving the OC or from the date you were handled physical possession of your apartment. I am an alottee in Phase-5 and just wanted to check if Mahindra is following the same charges for each phase or applying them deferentially.

Hello Sir Which projects of ERA Landmarks Ltd. are you talking about? Almost all the project in Delhi/NCR are getting delayed and some project have been cancelled. Are you talking about Laurel Garden phase-1 and 2, ERA Green World Sector-8, Cosmo City Sector-103, Gurgaon, Sector-86, Gurgaon project. ERA Divine Floor Sector-76. All of their project have some issues.
Yes, ERA LANDMARKS LIMITED (recently name changed to ADEL Landmarks Limited) has cheated thousands of such innocent buyers all over Delhi/NCR. Almost all their projects are delayed by 3-10 yrs. Buyers are still struggling to get their booking amount and those who have paid 90-85% of the flat cost they are still waiting for their flat possession. They have even looted the senior citizen who has invested their life time savings in their project. Hundreds of cheating cases filed in the Faridabad Police Station. Plz. stay away from this builder.

But i would like to tell you that locality is good for investment but not for end users as water logging is a major problem in this area. There is not any good hospital, schools and malls nearby. Q: Hi, I am planning on purchasing a flat in a society that is scheduled for redevelopment in the next 6 months - 1 year. I would be availing a home loan from SBI to fund the purchase. Would the redevelopment impact the loan agreement that I have with the bank? If yes, what is the impact and what can I do to mitigate any risk.

For that you have to make the agreement first and check whether there is any such clause that have mentioned the possession after redevelopment work. If there is no such clause and redevelopment work takes 2-3 years, in this situation you can not do anything.
