Hey, there will be three separate lines under the Hyderabad Metro Rail project. Line 1 is going to be almost 30km long and the two final stations on this line will be at Miyapur and L.B. Nagar. Once this line is functional, you will be able to commute easily between Miyapur, JNTU College, Kukatpally, ESI Hospital, Ameerpet, M.G. bus stand, Dilsukh Nagar and L.B. Nagar. Line 2 will be connecting the northern part to the southern part of the city. You can use this line when you have to commute between Falaknuma and Jubilee bus station. It also stops at other stations in between, at Chikkadpalli, Sultan Nagar, M.G. bus stand, Salarjung Museum and Charminar. Good call, on considering the PBEL project. Like he said, this is one of the only good project on the ORR. Though I personally won’t recommend living on the ORR, but still I think the PBEL City is worth it. It has already been approved for home loans by banks like HDFC, ICICI bank and Axis bank. You will get all your daily necessities within the project area itself, even a departmental store and a Medplus pharmacy. There is an HDFC atm booth also.Good call, on considering the PBEL project. Schools like Vidya Bharati High School, BHEL Higher Secondary School, Ramachandrapuram Zilla Parishat High School are all around 2 kms from the locality, which is a decent distance for your kids to travel everyday. I agree that Manikonda is a good choice for you as far as investing in a property is concerned. Moreoever since you want to stay with your family, the fact that there are renowned schools around is an added advantage. I agree! Investing in a property at Kondapur can be fruitful considering the appreciation for your investment will only be higher in the near future. The place is seeing the development of malls, shopping complexes and other leading stores. Public transport is really good and the roads are wide. So traveling is not an issue in this locality. It’s a lovely place to own a house at, thanks to the green initiative this locality has undertaken by the Hyderabad Central University, State Bank of India and the Botanical Garden. Each sector here consists of a clubhouse, banquet hall, swimming pool, party lawns and health club. You have facilities to play snooker, billiards and outdoor games. Most apartments don’t have too much space outside to move around. But Prajay Virgin County has around 70% of its area open. For the health-conscious people, there’s a joggers’ track along with wide walkways. If you have kids, then there’s a children’s play area that’s safe and secure. All the facilities you generally need are all located in the surrounding areas. In my suggestion, invest at golf-view apartments if you are keen about investing in nanakramguda only. Golf-view apartments are spacious and ideally located, and are priced fairly per the current nanakramguda trends. Oh yeah, these satellite townships are the big news in the Hyderabad real estate sector. These are best for investors who have a long term investment interest. So I would suggest you to go for these, only if you plan on making a long term investment, because the market around these townships will take some time to grow. These places are a bit removed from the city centre, so the time is ripe to invest in them, and then wait for that investment to mature. I agree to an extent. The roads inside Madhapur are alright. Places like Ayyappa society, roads around Inorbit mall etc are perfectly fine and well maintained. But, nowadays irrespective of the time you find a lot of traffic at the signals and junctions. I think this is partially due to the metro rail work going on at madhapur along the hitec city road. The roads are a little cramped at the moment because of that. But, I’m guessing that’s temporary. Once, the construction is done the traffic scene should improve.I agree to an extent. Hey I suggest instead of going for ready to move in why don’t you work out your options for under construction villas, there are many projects coming up in Tellapur, and I believe you might great villas for a little lower price than ready to move in ones. I came across a project by Pranit projects called MayFair Villas. These come in 4BHK variants and are very spacious with an area ranging from 4000 to 4945 sqft. The price per sqft is also lower here, it varies between Rs. 5150 and 5650 per sqft. But, the update in 2012 came out as a relief. The project has the required approvals now, and enough investors too. However, I would suggest you keep coming back to news forums and real estate news to know more about this project. From my analysis, I would agree with the person above me that Maheshwaram is the best option for you currently. Although the locality is full of I.T, Electronic as well as Pharmaceutical companies, it is quite residential and well-developed. There is a lot of land availability in the area which means that it is not congested with corporate buildings, so finding an apartment here would be fairly easy. Two of Hyderabad’s primary highways leading to Srisailam and Bangalore as well as Outer Ring Road connect the locality with different parts of the city. Hello, I agree with all the above inputs and to provide you my own I would say that the Water Board is currently only supplying water for one hour in the whole city of Hyderabad. This means that some areas may not even get water for a couple or more days. As the powercuts got more unscheduled and unpredictable, they have further reduced the supply to just 45 minutes. This is making problems worse and worse. The only areas to be reciveing water currently are Manjira phases 1, 2, 3 and 4, and Krishna phase 1, 2. Q: Hi! I'm relocating to an apartment in Jubilee Hills soon. My wife was told recently that the municipal garbage disposal system in this locality is not functional at all. I've got no idea why the Hyderabad Corporation takes so long to address a civic issue especially when they consider themselves to be one of the better developed cities in the country. There are so many other problems all over the country that need to be paid attention to. For example the Takuram gate. Now the Takuram road connects places like Mahindra Hills, Marredpally and Malkajgiri to other parts of the city like Gachibowli and Hi tech city. There are potholes everywhere and the road is to narrow to hold so much traffic. This is the shortest route to take but because of these circumstances, people really need to take long diversions. Oh and even here, drain water seeps onto the road inconveniencing everybody. The thing is, the Government took this decision considering the rentals and the infrastructure facilities available for the residents. Since these things are much better in this locality compared to others, the tax is higher. In a way its a good thing. So if you're planning to buy a plot, I suggest you consider building your structure if it's possibleHi. Hey so Kukatpally has really flourished these past couple of years and come a long way. But not too long ago, it did face major issues like accute water shortage and severe road congestion. These problems have since then, if not completely rectified, has drastically improved! Now the Maiyapur metro rail project that is under construction, passes through Kukatpally and this is going to do wonders for the place because it will lead to less bottlenecks in high traffic areas like JNTU cross roads, Kukatpally and Moosapet-Y Junction. Also less time travel for the people to other parts of the city. Plus there is rapid redevelopment is areas along the Mumbai highway which is now densely populated. As a result of all this, it is no surprise that the property value in Kukatpally is super high and now it seems like the rates are only going to escalate! So the hud civic authorities had to take care of getting rid off all these mosquitoes in places like Kurrar Village, Santosh Nagar and Malvani. Gutters, low lying areas and slums are all being fumigated right now to prevent the spread of these diseases. Now that rainy season is there, everybody should be extra careful about these things. This happened 6 to 7 years ago. Now only the government is going to give them plots of land to compensate them for the 733 acres of land that was taken in totality. Apparently, it took them so long because they didn't know how best to allocate the land. But now they've decided to give the residents plots of land on lottery basis. Around 600 people had given their consent for this compensation and were happy with it, but for the remaining compensation was not given because their land had either no claimants or multiple claimants. Hey. Have you heard of Swargalok? Sainikpuri's Hindu cemetary. Because of the water issue, there was never any water to perform ritual rites in swargalok. So people actually had to go all the way from sainakpuri to Alwal. It became very difficult to just transport the body from point A to point B. There is a lack of general maintenance in the area. even a jet pump was supplied to swargalok to supply water but that also got stolen. I recently found out that this building is actually not following the basic norms. It was supposed to be a residential building at first, so the plans were approved accordingly. C Reddy even filed an official complaint with the Secunderabad Municipal Corporation. This is one of the major problems you need to be aware of, if you’re planning to move into East Maredpally. If it does get built completely, then I don’t know how we will walk in this area, the road is just 20 feet wide. Kulkatpally really seems to be booming in terms of real estate. But it is sad that the facilities provided in the locality aren't great enough to match the property value of the area. Thing is that the roads haven't been constructed well from the very start. During monsoon season it is the worst! The roads start breaking and literally ripping apart. There are open manholes everywhere, major hygiene and sanitation issues, potholes, and lots of traffic. I guess you can say that the situation is better today but we do not see any major change. Old Bowenpally as the name suggests, is not as well developed as new Bowenpally and there mostly middle and upper middle class people who live and work there in private companies. There aren't any IT companies and the only source of recreation there is one old cinema theatre. The cross roads are super busy during peak time and the markets alongside the road are usually crowded. There is barely any greenery and zero parks. People have to actually resort to walking around the Institute for the Handicapped if they want to go on evening walks. Old Bowenpally still has its charm though and the people who live there seem to be very happy. But it definitely makes more sense investing in new Bowenpally. Patni Computer Systems, Conexant, Tech Mahindra, Qualcomm and Cognizant Technology Solutions all actually backed out from this SEZ because of conflict over land litigation. However, there was land that was free from any dispute already bought by IT companies. HUDA asked those companies to start building their structures on their land but as of now, not one company has started work yet. HUDA ended up winning the court case against those other IT firms that opted out, and as a result wanted to push up the IT project asap. It will happen soon. Kokapet is a nice residential layout although there is no direct railway station in Kokapet itself. The closest one is the Hyderabad Deccan railway station which is 15 km from Kokapet. But of the railway stations in Hitech city, Borabunda, Lingampalli and Hafizpet are all only 11 km away. The project layout is adjacent to the SEZ being developed by the Indu group. I think location-wise, The Ridge has a lot to offer in the future, maybe not right now. Hello. Banjara Hills is an a very good locality to chill at. I also hang out there with a lot of my friends. Apart from the restaurants, you will find a lot of malls in this area. A few that I regularly visit are malls like GVK One, City Center, Midtown, Ohris, Ashoka Metropolitan Mall and Alcazar Plaza. The tallest building that you will see in Banjara hills is called Laxmi Cyber Centre. It is a good landmark that no one will miss. I feel that the GHMC needs to be more proactive about the whole issue. Seriously, there are so many illegal constructions blocking up all the space, that the drains haven’t been widened in the last six years. But its quite obvious that that hasn’t happened. The GHMC were supposed to repair over 235 potholes, but so far the number is only 157. Hey you have heard right, there is indeed a bridge being constructed in Uttamnagar. Actually its more like a road under bridge. Fact is that currently there are a lot of traffic congestion issues near the Safilguda railway crossing. So the GHMC has approved this bridge in Uttamnagar in the hopes that it would ease up the traffic pressure near this area. I think this will be a good thing also for the real estate market around this area. What do you guys think? Any more updates on this? Hyderabad has great potential in the real estate industry as of now and it is expected to grow further in the future, the prices arent as high as other cities in India. It has some very interesting and great projects coming up, by established companies. Almost all the big companies have properties in Hyderabad. Currently Mahindra Lifespaces Ashvita is the talk of Hitec City, prime locale, great price and high capital appreciation is expected. The best part is Mahindra Lifespaces have an NRI corner especially for Non-resident Indians looking to invest in India, they would be a safe and the best bet in this scenario.
Currently the rate per sq ft is Rs 4450 and 2 BHK of 1260 sq ft is available in tower C. so if you are interested in this project please proceed. Project is spread over 9 acres of lands and overall cost of 2 BHK goes around 67 lakhs plus stamp duty and registration charges.

So the first steps are going to be providing better service roads, removing dangerous accident-prone road bends and construction of more flyovers and bypass roads on the Rajiv Rahadari for a smoother traffic flow. I have filed a complaint about this road problem in Hyderabad during monsoon season for years now. All they do about it, is fill the inundations and potholes with soil. This becomes loose so fast and comes apart and makes the road very slippery. During night time, some contractors have been dumping debris at these open places. see, i think the apartment project provides 2 bhk and 3 bhk flats only. For the 2 bhk, the price starts from Rs. 46 lakhs onwards. And for 3 bhk flats you can get in from Rs. 68 lakhs onwards. I think this is a very affordable luxury apartment. You can also get easy loans too from LIC Housing as well as HDFC. The project is also HDMA approved.

Hey the Khairatabad is one of the busiest junction in the city with 5 major roads leading off it. It is also famous for the commercial and the residentail market around it which offer al the basic facilities here. I think it is a good idea to move in here as it is in the heart of the city and quite convinient.

As this area is close to the Military contonement area, it is greeen and there is no problem of security in here. Also it is close to the middle of the city. The Secunderabad railway station is pretty close by, only 3 kms away. It also has many bus stops placed along the area from where one can get buses to the different parts of the city.
Yes, one reason why the price in this area is so much is because of its proximity to the Secunderabad Junction. And this area also falls along the National Highway 1 and the National Highway 7, which is why it saw an early development, I think there is much more development to come.

Hey, i just wanted to tell you that i recently talked to the builder and he told me that the project has villas available for purchase, and that the current price is Rs 4950 per sq ft. Considering that the Singanallur locality is pretty decent, these prices are reasonable enough.

Hi Sridhar. So basically they are all row houses, and these are all villas having 3 bhk flats for sale. Although, it is rare to find villa projects in the Kothapet area, This project by the Sankalp Builders seems to be an exception. although they seem to be having less than a 100 units for sale.

There is absolutely no monitoring on the cleaning up of the Miralam lake, It has been a while since this project has been launched. Lack of coordination among engineering, urban bio-diversity and electricity wings is further hampering the project.

Hi Venkat, Stay away from such properties. They were panchayat approved plots, not HUDA. The lands on either side of this layout belong to Govt - APIIC etc (Botanical Garden & Industrial Layout where Deccan Chronicle press is located).
Check with the local authority. You can ask for the last sale deed, and the tax receipt paid by the current owner, ask the authority, the land which you are buying is free from litigation or any litigation pending, nature of litigation, then move forward.
