@Chandra, If this land is owned by farmers, it will takes ages for Authority to acquire it. Under new land acquisition law, it is almost impossible to acquire land forcibly like before and the land cost has also gone up 5 times. Please check authority master plan for possible uses.

Hi, Can any one who has booked in Sethi Max Royal give me feedback about this project? I would like to know construction quality, delivery time line, builder reputation, customer care etc. Builder has some inventory and few units are also available on resale. However, before negotiating I want to know details. What is the current residential property rate is going on in the locality?
Hello Sir, I have 2 units in this project so far construction quality is good and possession is expected within 4-5 months. Location of this project is very good just opposite to Mahagun Moderne. Proposed Metro Station is just 400 m, 3 kms from Fortis Hospital, 10 mins drive from sec-18 market, 15 mins drive from DND flyover etc. The surrounding areas of the location are inhibited by various Malls, Hotels, IT Parks, Schools and Hospitals. I think you can go for it. The current residential property rate in the locality is between Rs. 4600-6200/sq-ft.

Hi Sangam, good news .. Construction work like excavation has started and on full swing on Amrapali Spring meadows plot and they are giving its possession in December'2015. Noida Extension is located around 4-5 km from Sector 121, Noida. Spread over nearly 3,635 hectare, Noida Extension is basically a name given to certain pockets of Greater Noida by the builders present here. This was done to differentiate the location from Noida and Greater Noida. Working class of Delhi and NCR constitute the major part of the buyers due to affordable prices. There is a blend of investors as well as end-users who are looking for property in Noida Extension. this is the plot just on the backside of nirala estate plot .. so location is pretty decent

The builder has 3 ongoing projects : Lotus Boulevard Espacia ,Lotus Boulevard,Lotus Peak! for now there are no upcoming projects.. all this 2 projects will give possession by 2015 or 1016. Till then the roads will also be widened and connectivity will be polished. Hmmm see as per the news and my knowledge this highway projects worth over Rs 1 lakh crore would be on stream next month onwards. The report of C Rangarajan Committee on premium rescheduling is likely to be accepted by month-end. Hi Ayesha, i enquired and was told that they have 2 bhks+study as well of 1425 and 1465 sq ft as well and the basic price is Rs 4550 so the 2 BHK would cost somewhere near 64 - 68 lakh. The basic rate is steady at Rs 4550 per sq ft.

Hi Ajay, I can suggest to you a flat in KVD wind park that is in tech zone IV,greater noida. this is nicely located vastu compliant flats with L shaped veranda and all plans approved bythe authoritiesa s well as the ICICI bank. It has G+24 towers and 995 sqft 2 bhks on price varying from Rs 31L - 35 L depending on the floor.

Q: Did anyone of you booked for Morpheus Pratiksha or anyone you know???is it a right project to get in?Last sunday i had meeting with Mr. Anurag of A to Z builder.He said the possession will be by end of 2017.Now few of his units are sold to some other retailer.I selected a unit which is under that retailer.According to him the first payment while booking will be of 10% of BSP which should be in the name of that retailer.All the transfer of documents will done by them.Is that safe?i believe i should get a receipt from Morpheus and not from that retailer..right???Kindly suggest asap as if it goes well..i will book it coming weekend.

Hi Kumar, As much as i know about this..many a times the builder sells off his property to the retailer and so the retailer is kindof the owner of that property and so the builder is asking you to make payments to the reatiler and he will issue a receipt for you..this is safe..probably consider it as buying from someone othe rthan builder...I will further like to advice that you have a looka t al the papers and also check as to who will do the registrationof the property and who will pat VAT and service tax and such issues...

HI, I bought a flat mid last year and have been given 2017 as date. Checked with them while buying that why 2017 as project began in early 2012. They gave the same reason of farmer agitation delaying the work. Could you please also suggest how can i counter them should i try complaint in CREDAI?
@Hritwik, Majority of end users are buying in YEW or Noida Extension due to budget. I find expressway a better location for investment. Even I invested in this project for end use. Hoping things go good here. Also heard that construction is happeing in quite remarkable speed.

I have read that nearly 150 road projects are up for sale as infrastructure developers try and reduce debt on their balance sheet. Long-term investors, many of which were careful of the Indian infrastructure sector so far. They are also starting to show interest in cash-flow generating business.
Even i heard the same. L&T's 17 road projects are in the states of Tamil Nadu, Haryana, Telangana, Gujarat, Rajasthan, Maharashtra, Karnataka and Odisha spread over 7800 lane km with a project cost of about Rs.18100 crore. @Saras, And the disadvantages of not registering a sale agreement was specifically highlighted by the apex court in its judgement in the TG Ashok Kumar Vs Govindammal case in 2010. Where an unethical property developers enter into agreements of sale and take huge advance money, and then sell the property to others, thus, pushing the original agreement holder and the future purchaser into litigation. Registration of agreements of sale will reduce such litigation.
But in many cases, it is found that in spite of the legal provisions, many buyers complain that even if they want to get their sale-agreement registered, most developers are not interested. In such a situation, legal experts say that the state governments should take strict actions as they also stand to lose out on revenues.

Hi Rishi, According to this new scheme, the borrower needs to pay only the interest component in the early years. Thus increasing the loan eligibility for the customer by up to 20%. Foe example, if you are availing an interest-only EMI on a 15-year for Rs 30-lakh loan should work out to around Rs 24000. On a normal home loan, it would be Rs 31326, including the principal component. This difference of Rs 6000 could bring an additional loan of around Rs 6 lakh.

But i heard that this new scheme called ''SBI FlexiPay Home Loan'', will enable young working professionals to get a higher loan amount compared to their loan eligibility under normal schemes. But borrowers will have to make sure that they have the cash resources to meet 10-20% of the property value as this is a regulatory requirement.

@Akhilesh, You mean to say that in Flexipay, there is no increase interest rate. The loan is similar to a regular home loan, except for the stay on principal repayment. Customers under this scheme will be offered the option of paying only interest during the pre-EMI period of 3-5 yrs.

Hell Preeti, I agree with you. At the same time, i would like to mentioned here that the rules also make it mandatory for large builders or waste generators to submit their waste management plan along with their building plan, non-deposition of which may lead to non-grant of permission to the building. There is no doubt in it that terming the rules as a "weapon" to handle the issue of pollution.

Q: In ACE platinum builder is not providing NOCs to the flat owners. Without NOCs owners can not sell their units. One of my friend contacted to the ACE group for the NOC and the spokesperson said that they will not provide NOCs till all the available units are not sold. So in this condition you can not sell your flat event if it very much urgent for you to sell. So for those who purchase flats in the ACE platinum for investment purpose their investment is kind of stuck for next two-three years.

Hi all!!! I received offer of possession for my apartment in JP Greens KOSMOS recently. But they are asking for electric meter charges and they are asking for this payment at the time of submission of all docs for registration of sub-lease deed. I still have to pay my final installment to JP for my flat.
External work has finished in Tower-77 but no paint. Even internal work like sanitary, electricity fitting etc have been still pending. Seeing the construction status it seems to me that it will take another year to finish the whole work. if you have any updates on it kindly share with us.

Q: I work as a bank employee in Ghaziabad and have couple of kids 5 years & 1 year. After completing my MBA from IMS noida in 2004 have been working with multiple financial brands selling their mutual fund / insurance/ account. Coming from a town of MP had no option but to live in rented flats from the beginning of my career. 4+ years back I started exploring the option of buying a flat in noida area & that is when my search of flats / under construction flats started happening, coincidentally my brother in law who works with HCL as a Sr. Developer also began the hunt in the same time. I chose Gaur City project Avenue 1 while my brother in law chose another builder 'X' project in the Noida area (not taking any name as my agenda is not to defame any one). The construction & stuff started at the same time. Before finalizing on the flat we read tones of stuff on web and felt that no builder is to be trusted, even Gaursons. Gradually we realized delivery of possession has been challenge, customer service has been arrogant, builders do al kind of manmaani in terms and condition and many other aspects which just made us jittery on whether we should buy or rather happily live in the rented flat. However despite reading through all the negative stuff about the builders as we had to see we did buy. Today after 4 years my Brother in law is still struggling to get the flat as honorable court has passed some judgment against the flat that he had invested his life in, while am living in my flat for last couple of year happily, the flat was delayed by an year I guess. But when I look at my brother in law I feel it’s perhaps so important to understand the builder’s previous credential before buying in. In retrospective, where I feel my decision went right was when I chose to physically check through the property delivered by the same builder in last 1-2 years. It’s very easy to defame anyone thanks to internet if bunch of people want to do that and it’s even easier in such a competitive market of real estate. While evaluating the recent projects I realized that there were just couples of builders with whom I can risk my lives income, and fortunately decision went right. The previous projects delivered by Gaurson were better quality wise and even price was comparable. They didn’t have much hassle in the possession timelines and most importantly they have always been on the right side of the law. The current project where I’m putting up now has given us 85% satisfaction while there are some 15% areas of improvement but I feel that’s fine as 100% expectation is crime in this market. I chose to write this article as I often read stuff people claiming how builder tortured them in some form or another, but no one writes good if you are a happy customer, it’s our equal responsibility to write good stuff too. So I won’t say Gaursons is the best builder but if you shortlist builders by seeing their projects it enable a more rational decision making.

Q: Finally in a quick time period, we successfully filed the joint law suit against the Jaypee for not giving possession in time. We prayed to court to direct jaypee to returned back our heard earned money with delayed penalty and interest in the amount paid. Thx Chakit singhal 9818613613

Almost all of their project got stuck due to money crisis. even Competition Commission has ordered probe against Jaiprakash Associates through majority orders in two separate cases involving real estate projects in the national capital region for alleged abuse of dominant market position and imposition of “unfair” conditions on buyers. In both the cases, two members of the Competition Commission of India (CCI) have given their dissent notes while opining that the company did not held a dominant position in the relevant market and “no case is made out” against it.
@Visaltanwar, Builder is under severe financial crunch due to over-trading and diversion of funds. Total borrowed funds by builder, approx. Rs. 70000 crores. Yearly interest pay-out approx. Hi Utkarsh, I don't have information about KM-15 but KM-17 owners have get their flat possession. I have visited the site October'2016. Also spoke to a contractor and the Guard at the KM-14 block (I own a house in KM-11). The work has actually started although at a slower pace and in selected towers only - as cash crunch still exists. The contractors also have been paid after a span of about 6 to 7 months. Q: Sandeep JP Wish Town. Builder going bankrupt. I've a unit in "JP Wish Town- Garden Isles" on Noida Expressway. Paid 50% till dt. without any loan. Rest to be paid at possession which seems to be a distant dream. Sued JP @ NCDRC with 400 more flat owners. Before the builder goes bankrupt, does taking a loan against the unit safeguards my interest more as a buyer.

Hi Sandeep, Do you think that you know about the JP Group, banks doesn't know. Banks have more information than you. The total debt of Jaypee Group companies is estimated to be around Rs.75000 crore as on March 31, 2015. What is the current status of this project? In May 2016, NCDRC has released a order with a penalty of 12% per annum to Jaypee buyers and if they get delay, further they have to pay penalty of Rs.5000/day per flat if it can not offer possession by 21st July'2016.
Neither they are ready to pay the compensation nor construction work has started. They will go through the order and will challenge it in a supreme court.

Q: I have a unit booked in paramount fuschia tower. However i have not been given the possession and builder says that completion certicate has not been granted by the authority while the builder has taken the money for registry and then kept quite. Any body having similar experiences

Hi, There are some civic issues in the locality such as open dumping, burning and probable water contamination being caused by a garbage pile up along two lakes at sector-91. Hi Anup, ATS Knightsbridge is a recently launched project by ATS Group at Sector-124, Noida. It is one of the best project by ATS Infrastructure Ltd. in Noida. It is offering 4 and 6 BHK residential apartments. Variants are available from 4005 sq.ft (carpet area) in 4 BHK while 6982 sq.ft (carpet area) in 6 BHK apartment. Its current asking rate is Rs.22472 on carpet area. A 4 BHK will cost you Rs.9 crore onward while Rs.15 crore for a 6 BHK apartments. Currently, this project is under construction and expected date of possession is September 2014.

Hello Sudhir, Supertech Eco Village by Supertech Limited situated at Sec-1, Noida Extension, Greater Noida is a ready-to-move-in project. It is offering 3 and 4 BHK residential apartments. Apartment sizes vary from 1375 - 1906 sq.ft (built-up area) in 3 BHK and 2364 sq.ft (built-up area) in 4 BHK. Its current asking rate is Rs.3190 per sq.ft. A 2 BHK flat will cost you Rs.43.86L - 60.80L onward while for 4 BHK, it will be approx Rs.75.41L onward. It was suppose to complete by 2016 but it delivered its flat 2 years later. Still few flats are available on new as well as in resale.
Supertech Limited is one of the worst builder in Delhi/NCR. They never give possession on time. Their construction quality of flats are very poor. And they charge very-2 high for their bad quality of flats.
