Hosur Road is the most happening place these days. Earlier people liked to stay in the City Centre in spite of hectic travel but now the time and the mind set has changed. Now people want to stay close to their offices and so the living and rental value has improved on the Hosur Road stretch

Hi All, This is Arun I booked Shivaganga Ridge off kanakapura road, Document wise they have given a set of paper after verfiying i book the flat. paper wise very clear and no litigation. The only thing we need to followup for each and every work to be complete.They have assured completion by May and now they are postponing Aug end or Sept Mid even after following many time. Construction wise also not up to the mark i can give 7/10. Site engineers are illiterate frequently changing one site to another. Not an organized construction company each and every work we need to initiate to complete fed up doing it until they complete.

SBI has changed the slabs for home loans, especially in the metro cities. The new slabs stand at- up to 75 lakh( up to Rs 30 lakh previously) and above 75 lakh that was previously Rs 30 lakh. From this time forth, an orderly interest rate of 10.5% will be levied on home loans up to Rs 75 lakh as against the present rate of 10.30% for loans up to Rs 30 lakh. For loans above Rs 75 lakh, the bank will charge 10.30 % against the present 10.50% for Rs 30 lakh and above.

The Reserve Bank of India (RBI) increased the repo rates by 25 base points (bps) to 8% in order to curtail inflation. 'Repo rates' are essentially the rates at which banks borrow short-term money from RBI. With the increase in interest rates for borrowing money, there are chances that home, vehicle and other loans become more expensive. With home loans becoming more expensive, the real estate market will again get affected.
The move from the RBI has come at a stage when the rupee value has weakened significantly over the past one year. In order to combat the inflation that has stemmed from the rupee depreciation, the RBI came up with a hike in the repo rates. This, however, is not the first hike during this financial year. The repo rates were increased twice since the new governor was appointed in September 2013. However, the RBI governor has defended the move saying that though the headline inflation has been controlled, the core inflation is still high. He also said that further increase in the rates is unlikely in the short term.

Sahakar Nagar in North Bangalore is the locality where the prices are booming because the area is close to Bellary road and Outer Ring Road. This is the best and ideal time to invest in property and this one is worth every penny.
Sahakar Nagar is the best locality and calm residential area for long term stay, recently the area has got Kaveri Water connection. Metro station which is coming up in Yeshwanthpur is just 10 kms , the area is well assessible to all part of the city as well as International airport. Sahakar Nagar comes under the Bruhat Bengaluru Mahanagara Palike (BBMP) limit. Sahakarnagar has good access to Outer Ring Road, Bellary road, Airport and City Centre. Once Phase II and III of the Bangalore Metro is completed this area will be highly desirable.

The project is around 30 kilometers from Vidhansoudha. The lay-out is just behind of Provident Well Worth City Apartments and adjacent to the Century Eden residential layout. The road communication to this area is excellent from all parts of the city.
The project provides site dimensions of 30X40, 30X50, 40X60 and 50X80. The price per sqft they are quoting is Rs 700 per sqft. The price of the plots starts from rs 8.40 lakhs on wards.

I want to know how is the accessibility and connectivity from Hosur to other parts of the city?

In 2010, when the KIADB board received the final approval from the cabinet for the project, the price of land stood between Rs 60- Rs 75 lakh per acre. However, with time, prices have hit the roof with Rs 2 crore per acre. In addition to it, private landowners who have acquired land in the neighborhood and are charging more for their plots have further deteriorated the process.

Investors are sitting on the fence and waiting for the right time. Investors are likely to become active after the elections. According to sources, the interest rates are expected to go high in the first half of 2014 and slowly it will also go down in the second half. When the property rates go down, sales will improve and absorption as well.

@Neethi, the quality of ground water is not so good and Cauvery water connection is also not there. The builder is providing bore wells for water supply.

They launched the project on 4th of June and the are quoting Rs 4000 per sqft as the pre launch offer. The offer is valid till tomorrow after that they are going to increase the price to Rs 4600. They are taking a token amount of Rs 5001 to freeze the apartment.

Can anyone brief me as and when an Occupancy certificate is issued?
Normally, once the construction of a project comes to an end, the builder issues the occupancy certificate. On a legal note, every builder must send an application to the local civic body within 30 days, for an Occupancy Certificate. A buyer is entitled to an Occupancy Certificate on signing the agreement or before moving into the apartment. However, often builders do not acquire the certificates from the local civic bodies and hence are legally compelled to pay property tax. If an apartment is not built on the approved plan, it is quite likely that the builder will be denied of an Occupancy Certificate.

Apparently, BDA has a case against the Sahakarnagar layout and they have stopped registration, sanctioning plan and building apartments. I personally went and met the sub-registrar in Kodigehally and he told that nobody could register properties in Sahakarnagar. I tried to get the circular from BDA and they have asked me to file a RTI. I have filed an RTI and awaiting their reply. The builder says that he could register the property from some other subregistrar office by bribing them. As a first time home buyer I am nervous to book though the property is decent and closer to my and my wife's workplace. My question to the forum is 1. Has anyone registered property recently in Sahakarnagar in the last 2-3 months or so ? 2. What are the documents I should ask the builder before applying for the bank loan ? 3. Is there any active group on the internet for bangalore real estate ? Thanks in advance. Any help in this regard is appreciated.

Metro station which is coming up in Yeshwanthpur is just 10 kms , the area is well assessible to all part of the city as well as International airport. Hosur road was once an outskirt locality in Bangalore but now Hosur Road has good connectivity to downtown city areas by BMTC bus services. The commuting will become more easy and smooth once the proposed Namma Metro gets operational. The National Highways Authority of India has constructed a 10-kilometer-long elevated highway from Madiwala and Electronics City. This toll road has made travel to Electronics City a lot easier. The portion of road between Madiwala and Electronics City is the busiest. To ease the traffic in that road, the city traffic police have blocked the movement of trucks in this stretch during the peak hours.

I heard from the builder that they will not provide OC certificate and only A khata will be provided . Can i buy this property ?
Once the construction of a project comes to an end, the builder issues the occupancy certificate. On a legal note, every builder must send an application to the local civic body within 30 days, for an Occupancy Certificate. A buyer is entitled to an Occupancy Certificate on signing the agreement or before moving into the apartment. However, often builders do not acquire the certificates from the local civic bodies and hence are legally compelled to pay property tax. If an apartment is not built on the approved plan, it is quite likely that the builder will be denied of an Occupancy Certificate.

Q: Booked property with RMZ Latitude paying 30% upfront amount of in May 2014 at RMZ Latitude Project in Bangalore , While, in terms of the Agreement to Sell, the Apartment was to be completed and handed over to us by December 2014, In March 2016 I requested for refund of money with multiple follow-ups, the refund clause is mentioned in their agreement in case they could not able to deliver the property on time, after multiple follow-ups I have received no official response from them on my refund. Have gone thru a huge amount of personal harassment and heavy personal expenses during this entire process as I am based out of Mumbai now and need to travel many time to Bangalore followup purpose, after sending many mails to their senior leadership & reminders I normally did not receive any response from RMZ Homes for any status of my refund. Their sale agreement talks about the refund the amount in case customer cancel the project but they are not even following which is a part of contractual understanding. My biggest frustration is for their senior leadership who has no fundamental value to be responsible to their customers, just putting flamboyant outlook and flashy cloth does not make anybody as it is required to be customer-centric and the customer should feel the same experience when they book the property till the customers get the possession. I hope my above experience would help many people in their decision going forward.

Observed lot of leakage issues in 4th floor and utility areas in Bankshia apartments, which builder not attending. Q: No on time delivery, no response from the stuff, when they want money hundred times will call, n when I paid the entire amount one year before , and till now their stuff either cut phone or don't pick, as I am not in Bangalore I want to see pics of my flat and no idea how far it's done, till now no intimation of the completions, my suggestion not to go with this horrible stuff n builders.

Q: I have a plot (with the house built) within a gated community on the main road which is open to public and the road is a connecting road between neighbouring layouts. The road is become a very busy road, and noise and has no longer viable for resident purposes because of the noise. I have been trying to rent it out for the last 2+ years but unable to get tenants because of the exact reasons mentioned above. I live outside the city because of work reasons and cannot occupy the property myself. The association says the property cannot be converted to commercial, with the given situation this cannot be rented out nor can we sell the property. I believe BBMP has given approval for other properties outside the layout (in the same road) for making them commercial. Please advice what are the rules around BBMP to get the property converted to commercial and what takes precedence over the property BBMP or the association. Appreciate any suggestions.

Hello Anil, In case your state allows this, it is necessary to get an approval from the housing society before the conversion of residential property to commercial property. Depending on the nature of the business, it may also be necessary to obtain permission from the local municipal authority for the conversion of a flat into a commercial establishment. Once a property is marked as commercial property, it would be treated as a commercial property for all purposes, which includes paying more as property tax.
Yes, You can convert agricultural land into residential or industrial land by paying a fee. You can get a 'change of land use' after obtaining the necessary approval from the local authorities. You have to apply to the commissioner of the land revenue department, explaining the purpose of conversion. Along with the application, you need to attach certain documents such as ID proof, mutation letter, original sale deed (or gift partition deed), latest tax paid receipt and certified survey map. There is a fee to get the land converted, depending on the nature of the property and its location.

If they agree, you can sell the house for less than what is owed on it. I will suggest you take the help of a legal expert in this matter. Ask the seller to rectify the errors through confirmation deeds. Q: Hi All, This is for the Oceanus Tranquil project which is almost ready for registration this year. My question is about the maintenance charges that the builder is collecting in advance 1) They ask for a high 3.5 per sq feet charges. Is this normal?
