And it is only possible if the govt. has applied that the Builders or Developers should sell only ready to occupy house/apartments. Govt. should ban selling of pre-launch / under construction projects. It will be a benefit for both buyers and the developers.
It is also came to hear that to protect small property buyers, a parliamentary panel is recommended to cover housing projects on land below 1000 sq-ft in the proposed Real Estate Regulatory Bill. Earlier it was provision in the bill that builders could register with the regulator only if the project was on the land exceeding 1000 sq-mt.

Hi All , By default G+3 is the normal permission given , but i see G+4 is built. Can any one please confirm G+4 is approved by BBMP , or top floor is constructed without permission. I also checked for OC , they are telling once people occupy and Association is formed they will apply for it.
The builder is giving block wise possession so may be he will applying for OC once the project is completed. But I think he can go for partial Occupancy Certificate also.

Partial OC is granted to large projects that are being developed in different phases or blocks. According to experts, once a specific phase is completed, the concerned authorities after inspecting the building grants it a Partial OC. Simultaneously, as the next Phase finishes, partial OC is given to that as well and so on.

NOW LAND OWNER and developer has some financial problem hence land owner has put FENSE TO one surve no entire land after selling the site and collecting the cash.. You can go and visit directly. New site owners property is at risk NOW. Its sad No option to upload pics here

Check before you invest in Sri Durga North city and Residency project.I do not have must idea about their other projects. Every 3 to 4 months top people will keep on change because of they know the entire company details.... One advocate is there, he will make entire property fake and you wont be able to make out. Me and 2 of my friends booked and finally we caught them and asked them to clear our payment with in 24 hrs & they settled our payment on spot, because they know that we know every thing. I came to know most of the people have done the registrations & we don't know when it will be get locked by the real land owner... Kindly share the details if any body planning to by the plot in this company....

UTC Culture City is a 100 acres project in Chikkaballapur. It has been approved by banks like SBI, LIC Housing Finance, Axis and DHFC. DTCP approval is under process. Current the rate per sqft going on is Rs 450 and around 2363 plots are planned.
Chikkaballapur is quite far from the city center so do you really think it is advisable to buy a property here.

The size of 2 bhk apartments ranges from 1252 sqft to 1369 sqft The size of 3 bhk apartments ranges from 1613 sqft to 1947 sqft The size of 4 bhk apartments are 2119 sqft Studio apartments ranges from 311 sqft to 354 sqft

It is a good project located off Old Madras Road, National Highway 4. It is a plotted development with 266 units and I feel it is worth buying. It has got all the necessary approvals and the price quoted is also okay.

Yeah even I have heard that the owner of common areas includes lobby, lifts, pool, gym, garden, parking space, playground and other such facilities have to bear the cost whether it is an individual or an apartment association.

TG Epitome is an ongoing project and the project is expected to get completed June 2017. For a 2 bhk you have to pay Rs 1 lac as the booking amount. There is no issue in this project as of now and it is a zero deviation project.

The price of apartments in this project start from Rs 59.30 lakhs on wards but they are giving Rs 251 off per sqft as festival offer. It has got approval from BBMP as well as all the leading banks.

No, they can not do that. Once the project has been registered with RERA, you can not make any changes on it.
