First they will evaluate technical aspects.The plan will be checked according to Master Plan, joining regulations, building by-laws, compounding by-laws and the ground condition (to be identified by sequential satellite imagery). According to the the news few days back, it seems DDA will accumulatively take all the land from them and then develop it and then give a chunk of it back to them. Hence the whole story of paying compensation than will be done ..
Also i wud like to add that according to the policy new policy will involve the owner in land development.

Hi, Sandeep Ji, there are availability for 2BHK in Jalvayu tower, Noida. For 950 Sq. Ft they are quoting Rs 65 lac. Jal Vayu Towers is owned and maintained by Air force. posch locality , hence the price are high .!!!

Q: Hi, I have been hearing a lot about Ghaziabad this month. Is true that this is a good time to invest in Ghaziabad? I have been thinking of investing in Ghaziabad for a while now, but by the uncertainty in prices I have been shying away. Please advice.

Not only that, apart from the hiked prices, buyers also had to pay 22 per cent more. 12% as infrastructure fund and 10% as freehold charges on transactions.
That is not happening my friend. The board has decided to in turn increase freehold charges. According to the new system, the present rates will only apply and not the freehold charges at the time of registration of the property.

Q: I purchased a 2 bhk in Ramprastha Edge thru resale on July 2012. 85% payment has already gone. Balance payment remains (15% BSP + IFMS Charges + Registration charges). Out of the 15% BSP, 5% has to be paid on completion of flooring and wall painting. Last year in October, I had inquired of the status update regarding my flat. Mr Sanchit at Ramprastha office said that tile work, painting is going on in the flat. Almost a year since then, and there is no update regarding the possession of my flat. Few months back, Sanchit said that by this Diwali, I would get the possession; although chances are bleak as there is still no demand from the company' means flooring; painting has not yet finished. Builder does not provide permission to visit the site and see what's going on inside the flat (although you can visit under-construction flats of several other builders).

And about the risk, each and every builder in Delhi NCR are behaving funny with the owners. They got the land and money, but they are taking much more time than in normal. Not on;y for RP but there are many builders who have crossed their dead lines. Hence investment is a risk, you have to choose , whether the project is worth that risk or not.

Bharat City is one of the good project thats coming upin Ghaziabad. . It is among the ongoing projects of BCC Infrastructures Pvt Ltd. This a worthwhile project to invest in,both in terms of location and project. There is a proposed metro station and also within 5 km there is a railway station....so i think you should go ahead with the project.

Proposed Metro Rail Station just walking distance.Kindly also note that Only 2 km from Anand Vihar ISBT and Railway station.Most importantly Walking distance from Malls like Pacific, EDM, Ansal Plaza and Angel Mega Mall.Even School like DPS, St. Thomas, St. Francis, Cambridge, Bhartiya Vidya Bhavan are just 5 min. driving distance.

Hi, sure, the project was launched 3 nd half years ago and will give possession in this December. The construction is almost done and only the finishing work is left.
The project 's present rate per sq ft is around Rs 4900 per sq ft... but i would like to say that all the units are sold out.

Raj Nagar Extension has a advantage of investing in Raj Nagar Extension is that there is no controversy surrounding the area like dumping grounds, villages etc. There is one small urban village nearby, called Sihani, which does not pose any problem.

I would like to say that Raj Nagar is good for investment but for long term. If you are expecting a good return within 2-3 years, this is not the place.The area need infrastructural development which will take a lot of time… approx 5-6 years. You can do one thing that, you can invest in Raj Nagar extension now, but you can wait till the area is developed.

See crossing republik is a very good area for investment... there are good chance that you money will get doubled within 2 years or so , in what ever u invest now.. hence do not worry about the returns. Due to good connectivity of the area.. all the projects are benefited, hence do not worry about that!

Hmm according to the news and reports , I guess Sushant Lok have appreciated by almost 234 percentage since 2006. A major hike happened during 2005 and 2007 when the metro was announced. This was when the retail market was also growing in Gurgaon and the investors started turning out in large numbers.

According to the graphs the sector near the road is very costly and posh area. The sectors you have mentioned mostly have plots and less apartments. As discussed in the previous comments that this is saturated and old real estate market, you won't get much rentals. In whole of Gurgaon the rental percentage varies between 2%-3%. Over here you can expect 2.5% of the rentals. For investment i would like to suggest go for sector 28-27, this sectors are on the other side of the highway and many good projects by DLF.

Q: Looking for a 1BHK ready to move in Indirapuram and Vasundhra in the budget of Rs 22-23 lakh. In that budget first of all want to know which place will be better for investment pupose. Builder Floor are available in Nyay Khand, Gyan Khand, Back side flats area 450 - 500 sq ft in indiratpuram. Hi nitesh, After the recent hike in property prices, builder floors in indirapuram are comming at a range of 27-30 Lakhs for a 1BHK builder floor. I will suggest that you can look at vasundhra and vaishali for a range of upto 25 lakhs. Good Morning Doel, Crossings Republik is a very prime residential locality and well connected with the other parts of the city. All the basic facilities like mall, market, school, bank, hospitals and ATM are available nearby the locality. Transport facility is also good in this locality. Because of such security measures and family atmosphere safety is never a concern. All major schools from Noida and Ghaziabad provides bus service for the locality. Clients movements are too much because of Ansal's Township and ABES Engineering College. In Crossing Republic the flats are too costly because one can easily rent out and sold out their flats.

@Ravindra, There were many issues raised against such land acquisition: 1) No one, be it the land owners whose land was acquired (mostly farmers), nor those who may not have owned the land but whose occupations were dependent on the land acquired (mostly agricultural laborers), were compensated monetarily or otherwise as per this Act. 2)
@Suresh, But as much as i know most of the land was acquired in the name of India's development, but the local people found very little share or benefits in the project. Not only were they not given much reimbursement or rehabilitated, they also did not get employment opportunities which in many cases were promised to them in the name of development of the area.

Hi friends!! I visited the site on 7th Oct 16. Also spoke to a contractor at the KM-14 block (I own a house in KM-11). The work has actually started although at a slower pace and in selected towers only but as cash crunch still exists. The contractors also have been paid after a span of about 6 to 7 months. Good news for owners of towers which are nearing completion, but a still long wait for KM towers in the rear side (i think from 48 to 80).
Even i have visited the site before Holi and there is no work happening on the back side (towers 60-80). They are telling everyone that they will deliver them in Feb 2017. Spoke to a contractor there (KB Builders who seem to be the only one still working for Jaypee) and even he said if Jaypee is telling 1 year then add another year to that and by that time only you can expect possession. Not sure if Jaypee would still be around that time.

Yes, i am agree with Madhu... You can issue a lawyer's notice to the builder to cancel the booking and claim the refund of the amount already paid to him. It will be applicable to serving and retired personnel and also families of martyrs. They also decided to include the personnel serving in paramilitary forces as well.
