Hi Keshav, Good Evening!!!! yes, approach road is really in very bad situation. From main road to Vanalika Gate entrance, road are steep slide. Builder has not yet provided proper road hence it is quite risky for people living there. Parking is still an issue and builder is ready to give any proper response. No proper parking provided to owners. There are only 40 covered parking for the owners. Also few flats are water seepage issues. Rain water is coming inside of walls.

Hello Ramdas, It is true because these area comes under restricted zone. Following a June 2015 Bombay High Court (HC) order to conduct a survey of unauthorised structures raised within 900 metres of the ammunition store's (bomb dump) outer parapet, the Pune Municipal Corporation has found as many as 784 illegal constructions within that area including the whole of Khulewadi village, with 659 households after a month-long survey that began in November.

Good Evening friends!!! I want to know that why most of the developers say they have Airforce NOC but very few of them show when we ask. Airforce authority should publish list of projects who have NOC on a website. Do Pune Municipal Corporation and Banks approve projects layout if a project doesn't have Air-force NOC? If yes then PMC / Banks are also responsible for the same. What is your opinion on it?
Do you think that PMC officials are not aware of that illegal construction. Without their involvement, nobody can start construction because they have to take approval from PMC first. PMC officials take pocket full of money from the builders and turn a blind eye when illegal constructions come up. Banks don't care as they are interested in only repayment capacity of the buyer. If you are buying properties in these areas better, hire a knowledgeable lawyer to verify documents an advance stage of dealing.

Does it matters if you get it in writing for the date of possession. Inspite of written commitment this project is going very slow. I was given the possession date March 2015. and its July still progress in only 60%.. think before investing in this project.
In case of delay in possession, the builder has to pay the penalty of interest you should claim you % as per agreement.

Encumbrance is simply a reference to any liabilities in the form of a mortgage or a loan against the property that has not been cleared. The encumbrance certificate is provided from the sub registrar's office where the particular property is registered.

"Thoda Khaye but achcha Khaye" .....Sarkar ko ish or sochna chaiye If we look at the list of cities which have been selected as smart city, many of them would already have annual municipal budgets running into multiple times of this figure. On the other hand, there are few states which have shown doubt for implementing the scheme and if there is not enough support from them in terms of funding and administrative help, it would be difficult to take this scheme to its reasonable result.

The builder did not come initially and sent his sales team to speak to the residents on Dharna but buyers refused to move. At last the situation became difficult and police was called. Q: Hillock towers reviews, hillock towers by artharaj realty, Somatane phata, Artharaj realty reviews is fraud/ cheat builder. I request all you to go through below points before making any advancement with this builder. 1. While booking flat he showed Hillock Towers Town planning approved plan of A&B wing, Also you can see B wing in model, brochure, internet etc. Now he is claiming that he is not getting B wing land as original owner is refusing to sell. At the time of booking flat he claimed to have that land. 2. Possession date committed for A-wing with amenities as Dec 2014 but yet there is no progress on that. 3. He wont give you approved Plan/ TP sanctioned plan / Parking layout etc with the agreement as he dont have it yet.other builders would give you it upfront. 4. Also he will not send / show you agreement copy in advance so that you could get hidden clauses. such as possession date after 30 months no exact date. 5. He will just take away your money and start another site with your money. we almost group of 40 people have paid 90% amount yet to get clarity on possession. 6. This builder has no good background Jaydeep/Ravi/Abhay no one would want to see you once you make agreement instead always buy from reputed builders. 7. If you don't believe go to site and ask him above questions and see the progress of Hillock towers which was suppose to be ready with amenities in Dec 2014.

I am cross questioning to both of you, Why they have planned for Wing-B in front of Wing-A? Why they have provided minimum amenity spaces? Have you seen the approved plan with the agreement? Why didn't they give possession on give time i.e.December 2014? And my dear friend project is not approved by the bank only Wing-A is approved from major financial institutions including LIC, SBI, HDFC etc.
You are right Vatsa. New building in amenity space, Garden promised in brochure will not be there. Also amenity space would be reduced. New possession date has was given June-July 2015 which is already has gone. Now, if you ask they will give you another possession date. Guys please suggest some good ways to drag him to court/consumer court.

Hi Mangesh, I am sure that you will get your possession on time i.i. December 2016. There is a clause for possession date for the builder. Hi Mangesh, Venkatesh Construction is developing the project called ''Paradise'' in Pisoli, Pune. For amenities check your brochure or the registration copy. Whatever amenities they have discussed on the paper, they are bound to give you otherwise, they will have to pay the huge penalties for that.
Keshav is right Mangesh. Builder can not change or lesser the said amenities as per the brochure or agreement paper. As far as locality is concerned, Undri is located within close proximity to Hadapsar, IT Park in Phursungi and the well-developed residential areas of NIBM Annexe, MG Road, Wanowrie, , Lulla Nagar, Bibvewadi, Fatima Nagar, Katraj- Bypass and Road. This area is mostly dominated by IT professionals.

Hi Mahesh, I am using Vovinet Broadband in Park Street Society, Pune and feel cheated with this internet connection. At time of taking connection sales person has promised to give good service but now after taking connection everything in changed. 15-20 days internet does not works in a month and when you call customer care in morning they keep on repeating this will be resolved by end of day. But when you call them in evening they repeat this will be resolved by tomorrow. I am calling and complaining for last 10 days and getting same nonsense reply. Yes, they have received location clearance from the Urban Development Department (UDD) for ph-1 of its Sanjivani Integrated Township project at Urse on the Mumbai-Pune Expressway. Ph-I of the project is spread across an area of 242 acres with a saleable area of approximately 6 million sq-ft. The 1st sub-phase launch is expected in H2 FY15 and will involve the construction of villas and residential towers together with a golf course, commercial space, school and hospital.

I am agree with You Ujwal. Wagholi has become the most sought after destination for property buyers and investors. Apart from that, Wakad which is situated under the NH-4 Bypass has also seen consistent price increase in the past 2 yrs. It is an affordable option for people working in nearby IT companies. This is due to good connectivity, thriving Social & Physical infrastructure etc. Average property price in Wakad is Rs.5800/sq-ft. Both above mentioned localities are good for end users as well as for investment purpose.
Either you buy or invest your property in Wakad or in Hinjewadi. There are lot's of similarities in these two areas and favorite among middle class home buyers. But remember one thing that Hinjewadi Real Estate Market offers you choices in the luxury segment. Hi Vinay, I would like to suggest you to as for the RERA Registration number before going for it. As it is a under construction project, so it has to be registered under RERA otherwise, it will considered as illegal. Try to negotiate with the builder, you can get a good price. Its current asking rate is Rs.5800 per sq-ft.,
Yes, i am agree with Upendra. The current rate in Perfect 10 is 5800 per sq-ft. Two variants are available, 1010 - 1095 sq-ft for 76L and 72L respectively. The project might be in prime locality but does not have quality. No timeline on completion certificate for A1 and A2. Amenities including club house and park are not progressing as expected. It is impossible to complete them by March 2018.

Hi, I am one of the owner of flat in Shagun Perfect 10, Balewadi, Pune. Builder is planning to charge owners from March 2017. We are facing many difficulties from the beginning of our flat possession. Main door laminate is the worst. Polished applied on all doors in the flat is of bad quality and it has started coming out by simple cleaning by cloth. Apart from that, claims of quality made by sales and engineering team, all becoming false by each passing day and I am loosing trust in the claim and in this project.

Hi, I am one of the owner of flat in Shagun Perfect 10, Balewadi, Pune. Builder is planning to charge owners from March 2017. We are facing many difficulties from the beginning of our flat possession. Main door laminate is the worst. Polished applied on all doors in the flat is of bad quality and it has started coming out by simple cleaning by cloth. Apart from that, claims of quality made by sales and engineering team, all becoming false by each passing day and I am loosing trust in the claim and in this project.
Hello Ambika, I have already booked a flat at Perfect10, Balewadi, Pune. The ambience is just awesome. At first even I was worried about the booking, but after visiting the site I have have found the basic details which has satisfied my expectations. I would recommend you to visit the Perfect 10 site once. And most important points which i would like to mention here that this is a RERA approved project and its registration no is P52100001096. So, i think it will be a safe buy.

Q: Hello, I have two 1 BHK flats attached internally. However as per Index 2 and property tax bill it is a single flat. Now I am using one 1 BHK and second one is rented out. Please tell me, as per law can society charge me double maintenance. Thanks you.

If you have one flat in your name then society can technically send you one bill and you have to pay only one bill. One solution for the same is convincing society to raise the bills on per Sq-Ft (on area) basis. In this case, almost all maintenance heads are apportioned on flats carpet area and thus bigger the flat bigger is the bill. Here are the list of documents you have to verify before buying a property. a) read the title deed carefully, b) check the sale deed of the apartment, c) building approval plan, d) commencement certificate, e) encumbrance certificate, f) land use conversion certificate, g) completion certificate and, h) occupancy certificate. Q: Builder has not informed residents that he has formed Apartment Owners association. He has a receipt book that says Saras Apartment. Is there anyway flat owners can find if Apartment is registered or if builder is just fooling us? Builder does not call meetings, he collects money but never gives details of expenditure and he does not take opinion of flat owners before spending money, Builder holds the accounts and he just tells us to contribute 5000 Rs or 30,000Rs and flat owners have to give money. What can owners do?

You can verify it on Registrar of Society office. And do not pay any maintenance charges until builder gets ready to give you the expenditure detail. Take the advice of a legal expert on this matter, I am sure he will help you.
Yes, I am agreed with Sharbani. Before registering an apartment under Apartment Owners Association, a builder has to call or inform all the society member. The minimum number of individuals required to get together to form an association is seven. These would unanimously elect by residents of the society/building. Representatives get together for a memorandum. The association needs to be registered and the following information is mandatory: 1) Proposal letter addressed to the Registrar of Societies, signed by all executive committee members, 2) Name of the association, 3) Address of the association, 4) Proceedings of the first general body meeting, 5) Memorandum of association, and Standard fee.

Hi Ujwal, Sunshine Hills 2 by Shagun Developers located at Pisoli, Pune is an under construction project and offering 1 and 2 BHK residential flats. Variants are available from 590 sqft (Built-up area) in 1 BHK and from 1010-1020 sqft (Built-up area) in 2BHK. Its current asking rate is Rs.4900 per sqft. The project is almost completed and possession by December 2017.

I have read some negative reviews about the project such as seepage issue and bad construction quality. Hi, Ujwal, NIBM is a good locality for investment. It has an advantage of being closer to MG road. The transport system in the locality is good. The area is about 6 km from Magarpatta IT hub. The known neighboring localities which are within 3 km distance area Undri, Mohammed Wadi, and Kondhwa. The transport system of this area is good. Earlier, there were no frequent buses but now PCMC has started the buses that run often within the specific timing. NIBM Road, Kondhwa Road, Kedari Nagar Road, VR Shinde Road are the major roads passes through the locality which further connects it to the Mumbai Highway via Wanawadi Road and Parvati Road. Pune Junction is the nearest railway station to NIBM Annexe. It enjoys excellent connectivity to Pune International Airport which is located at a distance of 14.4 km via Airport Road.
