Q: We have bought a house in April 2012 from the builder worth Rs 50 Lakhs. The occupational certificate is issued dated June 2009 i.e prior to date of registration. Now the builder is asking us to pay Rs 1.5 Lakhs or 3 percent towards service Tax and Rs 0.5 Lakh or 1 percent towards VAT. Q.1.Are we suppose to pay service tax of 3 percent even though we have bought the property post occupational certificate? Q.2.Are we suppose to pay VAT of 1 percent even though we have bought the property post occupational certificate? What all proof do we need to take from him, if we have to pay him? Would be a great help if I get some clarifications. If I can get some relevant government notification link on service tax regarding purchase of constructed property, Concrete proof on regulation etc .

Hello Vivek...although there are high interest rates, rising input costs and delayed approval process but then also the market is showing growth. Areas like Thoraipakkam, Sriperumbudur, Medavakkam and Kelambakam where there was escalation up to 20 percent in last six months. Adyar and Besant Nagar showed an increase of 8- 10 percent while on other hand Kilapauk recorded 24 per cent growth in price. Hi..There is one big question raised..the cost of a domestic gas cylinder in the city is Rs 437 and the subisdy amount to be credited by oil companies for that same gas cylinder (unsubsdised cylinder) is pegged at Rs 1,031. This means that the oil companies are paying an extra amount of around Rs 344 per cylinder as claimed by their website. I personally feel, if u work in Electronic City Phase 1, its good to stay in Phase 1. For Phase 2 the biggest positive is proximity to the metro station. There is a road planned from Electronic City which goes to Airport or Peenya similar to outer ring road. They have already sent the notification for acquisition, but not so sure about the status of acquisition. This road is there in plan for almost 4 years now, and if that happens, Phase 2 is going to get an upliftment for sure.I personally feel, if u work in Electronic City Phase 1, its good to stay in Phase 1. Q: Amenities may sound world class and fascinating. But the apartment floor plan or layout was disappointing during the site visit yesterday. The 1740 sqft model flat just does not look that big. Probably bad planning or lesser carpet area - not sure. And the light and ventilation is not all that great. Overall I felt the plan is not justified to give a feel of a 1740 sqft big house, which probably is not the case with earlier Mantri properties. We decided not to go ahead with Webcity property as our current property looks more spacious than this though its only 1685 sqft.

Already there has been a delay of more than a year and still the construction work is going too slow. Even the lifts are not fitted till date. And there is not one person who is taking the responsibilty. They are not ready to give contact details of higher authorities. Kindly share your views on same. thank you members .
