Well Hamsika..... Bavdhan is a suburb in Pune. It is surrounded by Pashan in the north; Sus village in the west, NDA reserved forest area in south and Kothrud in east. is well connected through excellent roads, to the areas of Kothrud, Paud Road, Baner, Aundh, Pashan, University circle and Sus village. The railway station is approximately 10 km away and the airport is approximately 15 km from Bhavad. Direct buses are available from Sutarwadi, Abhinav Collge and Bavdhan village bus stops to Deccan Gymkhana, Marketyard and Pune Station. It has now become a growing suburb because of new infrastructural development like wide roads, street lights, cleaning of surroundings, regular bus services and civic amenities.

Yes, Mont Vert Belair is a PMC approved project and all the required approvals are in place. As far as bank approval is concerned, HDFC, ICICI, SBI and PNB Housing Finance etc. are funding this project. There are still few 3BHK flat are available in resale option from 1560-2070 sq-ft and its price will be Rs.94.13L - Rs.1.25 Cr.

Thing to remember while you are buying property:- 1) VAT and Service Tax are not applicable on ready-to-move-in properties. For instance, if you have bought a property when it is almost ready-for possession, you must consider to postpone your sale agreement to be signed after completion certificate is issued. If you do so, then you will be saved from paying these charges. 2)Builder has to issue 2 separate payment receipts i.e. one each for VAT (with Tax Invoice no and TIN) and Service Tax (with Tax Invoice No and ST registration no). 3) Service Tax is not applicable on single residential unit i.e. independent house, villa or bungalow. 4) Service Tax is not applicable for low cost housing with carpet area of up to 60 sq-mt.Thing to remember while you are buying property:- 1) VAT and Service Tax are not applicable on ready-to-move-in properties. Q: Hi All, What possession date builder has promised you? when I booked the flat in Jan 2012, he was talking of possession by Dec2013. Later he said it would be in march 2014. But in agreement he put the date as sept2014. Saying that they take buffer of 6 months.

Hello Shrabani!!! I think price of flat depends on PLC and amenities provided by the developer. If the project is on road side then price will be higher than the away from the road side. Q: I have purchased plot of 3100 square feet in 2012. Saat Bara mutation has not been done due to a rule of no mutation below 4000 square feet in 2012. This rule came few months after registration of sale. Please advise on 1. How to get 7/12 land mutation record. 2. Can a prpoerty card be made. 3. Legal position. 4. Present status of mutation. Hi Dav, Ownership cannot be got transferred in your name simply by making an agreement. You need to get registered sale-deed from the seller which in turn shall have to be got mutated in revenue record and only then you can get your name in 7/12 extract.
Right Rajiv, 7/12 extract can be made only if the size of the plot which is registered is more than 10000 sq-ft. Suppose, you want to buy a 10000 sq-ft plot or bigger, the 7/12 extract will be made in your name. Suppose, you want to buy a 3000 sq-ft of agricultural land, then the developer will make 2 or 3 more people also register along with yours, So that the total area is more than 10000 sq-ft, the 7/12, in this case will show a land of more 10000 sq ft, with your entitlement along with others.

And if you want to build a house, you require NA. NA cannot be given by Gram Panchayat. Technically, one cannot build on agricultural land. what people do is a different matter. IF you have land of one acre and above, gram panchayat will allow you to build a farm house to look after your agricultural land on an FSI of 0.1
And if you have Sat-Bara or Saha-bara of your plot, check that. or go to revenue office with the survey(& hissa) number and get final mutation details along with NA information. Get in touch with a local lawyer to do the due diligence.

You are absolutely right Sunil, Vishrantwadi enjoys good connectivity to all parts of the city. As it is situated along the Alandi Road and is well connected by both buses and autos. Main roads connecting Vishrantwadi to other parts are Dhanori Road and Tingre Nagar Road (Vishrantwadi Airport Road). Vishrantwadi Pune Mahanagar Parivahan Mahamandal Limited ensures frequent bus services.

As i know that the Pune International Airport in Lohegaon is about 4 km away and the nearest railway station is only an 8 minutes drive away at 7 km distance. It is an up-market locality fully equipped with major retail brands. Presence of facilities such as schools, hospitals, banks and restaurants also contributes to its popularity. Sound infrastructure is an important element in making Vishrantwadi a preferred investment choice.

Hi Bhushan, I have talked with the builder and its representative as well they told me that they have got approvals from HDFC, Axis and ICICI for housing loan. Better, you should visit the office and check the paper. If it is not possible then check with the HDFC Bank. For 6th floor approval, only local body will give you the right information. Hi Rajiv, Recently I have contacted with the builder and he quoted price Rs 3100 per sq ft and project is approved under town planning. the project come under Nagar Palika and right now 1 and 2 bhk unit is available. Salesperson said that 70 % of project is almost sold out.

There would be chip or wireless communication in those. They already have those models.

Hi Sekhar, It will depend on the nature of tenders. On the M-SIPS scheme (modified special incentive package scheme), CMD Anil Rai Gupta told that the programme has been extended by the government by another 5 yrs and it will help further boost manufacturing in the electronics sector.

The Bavdhan is strategically connected with Mumbai-Bangalore highway to the city and offers easy access to locations such as Paud road, Aundh, Kothrud, Pusan and University. Distance from the railway station is only 10 km far, while the airport is 15km from the area. Now a days builder is showing more interest to build their project at this location.

Yes the project is already launched and the project is expected to get completed by Jan 2017. It has got approval from BDA and banks like Corporation bank, bank of Baroda, HDFC, Axis, LIC and SBI.

Hi lalit, But we are not seeing developers trying to bring down prices in Mumbai. In a way prices have come down that indicates that we are paying the same as we were paying two yrs back.
Hi Visal, You are right. In reality, due to inflation, there has been a time correction. The average loan amount used to go up by 10-12% a year, now the average loan amount increase is 5-6%. It is reflective of the increase in income and not reflective of increase in property prices.

Well Chandra, In any market you would see some people under stress. We have not seen any pickup in developer lending, our growth in developer lending has remained in tune with the market. Our individual book is 73% and non-individual is 27%. We have not seen any undue distress for majority of them.

I see a huge opportunity but if you have to make housing affordable, you will have to get land prices down. Second is funding of land. Today, largely private equity investors fund it and the interest rate they charge is huge. 3rd, speed up the process of project clearance. There should be a single-window clearance for approval of projects.

Q: Sir I wish to buy a 20 year old,builder owned property. property details 630 sq ft 2nd floor Prem's Corner sr.no.29,House n0.41. Dhankavdi Pune 43. It is not registered yet with corporation,hence property tax not charged. so do we first pay the property tax and then get it tranferred with a sale deed or vice versa? Good afternoon friend!!!! Documents that one should verify are duly stamped registry, ensure that no dues are accepted to the builder, check for the seller's name in Municipal records, confirm seller's membership in the society (if formed), ensure there is no pending bills, charges or taxes, make sure that the property is mortgage free, sanctioned building plan that ensure authorize construction, previous title documents that ensure chain of title is complete.
As far as taxes is concerned, a buyer needs to pay the following taxes at the time of registering the property: TDS on amount exceeding Rs 50 lakhs for the purchase of immovable property excluding agricultural land. The TDS must be submitted in the name of the seller, Stamp duty on registration, if a ready-to-use property is purchased from the seller then service tax is not applicable and Value Added Tax (if applicable in the state).

Hi Piyush, Did you visit the builder's office or try to contact them? They have started giving possession for Panorama since last month. Send them reminder with your property detail and ask for the possession. And don't forget to ask for the possession letter. Without possession letter you can not take entry to your house. Q: If you love your money don’t go with ARV group My subject line itself state that your investment with ARV group will spoil your life, having an own home is a dream of many people but with this group your night will be sleepless. The employee are so unprofessional, they just want your money, once it is paid they don’t even bother about your problems, your issues, your requests etc., they even disrespect laws and order written in property agreement. Their employee even don’t know how to talk to a customer who has owned a flat in their project and other side they are very good, welcoming to customers who come to see the site and who come for an enquiry to buy a flat LoL. I will rate zero to their customer satisfaction. ARV group employees are trained in such a way to get money from your pocket as soon as possible and force you to do registration process ASAP so you get into their trap. Even you will face issues to get basic documents information that you may need before buying property like NOC, title certificate, sell deed, environmental clearance certificate, building/layout approval, master plan of the area, builder buyer agreement copy etc. They know how to fool people by making false commitments. Another surprising thing you will never get a chance to meet directors Mr. Rahul Goyal and Mr. Akash Goyal with whom you are making agreement, this is a big funny thing. Even at the time of possession you will not get a chance to meet them. Other thing ARV group flat size has a big % difference in its carpet area and sellable i.e. super built up area. They sell property on basis of super built up area like if they say, you have to pay 4200/- per sq. ft. on 1200 sq. ft. i.e. super built up area your flat livable area will be only 820 sq ft. including terrace i.e. carpet area of your flat., its approx. 32% margin between what you get and on which you pay to the builder. The rest amount they take for amenities and common area, this margin seems more as compare to other good, reputed builders available in market. If they walk with customer and help with their open hand, good customer service then definitely they can become a top builder among others. For this they should remove unprofessional, cheat people from their group.

Hello Ujwal, Not much progress have seen in the locality. Porwal Road is partly tarred by builders at own expenses. No street light and PMC water. 100 ft concrete road at two places partly built and left incomplete after after incurring huge expenditure. So, i don't think that coming 4-5 years will be not worth investing in this area.

Q: Just visited Godrej Infinty site at Keshav Nagar, Project is in full swing and nice location this will be next kharadi in next 5 years. But there is issue of air pollution back side of this project. on River side there is huge garbage dump which keep out burning complete day which causes air pollution in that area. I found it is hard to deal with air pollution issue of burning garbage as it is dumping yard of keshavnagar.

@Bhaskar, Another aspect which i have find out that they have just finished slab work at the 2nd slab so at least the work has started, but I feel the rates are too high, even if they negotiate a bit; they quote that they are sold out almost 70% in both the phases and have available units on topmost floors which means with floor rise, the package goes to near about the same after negotiations too!!!
Yeah, It's right. Moreover, the payment terms are so builder-centric that they are almost getting the whole amount by Oct 2018 and possession will be in Dec 2019!!! So builder would be at a win-2 situation even if the construction gets delayed by 1-2 yrs. but the investor would not!!

Hi Hemant, For conversion of agricultural land to residential land, the premium would be 50% of the total value of land as per ready reckoner rates. For agricultural land to commercial land, the premium would be 75% while for semi-public land to residential land, it will be 20%. For residential to industrial use, the premium would be 20% while for forest to agricultural, it would be 40%.

Q: I would like to share my experience of a bad tenant in Pune. This person whose name was Baburao Vhankol was a tenant in my flat in Pune. He appeared honest, but turned out to be a cheater person. The deposit was agreed for 50000 Rs. He paid 20000 by cash and remaining 30000 by cheque. To my surprise the cheque bounced and thereafter since the initial 20000 he did not pay me anything. He fooled around and simply stayed free in my flat. Whenever payment asked he would create a scene that he is in deep trouble, hit badly in business or so on. This is to make all readers aware of such white collared cheating people and not to do any property related dealings with them. Before giving your flat on rent strictly ask for previous landlord references and do some additional verification from your end. Never handover the keys unless full deposit and at least first month payment is received.

Q: I sold my house on 31st July(registered on the same date),and received the cheque on the same day which was cleared on 3rd August. Before the sale deed was done it was agreed verbally that i will vacate the house within 25 days after the cheque is realised. However, the purchaser now wants me to vacate ASAP. Is there any legal way to stop this from happening?

Hi subham, As i know, when the new owner gets possession of the property, he issues a 3 days notice to vacate the property. Leaving before or during the 3 days period avoids an eviction lawsuit by the new owner. After that notice, the new owner files an unlawful detainer lawsuit with the court in your county of residence. You receive five days to respond to the lawsuit. A trial is schedules within 20 days of the notice. Once the judge signs off on the eviction, you receive five days to vacate the property before the sheriff issues a lock-out order and changes the locks.
I am agree with you Saurav. Buyers often include a date when they want to occupy the property in the purchase and sale contract. If the contract states that possession of the property passes to the buyer at closing and funding, you need to be moved out and have the house ready for the new owners before you go to closing.

Hello Manish, Shagun Pefect 10, Balewadi is a comleted project by Shagun Developers. I think you should visit the society and ask the owners of that society, they will give you the exact information. I think price is reasonable.

Hello Krishna, The project might be in the prime locality but does not have quality. No timeline for completion certificate for A1 and A2. Amenities including clubhouse and park and not progressing as expected. It is impossible to complete them by March. The builder is planning to charge owners from March 2017. Every time they keep changing the possession date. Now they are saying possession in March 2018.
Hi Siddharth, I would like to suggest you, visit the project site before booking your dream home in it. See the approach road, transport facilities, connectivity, water, and electricity facilities and then go for it. The Baner-Balewadi area may be a hub of development, but basic amenities such as water supply are still sadly lacking despite ample supply in the dams. Mumbai High Court already issued a warning notice to Pune Municipal Corporation over its discriminatory approach and ordered that no new construction was to be allowed in this area unless the civic body takes concrete steps towards handling the acute water shortage.

Q: Apartment was ready for possession in 2016-Jan, I got possession on 2016-Aug. As the property was in Builders name property tax levied on my flat was 10k . In same society other flats got a bill of 6k (private owners). I asked the builder to pay the taxes for Jan-Aug (possession) he delayed and again next year bill was 10k due to commercial owner(40% extra). He is refusing to transfer the property in my name and asking i get it transferred myself. this way instead of 6+6+6 (for 3 years) i got property bill of 10+10+10 for 3 years. Can i pay the property tax myself then get the name transferred and file a consumer case for refund from builder ? Thanking you.

Well, i would like to tell you that project has not yet been launched and still in pre-launched phase. It is expected that they are coming up with 2 & 3 BHK options and variants are available from 929-1529 sqft. and possession by 2020. Hello Vatsa, I am from Pune and I know the potential of each and every suburb of Pune so, I qualify to answer this question. If you see the road connectivity between Pune suburbs is awesome, too good. Even if the distance is 50 km you will not feel that you are travelling for 50 km. You will have many short cuts.Connectivity wise Talegaon is also near to Pune and PCMC. It comes under the Pimpri-Chinchwad Municipal Corporation (PCMC). Location of Talegaon is in the middle of the three cities - Mumbai, Nashik and Pune. Q: Hi All, I buyed a property in lohegaon prior GST law (i.e. 1st July 2017). In that i had paid Stamp duty , Reg ,VAT & Service Tax. & now also paid the GST . What rebate should i get back from Builder. Please throw some light in this regard

In case part of the money is paid to the builder before the introduction of GST, you would have paid service tax at 4.50 percent and VAT as applicable in your state, on such payments. However, the rate of 4.50 percent service tax was under the composition scheme, under which the builders or developers were not entitled to take any input credit on the materials and services used in the construction. So, the entire service tax and VAT was loaded or recovered from the customers. Even if the payment was not made prior to July 1, 2017, but the builder had already raised the invoice or demand, for either the full consideration or part of the balance amount, you would have paid the component of service tax and VAT on it, because as per the point of taxation rules 2011 applicable in case of service tax, the service tax is to be levied at the earlier of the two – the moment of payment or raising of invoice.

Hi all, Mantra 29 Gold Coast, Tingre Nagar, is an ongoing residential project, offering 1,2, and 3BHK residential flat ranging from 446 - 934 sq.ft. 1BHK is available in 446 sq.ft (carpet area), 2BHK from 635 - 715 sq.ft.(carpet area), and 934 sq.ft (carpet area) in 3BHK. Its current asking rate is Rs.8879 per sq.ft. A 1 BHk flat will cost you Rs 39.60 L onward, for 2 BHK one has to pay Rs 56.39 L to Rs 63.49 lakh onward, and for 3 BHK, it will cost you around Rs 82.94 L onward. This project is spread over 3.5 acres of land consists 84 units in 3-Towers.

Hello Bhagyashri, A completion Certificate is a document which evidences the completeness of all the installations and approvals required for a building to be habitable. It is issued by the local municipal authorities after the construction is complete and the property is ready to be occupied. A Completion Certificate (CC) proves that the builder has not violated any building rules and standards. Q: Need your guidance over one question. If a society member is defaulter (dues pending from more than 3 months) and ask for society documents (certified bye laws, meeting resolutions, account books, member register record etc). Can society give document to this member or the member should pay all the dues first?? Please help.
