Loading is 38% in Regency. In 735 Sqft Flat, I have got only 455 Sqft. Quality of work is also very poor.Should be very careful while buying the House at Regency. Regency Lost their fame and name in this project.

Some points are tricks played by agents, and some points are suggestions on what you should do when you meet a builder, broker, agent or sales executive who is showing you or explaining about a project. Here are those tricks and suggestions:- 1) They create artificial scarcity and try to rush you, 2) Do not show the eagerness to buy, 3) Do not do any booking only on the basis of the brochure, some presentation or looking at a sample flat, 4) Do not feel shy about asking legal documents, 5) Say that you are seeing other nearby projects as well, 6) Do not be tempted with awesome deals and discounts, they are well designed, 7) Ask which all banks have approved the project, 8) Do not get over obsessed with the upcoming infrastructure.

Hi friend!!! Rohan Abhilasha, WAgholi, Pune is offering 4050/sq-ft. for 2BHK now. It seems that project is getting good appreciation in 18 months. 1.5 yrs. back it was Rs.3700/sq-ft.

There are 2 flats from 818 - 1518 sq-ft. are available for sale in Majestique Vanalika, Pirangut, Pune. 818 sq-ft. flat is available in 33L @Rs.4034/sq-ft. while 1518 sq-ft. flats is available in Rs.40 L, @Rs.2635/sq-ft. Parking is only an issue builder has not provided proper parking to owner in this project otherwise project looks good from all aspects.

Hi Prabha, Person, Institutes who own / possess land / building within limits of PCMC have to pay property tax. Property Tax is applicable to all properties and open lands within Municipal Corporation limits.

Well Keshav, Property Tax is calculated on the basis of built - up area of the building/property. is calculated considering following factors: 1) 1) built - up area of the property, 2) type of property - residential / Non-residential / mixed/ miscellaneous/Industrial / open land, 3) per square foot annual ratable value of the property in the area where the property is situated and 4) type of construction - RCC construction / Simple construction / Shed.
One last question. How long does it take to complete Property Tax Assessment? How can I get Property Tax Bill?

Q: We are in very complicated situation related to Parking Space. Please go through below details. We have signed one of the page of the agreement on which our parking location is shown. In front of every parking they have marked small rooms. Now we observed that marked small room is for Domestic toilet for that wing. They have made that toilet in front of our parking space so they did not get enough space for our parking and extended line out side the pillars and told us that we have balcony at the back (upper) side of our parking, which comes in parking dimensions/area !! after that we have gone through all same parking which has balcony on at back(upper) side. We are shocked !! They have proper big parking space inside the pillars and upper balcony is not considered as a parking area because they do not have toilet in front of their parking, however per agreement copy small room/toilet also drawn in that parking also. Builder just has selected our parking area to built a toilet randomly or as per their convenience ! We are fighting with them from last 12 months but they are not responding and ignoring our concern. We got 4.5 to 5 feet less space because of this issue and builder has forced us to consider under balcony area as parking !! Even parking layout of agreement copy also shown as zigzag but in actual only our parking is out of pillars and others got inside. please refer attached image. Conclusion : Builder/Architect has done a error to accommodate toilet and ignored our parking space. Could you please advice what will be our next step and how to fight with builder because we are unable to find legal/proper rules related to parking and also they are not providing is the PCMC approved layout related to Toilet area section. They did not even show any dimension of parking and toilet area selection. We have checked with PCMC also but they only have the same parking plan which we have. They do not have anything related to toilet permission/location. Please suggest.

Hi, The builder has to get approval of layout plan from concerned authorities before starting construction of residential or commercial building. Constructing building in unapproved layout will not be given permission to be occupied or such layout plots will be treated as illegal and exemplary penalties will be levied as per Municipal Laws. No facilities such as roads, drainage, street lighting will be extended in such areas.
As per the Development Control Regulations for Greater Mumbai 1991, one parking space for every 8 sq. mtr. Of the floor area up to 800 sq mtrs. and one parking space for every additional 160 sq. mtrs. Of area is required to be provided. It is totally illegal in your case as approved lay out plan is not showing any construction of toilet. You should consult a good legal adviser and and take further steps.

Hi Ashish, According to me, it is important that the government has identified that a large number of problems were part of the plan and they have put it on record. Accepting the faults will lead to fixing them and a better plan can be expected now.

Q: can suggest here that all owners should ask compensation from builder. Like rent of the month for delay. Many owners are having loans and few are also staying on rent. So all owners must ask a fix amount per month for such delay. I shocked knowing that project is running from 4 years and no possession due to whatever reason. Ask for rent amount as per the rent rates in that area per month till you get possessions.

Hi Patil, I am really very shocked to hear that the people of that project are still waiting for the last 4 years. In-spite of that there is a provision for compensation on delay project. Under section-8 of the Maharashtra Ownership Flat Act 1963, which makes the builder responsible to refund the money acquired from a consumer with interest if he is unable to justify non-completion or delaying possession of his project. This section clearly works to defend the interest of the consumer and it is the duty of the builders to complete the construction on time.
Right Siddharth, In this case all the flat owners should join hand together or make a forum and force the builder for compensation. if builder is not ready to give your money back with interest. Take the advice of a legal adviser and proceed accordingly.

Now, housing projects on more than 500 sq-mt would have to register with the proposed real estate regulator as opposed to the threshold at 1000 sq-mt that was fixed earlier. Also, the interest rate payable by the promoter or allottee in case of any default by either would be the same now.
Right Anirudh..... And if failure to do so would lead to a penalty of 10% of the project cost. For subsequent violations, they will be charged another 10% of the project cost or sentenced to a three-year jail term. This decision would really protect buyer interests and encourage investment in the real estate sector.

It is true Ramdas, At the same time a builder or developer will have to enclose details of its existing projects, details of approvals, land title and payment dues while applying for registration of any project with the authority. The panel define again the carpet area, according to them, the net usable floor area of an apartment, excluding the area covered by the external walls and that under service shafts, exclusive balcony or verandah and open terrace areas, although it would include the area covered by the internal partition walls of the apartment.

Ur welcum sir!!!!. If you are 15% of the total flat cost then the per square foot rate would be Rs.3200 and if you are paying 20%, then price would be Rs.3150/sq-ft. You can also bargain with this rate at the time of booking.

Yes, i have booked my flat in Tower-B. As of now, 66 flats have been booked and booking amount will be Rs.26000 non-refundable. As per the builder, possession date will be December,2017. Supertech Defence Colony Phase-4, Wagholi is a G+10 storey apartment, consists 5 residential towers A,B,C,D and E. As of now, Plinth work in Tower-A and B has finished and plinth work on Tower-C is going to start soon.

Yes, and as per A CSE analysis, it is estimated that as much as 530 million tonnes of construction and demolition waste is generated annually. The waste is inert, but bulky. It is either dumped in city landfills or in open spaces, water bodies and flood plains.
Long time back, Environmentalists have repeatedly pointed out the harmful impact of debris being dumped recklessly, choking the city's nullahs. Construction waste has become a problem across cities - big and small. In fact, Ram nadi (river) in Pune city has been severely affected by this indiscriminate dumping.

At the same time, Undiri has excellent connectivity to the rest of the Pune City. It is situated within close proximity to the Mumbai-Pune bypass and is about 7-kms from NH-9. Katraj - Hadapsar bypass road and Road connect Undri with Hadapsar, the eastern IT hub of Pune. NIBM Road that links with Pervati Road connects this locality to the Cantonment area. This area also enjoys good connectivity to Railway Station which is about 8 kilometres away and Airport, which is about 12 kilometres away. As far as public transport is concerned, Undri is served by PMPML buses and shared autos that regularly run on this route.

Hi Aakrati, As per my knowledge, New Airport Road in Viman Nagar is identified as a potential location with an expected price appreciation of 63%, while Vishrantwadi is to witness a 55% growth appreciation. So, you can check out property in this area. These localities are good for both end use as well as for investment.
You are right Ramdas....... But at the same time, Wakad is closest localities to Hinjewadi IT hub and as per your basic needs . Being the entry point of Pune, Wakad has witnessed improvement in infrastructure and facilities which has attracted investors to the area. Since the rental demand here has always remain high, majority of the buyers here are those who are looking to earn extra monthly income through rent. You can easily get a 2BHK apartment of 700-900 sq-ft in Rs.50 lacs and rent expected- up to Rs 25000/month with 1-1.5 lacs with security deposit.

Q: Builder charged all owners lump sum for Repair & Maintenance Fund and also Sinking Fund. Now prior handing over Builder showing excess expenditure (almost double the collection) on maintenance and asking additional funds. alternately he is going to transfer from sinking to maintenance fund. During last two years when he was carrying out maintenance, he never intimated any member about excess expenditure nor did he give accounts of the expenditure.

I agree with you Sadashiva. This act requires the developer to deposit 70% of the project funds in a escrow account. This will make sure that developers are not able to invest in several new projects with the proceeds of the booking money for one project. Hi Suraj, Currently, Mont Vert Avion is a under construction project and it is expected that the possession date will be December-2017. Mont Vert Avion is a PMC approved project and all necessary approvals are in place. As far as bank approval is concerned, HDFC, SBI, Andhra Bank, PNB and ICICI have approved it.

Hi Ravi... Pashan is a suburb in the city of Pune. It is located off the Mumbai-Bengaluru Highway. It is a residential suburb of Pune occupied majorly by the government offices and the educational institutions. It is well connected via good roads to all the neighboring places like Baner, Aundh, Bavdhan, Sus Village. The railway station is only 10-km away and the airport is about 15 kms away. Hi Kiran!! If you are buying a ready-to-move flat, then you have to ask the builder about the UDS before registration. It is a required documents to avoid fraudulent deals and to be cautious, one can check the undivided share mentioned in the agreement before registration. It is builders' duty to provide you the details of UDS but some builders will be unwilling to show the agreement copy; instead they share some other agreement copy during site visits.
@Shrabani... But it is seen that Indian home buyers concentrate on flat area and clueless about the actual land ownership - Undivided share of land. The property appreciation depends on the land value (UDS) and not the concrete building. It is important to understand and ensure the UDS of the individual flat before buying it or registering the flat.

Hi, I am agree with both of you. In a flat system, it is necessary to check the undivided share (UDS) which will determine the value of the property. While buying an apartment in a multistory residential complex, we carefully analyses the carpet area, built up area and super built up area but the ownership doesn’t depend on the flat area but the undivided land share. The price appreciation of the property is the actual appreciation of the land and not the building, so the property price depends on the undivided share.

You are right Manish....This builder is known for big delays & poor construction quality. One should visit Crosswinds, Balewadi which got delayed by many years & still flats are available for sale. Other projct - One Nation near Pimpale Saudagar where work has almost stopped. Yes, and this garbage depot would be around 1km from the Ravet bund, from where the PCMC and the Maharashtra Industrial Development Corporation draw water to supply to the entire city. Besides, large trees would have to be cut to set up the garbage depot.
Hi Nikhil, Its not a Garbage Depot, it’s a proposed SWMP (Solid waste Management Plant). There are existing SWMP in Koregaon park, Aundh, VIman Nagar, also one is coming up in balewadi. So, I believe people have not stopped living in these areas, in fact these are amongst the most developed & preferred residential areas of Pune. Since you have already done some research on the Proposed SWMP of Punawale, I would suggest to do get a feedback on the above mentioned location SWMP also, in terms of smell in vicinity, trucks movement, & open land of Garbage dumping.

You are right ..... Wakad is closest localities to Hinjewadi IT hub. Being the entry point of Pune, Wakad has witnessed improvement in infrastructure and facilities which has attracted investors to the area. Since the rental demand here has always remain high, majority of the buyers here are those who are looking to earn extra monthly income through rent. You can easily get a 2BHK apartment of 700-900 sq-ft in Rs.50 lacs and rent expected- up to Rs 25000/month with 1-1.5 lacs with security deposit.

Yes, this locality is very closed to NIBM Undri Road. Several roads which are passing through the locality are NIBM Road, Kondhwa Road, Hdapsar Road and many internal road are passing which may be an issue for traffic in peak hours. NIBM Annexe is very close to adjoining areas like Kondhwa, Wanowrie, Ganesh nagar, Laxmi Nagar and Undri.
Yes, due to its proximity to Lohia Jain IT Park and The Cerebrum IT Park B2, this locality has seen a massive traffic jam during peak hours. As most of the populace living in these localities, works in nearby IT Parks.

Hi Rohan, There are certain things which a buyer have to judge himself. If you are talking about water facility in the society then you have to visit the project site and ask the nearby society residents. ask to the nearby shopkeepers, they will tell you the ground reality.
As far as project approval is concerned, Gagan Adira, Wagholi is a Pune Municipal Corporation approved project and almost all the leading banks and financial institutions are funding this project. As per sales executive, possession of the property is on December 2019.

Q: I would like to share my experience of a bad tenant in Pune. This person whose name was Baburao Vhankol was a tenant in my flat in Pune. He appeared honest, but turned out to be a cheater person. The deposit was agreed for 50000 Rs. He paid 20000 by cash and remaining 30000 by cheque. To my surprise the cheque bounced and thereafter since the initial 20000 he did not pay me anything. He fooled around and simply stayed free in my flat. Whenever payment asked he would create a scene that he is in deep trouble, hit badly in business or so on. This is to make all readers aware of such white collared cheating people and not to do any property related dealings with them. Before giving your flat on rent strictly ask for previous landlord references and do some additional verification from your end. Never handover the keys unless full deposit and at least first month payment is received.

Hi Vikas, I am agree with you. The first part of verifying a prospective tenants income is to request the appropriate documentation from them. You can also ask for 2 or 3 months salary slip. This payslip will list the pay begin and end date, so you can use it to determine the tenents weekly, monthly and yearly income.
Apart from that, you can also check the applicants full name, DOB, contact information, driving license and state of issue, Aadhar Card etc. You can get the copy of Driving License and Aadhar Card with you. You can also take the details of current income, dates of current and past employment, the names and contact information of current and former employers. Contact person of the references.

Q: Advantage of Registration under GST GST provided input credit benefit for all the Goods purchased or services availed by the society i.e. Lift AMC, Housekeeping, Security, Fire AMC, Repairs & Maintenance, Contract staff, Accounting & Auditing Services, Software ADDA Portal & other services etc. For example, if the GST will be charged at the rate of 18% , or at applicable rates Reverse charge , for the services availed or goods purchased for these goods and services, same will be available for input to the society and can claim as refund if no output liability or fall under exemption with minimal compliance cost. Subject to input tax credit apportionment for taxable and exempted services. Earlier there was no credit available for good purchased for the society, under GST society can avail the benefit of input. This will reduce the overall cost to the society.

Q: HSG society is required to register if total income exceed the threshold 20L and pay GST only if the monthly maintenance fee exceeds 5000 per flat or any flat having above the threshold. Hello Nitin, Under section 84 of the MOFA Act, every member who has allotted the stilt or the parking space shall be required to pay parking charges at such rate as may be decided by the general body of the society at its meeting, irrespective of the fact whether he actually parks his motor vehicles or not. The society can recover different rates for different type of vehicles and parking. Although the parking charge is not necessary, yet every state is charging as per their rules. As far as GST is concerned, it is compulsory to pay if the project is under construction and if it is a completed project then you do not have to pay. But you can claim your GST refund online via GST Portal. The refund application has to be made in Form RFD 01 within 2 years from relevant date. However, Shivaji Nagar railway station is the nearest railway station to Bhukum. It also has close proximity to Pirangut Industrial belt. Rainbow BRTS and PMPML buses are operational in the localities and connect Bhukum to the other important regions.
