Hi, In 2014-15 intermim budget Modi Government impressed many of its rivals but it failed once again to make Bengal Supremo Mamta Banerjee. After giving several proposal for West Bengal such as AIIMS Institution to Kolkata-Amritsar Trade corridor, the Chief Minister of West Bengal attacked at the NDA Government.
Now, take a look what West Bengal received from Modi Govt's first Budget:- 1) Jaitley's budget proposed to build an AIIMS like institution in West Bengal.The institution will be built up at a location suggested by the state government. 2) Satyajit Ray Film and Television Institute is set to receive the status of an institute of national importance. 3) to boost the trade between Kolkata and Amritsar, the government proposed to build a trade corridor between the two cities. 4) For connect Haldia to Allahabad, Uttar Pradesh. Rs 4200 lakh has been distributed for the project which would cover 1620 km. 5) They also proposed to build a few special tribunals which would identify unwanted non-performing assets of public sector banks. For that they have selected Siliguri from North Bengal for one of the tribunals.

Hello Srikumar..these people pointed out some issues which were not covered by RITES. Thus they rejected the proposal on the basis of cost escalation. Kolkata metro is funded by Japan International Cooperation Agency ,Railways, and the Union urban development ministry. Alipore and new Alipore are part of South Kolkata real estate segment. Considered to be one of the posh and upmarket real estate areas in Kolkata, it may be difficult to get a prime piece of land in Alipore. Most builders and developers have already procured most open spaces and are working on various residential townships and other commercial centers. Building a piece of Land and then constructing on it may escalate the costs. I would not suggest that unless you have some very good civil construction background. For residential apartments the price ranges between Rs 14,000 to Rs 18,000 per square feet in Alipore.
In Alipore, the April-June quarter of 2013, the locality price appreciated from Rs 13012 to Rs 13682 per sq. ft. In New Alipore, the April-June quarter of 2013, the locality price appreciated from Rs 6174 to Rs 6440 per sq. ft.

Will it add value differs from person to person in my opinion? If you mean in the short term, prices may not escalate that much compared to the eastern suburbs and even Rajarhat hi-tech city. Netaji Subhash Chandra Bose International Airport is close to Rajarhat and is well-connected to the submarket. Hi, Since its for investment and not for immediate end use, you better look for under construction property. From this perspective Siddha Sphere looks good, location is also near the New Town connector. Under construction property would be much better in terms of investment. But you didn't mentioned your budget, it will help me to choose the right one in the right location.
@Mahesh, Both Sonarpur and Joka fall in the outskirts of the city. The capital values of apartments are almost similar with 2BHK available in the range of Rs 20 to 30 lakh and 3BHK priced between Rs 30 and 40 lakh. Both areas are still developing in terms of social and physical infrastructure, so if you are looking to live take a horizon of 3 to 5 years. It is charged under the provisions of the Registration Act, 1908. Stamp duty is a tax/duty to be paid to the state government for property transactions within the state. It is to be paid for the documents, where these documents will be stamped as per provisions of the Indian Stamp Act, 1899 and the State Stamp Act. The stamp duty takes into account various factors such as ready reckoner rates (RR rates) and the agreement value of the property.

Right Dharmesh, We need an efficient real estate regulator. In my experience I had a difficult time dealing with the builder. Please be aware that builders charge 24% interest if there is delay in payment from our side and if there is delay from their side, they charge only 9% interest or no interest. Hi Bijoydas, It will depend upon under what document you have booked a flat. In case your booking document permits you to transfer the flat, the same may require the consent of the builder with or without transfer charges. Further, the transfer will happen only in records of the builder.

Hi Sarith, Being a common people, The reforms that I am expecting to see are GST, which is front and centre in everybody's mind. I want to see a Bankruptcy Code and that law passing through Parliament. I want to see the reforms to the state power distribution companies continue to come through and be implemented. Also, the Monetary Policy Committee of the RBI should be functional. Over and above, state-level improvements in both land and labour legislations would also be highly beneficial for the economy.

Q: I have booked an apartment in Elita garden phase 2. Just want to let others know in India above 50L property buyers is supposed to withhold 1% tax and pay 99% on each payment to builders. Elita did not inform about this and accepted 100% payment for few installments. Not sure if anyone out there still not aware about the rule. Penalty is on buyers of not withholding the tax. Elita simple hide it until I inquire about it.

you are right sir. As per the rules, the buyer of the property is required to deduct Tax and deposit the same with the Government. TDS needs to be deducted for all the earlier payments made to the seller and if the payments are being made in installments then at the time of every installment.
But one thing always keep in mind that If the amount of property you have purchased is Rs 60 lakhs, then you dontt have to pay tax only on Rs 10 lakhs but on the entire amount of sale consideration i.e. Rs 60 lakhs.

Hi Raghu!! The registration can take place at the Sub-Registration Office within which the property is located or in the District Sub-Registrar Office of the District where the property is located. Procedure:-One has to present the Sale Deed in the concerned Sub-Registrar Office where the land is situated. The Sale Deed can be prepared by the Purchaser himself/herself or by the help of a licensed Deed Writer or Advocate. The purchaser has to attach Form No.3 along with this under Orissa Land Reforms Act 1960, so that it can be transmitted to the concerned Tahasildar for mutation. The Schedule of the property should be correctly mentioned in the Sale Deed as well as in Form No. 3. If any structure is situated over the landed property that has to be mentioned in the Sale Deed and indicate its cost.. Q: Very recently in the West Bengal state budget a bill was passed wherein Stamp Duty payable at the time of execution of Agreement for Sale would be 2% and the balance Stamp Duty of 5% along with Court fees will be payable at the time of execution of Deed of Conveyance.
