Hi Saran, Builder has despatched possession for all. They have already mentioned in the letter that.. sewer has been connected, electricity connection has been made. However, water supplpy is from ground water with softening plant up and running, water connection from water authority is pending. Builder has cleared all the dues to the authority except for token amount of 2 crores that would be relaesed upon getting occupancy certificates etc.. Occupancy certificate is pending with government that was applied in November 2013. It looks like some people would start moving in a month or two.. others might wait a bit longer.

Civitech, is a very big builder and has good name in the real estate market due to innovation, quality and reliability. The project offers 3 and 4 bhks and i feel this project is good for both end use and investment. If you are looking for investment.. i guess after 5-6 years you will get double of what your are investing now.
Hi Sara, looking at the market price of that area, i can say there are chances for the price to move up Also this is under construction project, so till the project is delivered the price will surely move up to 25% ! iRight now they are quoting Rs 4950 per sq ft as BSP.

Q: NOIDA: The Noida Authority is likely to launch its much-awaited scheme for allotting 866 flats in the first week of December. Yes sure there will be changes, plots adjacent to 24m-wide roads in residential areas will be allowed to construct guest houses on 100% area of permissible FAR after payment of an 'impact fee'. Ansal API's Valley View Estate is a popular residential development in Sector 1, on Gurgaon-Faridabad Road, was handed over for possession in 2008. It has 14 towers, lavishly designed, over 23 acres. The project has modern amenities like gardens, a swimming pool, play area, 24x7 backup, intercom, a clubhouse, a gymnasium, a community hall, maintenance staff, security, etc. Other than there is one ongoing project : Monde De Provence and they are offering 4 and 5 BHKs. They are quoting Rs 11,500 per sq ft as their BSP and you have to pay EDC differently..You can expect double money after 5-6 years.
Is the area good for long term or short term investment?? Because I am NRI and looking for long term investment.. kindly share with me about the social infra structure also.

Q: Did anyone of you booked for Morpheus Pratiksha or anyone you know???is it a right project to get in?Last sunday i had meeting with Mr. Anurag of A to Z builder.He said the possession will be by end of 2017.Now few of his units are sold to some other retailer.I selected a unit which is under that retailer.According to him the first payment while booking will be of 10% of BSP which should be in the name of that retailer.All the transfer of documents will done by them.Is that safe?i believe i should get a receipt from Morpheus and not from that retailer..right???Kindly suggest asap as if it goes well..i will book it coming weekend.

this is on the alwar bypass road and approachable from the main road after the toll, there is a mall opposite this project and is near ti Krish city, Mc Donalds and haldirams.... and yes you can go for both 1 bhks or 2bhksof 800 sq ft size as this will be available withing your budget.

Hi, Construction update is already there on Ajnara.com. It seems to be progressing well. HI, I bought a flat mid last year and have been given 2017 as date. Checked with them while buying that why 2017 as project began in early 2012. They gave the same reason of farmer agitation delaying the work. Could you please also suggest how can i counter them should i try complaint in CREDAI?
@sangam, First check if your BBA covers this. There is a clause in BBA for unexpected circumstances leading to delay and this might be covered under that. First try talking to builder as well and find out what he has to say on penalty. File an RTI with Yamuna Express Way authority to check if there was any stay on construction following farmers agitation.

Hi. There has been some new updates on how the GHMC will make the tax collection. So supposedly the commissioner Somesh Kumar has now said that the civic body will not resort to pressurize the defaulters by seizing assets, demolishing walls or dumping garbage bins in front of their property.

Hi Mr Prasad, As per my knowledge, the fine/penalty for the initial three years starting from the third year since the plot was assigned, keeps on continuing as before (4%, 5% and 6%). Government grants will be leveraged to attract funding from internal and external sources but unless there is a possible business model or guarantee from the centre, this would not be easy. It will be a great move if such happens. Also stamp duty is not proposed to be incorporated under GST and will thus continue to remain as it is at present. Hi Govinda, Home buyers at present are under the burden of service tax and VAT on the purchase of residential units when booked prior to its completion. There are other components of non-creditable tax costs such as central sales tax, entry tax, customs duty, excise duty, etc., that is duly paid by the developer on its procurement side, which are basically part for the cost pricing of the units.
You are right..... At the same time it will reduce home prices and will give boost to the slow sales. In UP buyers have been spending approximately 30-40% in taxes to the government. With the introduction of GST, this should come down to somewhere around 15-18%, which would take the burden off the industry players and will eventually help the end users in obtaining property at lower rates.

Right Ankita, Even banks and other financial institutions have also been unwilling to lend to the real estate sector considering the risky nature of business and over borrowed capital balance sheets of companies. Not only this, delay in approvals is also one of the major factor for the increase in project cost and delays.

If i say everything is ok, will you booked a flat in it? These are the small-2 things which you should inquire yourself. You are going to invest your hard earned money, so it should be your prime duty to visit the project site, see the construction quality, internal and external development, proposed road, basic amenities, connectivity for a hassle free buying. However, builders in Noida, Gurgaon, Bengaluru and Mumbai said they have always had to obtain environment clearance to get their building plans passed. Without the environment clearance, the local government will not pass the building plans for the project.
Hi Diwakar, I agree with you but Environment clearance, however, has been a painful point with builders because it is the biggest contributor to delays in building projects. It takes up to 18 months to obtain environment clearance, depending on the city. Over the last one year, no builder in Noida has got environment clearance before at least 8 months

Second and most important is that buying a property in Noida and Greater Noida may soon cost you more as the Gautam Budh Nagar district administration has decided to carry out the annual revision of the circle rates. Q: Hi, I had purchased a flat in 2013 in Noida sector 75. UP and builder is giving the possession now i.e. 2 years delay. due to the halt in construction i also delayed in paying the builder, so now at the time of possession builder has charged interest 18 p.a. and giving 5 rs p.sq.ft as penalty (which are as per the BBA). I tried to persuade the builder to waive off the interest which he has charged but all efforts went in vain. Builder has also applied for the OC with Noida authority on 9-Oct-2016 and RERA in UP was notified on 27-Oct-16. Now with the RERA in place in UP, i see that the builder and project is registered on UP rera website, but i am not sure if the builder comes under the RERA act, Which if applied should compel the builder to compensate me on the same rate of interest which he is charging me. Could you pleae help to identify if the builder is under the RERA? and if i should go ahead and take the action against the builder and register the complaint against him on the UP RERA website.

Hello Pradeep, I have called Bulland Group to check possession status. Here is the update from one of their sales team.... Except Tower-D. They will start issuing possession letter for all the towers in March 2018 and physical possession would be in July - August 2018. For Tower - D, Possession would go around December 2018.
I do not think so. They are just giving date over date only when we are asking for the possession. When i called to their sales head, they told me that construction has stopped due to financial crisis.

For EWS and LIG - up to Rs.600000, carpet area - 60 sq-m, Interest subsidy percentage - 6.50 percent, subsidy calculated on a max loan of Rs.600000 and maximum subsidy would be Rs.2.67 lacs. For MIG 1 - eligibility household income Rs.600001 to Rs. 1200000, carpet area - 90 sqm, Interest subsidy percentage - 4 percent, subsidy calculated on a max loan of Rs.900000 and maximum subsidy would be Rs.2.35 lacs. For MIG 2- Eligibility House Hold Income Rs. 1200001 to Rs. 1800000, carpet area - 110 sqm, Interest subsidy percentage - 3 percent, subsidy calculated on a max loan of Rs.1200000 and maximum subsidy would be Rs.2.30 lacs.
Yes, apart from that, MIG - 1 & 2 loan should be approved on or after 1-1-2017 and Interest subsidy benefit is calculated on a NPV discount rate of 9 percent. The tenure of loan has been specified maximum to be of 20 years or whatever preferred by the beneficiary, whichever is lower.

Thanks for the information Hritwik. Are all approvals in place? Which local body has approved this project and when is the project possession date? I also want to know whether this project is coming under UP RERA or not?
Yes, All approvals are in place and GNIDA has approved it and its RERA Registration number is UPRERAPRJ4464. As far as project possession is concerned, June 2019 is the project possession date as per state RERA website.
