Abhee Developers are not providing OC and its a B khatta property as per the builder sale personel..
@Vishal, Yes we can convert B Khata to A Khata by paying betterment charges. But OC is also mandatory. The Karnataka Chief Minister said that the government plans to take stringent action against those errant builders flouting building bye-laws by not providing home buyers with an Occupancy Certificate. Thousands of home owners are facing a similar plight of not being provided with an OC.

The Bangalore Development Authority (BDA), which is generally chock-full with applications for site allotment, is now running on a different track as it has been receiving numerous requests for refund of lately. Allottees of BDA sites no longer wish to be a part of the project and are seeking a refund of the deposit money, paid in advance.
BDA officials corroborated the fact that more than 5000 applications for deposit money refund have been received by the civic body in the last three years. According to market news, the refund amount ranges between Rs 60000-Rs 3.2 lakh.

I do not completely agree with you. You cannot get to know about the track record or reputation of the builder from the builder itself. I agree you should depend on forum for details but you can cross the documents etc with the help of a lawyer.

What will be the appreciation rate? How is the connectivity from the city?
Connectivity is very poor unfortunately. It is better if you have your own car or vehicle as frequent buses are not there from city centre to Nandi Hill but BMTC buses are there till Bangalore International Airport. Nandi Hills can be a good option for long term investment but not for end use purpose. In the morning and evening there are direct buses. The KSRTC bus to the top leaves at 8:30AM from platform 10. Returning direct buses from the Hills to Banglore leave at 2:30PM, 4:15PM and 5PM.

Hi All, I have booked the apartment in VSR Ventures on Apr 2015. So far experience is good. I got loan from SBI. Before booking the apartment I have verified all the documents with lawyer. Everything is fine. But only concern about completion of the project. When I booked initially they said Oct 2015 but now seems to be wont be completed by Dec 2015 end. They are saying work is slow due to sand unavailability. But I need to figure it out, how much true this info. I will update you further info. Suresh Kalaga, Bangalore

Q: Various residential projects have come up at Sarjapur, Sarjapur Attibele Road and Attibele areas in Bangalore since the past couple of years. Construction is also in full swing. Some of the reputed builders of Bangalore are having their projects in all the three places. The distance between Sarjapur and Attibele and the entire stretch of Sarjapur Attibele Road is around 10 kms. However : (1) There is a vast variation in the prices of property at Sarjapur, Sarjapur Attibele Road and at Attibele. (2) Sarjapur quotes in the range of Rs.4000-5000 p.s.f, The entire stretch of Sarjapur Attibele Road quotes in the range of Rs. 3000-3500 while Attibele is quoting at around Rs.2500. Why the price difference ?? Does investing in Attibele instead of Sarjapur or Sarjapur Attibele Road offer better chance of price appreciation ? Does investing in Attibele offer better growth opportunities and rental income in the long term.

As far as I know the rate per sqft going on is Rs 1400. Schools near to this project are Indus International School, TISB, Greenwood High, Inventure Academy and Delhi Public School. The locality seems to be good and price of properties are also increasing slowly.

Q: BBMP waste processing units are creating problems for Arudi & Gorur residents.

Hi Tamana, Yes ,you are right. Those places where BBMP planning to plant waste processing units will affect health & nature both. BBMP started establishing waste processing units in villages as per Revenue Department issued a notification identifying the village for setting up of a waste processing unit in June, the land acquisition process has just begun. So one such place is Arudi in Doddaballapur taluk where residents are gearing up to stage protest against the proposal to establish one such unit in their village.
Hi Guys, The Arudi Gram Panchayat passed a unanimous resolution opposing the acquisition of 476 acres in the village by Bangalore Rural district administration. Locals will stage a protest and urge the Chief Minister to direct the BBMP to drop the project. Gorur people also protest against BBMP, as BBMP proposing to set up waste processing unit in their area.

Sobha is all set to launch project with smaller apartments and the price of the apartment will start from Rs 35 lakhs. It seems they are going to use pre-cast technology to reduce the construction.

Begur is a prominent locality for investment in Bangalore, especially now that demand is increasing. However, supply of residential apartments is usually greater than the demand for it and that is why prices are cheaper here. The residents of Begur mostly rely on this water body for water, as getting water supply from Cauvery is not possible here. Additionally, the lake has become quite polluted with muck and sewage.
