Yes you are right... and i would like to say it is not only one village the price of an acre in Ramavarapadu, a village next to Vijayawada, has leapt from Rs 7 lakh to Rs 7 crore.
But what is the core reason behind this hike? why all the farmers land price are witnessing such a hike in price?

Yes Praveen the project is approved by the concerned authority and even banks have approved the project. The sales executive said all leading banks have approved the project that is HDFC, ICICI, LIC and all. You will get home loan from them

Yes sure... the banks that have approved the project are HDFC, ICICI and Axis. You can take atleast 70 percent home loan from the concerned bank!!

Yes i agree Gurgaon Pataudi Road is an investment prone area for now. Secondly, in NCR all the areas are growing, none of them are developed totally. With new residential projects the areas are getting developed day by day. According to the new Gurgaon-Manesar Master Plan 2021-25, the availability of land for development has opened up huge possibilities, mainly in the new sectors along Gurgaon-Pataudi Road, which has a decent chance to emerge as a growth corridor in the near future. For end uses. the positive points are : # Greater Connectivity with all over NCR areas # Green Land all around # Industrial belt coming up # Till now no traffic issues, as its an Highways The negative point end users should keep in mind are: # No grocery shops available # Area is under developed # It will take 5-6 years for proper development.
As per my idea, there is a draft development plan for Pataudi which is being prepared. There are few roads that are operational and few development are on the list: ** Gurgaon Pataudi Road : widening of Gurgaon-Pataudi Road to 135 metres, and the sectors roads to at least 60 metres. **KMP Expressway : was the driving force behind the rise of Gurgaon-Pataudi Road, as a potential destination for investment as well as a catalyst for projects like Special Economic Zones (SEZs) by Reliance and the Raheja Groups. ** Gurgaon-Dwarka Expressway : With the advent of these commercial projects, a number of projects in the residential segment have also been launched. Gurgaon-Dwarka Expressway is expected to emerge as a lifeline to Pataudi Road, as it provides a direct link to the IGI airport and will drastically reduce travel time between Delhi and Gurgaon. With traffic congestions mounting on NH-8 and the MG Road, Dwarka Expressway will become the preferred route to Gurgaon. ** Industrial Model Township (IMT) Manesar is just 4km from Pataudi Road. **It is adjacent to the Manesar Industrial Estate and next to the proposed Reliance Special Economic Zone.

Rohtak is an emerging center as of now... rohtak although being part of the NCR is quite far..around 70 kms from Delhi... national highway 10 connects rohtak to Delhi and there are plans by the NHAI (national highway authority of India) to upgrade it to a 6 lane.. this will still take time..hi Samrat.... Thanks Jashan for posting your valuable comment. This has definitely solved my fifty percent work. Also provide some feedback about the New Gurgaon locality.
New Gurgaon is mainly an extension of Gurgaon. There infrastructure development is fairly good. Some sectors already have wide roads, street lights and greenery. Arrangements for other facilities like water supply, sewerage, electricity, telecommunications and gas are in process. In 5-7 years this area will be livable with most of the physical and social infrastructure in place. The sectors here are well placed with respect to Pataudi Road, NH-8, Manesar and Gurgaon. New Gurgaon is witnessing a healthy supply and absorption of housing units. The area is quite promising to buyers and investors of NCR region.

Hi...yeah its true that the Udyog Vihar’s plot owners have asked local industrialists not to pay their annual maintenance charges to the industry authority for the next financial year. it seems that the taxes have already been paid to MCG and so there is no need to pay the extra maintenance money to HSIIDC.
It is funny and quite a cause of concern that civic bodies that are supposed to supply civic amenities are not sure that which body should do and which shouldnt....so taxes are paid but who is the actual agency to provide amenities is not clear...

It is issued by the Municipal Corporation or other authority entitled to levy property tax such as a Development authority or a Panchayat.

Hi Dimple, As per my knowledge, BPTP Amstoria is huge popular township project in Gurgaon . This project has villa, plot, independent floors as well as commercial province. This project has 3BHK, 4BHK, 5BHK & 6BHK residential developments , area ranging from 1600 sq-ft to 9981 sq-ft. There is no exact sq-ft price as it is coming in a bulk amount. This project has 2blocks, approx 900 units are developing here.

One trend which I see frequently happening as a result of this is once the project gets delayed, the cost of the project sporadically goes up and more delay adds to the problems of the developers. When banks do not give loan for buying land, the developer resorts to raising the money through private money lenders and private equity. The private money lender then enters the picture offering loan at high interest rate.
Right Tushar, Have you ever wondered why builders keep launching new project even if previous projects are under construction. Answer is very simple, builder fund next-to-last project from new project to limit his risk completely.

As far as property registration fees is concerned, it will be Rs.500001-100000=Rs.500, Rs.100001-500000=Rs.1000, 500001-1000000=Rs.5000, 1000001-2000000=Rs.10000, 2000000-2500000=Rs.12500 and above Rs. 25 lacs=Rs.15000I think Samar is right. Q: Hello All, I am looking to buy a single unit flat, 2nd floor in Sec-49 Faridabad. Area of the flat is 123 Sq. Yards. 2nd Floor is not as per the sanctioned map, hence builder has applied for the Completion certificate after paying some penalties. From last 3 months, builder is saying that process of Completion Certificate is on hold and it will open soon. Can anyone guide, if it is a single unit flat, then why there is problem? Also, can I get the registry done, without completion necessary. Regards, Prabhat

If building has no Completion Certificate it would imply that building had not been constructed as per sanctioned plan. And as you have mentioned above that 2nd floor is not as per the sanctioned map. So, Municipal Corporation can demolish unauthorized construction. Hi Prabhat, Nationalized banks will not fund such project without OC/CC certificate. Approved plan for the building is only 1st floor, and if your flat is on the 2nd floor then the 2nd floor becomes a deviation and a gross illegal structure, the corporation can demolish this illegal structure anytime. It will not affect your purchase of the flat on the 2nd floor.
Hi Prabhat, All the gentlemen have given you the same reply. OC /CC is the mandatory document to occupy the premises once the construction is completed. You will not have marketable right and title over the property unless obtained the same. And OC would be considered as Driving License to run your vehicle.

Hi Jatin, They have also launched new tower size of 1650 sq-ft. named as Jasmine Tower, you can look in that. In comparision to Gaur Saundrayam no doubt Saya Zion also very gud project but their price is comparatively higher that Saundrayam, quality wise i feel both are same as per my personal thought.
Good evening Ankur!!! They have launched 1 more tower, Amantha and flat sizes will be 2590 sq-ft. When the project was initially launched, there were supposed to be 2 towers, now there will be 3, not sure if they have got the changed layout approved by Noida Authority.

Hello Sayatani, M3M Merlin, Sector-67 is a HUDA approved project and all the required approvals are in place. As far as bank loan is concerned, almost all the leading banks and financial institutions such as Kotak Mahindra, Standard Chartered, Canara Bank, Axis Bank, Bank Of Baroda, Tata Housing, HDFC, ICICI, Indiabulls etc have approved it.
