Yes Noida is also having a demand for office space, just because of the fact that, there is a scarcity of office space in Delhi. The total demand is crawling towards Noida. I stay in East Delhi and this is very worrying. East Delhi has many unsafe buildings that can fall anytime a major earthquake strikes the city. Have they forgotten, Delhi is prone to earthquakes and is in the high risk seismic Zone IV.
North Delhi is no better, many structures here are more than 200 years old, and can fall anytime. If these fall with people inside them, the civic agencies will have to give a lot of answers.

Also it is very far Noida Expressway, which shows it will not have any direct connectivity.The area is also filled with projects which are in pre-launch stage. There are a lot of construction going on. To have a proper livability, the area area will take 3-5 years. Whereas the main issue of high drain in Sector 137 and Sector 168,will be covered up, as the authority have proposed an over bridge above the drain. Due to this projects like Exotica Fresco, Shubhkamna will have a huge resale value. Hmmm that is true, it is prime location of Noida, just 1 min drive from proposed Metro Station, 3 min drive from FNG corridor, 5 min drive from Sector-119 and Sector 120, 5 min drive from Sector 32 Metro Station, have all the basic amenities from the doorstep. Yes sure there are really good project by good builders, one of the best builder Supertech have come up with 4 project… Supertech ORB,Cape Town, North Eye,Ritz Chateaux. Few other projects like Anjara Grand Heritage,Grand Heritage Phase 2. All these projects are good for investment as well as end use!

Good to know there are good builders in this sector. I would like to know about the future returns that I can expect from this sector.
Price appreciation in this sector will take good time. You have to wait for 5-6 years to get 25% ! I have checked the price appreciation record for the sector...The sector is not at all costly, reason behind is there is hardly any demand for the sector. If the demand for the sector rises, then only price will move up. Kindly do not expect good appreciation with a span of 5-6 years!

hi Syed i have gone through a reort! It states that the averages rates in these areas are about Rs 4-6 lakh per sq yard, the average rates by major developer in Kundli, are only around Rs 25,000 per sq yard. While the basic selling price of flats in Rohini is around Rs 20,000 per sq ft, the rates in Kundli are in the sub Rs 4,000 per sq ft range, which translates into a tremendous investment opportunity.

As per my idea there were many issues like low demand for flats, subdued commercial leasing, huge unsold housing stocks, buyers' protest against delays, limited launch of projects and debt-ridden developers clocking lower revenue-net profit numbers marked the year for real estate. This are reason why I told the year was bad for the developers!
Hmmm very true.. and it is good that the developers are expecting some new demand and a revarsal of the structure. Apart from all the odds, there were two major government initiatives in form of new land acquisition Act and proposed real estate regulatory bill that would go a long way in making the real estate sector more transparent and accountable.

Yeah!! it seems that the GMADA received 42 application and after screening 27 companies were selected and they were required to submit the fee and only 19 of them did that... so the plots were given out to only 19 of them.
Hmm..i read that only infosys has opted for 50 acres plot and all others have taken half acres plots , official are still considering another 22 applicants

With the introduction of online registration or e-registration system, many of these issues in the traditional land registration process are quickly vanishing.
But under the computerised Land and Property Registration system, registration is easy. Some states require an application to be submitted to the concerned authority, which may be the Sub-Registrar or the Sub-Divisional Magistrate of your area. The application form can either be downloaded online or obtained from the concerned authority's office. After due verification of details, the Deed is drawn up and the registration process is complete.

It is my request to all the buyers until the builders obtain completion certificates, the possession of the apartment is only ornamental because the house is not really yours. You should not take possession of houses without completions certificates, but the buyers have been paying rent and loan instalments together for so long, that they are just taking possession any way as to get some financial relief.
