Q: Is it worth investing in Hinjewadi currently? I wish to nvest mainly in residential prop for rental income as well as appreciation. My budget is 20-25 lacs. Suggest some good locations in and around Pune. I am confused whether to go for integrated township project or a individual bldg/small project. Should I go for 1bhk or 2 bhk -which are in demand for rental?

Hi Anup, recently I have contacted few broker to know the realty trends and I came to know that the suburban localities have become a significant extension to the main city. Buyers don’t mind investing in the suburbs and travelling a bit more to their offices as they get a well-developed locality, a decent accommodation at an affordable value and an opportunity to live away from the city’s buzzing environment.

Be Careful While Buying Flats at Saarrthi Group Pune: 1BHK, 2BHK, 3BHK Flats and Penthouse in Pune I have book flat in Saarrthi Group ShimmerNShine in November 2011 Saarrthi At that time given the date of possession at MAY 2014 but but now it's June 2015. I till not got the possession of my flat. Many amenity promise in broucher and agreement are not provided. Last month I have issued a Legal Notice to give possession and provide all amenity given in Broacher and agreement. But no response from them. It's arrogant behaviour. Q: Project looks great but I heard that garbage depot is also coming in Punawala and it is not very far from here....not sure how it is going to affect this project.

Its not a Garbage Depot, it’s a proposed SWMP (Solid waste Management Plant). There are existing SWMP in Koregaon park, Aundh, VIman Nagar, also one is coming up in balewadi. So, I believe people have not stopped living in these areas, in fact these are amongst the most developed & preferred residential areas of Pune. Since you have already done some research on the Proposed SWMP of Punawale, I would suggest to do get a feedback on the above mentioned location SWMP also, in terms of smell in vicinity, trucks movement, & open land of Garbage dumping. Our project is located in Survey No. 17 & the Proposed SWMP is in Survey No. 24 & 25, so geographically it is in Punawale but location wise it is in Hinjewadi. There would be multiple access points to that point, Punawale road will be one of those. Please check the following links from PCMC web site & attached files. @Puneville, The access road to the SWMP is the same on which MH-14, Puneville etc. are there. The trucks would pass through there. The SWMP in Aundh near Spicer College does stink. I have gone through that road many times. I agree with you that it does not stink half a km away. What i think this place is going to take another 8-10 yrs to be liveable.

Q: I heard about real estate regulation bill, that the centre is hoping to bring in the twin states of Telengana and Seemandhra. Is this true guys? Will this bill be in favour of the buyers or the builders?

And it is only possible if the govt. has applied that the Builders or Developers should sell only ready to occupy house/apartments. Govt. should ban selling of pre-lunch / under construction projects. It will be a benefit for both buyers and the developers.
I totally agree with you Arpit...... "All's Well That Ends Well" is a Idioms that suited this market perfectly. It is true that the bill can help farmers but at the same time it will not harm the real estate sector or developers if it is handled in a right manner.

Currently, Real Estate Bill has been referred by Rajya Sabha to a select committee on May 6 for its examination with instruction to submit its report by the last day of the 1st week of the current monsoon session. And it is expected that the 21-member committee headed by BJP member Anil Madhav Dave is likely to submit the report this week.

Hi folks!!!! We all know that the government has recently identified 98 cities for the Smart City Project. But funding for these projects and its execution will be a major challenge for companies. There is no doubt that this mission is expected to improve the quality of life for citizens of these cities. For government, the focus is on sustainable and inclusive development and the idea is to look at intensive areas and create a exemplary model.
I agree with you Arushi, but i think that it would be better if the govt's focus on smaller number of cities first and then developing them as model for others going forward. Under the mission, it will be operated as a centrally sponsored scheme and the center will give financial support to the limit of Rs 48000 crore over 5 yrs, which is on an average Rs 1000 crore per city per year. And an equal amount, on a matching basis, will have to be contributed by the state and urban local bodies.

Hi Raj, But it seems to me that Belvalkar Housing Company has successfully completed so many projects around Pune. Some of their completed projects are Belvalkar Mitrangan in Baner, Belvalkar Solacia Phase-I in Wagholi, Belvalkar Solacia Villa Phase I in Wagholi, Belvalkar Solacia Row House Phase I in Wagholi, Ishan Sanskruti in Kothrud, Belvalkar Saritanagari Phase II in Sinhagad Road, Belvalkar Sarita Vihar in Sinhagad Road, Belvalkar Sarita Vaibhav in Sinhagad Road etc. So, if a builder has completed more than dozens of project successfully in Pune how can one say that this builder has a bad track record. May be some of their project might delay for a years.

Q: East Pune side construction projects are delayed. Neo City project located at Wagholi Pune, buyers are waiting for possession from last 4 years. However builder Pristine, Maple and Jalan are good builders and hoping they will give possession as soon as possible. Hi Chandra , your thought is absolutely right let us Focussed principally on streets, water supply and open spaces, the municipal body's advancement arrangement for the old and new city zones has not taken into to record the effect of environmental change , as it is still viewed as a far off danger.
The advancement plans (DPs) arranged by the PMC organize housing, water and sewage, transport, health and social development and infrastructure. On the other hand, securing the city's biodiversity, its slopes and water bodies - all necessary to Pune - don't figure in this plan.

Hi, Yes EC is one of the important document for buying property, it shown all previous transactions.An encumbrance certificate is evidence that the property in question is free from any monetary and legal liabilities. It is evidence that the property can be sold as a free title and the ownership will come to you without any associated baggage.

Hi I think the infrastructure in the city is likely to get a boost with the state government announce that it wants IT companies to develop amenities like roads, water supply etc surrounding their offices against concessions in taxes. In return, IT companies would get benefits of rebates in property tax and premiums for higher floor space index.
Hi Ramdas, I think you are right and recently I have read somewhere that the higher FSI decision would lead to increased supply in peripheral locations, thereby easing the pressure on congested areas in the city. The tech companies, on the other hand, would benefit if the proposed tax benefits are seriously given.

Hi, I opted for a full EMI for my house loan with SBI. I was supposed to get the possession in an year's time. But now I see the builder is delaying the project and it may be 3-4 years until possession. In the meanwhile it's going to be a problem for me to be paying both house rent and EMIs as well as for my child's education starting next year. Is it possible to switch from full EMI to pre EMI now? I have already been paying the full EMI for the past one year and the bank has disbused about 10 lakh so far.
Hi Chandan, I don't think there is any provision to switchover from full EMI to Pre EMI. I would like to suggest you that you should consult with the officers of SBI bank, he will better guide you...

Hi Gauri, In my understanding paying full EMI, instead of pre-EMI, makes financial sense but Pre-EMI option is suitable in the following situation: 1. If you have lower cash flows available in the initial years. 2.If you require the balance for some very important immediate needs 3. If you plan to sell your property in the first few years, perhaps even at the time of possession. 4. If you can invest the difference between EMI and Pre-EMI in a manner that you generate returns higher than the rate of interest.

According to me, over supply of housing units and high prices are drying out property sales. Even builders admit that they are feeling the pinch. They are facing the huge problems in clearing pile-up inventory.
Yes, builders are in huge debt due to decrease in sales. Now, they are asking that how long they have to wait and how much does affordable mean? If we take the advice of a property expert, it will remain slow for 2 more years.

@Varun, We can't blame the builders only, In Navi Mumbai, CIDCO and local land owners are selling the property at such a high rates that developers have to increase rates. I hope that the govt. will reduce taxes and banks will cut down interest rates. If that happens, customer will again start buying.

Sairang is one of the leading builders in Pune. Sairung Group, one of Indias largest multi-national groups with key businesses in Real Estate and Infrastructure.It is well planed layout and will surely appreciate very well.
It's really not worth!!! Project Suirang city is behind the mountain, one single approach road. Most of the plots are sold by this builder is in and around Hinjewadi but all are still agricultural, no development. I would like to suggest don't go for it. Also purchase agriculture land there are various legal issues including being farmer and min 10ksft required to convert N/A etc..

Hi, But on the other hasnd, total new launches, across top cities decreased by 11% q-o-q to 67.1 million sq-ft. with Bengaluru witnessing the highest addition of 15.8 million sq-ft. The NCR witnessed 61% declining in new launches during the qtr.
It is also found that 52% of the total new launches were in the price range of 25-50 lakh, indicating a move towards affordable options for home buyers. New launches in the affordable category under 25 lakh have increased by 50% over the previous qtr.

Good evening Rohit, Now-a-days buying property is a risky game. So, do all your due diligence before booking your property. Check all the require approvals, verify all the documents with a property lawyer, check, if there is any neighborhood issue, location advantages, amenities, construction quality, electricity and power supply in the locality, ask for all the hidden charges, connectivity and the basic amenities from the project site and then proceed. Because once you paid the money, it will difficult for you to get it back.
I am agree with Keshavrao. Better buy a ready-to-move property in stead of under construction. In a ready-to-move- property you have to check whether they have got the completion and Occupancy certificate. Because, if developer followed the construction norms, approval authority will have handed over the OC and CC.

Hi Mahesh, I am using Vovinet Broadband in Park Street Society, Pune and feel cheated with this internet connection. At time of taking connection sales person has promised to give good service but now after taking connection everything in changed. 15-20 days internet does not works in a month and when you call customer care in morning they keep on repeating this will be resolved by end of day. But when you call them in evening they repeat this will be resolved by tomorrow. I am calling and complaining for last 10 days and getting same nonsense reply. I would recommend a big "NO" for this connection.
Yes, i am agree with Abhijit. Please do not go for their service. They claim big numbers in terms data speed and download limits but none of this is true. Forget about speed, you have to be lucky to even get their internet up and running. The service is down for weeks and the customer care is not even say sorry, forget about giving explanation and assurance.

Hi Ujwal, I don't have much knowledge about this locality buy it is said that Talegaon Dhamdhere, located towards the west of River Welu. It is a small town in north-east of Pune. About 173 kms from Mumbai, some of the famous neighborhoods of the locality include Shikrapur, Sanaswadi, Lonikand and Shiraswadi. All the basic facilities such as markets, grocery shops, eating outlets, Banks/ATMs, park, malls, hospitals and educational institutions are very nearby to this locality. Transport facilities are also good in the localities as Mahanagar Parivahan Mahamandal Limited serves the area within city limits and beyond.

Hello Anita, Yes, you need local body approval if you go beyond that. The PMC can issue a Stop Work Notice under Section 354, if it feels that the ongoing work is unlawful. If there is unauthorised construction, then the PMC can issue a Show-Cause Notice under Section 351.
And if you are living in a society then society bye-laws mandate approval from the housing society as well as the PMC/PCMC to undertake alteration work or renovation, there seems to be no restriction on timings. While bye-laws leave it to housing societies to frame guidelines on work timings, housing societies, in turn, prefer to leave things to the mutual understanding among members.

Accurate information about a project site, layout and plot, will empower the buyer to take an informed decision. It would also become easy for owners to understand the components of their tax liability on property and the rights and easements associated with a property, when it is part of a larger common structure or building.
According to me, property rates per sq ft, will certainly go up, as the total price will be divided by a lower denominator like carpet area, as against super built-up area. Nevertheless, now, at least we will know what we are getting into. We will no longer get a 500 sq ft apartment, while thinking we have purchased a 700 sq ft apartment

HI Ajinkya, As Paranjape Athashri Balewadi is a under construction project, it cones under MAHA RERA. As per Maha RERA if builder has not register this project under RERA then they have to pay a huge amount as a penalty. At the same time if the did not deliver the project as per the agreement, then builder has to pay interest from the date of possession at the rate of 10 percent. So, you do not need to worry about your flat possession. Hello Gautam, As far as project locality is concerned, Baner is one of the most developing suburbs of Pune. It is intersected with the Mumbai-Pune Expressway; thereby allowing vast movements of people and business activities between the two prime cities. The other reason for the popular demand of this place is its proximity to Hinjewadi, also known as the IT hub of Pune. Project has completed before RERA arrival. But yes, it is a PMC approved project and almost all the leading banks and financial institutions are offering home loan for this project.

Locality is good for both investment as well as for end users.

Hello Bhaskar, Hinjewadi in Pune has grown significantly and today it has become one of the most admirable IT Hubs of Pune. I would personally suggest staying in Hinjewadi Phase-3. The major benefit is that you do not have to cross the heavy traffic. You will not have to cross Wipro Circle and Hinjewadi Chowk unless you are working in Phase-1. It saves a lot of commuting time. Secondly, seeing the current scenario of air pollution and traffic congestion, I would personally recommend you to stay near Hinjewadi Phase-3.

Hi Vinay, I have shifted to Mumbai recently but I have spent 7 years in Pirangut. As far as locality is concerned, Pirangut enjoys good connectivity with the NH48, which connects it to the Old Mumbai Highway. The locality has an extensive bus service and the Hinjewadi Bus Stand and Pimpri Bus Stand lie in close vicinity. Shivaji and Pune Junction are the nearest railway station to Pirangut. Pune International Airport is 38 km away from the locality via Paud Road. The locality offers very good social infrastructure to its residents. Moreover, the area is located very close to the industrial zones of Pune and IT and ITeS hub. Q: I had bought a bungalow in bungalow society in 2008 and have a registry , full and final payment document once I took possession of the bungalow &index 2 of the bungalow.
