Very apt question…I agree with the previous comment that this is a new sector and in 2009 the place started growing. That time the price was Rs 4500 per sq ft. Slowly the investors started recognizing the sector...In Oct-Dec 2010 the price shooted upto Rs 5800 per sq ft.. And then all the builder jumped into the sector with n number of projects. As the projects started coming in the price started moving up . The remarkable change was noticed in April June 2012.. the price just went upto Rs 7800 per sq ft. But thereafter slowly it got stabilized.. and right now the price is Rs 7325 per sq ft. Although i had a word with a broker he quoted me Rs 8000 per sq ft. Saras, I do not think ki its only NCR which is scoring high, but there are number of units launched in the second quarter and constitutes 22% of the total launches across top 8 cities in the country like Bangalore, Ahmedabad, Pune, Chennai, Hyderabad, and Kolkata.

The underpass is being constructed across Master Plan road-III at the City Center and Sector 35 crossroads. Those travelling between the NTPC crossing and the City Center crossroads have been directed to take a detour through Gijhore-Hoshiarpur in order to bypass the construction site.Yeah...more traffic woes added. but the noida authority and the traffic police has planned it out. Hi jeet, yes the project us quite close to Pari chowk and even in the soft launch phase the prices have been increased. the starting price for top floor was RS 2090 persqft and it is Rs 2290per sq ft now. So there is demand for this project also the builders have a good track record that works to its benefits. You can get a 3 Bhk on top floor for approx Rs 35 lakhs now

Hi Srikanth, well i don't think that the builder has a very good reputation.. i have heard of only one earlier project and well not much is being said about the quality there also.. however there are many who have booked in this project and the construction is also ongoing..
Hello Mr Singh.. last i checked the price was RS 4900 per sq ft and resale units were available at Rs 4100 per sq ft.. the location is good on the expressway and the possession will take another say 2 years..around end of 2015..

As far as i know, this was in pre launch phase during 2013 and was formally launched in feb2014.. the construction work has just started and possession will be after 2 years

Hmm.. they have 2 and 3 bhks in various sizes starting from 995 sqft onwards and the amenities include power and water backup, vastu complaint apartments and L-shaped verandas with all flats. The location also has good connectivity and there is a proposed metro station nearby

The prices in noida, greater noida and noida extension are all in the nearby range only… just a matter of some Rs 1000 but..which area is expected to appreciate more ?? also in terms of livability which will be good?

Well noida sector 70's 119, 117 , 122 etc are also good and will definitely see much growth. Metro is planned to pass through the area and so connectivity is going to be nice. There are already existing wide internal roads. Projects by reputed names like Amrapali, Gaur, mahagun is here which will offer township projects with good facilities. There is definitely the impact of a noida address that will be here.
I do agree and with and with an end user perspective will say that noida and greater noida west are better and more livable in comparison with greater noida. 1. Metro is functional till city centre and is easily approachable 2.Hospitals and good schools are in the vicinity 3. IT and office spaces are nearby 4. Better connectivity to Delhi via the noida expressway, link road and DND. 5. will appreciate better and sooner

yeah , i too was planning to and this is one of the shortlisted projects. i was advised a rate of Rs 3600/sqft for the middle floors and around Rs 3300 for the upper floors....

Well this is G+19 floors towers in 5 blocks and there are 2BHK and 3 BHks .. the 2 bhks are in sizes of 825 sqft- 1125 sqft and the 3 bhks above 1430 sqft.

well Mahek, the bookings are going for the phase 2 and construction has just started with excavations.. in the phase 1 construction is almost complete. for the phase 1 possession will be by 2015 while the 2nd phase will take a min of 3 years.

HI Ravi, Surajpur is very posh locality and well connected with the other parts of the city. The Surajpur area is the industrial zone of Greater Noida. It is well connected by FNG Corridor just 5 minutes drive and Pari Chowk- 10 minutes drive are nearby locality. The area is also well connected with Noida Sector-18 and Expressway. It is one of the best locality and having all basic needs like domestic helps, vendors, schools, medical facilities, etc., are at an easy access. This is close to Honda Seil Factory. A IT Park with a distinct place making character and outstanding architecture that offers value for money as well as a sense of belonging. So, according to me it is better for end use and you should go for that. @Bobby, Greater Noida is already a habitated place with lots of space and supply ready for consumption and with intreset of top Builders compared to other ares of UP. Some of the top Builders such as Jaypee, Eldeco, Unitech, Purvanchal, ATS etc. Now by top I mean top in terms of quality construction not on time possession.

Right Bhaskar, The Modified Special Incentive Package Scheme provides subsidy for investments in capital expenditure which is 20% for investments in special economic zones and 25% in non-SEZs. It also provides for compensation of countervailing duty or excise for capital equipment for the non-SEZ units.

Q: I booked a 850 sq.ft. flat in year 2010. I booked it at the basic price of Rs. 1696/- per sq.ft. At present finishing work is going on the flat. I had taken a loan for this flat.I wish to sale it at the price of 3000/- per sq.ft. If deal will be finalized any tax will be deducted or not.

There are certain things which you have to keep in mind, this is because under the Income Tax Act, if you sell a house within 3 yrs of buying it, the tax benefits on the principal repayment and interest paid on the home loan are reversed. These are then included in your income when you file your tax return. It will definitely help both the buyers and developers as well as the common people of the neighborhood. In a decision by Delhi High Court that a flat owner can park only one vehicle in a assigned slot inside the complex otherwise they will grant exemption.
I welcome this move as well Ankur. This rules framed by a cooperative society would be final in this regard. Court also said that common areas in a society are meant for use by all members and not to park cars. The matter came into existence when a resident filed a appeal demanded access to more than one slot as he has four cars. As a result court has dismissed his appeal and fined Rs.1 lakh.

Well Said Srishti, Air pollution is not the only environmental impact that vehicles cause. Parking of excess cars in open spaces reduces available space underneath them for rainwater harvesting, which enables charging of aquifers.

Thanks Bablu and Sekhar..... But the company is against the complaint asking refund and other damages. Company's claiming is that the flat was booked in the name of Tarun and it was not for residing purpose but only to earn profit and he not claim to be a consumer himself.
But the commission rejected the firm's claim saying that it can not be made a rule of thumb that every NRI can not own a property in India. Court also said that NRIs do come to India, every now and then. Each NRI wants a house in India. Tarun is an independent person and can purchase any house in India, in his own name.

Yesterday I visited 2 projects - French Apartment and Samridhi Grand Avenue I liked the floor structure of both projects and I found good inner material for Samridhi but location is plus point for French Apartment as it's near to Kishan Chowk. I recently heard a news somewhere that a 3 month old infant suffered minor injuries after the roof of a flat in Supertech Capetown in Noida collapsed. The owner of flat had brought the property in November 2015 and paid around Rs 50 Lakhs for the unit. Can any one Suggest me that, should I buy a flat in Supertech Capetown or not ?
Yes, so stay away with Supertech and Amrapali if you are planning for end use. You should go for Jaypee. Jayee is good for end use. Yes, delay is worst factor with jaypee but this is very common to all builder now. So for other factor like quality, no layout change, no tower in green area prefer Jaypee.

As per them, there is no 2BHK is developing under this project only 2500 units of 3 and 4BHK flats from 2550-3600 sq-ft. and it's current price will be Rs. 14950/sq-ft. but you will get Rs.1000/sq-ft. as inaugural discount. And cost of 3BHK will be rs. 3.55 onward and for 4BHK, it will be Rs.5.03 crore onward. Project is under construction and ready-to-move by December,2020.

Q: I am working in an IT firm at Noida sector 126. In 2011 I booked a flat at gaur city from gaursons but due to land dispute over the project land the possession got delayed. Gaursons promised the possession by end of 2013 but I did get my possession in October 2015. That is very tough phase for a buyers if he has paid all amount on time he expects timely possession of property. But if someone gets delay in the possession, that’s very unfortunate situation for the buyers. I was going through same phase. I visited gaursons office several times talked to gaursons CRM team they said delay is due to land dispute situation and I will get my possession in 1 year. So I calmed myself and realized that somewhere builder is also struggling to get work done due to some dispute and other issues. But I encouraging thing was gaursons team’s support they were very polite and supportive throughout the process. I asked them for the possession delay penalty initially they try to avoid that but after some meetings with senior members at CRM team of gaursons they agreed to pay my penalty at rate of 5 rupees per square feet. I thought that this is very low amount as if buyers failed to pay installment on time builder charge high interest rate and penalty from the buyers. So I discussed with some other agents and some of my friends who have invested in other projects. Then I came to know that this is the standard rate of penalty decided by authorities. And there is 6 months of relaxation as well for the penalty payment. Finally I got possession of my flat at gaur city by end of 2015 and I also got the draft for delay penalty at agreed rate. Initially I felt I am cheated by builder they did not pay m full penalty but after looking at the market scenario and issues faced by builders and buyers i realized that it was fair amount paid by builders. I talked to some of my friend who invested in other projects and they were struggling to get possession even after 2 years of promised date of possession and they said builder even not agreed on paying any penalty. That made me realized that gaursons did not cheated me or even they were quite supportive. Even today I see number of buyers struggling to get there possession and builders refuse to pay even penalty for the delay of possession but on this I had a good experience with gaursons builders. I am living here from more than 1 year and did not even face any big problem regarding maintenance or other threat instead of some small issues but that is part of almost all residencies. Overall my experience with gaursons is good.

Hi folks, Yes, almost all the Tier-1 city is facing the same issue. Builders are not following any rules and regulation and project getting delayed from 1-5 yrs. Most of the project get stuck due to the project approval as developers don't have sufficient proof. Most of the property are facing litigation issue and in return poor buyers have to face trouble.
I am agree with you paras and this is very unfortunate if anyone faces this type of problem from the builder and builder is not taking any instant action on it. We all spent our hard earnings to buy a home for our self and after that if we face this kind of problem that is very painful for us. But luckily I did not faced such issue with Gaursons, i am also living in Gaursons's Gaur village since 2 yrs. but fortunate to did not face such problem with my flat. Yes, maintenance charges is little bit on higher side but it happens in almost all society.

Hi Ajay, This is a caution to all people who are even thinking to buy any property even remotely related to Jaypee Group. I bought a flat in Jaypee sports city.The project was kove. It has been almost five years and the company has not even constructed 5% of the project. You will die calling them but they will not answer your call. They never reply to your mails or letters. It was definitely one of the most trusted brands at one time but today i will not recommend to anyone.
I am agree with Anup.... Don't book any flat or property with Jaypee, they are not commited to complete the project on time and asking instalment despite of closer of construction work. And also threat to cancel the booking and forfit the entire deposit amount. Really, i had a very poor experience with them.

Yes, they have collected 95% of the flat cost from most of the buyers. And i am sure that they will do the same thing with every tower. Unihomes-1/2 possession was due in 2012 and it still not completed. The buyers have filed an FIR against the directors – Ketan Shah, Jitendra Jain and Jinendra Jain for the Kamala Aims Whitefield project in Andheri. Now, the Court has directed the builder to provide details of all their assets and of the number of flats sold by them in the project with supporting proof of an affidavit within a week.

This project is on hold because of insolvency. The Centre may step in to provide relief to thousands of home buyers hit by insolvency proceedings against Jaypee Infratech, including sale of the companys assets to raise money to complete the project. On August 9, the Allahabad bench of the National Company Law Tribunal (NCLT) ordered the appointment of an insolvency resolution professional (IRP) after IDBI Bank sought initiation of bankruptcy proceedings against the company following a diktat from the Reserve Bank of India.

Hi folks, According to civic norms, flat owners cannot live in a flat until it has been given an OC from the building proposal department of the BMC. Anyone occupying a flat without an OC is liable to be prosecuted. Hello Narayan, Did you talk with the builder regarding the registration of your plot? You can also talk with the sale person directly and ask for the registration date.
Yes, you should directly talk to the builder or the sales head in their office for registration of your property and ask for a date. I am sure, the registration process has started for this project.

On the other hand, Maxblis White House by Maxblis Construction Pvt Ltd is also a ready-to-move-in project, situated at Sector-75, Noida is offering 2 and 3 BHK flat ranging from 900-1760 sq.ft and its current asking rate is Rs.4700 per sq.ft. A 2 BHK flat will cost you Rs.42.30 L onward while for a 3 BHK, one has to pay Rs.82.72 L onward.
