Stamp duty payable for registration of property is different and varies in various states/cities in India. Since the values of transactions in the real estate market tend to be quite high, the amount of stamp duty is also a large amount.

Buying an under-construction flat is not real estate investment. You are actually lending money to a developer with the hope that he will deliver a flat to you in the not-so-distant future. You better make a good return when you buy an under-construction flat. Return follows risk, and in the Indian context, the risks of buying an under-construction flat are so high that developers have to provide a price that gives you good returns.

In my point of view I think you should not sell your existing property. Property Prices always rise. Either the price will remain stagnant or it will rise. So keep patience and you will get good returns in long term. Else if you have surplus capital invest in another plots project in Hinjewadi.

Q: I have booked flat at Casa Rio-Persiana, At the time of booking they said possession will be given in Oct 2013, then on tentative date is also mentioned as Oct 2013. But on Stamp Duty registration paper it's mentioned Oct 2014 and with 1 Year grace period. Each and every time they are making fool. Also they have promised after registration they will provide us coupons but nothing happened as per discussion. I fully agree. I booked a flat in Pacifica in Casario. As per agreement it was supposed to give by July 2014 but till today I have not got possession. I understand from my relationship manager that OC has not yet been obtained. Even lift of the building is not operational.
Hi Abarunava, It is illegal to move into flats without the copy of Occupancy Certificate. Hence, make sure that your building has an OC to avoid facing worst result later. There are thousands of cases like the one related to Campa Cola in Mumbai. And hence to avoid any trouble in future, it is important to have these documents.

Even close proximity to SG highway and western Ahmedabad makes It ideal for living with commercial activity not very far. The surrounded area has over 10 shopping Malls, good schools and hospitals. Overall it’s a very good investment decision. You can go for it without any problem in my opinion.

Acquisition of land for Outer Ring Road project is expected to start soon as there is no major objections coming from the farmers. Some of the farmers expressed their fear of becoming landless at a hearing of stakeholders but the authorities have promised to allocate land to them at a different location.
Surat Urban Development Authority (SUDA) and Surat Municipal Corporation (SMC) will acquire the land for Rs 5,000 crore project.

Q: The current buyers were promised completion in Feb 2013 end. But possession has not been given till date. Few people have started illegally occupying the flats. Builder has not yet obtained completion certificate. It is not clear whether the application has been rejected, or whether the application for the completion certificate was even made. The completion certificate is supposed to be issued by 'Hinjewadi Town Planning Authority' but the contact details of this organization are not clear. Any one having similar concerns please use this forum.

Hi Vikash, As per my knowledge, Ambawadi & Navrangpura are nice locations & fully developed also. Even as of now some infrastructure development is happening. Both locations are prime residential decent location. From connectivity point of view, both locations are well connected with other parts of the city by city transport , bus, train & railway. Rental appreciation is very good & high in these above said localities.
@ Vikash, In my point of view, rental appreciation is more in this area. This area makes more demand for rented apartments because for more number of students . Navrangpura is backed by strong physical and social infrastructure, thus, attracting many students to study and live here. The area is developed with the presence of various hospitals, restaurants, grocery stores and banks.

Hi Jack, The metro phase 1 stretch covers two corridors the North-South corridor starting from APMC, Vasna to Motera Stadium followed by the East-West corridor starting from Thaltej Gam to Vastral Gam. If you are planning to buy a house in Ahmedabad, then localities near the upcoming Ahmedabad to Gandhinagar metro belt can be considered for good returns.
@ Jack, As per my knowledge, the upcoming metro belt comes with a scope of new development in areas with available vacant land. Areas such as Hebatpur, Sindhu Bhavan Road and 5 km from Thaltej metro station, land is available where developers are planning to come up with residential housing projects.

Hi Guys, According to me, cities of Gujarat are growing at the fastest pace ever and have seen urbanization transform the perception of the cities from a mere trading city to an emerging global metropolis. People come here for jobs and to earn a livelihood. This increasing population has impacted the society as well. In any given developing economy, people move into an area and infrastructure follows. Whereas in Gujarat, the infrastructure has always been better than many of the other Indian cities and migration has only made sure that the developers kept up to the pace of development.
Hi Jack, As per my knowledge, the infrastructure in these cities has been improving steadily and the lifestyle of people is becoming similar to what is seen in any other metro city. As per sources, the real issue is the incentives offered for the creation of mass housing. Even, if it requires some policy changes that will make the cost of funding lower for affordable housing, it would be worth it. Promoting rental housing is another significant issue to be addressed in the upcoming union budget. Of course, complete pass-through status to Real Estate Investment Trusts (REITs) is equally critical for the turnaround of the sector.
@ Mr Vikash, In my point of view, to regain the confidence in real estate, the government must win the confidence of the home buyers first and for that low interest rate, low inflation and encouraging buyers through tax incentives are much needed. Moreover, additional land parcels should be made available to curb the ever rising land cost, thereby, making affordable housing and housing for all, a reality .Union Budget 2015-16 is hence, expected to answer a long list of queries.

Hi Mr Rajiv, The areas currently commanding the highest demand for residential space are Akota, Vasna, Gotri, Jetalpur and Fatehgunj. @And the additional FSI will be used only by Mhada to create affordable housing for low income groups. As we all know that land is very limited in Mumbai and the only way it can be increased is through FSI. At the same time, there is a large demand for affordable housing. But not enough stock is created. His main intention is to serve to this part.
I think the housing problem can never be solved until MHADA starts producing affordable housing in large numbers. FSI must be increased, but the entire FSI must be used solely for affordable housing.
