Q: I need to discuss regarding the site boundary for the Featherlite Vaikuntam project. My questions are 1) Is there going to be a common way for the sterling apartments(which is behind the akshaya homes) people to be used? 2)If so then how can the people who has booked in vaikuntam projects can use the car in a comfortable? 3)Is there going to be compoun wall or fence. I beleive in a gated community normally having a compound wall is better. please respond. I do have many other questions to be discussed.

Yes, a new buyer should always prefer under ready-to-move property instead of under construction. You may face delay issue, loan EMI issue with under construction project. But in a ready-to-move property, you have only to pay the booking amount and rest of the payment as per slab basis.

Supertech has got all the regulatory approvals to develop this project and they have started with the construction work as well. They are planning to deliver the project by 2016 December. There will be around 1,800 flats in the project, which is spread over 17.5 acres.

Till now they have not disclosed the name of the project. But the rate per sqft they are charging is Rs 4,350 and they are giving Rs 200 per sq ft initial discount to customers.

I heard that Supertech has roped in UK-based yoo Worldwide to do interior designing for its two luxury housing projects in Gurgaon. According to sources, the company is in talks with Austria-based Swarovski for interior designing of one of our projects. Yes Prasad... although the company is selling in prelaunch, the brokers say that construction has started.. tThe builder does have a name and many completed projects to its kitty..so hoping that this too will be a good project with good construction standard.
yeah..i heard that this will have 18 towers and G+24floors and they have 2 bhk, 2bhk with study and 3 bhks on offer... the sizes are also decent with 2bhks of 1060sqft size and 3 bhks of 1700 sqft.

Hi debanjan, this is a new project that has been announced by the Trehan group.. they do have many projects in the NCR area and is moderate builder.. the 2 bhks here are prices at Rs 18 Lakhs and i was told that currently there is an inaugural discount of Rs 75000. so you can get in Rs 17 lakhs approx.

YEAH !! this is quite sad that the home buyers are made to wait so long... they have to pay rents and keep waiting for homes.. it seems that more than 30 000 flats are ready for possession but the National green tribunal has kept it pending...
It indeed is sasd, without NGT s approval the noida authority cannot give out completion certificate and the NGT argument that construction within 10 kms of okhla sanctuary should have been implemented before constructing..

HI Debanjan, I found the project good, i will not say excellent but this is at a good location. The property is under construction and will be ready only by 2016-17.. so its a long term investment as of now.. The area has other projects from known developers as well and expect construction activities here for the next 4-5 years at least.. so ill put this as along term investment project rather than end use.

Hey Mr Vikram, The assistant inspector general, Mr SK Singh at the UP stamp and registration department, said there is no extension for them to help home buyers influenced by the delay in affirmation of the eco-sensitive zone near the sanctuary. Authority have inspected all conceivable outcomes, however, bound by law, the department can't help to home buyers. Hi Gaurav, As far as locality is concerned, it is one of the oldest sector of Noida with nice connective to all important sectors and areas like Noida authority, sector-6/7/8/9/10/11, Harola, Sector-5 Metro station is nearby it. Ashok Nagar and Vasundhara Enclave Delhi is just a 1/2 km away, short cut to NH-24. IT houses many industrial units and prominent car showrooms. The roads here are wide and ample for movement and parking of vehicles.

Mr. Deepak. I would only suggest that if you are getting a good deal then better to sold out and made your investment near Noida Expressway and Dwarika Expressway. These are the most demanding locality in Delhi/NCR and you can get double returns in 5-7 yrs of time frame. Now your investment will give appreciation only if it comes up , at the moment it is depreciating.
I think you should go with Shivshankar. As people are saying that it is a developing locality and can give a good returns in coming year but no appreciation have seen in last 5 yrs. So, it is better to sold out if you are getting a good deal.

Yes, but i came to know that Noida Authority has given Completion Certificate for few towers in Kosmos. JP is claiming as Completion Certificate but the language and conditions indicates that it is partial not final Completion Certificate. In list of completed projects at Authority website clearly shows it as part completion.
You are right Saras. Total 2427 units. copy of Completion Certificate found on Kosmos FB page and sharing it for all kosmos buyer's benefit. Read it thoroughly/ There is a special terms and conditions and area details have mentioned. We all should ask for Completion Maps/building plan/floor plans etc (as indicated on last page below Rara-9) for our respective towers from NOIDA under RTI. Hi Ankur, Because of negativity around under construction properties, Kosmos read- to-move is available at very reasonable price. I also heard during my visit last month that Kosmos ready to move is available for around the new prices quoted to you. I don't think there is any risk in ready to move and these are indeed throw away prices.

Yes, we have to wait for the builder to register under RERA. Now-a-days, there are lots of fraud cases have been seen in the last decade. Buyers have to wait for long years to get their flat possession after investing their hard earned money.

The aim of the RERA, is to make real estate purchase simpler, by bringing in better accountability and transparency. In doing so, it will also infuse a lot more confidence among buyers who, at the end of the day, should feel as comfortable about investing in a home, as they do about buying gold.

Hi Ashish, You are absolutely right, now it has been renamed as Renowned Srishti Villas. They are duplex villas and after implementation of NH-24 expansion project it has become the hottest selling property in Delhi NCR. Main reason is that they are providing duplex villas at the rate in which other builders are providing flats. Its absolutely safe to invest in Srishti Villas and floors.
Hello Gagan, I was interested 2 years back in this project but came to know that this locality does not come under Noida Authority. Is it true? In-case of issues - whom to approach? Can we file case here for sanitation, pipes, and approach road? But many people in NCR live in similar colonies where rules are not applied by local authority.

This project is spread over in 4.67 acres of land bank. Construction of Oh My God and X Mall is already started and company has decided to complete this project by end of 2022.
This project is located along 25 km long Noida Expressway connecting Delhi to Greater Noida. X Mall by Bayaweaver Group is a part of CBD Zone spread in 45 acres and Jaypee Wishtown an integrated township. Bayaweaver Oh My God have already leased its service suits to Radisson Red in sector 129 Noida. It is a RERA registered commercial project and having registered sale deed.
