Hi, I am the residential person in this localities as the major issue in this localities is Water supply. The area was once known for its ample water resources but with the advent of housing projects, surplus pressure was exerted on ground water resources which ultimately resulted in near depletion.
Nizampet comes under Gram Panchayat, the water distribution pipelines from the over-head tank, has not been installed by the Hyderabad Metropolitan Water Supply & Sewerage Board. Other than this area is more liveable once. Proposed Metro terminal and intercity bus terminus at Bachupally are in proximity of Nizampet.

Q: Hey, my son has planned to invest in a 3 BHK in Banjara hills. I know that Banjara hills is one of the best areas to live in when it comes to locality. But, when I was doing my research of similar properties in other areas, I found better properties at a much cheaper rate. Q: Hey, I recently stumbled across this project called Vertex Panache while reading about on going properties. I haven’t heard of Vertex before. if I’m not wrong these project is located at Narsingi. Currently the pre launch price they are quoting is Rs 3750 and the project is around 3 mins drive from Financial District. The cort of apartments here starts from rs 47 lakhs on wards.

Koti is basically a big commercial area and it is considered one of the oldest areas in Hyderabad. It basically has two areas in Koti, one is Ram koti and the other is King Koti. This place is very well developed and has some good residential units as well.

Q: I was planning to book an apartment at Prajapati Phase 3 and happen to meet Mr Balaji who insisted us to register the apartment on full value i.e. inclusive of car parking and other amneties. This is strange as I have 2 apartments in India and have never been asked to register my electricity meter and water meter costs paid to builder as part of registration. Mr Balaji is playing a crook and needs to pay for this indecent behaviour.

Hi, as per my knowledge, Prajapati Elite is an ongoing residential development from the well renowned developers of Prajapati Constructions, located in Miyapur, Hyderabad. Prajapati Elite is a 3 phase fully residential private gated community offering exclusively designed 1BHK, 2BHK and 3BHK luxury apartment flats. Prajapati Phase 1 is completed, while Phase 2 and 3 are ongoing under construction.Project is approved by HUDA.

Q: I have a friend who referred me to look at Prajapati Elite Phase 3 as a option to purchase a flat. When I met Mr Balaji he offered me a bundled pricing i.e. flat cost + car parking + water and electricity meter. While coming to close of the transaction he told me its Prajapati group policy to register the flat at complete cost i.e. inclusive of all above. So it means prajapati group is above Telangana government who registers a flat at base price i.e. cost per sq ft multiplied by super-built up area of apartment as quoted by builder. I think some really fishy stuff is happening with this builder as he is an outsider.

Hi, I think it depends upon projects approval. As per rule registration of a project depend upon built up area, but in some case registration is happening in the overall cost of the project. Q: I am an NRI from USA wanting to sell property in Hyderabad. I am coming to Bangalore next week. Can I register GPA in favor of my brother? Is Karnataka registered GPA valid in Telangana? Is there any time duration?

What are the different between special power of attorney and GPA?
@ Madhu, Sale of property in your case will be possible only if the property has been converted to freehold and title for the property obtained. The GPA on its own will not sufficient. If the conversion to freehold hasn't been done but is allowed, the GPA can be used to do the conversion.

As Keralites are very much spread in different parts of the country, So, it is no longer limited to Malayalis. Great ideas!! To add charm and spirit to the festival, one can invite all his/her neighbours to watch the snake boat race in his/her apartment. The tradition of snake boat race is still experienced with great solemnity and show in various parts of Kerala.
If you ask to me, i will say like Deepawali, Onam is the celebration of happy moments. A firework show can be arranged in the apartment complex where all members can join and take pleasure watching the grand fireworks show. The fund for hosting such a show should be collected from all members to make it a program for all.

It seems to me that builder's representative have written this review for the builder. But the truth is that the builder has a lot's of bad reviews on multiple forum sites. All there project are in hold and delayed by 1-2 yrs.
Even i read a lot of bad reviews against this builder for not giving possession on time or poor quality construction. I only advice to the buyers and investors that they should proper do their due diligence before buying any property. Check all the legal approvals, visit the site, chk the construction materials, connectivity to the other parts of the city, location advantages and daily basic amenities from the project site.

Ghatkesar on Warangal highway in east Hyderabad is a good option for you. You can also look for Adibatla, go in for long term investments i.e 5 years or more, because social infra is still not very well developed here. I would request you to check all the required legal approvals from local body and most importantly, RERA approval. This means that any plot or house sold in this area cannot be sold for lesser that Rs.4000, but can be sold above this price. Suppose you had purchased a property of 1000 sqft in the same area in Hyderabad at Rs.4000 per sqft. The guidance value of the property will therefore be Rs.4000*1000 = Rs 4000000 The stamp duty for the property (assuming it is a municipal property) will be 4% of the market value (Rs.4000000*4/100)=Rs.160000.
