Sobha Developers is all set to launch their new project likely to be called Sobha Silicon Oasis located on Hosa Road near BOSCH campus in Electronic City. The project currently in pre-launch stage is expected to be officially launched by 1st February 2014. The major locations in west Bangalore are Malleswaram, Vijaynagar, Tumkur road, Mysore road, Rajajinagar, Magadi Road, Dr. Rajkumar Road, Yeshwantpur and Uttarahalli. The region is expected to witness a huge uplift due to the two metro links. While Phase I metro will be touching Vijayanagar, in Phase II, the metro will connect Kengeri, thus connecting the region to the northern and eastern parts of the city.

Q: Hi, we have booked a flat in Meridian Garden about one and half year ago. The construction of the block ‘A’ is not being progressed since then whereas developer promised for possession within one year of booking date. This layout is now preferred for commercial purpose because many property owners are giving their property for rent for commercial purpose. There is no update about the status of the construction and the builder is also not picking the call as I was also planning to book a property in this project. Attibele is a periphery and panchayat town in Anekal taluk, Bangalore.The region has easy access to most of the locality in the city. It is accessible through Roadways via buses. It is barely It is 35 km from Bangalore and 5 km from Hosur on NH 7. The Real Estate has been also blooming slowly and steadily. According to me the area is good for long term investment purpose.

The rate per square feet they are quoting is Rs 3750 before pre launch and after the project is launched they are going to increase the price. The project will be approved by BDA and all major banks but the approval is still under process. December 2016 they are planning to complete the project.

Q: Were paying rent of 14000 and Agreement is over by Feb'14 and Landlord updated us in Jan'14 that he is increasing the rent , so we told we will not renew the rent agreement, will vacate the property within one month., But now he is saying I will deduct one month rent from Deposit as we have not Given him Notice of 3 months. First Our he didnt updated us till 15Jan increase of rent. Then Our rent agreement is over by this month so we thought we have to vacate the house, He also uploaded the advertisement on CommonFloor that His flat is ready for immediate possession. Agreement say in One line that We have to inform him Before 3 months. Thats it. My question is that Our agreement is over and WE are not suppose to give notice of 3 month and we gave him 1 month notice. 2. Agreement doesnt say that he can deduct the amount if we didnt serve the notice. 3. his mistake he is increasing the rent by Approx15% not by 10%. 3. What Can I do now

I second you Shashi, Did he mention in the agreement that he is going to increase the rent by 15%. If not mentioned then you can take some action in this matter. Hey Kailesh, The project was launched in February 2012 and they are planning to give the possession by end of this year ( 2014). There are 3 bhk apartments available for sale and the price starts from Rs 69 lakhs plus registrations.

I planned to buy in sipani bliss phase 1, 3 bkh for investment plan but due to low price value . i felt the quality of construction will be low. its been more than 1 year i spoke to those sales people.He ensured of finishing sipani bliss phase 1 by june.But now , when i am checking, there are still in brick job, i don't under stand how to trust there words and still there are many flats available.The model house is very impressive.

The project is under construction and the expected possession date of the project is by end of 2016. The rate per sqft they are quoting is Rs 2550 and there will be around 82 apartments.
HI Venu, recently I have inquired about the project and the concern person told me that the project will be completed by end of this year and State Bank of India is not providing home loan for this project

Exactly the same question I asked the person and he told me that SBI is not to approved the project as it is their first project. SBI approves those projects were the builder has completed at least 5 or more project :P They told me that they are going to provide CC and OC after the project is completed.

Currently the rate per sqft going on is Rs 2900. Vijayas Vaibhav is spread over 1.8 acres of land and there will be 4 block with G+3 floors structure

@Anthony, Bomasandra is in between Electronic City and Narayana Hridayala Hospital. The area is rapidly developing and the travelling has also become easy because of the flyover built. All the basic amenities and facilities are available in this locality.

As far as I know Rs 1.50 lakhs is what they are asking as the booking amount and the price of a 2 bhk will cost you around Rs 40 lakhs all inclusive plus taxes.

Yes you are right Kailesh. Rays of Dawn is in pre-launch stage and the project is expected to be launched by this month. The rate for 2 bhk is Rs 39 lakhs and the price of a 3 bhk is Rs 48 lakhs all inclusive.

Q: They are frauds and cheating the people. Thou Amoda Springs was marketed by Chalapathy Naidu, internall they all (4 of them) have the unregistered MOU signed to market N.H. Bhaskar Reddy and N.H.Prasad Reddy land by forming the layout by N H Sharabha Reddy. They are not refunding the booking charges paid, since 6-8 months, we are behind them and new stories are being formed. They have suggested us to go fight the case legally or do whatever you can. Please join us if are already in the trap else be warned that you will be soon in the trap. Do you still want to buy?

I heard that they are giving some off while booking a villa, any idea about the same. How much is the booking amount? How is the connectivity and are the model villas ready?
At the time of booking you have to pay 10% of the total cost and yes they are giving Rs 250 per sqft off for villas at Commonwealth. Yes the model flats are ready with basic amenities. The project is around 18 kms from Hoskote and 12 kms from Hope Farm.

The project will get completed by another 24 months time. Amenities offered in this project are as follows: Squash Court, Mini theater, Table tennis, Pool/Billiards, Medical center, School, Office space, Outdoor meeting areas etc.

You can visit the BBMP property tax payment portals there you will find an option called property tax payment. Choose any one option from the given option and then click continue. https://bbmptax.karnataka.gov.in/
There is two way to pay your property tax in Bangalore. The first one is the manual process. Under this process, you have to fill up the forms and submit them along with a cheque or a demand draft for the tax payment. The second way is to pay the tax online. This is a convenient way to pay the tax. You can fill the forms online and make payment through bank transfers, credit cards, or debit cards. Recently, BBMP has updated property tax website that enables the citizen to pay their property taxes easily. Even if your property has a few alterations, the process to pay property tax is simple one now.

VAriants are available from 1374 - 1985 sq.ft (Carpet Area) in 3 BHK, 1516 - 1574 sq.ft (Carpet area) in 3.5BHK, 1897 sq.ft (Carpet Area) in 4BHK, and 2106 sq.ft (Carpet Area) in 4.5BHK. Its current asking rate is Rs.5935 per sqft. This project is spread over 2.5 acres of land consists 106 units of 3 and 4BHK in G plus 5 storeys apartment.

This premium development is spread across 9 acres of land with 450 units having almost 50 percent open space. Variants are ranging between 645 sqft in 1 BHK, 1250-1285 sqft in 2BHK, and 1650-2150 sqft in 3BHK and its current asking rate is Rs.5100 per sqft. Both the localities are good for investment as well as for end users. Only price is the higher in Asstz Marq than Shriram Blue.

Q: After GST implementation, as per the Central government act, all promoters developers required to register their existing ongoing new projects do not have completion cerificate with RERA within three months. In case of flat resale, what is the applicable for GST rate? Stamp charge and registration charges also inciluded while calculating the tax?

In case of resale of properties, there will be no GST levied. Stamp duty and registration charges will be separate and chargeable according to your state rule.
Yes, GST does not apply for resale properties that have received occupation certificates. The seller will, however, have to pay stamp duty and registration charges that were in existence even before June 30. Both these charges vary from state to state.

Yes, General Power of Attorney is not a valid document for transfer or purchase of immovable property in the eyes of law.
