Hi Suresh, Have you read the latest news? As per the Maharashtra Govt. in an attempt to cut red tape and delays in the building approvals system, the state government has planned a "one-stop" approval process for building projects in Mumbai.
Right Sandeep, If all goes as planned, a single application for issuance of commencement certificate from the architect of a building project would soon be enough for securing the permission. The CM-led state Urban Development department issued directives to the BMC in this regard last week.

That's really a great news for the whole Mumbai real estate market and specially for the Mumbai's developer. At present some 40 pre-conditions and at least 10 NOCs need to be obtained individually before commencement certificate is issued to building projects. It will give much relief to the builder's and developers.

Shantanu is right Swapnil, Maharashtra CM was speaking at a conference on "Vision Maharashtra - Housing For All by 2022" organized by National Real Estate Development Council. As per the Maharashtra CM, they have taken this issue very seriously and are fully commited to apply it. Govt. will make the laws versatile and he am ready to face criticism.
Hi Sir, Our CM also said that challenging laws and taxation must go to help the developers, but finally that should also result in affordable housing stocks. But as per him, the new offered Development Control Rules for Mumbai would make sure that the optional powers of officials are decrease to the minimum for increased visibility.

Hey Anup, Good News.........CIDCO plans to start the pre-development work, including rehabilitation of power transmission lines and betterment of land site, for the Navi Mumbai airport from January. Chief minister Devendra Fadnavis has said that work for the Navi Mumbai International Airport will commence within 6 months. According to him, all formalities have been completed and the tender bid will be opened soon.
Yes, Rituraj is absolutely right and hope that the construction work will start soon........ ccording to Maharashtra CM, most of the permissions are in place and all development including that of the airstrip will get completed in the next 3 yrs. They are confident that the first flight will start in 2019. This aspiring projects will reduce the burden of the existing airport.

All credit goes to our PM, we should salute Them.........tremendous performance by any PM till date.... There were so many issue with this project and in less than a week, CIDCO received approvals that had been awaited from the ministries, as well as from CRZ and others. Issues related to CRZ permissions, technical obstacles, land acquisition with the environment ministry, funnel zone, etc had been stuck at the center for quite some time.

Hi all, In order to maintain the township common areas and amenities, you shall be required to pay the civic governance charges for a period of 5 years on expenses for the same are to be borne by the Federation of societies to be formed in the Township, with a view towards the betterment of the project. But i think it is illegal and you should take the advice of a legal expert.

I read in a thread that the mentioned build-up area for 1BHK was 364 sq-ft while they they have promised 607 sq-ft. They are not giving me any proof for 607 sq-ft. build-up area? HI everybody, Investment in Titwala is a hotbed due to relatively affordable prices. It is a small town located 23 km from Kalyan and Dombivli on the banks of river Kalu. It benefits from excellent connectivity thanks to the Kalyan-Ahmednagar Highway and NH-3. The area has good, wide roads. Titwala-Ambivali Road is a busy arterial one within this locality. Titwala railway station is the third one from Kalyan on the Mumbai-Kasara route along the central line. Thanks to the improving infrastructure and rising demand for affordable housing, Titwala is rapidly emerging a new location for budget housing in the Mumbai Metropolitan Region (MMR).
Right Ketal!!!! Property prices in Titwala have seen decent appreciation over the past 2 yrs. Annualised appreciation has been 10-15%. Property prices stood at Rs 2000-2500/sq-ft during the 2nd half of 2012, and have now increased rapidly into the region of Rs 3000-3800/sq-ft.

I think Sandeep and Varun both are right...... The locality is not so famous as Mira Road and Panvel but still popular due to lower property prices. I think that the extended up Mumbai Metro up to Virar will certainly boost this locality. The Nalasopara has slowly started gaining fame in the last 3-4 years as a destination of affordable apartments, primarily due to its lower property prices, good connectivity to Mumbai via the WEH and rail. Oversupply, high interest rates and sluggish economic growth have not been able to pull down the residential prices. The real estate inventory has been gathered in heaps for long and will take months to clear the existing stock at the prevalent absorption rate. Builders are very cautious and are launching new projects carefully. The availability of fundamental construction materials like stone aggregate, sand and bricks is crucial for the quality and timely construction of projects.

Q: Hi, I live in Pune and own an apartment flat and a small 200 sq-ft outhouse which is separate from the building but in the same premises. I gave this outhouse on rent a few months ago and now the rest of the residents want me to pay an extra maintenance fee. Firstly, is this true? Because other flats that are in the building are also on rent but they are not paying any extra fees. This they say is because mine is an outhouse. Is this fair? And even if it is, I want to know if there are any guidelines on how much extra I need to pay? Because first they said 'the rule' says I have to pay 10% more. But now they are saying 'the apartment rules' have changed and I will have to pay a full maintenance fee i.e 100%. Are there any official guidelines under law as to how much maintenance will I have to pay extra? Or is it just a majority wins situation, since there are no detailed apartment laws, like society laws? Is there any law I can read or show them to defend myself? Any help will be appreciated. @Ramesk, It is essential to understand that Housing for all by 2022 is a bigger term than what is being understood by the common public. There is lot more to it than just providing houses to everyone. The government has planned to not only build more houses, but to redevelop slums, decrease interest for poor section, involving private sector and also aid urban poor for renovating the existing homes.

Hi Dharmaja, The state government's contribution in creation of housing stock is less than 5%, but we want it to make active participation by taking on some projects on PPP basis for planned development.
Hi Niyati, There are many government-owned land parcels in the state which can be developed on public-private partnership model in which instead of charging premium for generating revenue, the state can have more share in the development and more affordable housing stock can be created.

@Mansoor, But at the same time the government needs to review these rules to make redevelopment of cessed buildings more attractive for developers. Moreover, the state should also normalise ready reckoner rates as well as stamp duty.
No only this Niyati but also to achieve the vision of housing for all, the government needs to accelerate implementation of policy reforms such as ease of approval process, increase transport and utility infrastructure, increase FSI, develop satellite cities to augment development and revive present cities, especially Mumbai.

Absolutely right, A senior fire officer said in case of high-rises, as per global practices, most fire-fighting equipment has to be installed within the building, and an external lift has to be provided for firemen to gain entry. At the same time it is also came to hear that the document was uploaded on the NIUA website and a quick look at the Word file's properties showed McKinsey consultant Amit Gupta as its author. The document was also uploaded on the government's Central Public Procurement portal.
HI Lokesh, But the question arise here that whether McKinsey would apply or not when the government releases a new document, with new specifications. The ministry has been taking inputs from private consultants on the crucial project, and some McKinsey people may have been called for some clarifications on it.

Well Pradyuman, The vast majority of the available properties in the area are multi-storeyed flats with not very many independent houses. There is a high supply of 1BHK apartments took after by 2BHK units. There are also a couple of 3BHK apartment available here. The typical size of a 1BHK apartment is around 500-700 sq-ft., while the size of a 2BHK unit is around 700-1300 sq-ft. The approximated size of a 3BHK unit is around 1000-1500 sq-ft.

Hi Ashish, The rental values are on the rise in Andheri East as there are many people looking for rental properties, especially near CBDs and important SEZs such as Bandra Kurla Complex, Lower Parel, Church gate and Powai SEZ. In spite of the rising rentals, one can still find apartments within a monthly rent of Rs 30000 in various parts of Mumbai.

Earlier, this Group has raised funding from investors such as Kohlberg Kravis Roberts and Co. Lp (KKR), Standard Chartered Bank and Indiabulls Financial Services Ltd, among others. There are too many lenders in the market, and while there are many opportunities for funding, not all of them are suitable for sustainable lenders.

I go through your post and found that everyone has shown only the positive points of the locality but there are few disadvantages or you can say that not so good for the working people. Roads during peak hours are jam packed, which makes taking out your vehicle a nightmare. The road beneath Dindoshi flyover often witnesses heavy traffic jam during this time, making the roads around Dindoshi Bus Depot and Western Express Highway too congested to drive through.
How is the basic facilities like educational institutions, schools/colleges, hospitality, retail, entertainment and health care in the Goregaon East?

Hmmm... It is also heard that Jatlas, the owner of the bungalow, bought in 1972 from Meher Cawasji Vakeel. Jatia House is owned by the MP Jatia Group which also includes Pudumjee Pulp and Paper. @Lekshmi, As per the CREDAI data, around 100 flats amounting to Rs 30 crore from the city builders were booked on Dusehra. They had recently organised a 2-day realty expo on October 10 and 11 at Ghatkopar in Mumbai. Around 1000 genuine visitors and brokers had visited the expo.

@Mansoor, Yes, it is true and slums that have come up before January 1st, 2000 are eligible for free houses while those living in slum dwellings after that date will get affordable houses but they will be charged as per the scheme.

She really done a good job. India need some more officers like her. Reputed builders from the lake city and the district were informed of the various administrative reforms made for ensuring comfort of business in the district at a face-to-face meet with the collector. Developers with projects in the city and district had voiced their concerns about the lack of clarity in terms of approvals required for development.

One of the major benefits of living on the top floor is the good lighting and ventilation. They are also comparatively secure and have a good view which some people wish for. Capital appreciation is comparatively faster on the upper floors as well. The view is always good from higher floors, In some cases you can take the advantage of roof. no one is above you so not much noise over your head.
Right Gautam, One of the downsides of apartment living is having noisy neighbors above you. They must get paid to walk as hard as they possibly can, right? But if you’re already on the top floor, problem solved! Foot stomping, running kids, pets and creaky floors are not your concern.

`You don't have to pay the maintenance charges for one year but all other charges you have to pay as these are your personal. Absence of Real Estate Regulator and strict laws enforcing delivery have left us at the mercy of such builders. Q: Runwal Infinity project with promised possession on 2009 has still not progressed. Since a lot of people have invested in the project they are stuck with no relief in sight. Is there a owners association or group of similar people out there? The builder finally seems to have started thinking on starting the project. Has anyone received a communication?

Q: I am planning to buy a Mhada 50 year old resale property. The flat was allotted to the owner by MHADA in 1966 and after that there has been no transaction and recently he passed away and the registered society has transferred the flat to her daughter's name on basis of nomination form. Society has conveyance from Mhada. What all documents should I ask from the person on who's name share certificate is issued currently by the society and is she the legally allowed to sell the house ?

Hi Purva, One drawback in Palava is buildings are quite close to each other While Hiranandani designs beautiful township. But Palalva has more development compared to Hiranandani while Hiranandani is yet to be developed and the location is also better currently of Lodha Palava. Hiranandani (actually HIRCO) project is far away from anything that can be called modern facilities (school, hospitals, shopping area, station, etc). No convenience points. HIRCO has failed to deliver anything as of now. Palava is self contained proper township of 4500 acres. It has functioning school, shopping arcade/mall, club house.. easily reachable MAHAPE/Navi Mumbai or Dombivali station. Atleast 30 mins closer to proper Mumbai areas.

Q: Whether they are reputed or not? Have they obtained the necessary permissions from the concerned government department / authorities to start the project. I read some users comments below who have mentioned that the slums still need to be cleared. So I have a few doubts in my mind before I take a decision. Or, if the project has been delayed or has not started for a long time, buyers can ask for a complete refund. Q: we went to visit prathana builders at andheri but were welcomed with a gush of stinking lavatory smell, poor slum areas and ghastly surroundings, We have visited prathana in dadar and other projects and this is by far the worst, they should do something about it atleast remove the lavatory and have a decent entry!!
