The recently built bridge across the Hindon has been very helpful to daily commuters. Another point of the city where there are frequent traffic jams is Mohan Nagar T-point. The authorities are working towards making it chaos-free. GDA is also welcoming ideas from people to make the city beautiful. Hi, yes prices along the Yamuna Express Way have gone many folds. When I investigated, I hear that it’s the development authorities who have increased the prices. Good to know that you are planning to buy a residential property on the Gurgaon-Faridabad road. The area offers great value for money deals and good possible returns for a period of five to seven years. You have not mentioned whether you are seeking property purely as an investment or you actually plan to live in the apartment. Gurgaon Faridabad road is still developing and a number of real estate Townships are coming up in the region. As of now only one township by Ansals is complete and the number of people who have moved in the township is quite low. The possible reason could be some law and order problems in the evenings in the area. If you want to work without representation wherein you will have to deal with the agent directly or you want to hire a personal agent. In case you decide to have a personal agent, you should interview a number of agents to find an apt and comfortable agent. Avoid interviewing two different agents from the same company.

Yes, CM of Delhi is coming up with 50,000 houses in Rohini Sector 21. It is decide that 50,000 low-cost houses will be alloted within five months, which would be free for those belonging to the schedule cast category.
According to the news , these houses will be allotted to urban poor people who are registered with the government's JJ clusters . Also i have heard that flats would be provided to SCs for free, whereas for other eligible families a loan would be arranged in order to meet their contribution.

Hi, Jitendra, yes the project has been approved by all the concerned authority. I had a word with the sales executive and they gave the information. There is an availability for 2 and 3 bhk. The 2 bhk is 1075 Sq. Ft with a price of Rs. 57 lac.

Guys , moreover did you know that a single realtor drains out nearly 2.5 crore litres of water while constructing a basement for a multi-storey building. And just because Greater Noida city magistrate Pushpraj Singh Singh sealed a construction site on June 10 on the Yamuna Expressway for violating the NGT order and on June 17, he took action against another prominent builder in Greater Noida following June 19, when he again censured a Noida-based prominent realtor for letting go groundwater down the drains in violation of the green tribunal’s order, he has been unfortunately transferred to favour the builders. Such is our government.
I like the way, the discussion is taking place :) I would like to add that It is not only builders who use this ground water, there are many illegal water packaging companies who are also extracting groundwater. As per submission of a water packaging company to NGT, it extracts about 55,000 liters of groundwater in a day. On an average, 100 companies in the district extract one crore litres of water. For a litre of mineral water, they waste 5 litres of drinking water. That is shocking and worrying.

Basically, this is a mix project...He also commented that Wave City Center brings you fully furnished Studio Apartments and 1BHK Apartments, when ready, you can just walk in and set up a home, an office, a showroom... letc how much it delivers in reality.

Hi, yes its bit tough to get details about the project. The phones numbers are not receiving and all.. This is a studio set up unit.They only have 1 and 2 bhks.

Yes, the news is true... according to the news updates the north-eastern parts of India is going to witness an enhanced connectivity and development in the upcoming years. A new international highway from Uttar Pradesh to Thailand is proposed and will be referred to as Asian Highway 1.

Hi, this is a project by Lotus, who is a good and reputed builder. They are coming uo with many projects like lotus peak, Lotus Bolevered and all... This is one of them, they are offering 3 and 4 bhks, with a sq ft size of 3650-4300-5300 sq ft. The price they are quoting is Rs 6905 per sq ft as BSP then additional charges.

Yes thats true and this is a major relief to its residents, the New Delhi Municipal Council (NDMC) has launched a scheme to sanction building plans online.No one has to stand in the queue for the signatures!
I guess this is a good idea and an attempt to save time and energy. People will now be able to apply online for getting their building plans approved by the NDMC. The idea will also help making the system transparent

Q: I want to know about project OZone Klassic in Rajnagr extention near VVip builders? is this project is genuine as they did'nt have approval from authorities yet. is this will be good investment or not?

I have checked the price trend of the area and the average price rate of the area is Rs 3100/Sq-ft. The price shoot up during April-June 2011. The highest value went upto Rs 8300/sq ft. Hi everybody, But it is also heard that Raj Nagar Extension is an adjoining perennially green and unpolluted belt, owing to the fact Ghaziabad Development Authority has declared 500 acres along Hindon river as a green belt and banned all construction activity in the area. Is Ozone Classik a worthwhile project to invest?

Q: I heard the news GDA launches new housing schemes for 1979 Multistorey flats.

Hi Mr Roy, Yes I heard the news , GDA going to launch a new housing scheme in Rajnagar extension, Ghaziabad and the project for the housing scheme will be constructed over 20,000 square meter land. The GDA developers will construct G+10 and G+12 floor group housing towers, 2 BHK and 3 BHK flats will be developed in these towers. This new scheme by GDA is expected to launch in New Year.
Hi Guys, Well that's right guys, ICICI bank is also providing the loan facility for this scheme . The successful candidates will have to pay 20% of the estimated cost of flat within after 2 months of the allotment by cash or through Demand Draft. Rest 80% amount can be paid in 15 years 60 quarterly installments with 7.5% interest. If the applicant can pay the full amount of the flat within 60 days after the allotment, he/she will be eligible to avail 5% discount on the cost of the flat.

Hi Vishal, According to me, the need for completion certificates of projects at the time of registration has been done away with completely, while submission of deeds of declaration has been made mandatory for those projects sanctioned by the development authority after 2011. While we know that both Completion certificate & Deeds of declaration are very necessary for any residential project.
Hi Vishal, In my point of view, the administration might allow for registrations based on partial completion or do away with completion certificates, but it will provide a self-determination to developers to hand over a project without fire, electrical and other clearances. Unauthorized flats will also get legalized through this.
