Thanks, Gaurav what I know regarding benefit of property tax is that the total amount of interest deduction is restricted to Rs 1,50,000 if the property is self-occupied. Hi Ramana, Ofcourse you can invest in MS Supradeepam and I think its worth to do so because MS Supradeepam is one such project meant for gated community. As it is located close to bus stands, hospitals, multiplexes, banks and education institutes, prices will definately take an upbeat in future. K.K. Nagar is the residential destination in Chennai and currently witnessing price dips due to traffic congestion and lack of improvement in physical infrastructure. Hi Mr Kumar, As per my knowledge, neighbors should have collected the maintenance bill from previous owner ,not from you. Now this house belongs to you not to your earlier owner. You are suppose to pay the bills & maintenance charge after being the title holder of the flat. It is not possible for you to clear the dues of previous owner on account of maintenance done by other flat owners.
Hi Pavan, In my point of view, it is not a co operative society ,so they don't have the law or authority to recover the dues from you. Well they can ask you to pay the amount from the month you purchased or started staying. Issue them a notice that you are not bound to pay the due money & that due money is not your fault.

Hi Mr Naidu, As per my knowledge, due to higher liquidity, banks have started recently sending mails to customers or non customers about pre approved loan availability. This is a method to make possible applicants feel more secure and confident about the loan sanctioning process for their specific case.
Hi Mr Naidu, In my point of view, Pre approved loans are just approvals given by banks for a large amount. Such sanctions would be given up to an eligible amount and are generally accompanied by letters mentioning approval for the home loan. But how far it is help full that you will know while discussing with bank executives.

Hi All, According to me, if the payment was missed but if it was repaid within 90 days, you can expect the score to bounce back to the original score within a short period. It is possible to reach close to the original score within 180 days of missing such a payment. However if the payment was delayed beyond 90 days, it will be considered a major default, thus affecting the credit score over a longer time.

As there was road blocks & protests due to this project, Govt. is pending this project now. So in my point of view, just wait for a while & watch what's happening ? After that you can decide whether to invest or not....
Hi Ranjan, I came to know that last year, CMDA had secured the government’s nod for setting up two terminals at Velachery and Madhavaram at Rs 80 crore to decongest CMBT and nearby stretches. However, the Velachery plan was shelved as it could affect the alignment of the proposed monorail. CMDA has now identified 60 acres near Vandalur to construct a new bus terminus that has evoked opposition from a section of the people. It is a development work aimed to ease congestion. Hence, it would not be shelved.

@ Mr Alex, Yes that is true, there was some civic issues in this area. But things have changed now. Now a days there is no such issues because The Chennai Metropolitan Water Supply and Sewerage Board or Metrowater has done comprehensive underground sewerage and water supply project in the area that is reeling under a severe water crisis.

Hi Mr Alex, The procedure for getting approval for plotted development and apartments varies. In Chennai, the general path is that one has to submit the application with the required forms and documents along with the defined fee to the local body, which in turn forwards it to the regional office or the composite local planning authority, as applicable.
As per my knowledge, approvals are very much necessary. sometimes it depends upon the area . But CMDA, DTCP, TNHB approvals are very much essential in chennai. Before buying any property be sure that property has approval from any of the above said authority. The respective scrutiny body then advises the applicant of the outcome. If successful, the applicant has to pay the required fee to get the approval. The government then issues an order to formalist this approval.

Hi Prabhu, Perumbakkam area is a nice location, calm place with good ground water reachable for all its sectors and main junctions like Tambaram and medavakkam. My personal advice is check the flats which are in readiness to occupy state verify all the documents and if you are planning to go for home loan go to SBI they will verify all the documents.

Sarvam is at Velachery which is one of the most in-demand locations in Chennai. The project has best of features. When i enquired about 75% was sold out and they said its almost completed. Investment-wise it is a great choice.

HI Gaya, Sarvam by S & S Foundations in Velachery, Chennai is a good project and is now completed. Ready-to-move since November'2015. Completion Certificate has already been issued. HI Gaya, Sarvam is at Velachery which is one of the most in-demand locations in Chennai. The project has best of features. When i inquired about 75% was sold out and they said its almost completed. Investment-wise it is a great choice.
Hi Ramana, I think they are reputed builders. They have delivered many projects like Sai Sadan, Sai Sangirth, Sai Srestha etc. Have you heard of any complaints.??

Q: I am an investor of Aliens Space Station. House of Aliens is a name that I got familiar with when I lived in Hyderabad. Living in such type of buildings was a dream because of the wide pavements; importance on helping residents to maintain a healthy lifestyle and sheer design of the buildings. The amenities that this company offers are world class. If the electricity ever fails, the elevators are still running. Water supply has been taken care of, and I love the fact that they insist on sustainable development.

The builder is planning to give the possession by end of this year. Appaswamy Platina offers 2,3 and 4 bhk apartments and the price of the apartment ranges from Rs 41.59 lakhs to Rs 1.37 crores approximately. So the cost will depend on what type of unit you are planning to buy.
How many towers, apartments and what will the structure? Which all financial institutions are providing home loan for this project?

Hi, I would like to go for an under-construction project because as per RERA guidelines if you are buying a RERA registered project, the builder is responsible to give you possession on time, otherwise, they have to pay penalty for the delay at the rate of 10%. Do your all due diligence before booking your flat. Thanks

Hello Vinod, Did you visit the project site? I think you should visit the project site once and ask for all the legal approvals and then you should decide whether you should go with this project or not. Appaswamy is known for start project without any approvals. Their projects are delayed for more than a year. You can also ask for the CMDA approvals. I also advise you to verify if NGT clearance has been obtained for this project before investment.
Yes, I am agreed with Rangaraju. There are lots of negative reviews against this builder and their projects and all their projects are getting delayed by 1-2 years. Ask for all the legal approvals, verify it with the property lawyer and then go for it.
