Right now the price is around Rs 9005 per sq ft. Hi Jashan I have enquired about the project to a broker,,, found it quite good and affordable for a life time ! The floors are in two different plot sizes of 269 & 330 Sq.Yds. Each condominium has secured entry with video phone on main door and an emergency buzzer. The basic price for Ansal API floors goes from 1.25 Cr to 1.95 Cr. Dude , I would go for Emerald Floors, they are offering exclusive independent low-rise luxury homes at Emerald Hills.The project is well located with Golf Course Extension Road,Faridabad Road,Sohna Road. Hence for investment purpose I would go for this.
True Sarthi I would also vote for Astaire Gardens is a luxurious township in Gurgaon that enjoys excellent connectivity through NH-8, Sohna Road and the Golf Course Extension Road. They have a decent price and good for end use and investment!

Hello Manisha, Sohna has started its tiny steps towads development with the Sohna master plan 2012 which plans to create an IT hub here. Also, under this plan Industial model township(IMT) sohna is being projected and there are a lot of residential and commercial projects that has been started around this. Many people have opinion that sohna is good for a long term investment say 5+ years and with less capital.
Hey plots and apartments are available with many reputed builders selling both. One can easily get a 2 BHK at 12-15 lakh range in Sohna now in underconstruction and soft launch projects, if you are a professional worker in Gurgaon, Sohna would be a affordable housing option for you.

Hi Harmeet, sohna is 42 kms away from Indira Gandhi International airport which comes to just 45 min drive on sohna road and gurgaon expressway. The nearest railway station is Gurgaon railway station that is 28 kms. There are many interstate buses and local city transport buses that connect sohna with Gurgaon.

Hi Manisha, the main real estate developers in the area are Ireo, Parsvnath,Homestead, Raheja, Tata, Silverglades, Goldsouk (commercial) who already have landbank in Sohna which is known. Many of them are comming up with townships and affordable housing solutions with towers and 1/2/3 BHKs as well as plots in gated communities.

Hi i would like to list out some ways to save water on the domestic front... * use water saving devices- like washing machines that consume less water.... *install water meters on all consumer s and have progressive water tariff structure. * Audit water balance periodically *Sewage and other used water- piped out separetely.

yeah...i remember that the project had launched with 952 and 1300 sqft houses at a price of Rs 2300 per sqft which have been completely sold out and now the project is priced at Rs 6975 per sqft.

Manesar its prices 2200-2400per sqft while dharuhera land is at 1100-1400per sqft. But NH alone cannot determine the development and liability of the area… Gurgaon and Manesar is most liveable with internal roads developing rapidly and having provision for basic amenities.. but it still will take 3-4 years to be actually livable. Bhiwadi, Dharuhera and Neemrana are also seeing progress but slowly compared to gurgaon and manesar…
ya, you are right sarthi, there is much more to be done. hopefully the 2031 masterplan, KMP highway and teh DMIC will all have its impact and slowly ,,,but most probably in 10 years time all these areas will be liveable...

Hello, this project is around 500 mto the backside of the commercial projects on sohna road...so its suitably located with not much traffic noise..., the sector roads are all done and this is after the badshapur village...
the project is an undervalued one..because of the builder reputation... the work too cann not be said is very good..its an ok ok project and good only as investment with an idea to resale when price increases...this is what i feel.

Hi Sumit, i think you do have a deal in Rs 4000 /sqft and banks like SBI and LIC is giving loans for the project. The banks does a variety of checks and verification before approving and EC , NOC, HUDA approvals and all relevant documentations are verified. So Im sure that the documents are all in place and there is nothing to worry about..

Hello Dhiraj, that will depend on a lot of factors like feasibility, the amount you wish to invest as well as property types that interest you . I personally will prefer say National Highway­1, National Highway­2 and Neemrana on NH­8.

Hi Ajay, i was speaking to the builder about this project and was advised that they have approvals for G+20floor.. SBI ? I never find any project in noida extn which is funded by SBI...
Well , the builder did mention SBI when i enquired about nationalized banks that are giving loan.... you can cross check with the builder or some known person.. I also heard that SBI funds only after the construction starts.

Hi Debanjan, the current price is around Rs 2900- 2990/sq ft. there are 2 bhks of 1010 sq ft and 1130sqft available. There are also 3 bhk and 4 bhks apartments planned.

Well, the construction is ongoing. almost 50-60 % is complete, the builder says a tentative time of 1 and half year for possession of this flat... Amenities like club, swimming pool,gym, yoga centre , food court etc is planned. There is also provision for bank cellar or locker s for owners,guest rooms at the club house, shopping arcade within the complex, reading rooms, lounge and a host of modern amenities are being provided for.

The 1000 trees select is in Sohna, before the town and on the highway.. its approximately 10 kms from the Gurgaon border and about 20-22kms from Rajiv chowk. The project s on the 4 lane highway that is soon to be made into a 6 lane highway. The project enjoys excellent connectivity and comes with a variety of facilities on a 10 acres township with G+19floors.

Hi jay, sector-44 is good residential area in term of locality and connectivity. Hi, In my point of view, In year 2009 , this location had price up-to 5000/sq-ft . Well it showed constant improvement in year 2011,2012 & 2013. After a lot of ups & downs it touched price 12300/sq-ft in year 2014. In this trend ,clearly it showed 12.96% improvement. Connectivity point of view this location is best and fully communicated with other near by sectors .Metro Station, Schools and Hospitals are easily approachable. Definitely appreciation will be good .

Is it possible to Convert Leasehold to Freehold Property?
You can easily convert your leased property into freehold if you have the GPA (General Power Of Attorney), a clear Sale deed and a NOC (in case the land is under mortgage or rent) with you. In addition to this, you need to pay a conversion charge to the authorities as well for the change in status . In case you own a home built on leased land in Delhi,then there is good news for you. DDA has recently approved a proposal that states conversion from leasehold to freehold on the basis of registered Agreement to sell and GPA only. You can also get the property converted on the basis of house tax assessment or proof of permanent electricity connection in case of non-sanctioned building plan.

Hi Madhuparna, As per my knowledge, The purpose of collecting Sinking Fund is to accumulate and keep sufficient funds with the society so that the property of the Society i.e. building can be reconstructed in future. The contribution to Sinking Fund is a statutory obligation.
@ madhuparna, On the resolution passed at the meeting of the General Body of the Society and with the prior permission of the Registering Authority, the Sinking Fund may be used by the Society for reconstruction of its building/s or for carrying out such structural additions or alterations to the building/s as in the opinion of the Society's Architect is required for carrying out such heavy repairs as may be certified by the Architect.

Hi Jashan, As per my knowledge, this step taken by Govt. will definitely make some difference in India real estate market. Although this step ,they should have taken at least 5-10 years back when India economy was growing. The Union Cabinet recently approved the creation of a real estate regulator in India, which aims at increasing transparency within the real estae regulator.
Yes mahek, I completely agree with you. According to me If a builder is building five projects per year, now he will be able to do just two to three at the most. The smaller builders will bear the brunt of this. The supply-demand gap will be adversely impacted. Regulation is a good idea as it will bring in transparency.

Hi Sonia, Gurgaon has been the hot-spot for Real Estate investments since last decade and a half. The compounded annual growth rate of property prices in Gurgaon have beaten all other cities in India. This growth was extremely due to strong growth in corporate office space in the city. The office and residential space development in the city has been led by private players while infrastructure is being built by Haryana Urban Development Authority (HUDA).
@ sonia, Golf course extension is an extension to the premium Golf Course Road. The area is at a 30 minutes drive from Indira Gandhi International Airport and is well connected with other areas of Gurgaon. Phase-2 of Metro in Gurgaon is also planned along this Road. This area has a mix of both commercial and luxury residential developments. Major developers in this area are DLF, Ansal, IREO, Tata, Emaar MGF, Unitech, M3M etc.

Yes, in the previous two financial years - 2014-15 and 2015-16 - circle rates in the city were kept unchanged but failed to lift buyer sentiment. But if the Haryana government approves the proposal this time, it will be the first time in recent history that Gurgaon, a premium real estate market, will see the circle rate graph slip downward.
It is a good news Jay. Because some areas, existing circle rates are higher than current market rates of land and need to be rationalised. Circle rate is the minimum value at which sale or transfer of a plot, a built-up house, an apartment or a commercial property take place. Buyers also pay stamp duty according to the circle rate.

It is a good move by the Haryana Governement as market rates have come done in certain areas but circle rates are still high. It will really give some relief to the property buyers in Gurgaon. The circle rate cut will reduce overall cost as these rates are the basis for tax calculations.
This circle rate cut will give relief to both developers and buyers. Developers were confident that investor sentiment would significantly improve with the rate reduction. It is seen that property prices have dropped over the past couple of years, creating a gap between the transaction value and circle rates. Buyers are forced to pay additional stamp duty and capital gains tax on the differential value as well. This results in an extra payout.
