Yes the project's is tough to get, but the project was launched long back.. in 2012 feb or so.. Yes Chabi the project is approved by banks and concerned authorities . The banks from which you can home loan are SBI,Punjab Sindh and HDFC. You can also ask them about the EMI scheme!

I have purchased in Saya Zenith last year .They have issued offer for posession in December ( with a fit out period of 3 months .. so effective date of posession is March 31 2014) . Eventhough full and final payment is made , registration is not happenning. They are quoting various reasons for pending registration . (Latest reason quoted is that due to elections Registration is on hold till 15th May ) Any updates on how true is the fact & when registration will be open ?

Q: Saya Zenith Indirapuram Tower A & B are completed. However builder is telling that registration will not be done now due to some issues from GDA end. Anyone having updates on this issue?

Hi, i too was looking at this project ans wish to know which all sizes are being planned?? and what price does it cost....
Well Madhuparna, they have options from 1 BHK to 3 BHKs.. 1 bhk are of 590 sq ft, 3 BHK of 1350sq ft and 3 sizes of 900,985 and 1080sqft for 2 bhks. I was looking at 2 BHKs and so the 1080 sqft one was quoted at an all inclusive price of Rs 35 Lakhs to me.

@madhuparna: I asked about the loans and was told that Axis bank and J&K Banks have approved and financing upto 70% of the amount as loan. The Possession is expected after 3 years so safely by end of 2017 or early 2018, we can expect.

Well Govinda, this project is located on Mira road and i have seen the floor plan which looks good and the pricing is quite ok for the apartment size here..
well, Mira road is one of the good residential localities in mumbai.. all basic facilities are there in the neighborhood and so are good schools like Queen Marys high school, Don Bosco school and holy cross convent.. there are also some hospitals nearby... mira road station is about 2 kms from this project.

I visited this property yesterday and was convinced but the problem is that this is not GDA approved. It's jila panchayat approved since it lies outside GDA ranges. So bank loans will be a problem so I am thinking to reconsider and go to a builder in Raj Nagar Extension. Can anybody guide me about Raj Nagar extension? Hi Mt Vikrant, According to me, project construction work is on full swing. It is expected that possession will be around 2017 December. This project is situated in a decent residential location having very good connectivity & transportation option. Daily basic needs like school, college, hospital & banks are nearby. Commercial markets are very near to this project. Here 2BHK rent is around 8000/per-month to 10000/per-month.

The current rate per sqft is Rs. 4130 per sqft as per the Construction Link Plan. It has flexible payment plan option through all leading bank. The project is spread over 2 acres of land and there will be 4 towers. If you are planning to buy park facing/ pool facing/ Corner+ Road facing you have to pay Rs 100 per sqft. If you are looking for corner flats or flats facing road side you have to pay Rs 50 per sqft. If you are planning to go for park/ pool corner facing then it will be Rs 150 per sqft.

Q: I am working in a software company in Noida. I returned from Bangalore 8 months back after serving for 7 years in Bangalore I changed my company and shifted to noida with my wife and a kid of 2 years. I wanted to get my parents to live along with me as they lived in Raebareli. So I have to buy a property where we can live along with my family. I started searching property through various website portals and with the reference of friends. And I went through with 3-4 different projects from various builders and heard about gaur city 2 from gaursons. I went through with the property and after comparing various aspects of the property and on the basis of builder reputation, I found property a good option according to my requirements so decided to buy a 4 BHK flat at gaur city2 11th Avenue. I contacted with the builders sales team and started the process for registry and all. Gaursons team’s response was very impressive they were very polite and supportive in whole process. For me most impressive part was the transparency in the process from gaursons. I heard lots of negative thing about real estate business but I did not face that. It was my first experience with real estate firm and I am quite happy the approach from the gaursons. The process of registry was outsourced by gaursons but they were transparent and supportive at each level. Team for registry was available at gaursons office itself so I need not to run somewhere else. They asked me if I want to do registry by own so they are open for that as well and assured me for their all support. But I decided to do registry through them only. Gaursons team were transparent about charges related to common floor, club usage and various other like parking etc. They clearly told about the limited usage of stadium and club for the members only. That is impressive thing about the builders otherwise as I heard that usually builders don’t open about the additional charges and provide very limited information to the buyers. i heard lots of other negative talks about many builders. But I am happy with the gaursons that I did not face any of such incidents from builders. They were very transparent and supportive throughout the process. I have shifted to the gaur city since 3 months and finding the place good for my parents and kids as well. There is good security for our Parents and kids. I also talked with some of residents and they also seem happy with the place. So I am very happy with my decision to get a home at gaur city. I don’t know much about real estate industry but my only experience is with gaursons and I am quite happy with that. I just wanted to share my experience with other people as there is lots of negativity about real estate industry and builder in the market. But it’s not the case every time.

I agree with you Mr. atul and gaursons are slightly transparent than other. yes non of the builder is perfect they also have some issue pending but that's part of each business. but still i feel gaursons is marginally better.
Hi Rameez, Everything is fair in current market situation. Even if u don't get apartment in next 5 yrs, that is also more than normal. I have visited Gaur Yamuna City last month. Work on the towers are going on in good pace. Tower-H as mentioned, will expect demand soon. 5th floor slab is being laid. Gaursons has done beautiful landscaping around the lake area which looks very pleasing. I just received 9th Instalment for completion of 22nd Floor roof slab from Gaursons. Mine flat is in Block-F.

Sizes are available in 635 sq-ft. in 1BHK, 825 - 1050 sq.ft. in 2BHK, 1155 sq-ft. in 2.5BHK and 1375 - 1475 sq.ft. in 3BHK. It's current quoted price is Rs.3100/sq-ft. It is a G+16 storyes apartment consists 4460 units in 38 high rise towers. Possession will be started this year end.

Well Rituraj, BCC Bharat City Phase-2 is a Ghaziabad Development Authority approved project and all approvals are in place. Construction work has been finished and they have applied for Occupancy Certificate. As far as bank approval is concerned, Axis, SBI, DHFL, ICICI and HDFC have approved it for home loan.
