Hi Naidu,The tax benefits start only from the year in which you obtain possession of the house.In the year of possession, you would be entitled to claim the deduction of interest for that entire year plus one fifth of the interest payable during all the preceding years on this loan.

Thanks, Gaurav what I know regarding benefit of property tax is that the total amount of interest deduction is restricted to Rs 1,50,000 if the property is self-occupied. No deduction can be claimed on the principal repayments made during the pre-construction period, but Principal repayment deduction too is available from the year of possession.
Hi Rama, Yes, you are eligible to claim home loan tax benefits even if you have two properties. In fact, the tax rebates are nothing to do with the number of properties. One can enjoy claims on tax deductions a housing loan on any number of properties.

Hi Karhik...the buiders generally do the promotions of their project prior to its delivery. Don't worry..Real Value Padmalaya is under construction and will hopefully complete very soon.
Real Value Padmalaya approved by DTCP. The model flat is already built in the site for visitors. The plans and the video of the project are available in the website. This project is spread on 8.5 acres of land and In phase 1 & 2 there are 4 blocks A & B, C & D for which booking are open. They are ready to hand over this project till Dec 2017.

Hi Viswanathan, you are right. But still there are some builders who still charge for parking space and innocent buyers are charged twice for the same parking space :(
If builders take some amount initially and give buyers a basement parking then there is no harm. If the parking space is not allotted, it will create problems for residents.

Chandra Vista is a great project with 3 and 4 bhk homes. I was told that a total of 49 units are there in the project. They are getting filled up fast. Price starts from 86.4 lakhs.

Hello Javed, Units such as 2bhk and 3bhk. The price for 2bhk is around Rs 29 Lacs for 990 sq ft and for 3bhk it would be Rs 37 Lacs for 1260 sq ft.

The price is currently somewhere around 3300 per sq ft. This would seems to be the best time to invest before rates go up any further for the whole belt.

Q: I purchased a flat in Chennai, which is not in an co-operative housing society. I had checked that previous owner has already paid Property tax, gas bill,electricity bill. But earlier owner has not paid the maintenance bill of nearly 10 months. Now other flat owners are asking me to pay. so what I should do ?

Hi Mr Kumar, As per my knowledge, neighbors should have collected the maintenance bill from previous owner ,not from you. Now this house belongs to you not to your earlier owner. You are suppose to pay the bills & maintenance charge after being the title holder of the flat. It is not possible for you to clear the dues of previous owner on account of maintenance done by other flat owners.
@Mr Pavan Kumar, What i am saying is as it is not a co-operative society flat, it must not have any laws governing the rules of recovery of aerier maintenance charge. If you not pay the money nothing will happen to you legally but there is a chance of other flat owners will go against you. Because they are taking care of flats maintenance by themselves .

This is a method to make possible applicants feel more secure and confident about the loan sanctioning process for their specific case.

Thanks dear for updating reality of Chennai but I read somewhere that the vertical growth of Chennai has changed the face of the city. The infrastructure needs to improve and should be ahead of the real estate development as the real estate depends on the infrastructure and its progress.For the buyers, infrastructure is the factor that influences their decision. Developers are also taking a huge part in the development of the infrastructure.
I think redevelopment of old location can also give real estate boost. Mount Road or Anna Salai has been in news for not only the metro. There is a long overdue redevelopment plan along this 12 km stretch which is an important transit corridor with many commercial buildings and offices in its fold. A higher FSI and a detailed land pooling plan is the need of the hour.

Hi Pavan, I heard in news that , real-estate developers in Chennai are seeing high land costs and regulatory overdrives eating into business potential, even as corporations wait to set up offices in the city. At about 1.5 million sq ft, new commercial realty that came up in 2014 was the lowest in a decade.
@ Pavan, Against average demand of about 4 million sq ft, the supply will barely touch 2.5 million sq ft in the coming years, according to different sources, which said there was a clear possibility of the shortage of space driving business to locations such as Bengaluru, the top destination in South India for commercial real estate.

Hi guys, few days back, I have contacted this builder and taken full details about this project. The concerned person is very good and provides full details of my queries. They quoted Rs 3850 per sq ft for me. As far as construction quality is concerned, they said that the rating agency crisis has given 5-point scale and I like the layout plan for this project for 2 BHK.

Hi Prabhu, Perumbakkam area is a nice location, calm place with good ground water reachable for all its sectors and main junctions like Tambaram and medavakkam. Just now see the above post, thought of sharing my views that the Malles Constructions is renowned for its affection to create high quality homes & our dedication to perfection.The project is in Perumbakkam, which is around 15 kilometres (km) from Chennai Airport and is in proximity to the IT corridor in Old Mahabalipuram Road (OMR).
Any idea about the UDS they are offering in Aashira? I found the UDS very low when I enquired abt Altius.

Q: Hi, I am planning to buy a 2BHK house in this project. I would like to know if investing around Rs 45 lakhs in this project is a good idea? As far as I know, it is competitively priced at Rs 3199/sq.ft and it is just 1.7 kms from Navalur main road. It would be great if someone throws more light. Also, can someone say how prompt and good are Casa Grande? Thanks in advance!

Q: I am planning to shift to Chennai from Bangalore .I need a 3 BHK flat in Chennai. How abt Pristine Pavilion which is located near Guduvanchery by DRA ? They have completed lot of good projects in Bangalore but not sure abt Chennai. What do you think about the project and the Builder?

Pristine Pavilion is one of the good options in Chennai residential market. DRA Group has also launched their Phase-2 of Pristine Pavilion in Mahindra City. They are giving semi-furnishing for the apartments and also 3 years assured rent. The price is also competitive. I have visited their site last week. It is located right inside Mahindra world city and very close to Mahindra's Research Valley. DRA has handed over their Phase - 1 in Pristine Pavilion. Construction is good. Q: Hi ppl! Just wanted to share a great news that Signature City is ready to move in now! I loved the project so much because of the impeccable quality and great location. Now that it is ready to move in, I'm really excited. We are in the process of booking a flat and i just thought i'll share the happiness. It is a great project and i would recommend to all home-buyers to check it.

I've just got a mail from KG Builders, confirms that they've receives the CC from CMDA with an official link. This good information has been a long time coming. Now that it's ultimately here, according to KG, A, B & D Blocks of the buildings will be ready to occupy.

Professional working in the IT hubs of Siruseri, sholinganallur, Kelambakkam can have satisfactory connectivity by way of OMR to this locality. It is usually available to Urappakam and Tambaram via Vandalur Kelambakkam street. The residents of Padur can easily reach these nearby localities for shopping and other needs.

Hi Prasanna,Last month I visited the site and I found that the construction is going on. What I observed while my visit is that till 5th-floor construction are completed. Yes, I think construction is going slow due to climate and flood in the Chennai. Thanks
Real Value Padmalaya approved by DTCP. The model flat is already built in the site for visitors. The plans and the video of the project are available in the website. This project is spread on 8.5 acres of land and In phase 1 & 2 there are 4 blocks A & B, C & D for which booking are open. They are ready to hand over this project till Dec 2017.

HI Gaya, Sarvam is at Velachery which is one of the most in-demand locations in Chennai. The project has best of features. When i inquired about 75% was sold out and they said its almost completed. Investment-wise it is a great choice.
When i approached to this project, i found that Ramaniyam is building a new project on the same stretch just 2 buildings before sarvam. They offered 2 parking bays and the price quote is 5400 almost the same as sarvam , so now am confused . Why there is one car parking in Sarvam?

Yes the project seems to be a good choice. The plus point about the project is that it is a completed one and has received all the necessary approvals. Moreover it is a project by Mahindra Livespace Developers, one of the reputed developers in the real estate industry and they have successfully completed many projects.
