Q: According to my knowledge there is a court stay on project and n.d.h. is 24-05-2012 in Punjab and Haryana high court. this is in response to farmers group headed by one Mr.Om parkash's writ petition in which they have said that govt. 1st issued notices for aquitation of their land in 2004 and 2006 due to which farmers sold their land in panic to builders and in 2007 just before the final notice govt withdrawn the prior notices and now in 2012farmers feel that they were cheated at that time, court has asked the govt. to explain the circumstances under which they have withdrawn the notice. INTERESTINGLY mr om parkash the main petitioner has also booked some properties in abw project which is a part of above mentioned 968 acre land. thus here mr. om parkash 1st sold his land to abw and then booked some properties in the project which means till that time he had no issues and now seeing the boom in poperty prices in area he feels at that time he got cheated.

Q: The new master plan of Delhi has twice the residential area as it has in present. and all these new residential areas are close to the already established colonies/ zones.The land rates are cheaper than Noida extension, Manesar, Greater Faridabad, Yamuna expressway, etc. What would be the scenario after the 5 or 7 years?

Well its good that the master plan has identified areas that can be developed and taking actions to develop and plan such areas and this is the need of the hour with increasing housing shortage and feasible areas around Delhi should come up.

I was told about 2 plot sizes of 135 sq yards and 180 sq yards with the price of Rs 7000 per sq yards. So u can get the min size plot for around Rs 9 lakhs. I think that at present there is also a discount of Rs 1000 and so the same plot can be purchased for around Rs 8 lakhs.

As of now there are no works happening here but the area is the next place to be and there are high chances of appreciation. In another 5 years time, the prices are expected to increase atleast 3 folds.There are no banks attached but they are giving a plan of 50:50 where in you pay 50 % of the amount now and the rest at possession and at that point of time it is possible that banks will be there are you can get loan.

are you willing to invest in Neemara Gateway or Gateway Residency? As per my knowledge, best location is Neemrana Gateway but still in doubt whether we get possesion or not in future. Someone is saying that Govt has not cleared this land so far

Hi jay, As per my discussion with builder, I came to know , this project is Haryana Urban Development Authority & DTCP approved. Banks approving loans for this project are Bank of Baroda, AXIS Bank, LIC HFL, HSBC Bank, DHFL & Standard Chartered Bank.

Hi, As per my knowledge, Sector-103 is a decent residential locality . It is a developing area. Water is supplied to this sector by Haryana Urban Development Authority & Electricity is provided by Dakshin Haryana Bijli Vitran Nigam (DHBVN). This sector is surrounded by other sectors like Sector 102, sector 105 & sector 108. It is a peaceful, pollution free & hazel free traffic area.

Heya Seekha, yes there are availability for 3 bhk in this project. They are having 1943 - 2361 sqft for 3 bhk. The price they are quoting is Rs 6500-Rs 6800 per sq ft. The banks like HDFC, ICICI and LIC have approved the project. You can take home loan from this banks. I guess they will approve you 80% of home loan from the mentioned banks!

hmmm Booby ji the project is approved by Axis, SBI,India Bulls,HDFC. You can home loans from them. And secondly i guess if you have a word with the sales person you can manage 80 % home loan.

Hmmm Seekha the luxury apartments are constructed in Gurgaon and most of them on the Golf Course Road in the NCR region. Most of these super-luxury condominiums like Aralias and Magnolia, which are currently quoting at Rs 20,000 per sq ft to Rs 30,000 per sq ft, are by DLF.

Awaiting ReplyYes sure... the banks that have approved the project are HDFC, ICICI and Axis. You can take atleast 70 percent home loan from the concerned bank!!

well i think everyone can do their bit…. lets not think about big big projects , small projects undertaken by each household can help.. something so small as teaching yourself and kids to turn off the tap while brushing your teeth, using a bucket and mug instead of shower and utilising waste water from RO/purifier to say wash utensils or water your plants on the balcony…..

yeah you are right when the water situation in rajasthan can be managed with rain water harvesting and conservation...gurgaon is no desert...just need to take timely action.
its shocking...the news further says that the international standards is 130 liters per capita per day(LPCD) and gurgaon will have only 48 liters… how will the deficit be managed? in 2010 it had 83 liters only… we need to wake up now and think about the whole community and city and not just for our sustenance..

Anwar, paradiso has been approved by the Haryana Government Town & Country Plannig Department, Environmental alearence is in place . since the location is 5kms away from the IGI airport, it also has a height clearence fron the Airport Authority. I am not too sure about the banks..but i guess you can approach idividual banks as per your requirement.

yeah tushar, they are offering : *2 bhks of sizes 1365sq ft, 1408sq ft and 1432 sq ft. *3BHKs of 1795sqft,1833sqft,1790sqft,1838sqft,2393sqft and 2490sqft. they also has presidential category of 1963 and 1953 sqft each and penthouses with terrace of sizes 4559,4547,5534 and 6027sqft.
as far as i know, there are resale units available and price is Rs 5500-6000 per sqft plus additional charges. i hear that they are offering some good amenities with this project.....

Sure Bhawna, The project is located near to palam vihar..infact just 500 m off new palam vihar which is an established residentila area in itself. The connectivity is good with NH8 being just 7 kms off and 5 km from Old Delhi-Gurgaon Road and 2 km from Dwarka Phase-2.

Recently builder launched the payment plan.As per that At the time of Booking-10% Of TSP, Within 30 days of Booking- 10% Of TSP , Within 45 days of Booking- 75% of TSP +100% PLC, At the time of Possession- 5% of TSP+ Registration Charge+Stamp Duty & Any other charges.

Well, there is a huge mismatch in the demand and supply or housing units and the segments as well, as there is an acute shortage of affordable units as well and the election does nothing but stall decision for a few days or months, other than that no long term effect is seen in the past also.
Yeah, I sure do agree with you.. sure that a pro-active government will contribute greatly to real estate growth by easing the approval processes and giving concessions to segments that need boosting. Elections can be effecting only in terms of the government that comes into power and what their policy is ..

Well Jay, the plan is for G+4 floor of 2 bhks+study and 3bhks..there will limited nos of villas as well... the project will have all modern amenities like the club, stean and sauna, gym, swimming pool , basketball amd badminton courts as well as yoga and meditation centres...

Jay, 2 sizes are planned. there is 2bhk with study of approx 1388 sq ft size and 3bhks of 1661 sq ft. the basic sale price is Rs 3250 per sq ft and there are other charges like EDC and IFMS also there will be the cost of Rs 1.5 lakhs for covered car parking per slot and 1lakh for open car parking. There is also a life time membership charge for club at Rs 1 lakh.

This is a small project of one tower at New Palam Vihar and there are 1bhks and 2 bhk options. 1bhk is of 650 sq ft and will cost around RS 16 lakhs while the 2 bhks are of 1000 sq ft and Rs 21 lakhs

Well the news coming in is that the top builders of Delhi NCR have acquired large areas here and are also announcing their prestigious projects here
Hmm... although the distance between Delhi and Meerut is around 64kms, the monorail and Expresway as well as the mono rail and rapid rail transit are aimed to cover this distance in an hour or so, so with good connectivity, the area is an ideal investment destination.

Hi Jashan, As per my knowledge, this step taken by Govt. will definitely make some difference in India real estate market. Although this step ,they should have taken at least 5-10 years back when India economy was growing. The Union Cabinet recently approved the creation of a real estate regulator in India, which aims at increasing transparency within the real estae regulator.
@ Jashan, The Real estate Regulation and Development Bill 2013, once enacted, would provide for a Real estate regulator in each state of the country. Experts are of the opinion that though the Bill has many benefits for the actual users, it also has its share of limitations. The Bill would make it obligatory for the developer to disclose minute details related to the project on the company website. Details of the project like the layout, the number of plans the developer is planning to sell and even the amenities will have to be uploaded on the website.

Hey Mr Amreesh, As per sources, not only transportation but also storage of building material even deficient safety measures for workers stacking and emptying material or working at structures too should be a piece of the violations. The town and country planning department and urban development department have issued notice in such manner for regions falling under the National Capital Region (NCR) in Haryana and different parts of the state.
@ Mr Amreesh, According to current news, The chief administrators of Haryana Urban Development Authority (HUDA) and Housing Board, Haryana, alongside municipal corporation as well as civic bodies had been advised to join conditions in the building bylaws while sanctioning the building plans, as per HUDA official . HUDA officials confirmed to have gotten correspondence.

Hi Mandy, As per my knowledge, additional charges should be given to the builder at the time of possession. If you will check your payment plan , then you will get a clear picture about this. Like as per 10:80:10 plan, you have to pay 10%+ additional charges at the time of possession. Otherwise as per exclusive payment plan, you have to pay 40% + other maintenance charges at the time of possession.
In my opinion, if you are already staying in the apartment, then for society welfare ,maintenance charges will be collected from each & every flat. So as per the decision taken by society members & secretary flat occupants have to pay that. But I don't think you have to pay it in advance.
