East Pune side construction projects are delayed. Neo City project located at Wagholi Pune, buyers are waiting for possession from last 4 years. However builder Pristine, Maple and Jalan are good builders and hoping they will give possession as soon as possible. Many owners are currently staying on rent and waiting for possession, builder is likely to give rent amount at least for such delay of possession.

Hi Ramdas, As such there is no upper limit to the amount you can pay as down payment.It all depends on how much cash you can manage to set aside. Documents required for registering property are 1) sale deed, or title deed - the property ownership document used for sale and transfer of the property, 2) the receipt copy of stamp duty and taxes paid, 3) copy of the sanctioned building plan by a statutory authority, 4) a no objection certificate from the builder, the electricity department, forest dept., airport authority, pollution control board and water works department, 5) a copy of the possession letter and the allotment letter from the builder, co-operative society or housing board, 6) the sale agreement between the builder and the first owner, 7) payment receipts copy, 8) the completion certificate. However, the local body will allow the tenants to shift walls or even break pillars and beams without prior authorisation. The residential repair rules prescribes that only some tenable repairs can be carried out without obtaining permissions from the Building and Factory department of the local body such as plastering, painting of the flat, guniting the walls, changing floor tiles, repairing WC, bath or washing places, repairing or replacing drainage pipes, taps, manholes and other fittings, repairing or replacing sanitary, water plumbing or electrical fittings, replacing the roof with the same material and replacement of existing waterproofing material of the terrace.Hi Anita,

Yes, these guys are selling plots in agree land for which the registration itself is illegal and they also sell plots on lands which are reserved for something or which have many restrictions on the use of land. You can find them selling such plots at throwaway prices in Hinjewadi in Green Zones. As Paranjape Athashri Balewadi is a under construction project, it cones under MAHA RERA. As per Maha RERA if builder has not register this project under RERA then they have to pay a huge amount as a penalty. At the same time if the did not deliver the project as per the agreement, then builder has to pay interest from the date of possession at the rate of 10 percent. So, you do not need to worry about your flat possession. As now its builders responsibility to deliver you on time.HI Ajinkya,
