Q: Hi Folks, I am planning to book a 3 bhk in Confident Aquila this week. Over all this area is quite remote and just 2 km from Sarjapur village and is also under BMRDA. As per my understanding, properties under BMRDA do not appreciate as much as the ones under BBMP. Over all I needed some inputs on whether this can be a good investment from future rental point of view. Do let me know your inputs, I am unable to find any reviews online.

The apartments far from both the entrances in harlur road and lakedew road and HT wires are also a concern. Hi Sarvani, While booking you have to check if the builder has mentioned about OC in the sale agreement. It is very difficult to get an information about OC because OC is given only after the completion of the project. Some times builder also do not mention about OC in sale agreement.

My comments to replies
Do not take a flat with this builder. Specially Vandana Tejyesh. This builder is crap. I have own a flat in Vandana. There is no provision of water drainage in the society. Everything will goes to STP. Construction quality is very poor. The slop of multiple floors is in opposite direction. Builder is delaying the project a lot. Yeshwant, one of the partner is very arrogant and he has no business with issues. Water pipes goes through flat balconies however those can be put outside. Even they are not covering those pipes.

The approval is still under process and they have got the approval from BBMP till 3rd floor. So they are waiting for the approvals after that they will launch the project.

They are quoting Rs 5400 as the pre launch offer and the rates differ after third floor. The project is approximately 4 kms from Manyata Tech Park. Rich Tribute is their first project so cannot comment on their construction and commitment.

Why buyer should know property pricing break-up before buying a property?
Some times builder give you lump sum price for the property you are buying. It is necessary to obtain price break to get a clear idea of what all charges the builder has builder has included with the apartment basic cost. Also make sure the cost breakup is included in the agreement so that it becomes legal binding.

Chandrapura in Bangalore South is one of the good residential place. The close proximity to Electronic City make the place a preferable one for the techies who work at Electronics City. When you buy a flat you buy two things from the builder 1. Undivided Land of Share and 2. The flat. Both VAT and Service Tax (Service Tax @ 12% on 25% of BASIC Price ( if Land Cost is included ) otherwise 12.36% on 33% of Basic Sale price ) need to be paid on no 2 and not on no 1. Make sure you get a TAX invoice for those if builder is not giving you the TAX invoice then dont give those amount.....rest of the things as KTPCL+BWSSB + AMMENITIES are chnarged at 12.36% ....BUT Parking could not be chnarged for service tax as , as per SC decision Parking slot is not an extra service but the part of construction itselfWhen you buy a flat you buy two things from the builder 1. In the July-Sep 2014, the locality ( BTM Layout) price appreciated to Rs 5295. It depends on what kind of apartment you have 2/3/4 bhk. Currently the rate per sqft going on is Rs 3100 and the price of apartment in this project ranges from Rs 34.93 lakhs to Rs 42.86 lakhs approximately.

Hello Mahajit, It is my advice to all apartment seekers, first of all, go the project site of Palm Grooves, Chandapura, Anekal Road and ask for all the legal approvals and take the copies of the approval from the BMRDA etc and check whether the construction is going on and take a set of land papers and take the advice of an advocate and if all these are through then you can go ahead and book a flat at Palm Grooves or whichever, talk to them about the delay in the completion beforehand. Q: I have a plot (with the house built) within a gated community on the main road which is open to public and the road is a connecting road between neighbouring layouts. The road is become a very busy road, and noise and has no longer viable for resident purposes because of the noise. I have been trying to rent it out for the last 2+ years but unable to get tenants because of the exact reasons mentioned above. I live outside the city because of work reasons and cannot occupy the property myself. The association says the property cannot be converted to commercial, with the given situation this cannot be rented out nor can we sell the property. I believe BBMP has given approval for other properties outside the layout (in the same road) for making them commercial. Please advice what are the rules around BBMP to get the property converted to commercial and what takes precedence over the property BBMP or the association. Appreciate any suggestions.
