The land is present is Kolkata, West Bengal and Nashik is in Maharashtra. It is not possible to register Kolkata land in Nashik court because both are in different states and many other procedures are to be done on the plot which is possible if it is done in same jurisdiction. Q: This is regarding the homeloan options. I've already booked one flat, but facing too much hurdle in getting loan. Most of the leading financing institution like HDFC, ICICI, AXIS are already refused my application as this project is not approved with their institution. When contacted with the sales Rep. at larica's part they are found not ready to help on this. HDFC has already informed me as they have already denied 31 applications for Larica and their system is showing as legal issue, I'm worried whether going in right direction or not. If their property is clear, why they are not tying up with these leading privet lenders.

Q: When I made the last payment, they have taken approximately Rs 33,000 extra with no basis at all. When I corrected Rs 15,000 at their office, they show the balance on the possession letter, but has not repaid it. I found another wrong calculation of Rs 18000 and when I claimed it over phone, they said that they would look into the matter. I called them several times, every time they refer the matter to some other lady who knows nothing about it. Even when I sent my sister(because I stay abroad), with documents, she denied to look into it. Is she trying to fraud with customers? I have seen similar complains against her in the forum. If I pay the registration money I fear they would not return the money. I have enough proof on papers. What kind of measures can be taken?

The reason i think is there are lot of number of shopping malls than it is required and some of them are not properly designed. And also it depends upon the purchasing power of the people. Urbana is going to be the tallest residential complex in the Kolkata skyline. It is a joint sector company between the Government of West Bengal and a consortium of developers in Kolkata. Phase I of the project has been completely sold out. Only towers 3, 4 and 5 are available for booking currently. There are 3 BHK, 4 BHK, duplex and Penthouses that are available for sale. The prices are only available on request and I suggest you to check out the official website of Urbana and take it from there. Tentatively a 3 BHK can cost Rs 1 Crore + registration charges. Tower 1 and 2 possessions are given while for others the time varies from 2013 to 2015.

Ashirwad Villas backed and promoted by Sunil Agarwal and Associates, one of the biggest names in domestic housing in Indore is a good opportunity for those seeking international housing experience in the city of Indore. The project is located on the ring road comprising 135 high end row houses and 64 3 BHK flats in a walled campus. As far a paper work is concerned its quite subjective. If you are taking a loan make sure that you read the builder agreement carefully to avoid any unnecessary charges and hassles. So far i have not heard anything dubious on their paper work so I am assuming it’s clear and without any issues.

There is hardly any residential activity in the BBD Bagh area and most of the area is focused on commercial buildings offering office spaces and shops. B.B.D. Bagh is known as 'office para' or the localitity of offices. Nothing residential around this area is neither in the offering nor a good investment idea.You haven’t mentioned what kind of projects you are interested in. The potential of this area as rightly pointed out by the above member is still to get unlocked and thus Howrah offers a great investment opportunity in the medium to long term. The price range of residential apartments in Hoogly District ranges between Rs. 1300 to Rs. 2200 per square feet depending on the area and the locality. The prices are quite right in my opinion and expect to double once the east west metro corridor gets functional in the near future.

The advantage of investing today is the prices have not quite escalated compared to the number of projects that the region is likely to achieve in the near future. The east west metro corridor, the Kona Expressway as part of the Golden Quadrilateral project and huge commercial developments are likely to offer good returns in the medium to long term

Both Park Street and Loudon Street are good areas for investing in and around central Kolkata. You have not mentioned your preferred choice of investment. As a commercial investment destination both areas offer almost similar price trends and good office locations. As far as residential apartments go the only downside is that most of the residential buildings are low rise and built in colonial style.

Yes I agree with the above member, there is not much of a difference between Loudon Street and Park Street as far as residential real estate investment is concerned. The prices are almost similar in both areas and future prospects are also in the same range.

The average rental price for a 2BHK apartment in both Park Street and Loudon Street ranges between Rs 40,000 to Rs. 45,000 per square feet. You have not mentioned if you want to invest in residential or commercial segment. If you are seeking to invest in a commercial property I would suggest considering Park Street as it offers a more lucrative business option compared to Loudon Street.
At first i was planning for rental purpose but since the ret is too high, i think it would be better if i buy for investment purpose . What do you say about my idea ? ;)

Park Circus is definitely one of the hidden gems in central Kolkata’s real estate map. I am also planning to invest in Park Circus area simply because the region offers a tremendous opportunity in the medium to long term. Being located in central Kolkata near throbbing commercial centers like BDD Bagh and Theatre road offers a perfect location. The rental prices in the region are also an added advantage. The eastern suburb connectors especially the one coming from EM Bypass to Park circus is definitely going to provide a great impetus to the prices in the medium to long term.

Bosepukur is in south kolkata and as far as i know south kolkata price is getting increased. So it would be good idea if you are doing investment here.

Maheshthala is part of the western Kolkata and its extended suburbs which are witnessing a good real estate buzz. Right from the east west metro corridor to the Kona expressway as part of the Golden Quadrilateral project linking Kolkata with all three metro cites of the country are all going to create tremendous value for real estate segment in Maheshthala. Since huge commercial development is in the pipeline backed by the government of West Bengal, it is the right time to invest in Western Suburbs of Batanagar and Maheshtala. A number of domestic and pan India developers have already increased their activity in the region.

Hi Belson, Every time, when there is a delay in project, we catch the builders and developers of the project. And we don't try to find out the reality, why there is a delay in project? Nobody want to face the legal issues. The project get delay due to the legal approval in most of the cases. The legal approval authority ask for the huge bribe from the developers. On an average, a developer has to shell out Rs. 800/sq-ft. more than the actual construction cost to the approval authority. Average bribe per square feet paid for every project is Rs. 800. The burden is passed on the buyers. Now, tell me who is the prime guilty?

The developers have mentioned that they will give acccess to the buyers to a few amenities to make the place more appealing. It will have a garden, a kids' play area, maintenance staff and security which at the price being quoted is simply amazing.

So you know that road which was opened for the public because it would save over 15 minutes of people's commuting time? Now that decision does not seem so good, you know, because it has become an accident prone zone.
