The rate per sqft going on is Rs 3700 and the price of the apartment starts from Rs 55 lakhs approx. The project has got approvals from BBMP and all the major banks. It seems out of 175 flats there are only 5 flats available for sale. Looking for some feedback about the project and the builder ASAP

The project is still in pre launch stage and it will take some 3 years to get completed. The project will offer 1,2 & 3 BHK premium homes and will be spread across 6 acres of land. The rate per sqft going on is Rs 4990.

Q: I visited their other sites and spoke to the marketing people, owners and visited the site to see the construction quality. Pros and cons are as follows: 1. marketing people are nice, I was interacting with a lady by name puja and also talked to one more person by name nihar. 2. despite being a tier-3 builder, they provide wall mounted commodes unlike a lot of other tier-3 builders. but the door and window handles are dirt cheap quality aluminium that you can bend and destroy. 2. the commends from ownerukn in this thread are actually true... I also found that you are forced into agreements that the builder will maintain the property for 10 years. they are mimicking the model followed by some tier 1 builders like total environment but the difference with TE is the money is collected up-front for prop maint (and inflation of 7% is considered). with ukn, the charges are hiked every year by 10% every year and cost of DG fuel, water etc. is over and above it. 3. dec 2014 is the promised date for delivering phase 2 in esperanza, and the progress suggests that will not happen. It seems they charge all the money by promising what is on paper (e.g. flooring) but leave most work necessary to move in and the actual completion happens after an year. 4. during the recent sand crisis, they started using mud and husk mixture materials to make progress on construction in various projects like miraya near shell, the issues with that will come up only after three or four years. i decided to go for other builder, there are too many risks with these people.

Q: Hello, I asked for making the internal Kitchen wall 3 ft only in height of my booked flat in East Point but Assetz is denying to make the modification even when they promised me before I booked 3 months back. In-fact their ridiculous reply is that they will handover with full wall If I want I can later break it!! Which means waste of time, money and effort for both side, very unprofessional and customer un-friendly attitude from Assetz. How has been experience of other buyers?

Hello Arjun, Be careful with Sai Purvi Developers. Their tactic of cheating is different. They quote less price and promise a lot, Once they take the money, they will change the telephone number or will not pick up it. Please visit their project near Hoodi named Purvi Meadows, before proceeding. The buyers occupied the house almost a year back, but they are still to get the car park and amenities for which they paid 2 lakhs.
Yes, I am agreed with Manjula. There are lots of negative reviews against the builder and its construction quality. Do all your due diligence before buying your dream home with Sai Purvi Developers. Visit the project site, talk with the owners of that society, check all the legal approvals and then go for it.

Hello Vishwa, Metrotech Forest View by Metrotech Builders located at Kanakpura Road, Bangalore is a completed project and possession was December 2017 but I do not know whether the builder is giving possession for this project or not. But it is a BBMP approved the project and almost all the leading banks and financial institutions such as ICICI, HDFC, SBI, LIC Housing Fin etc are funding this project.
Hi Vishwa, I would suggest you, verify all the legal documents with a property lawyer before investing your hard-earned money. Check whether all the due has been paid on time for this property, ask for latest tax paid receipt, mutation paper, NOC from the Air, forest and fire department, approved plan, Occupancy Certificate and possession letter and then go for it.

Q: K hemani , ruchi priya developer uptown project ka divali west is not trustworthy. He has taken cancellation in 2016 saying refund money as his sra projection is illegal and no cc for uptown from 2015. Maharera came into force in 2017 hence he is enjoying the money taken. Is it any settlement possible as you are advertisement in various project. 200 customers are struggling.
