I would advise you to take a term insurance instead of home insurance as it will cover your home loan plus it will also take care of your family too with surplus amount. Home insurance is mandatory because the banker takes a precautionary measure thinking of uncertain event so that the loss can be recovered. When you apply for a home loan and already have a term insurance to show them they wont ask you to take home insurance and you can definitely save money in it.
Deepali is right. Home insurance covers the cost of loss or damage to the building you own and contents insurance covers the cost of loss or damage to your possessions. They are often bundled together as a ''home and contents insurance'' package but they are actually separate policies. So you will need to work out what cover you need for each.

Hi, As i heard that Ajnara Le Garden is an under-construction project, with possession time of 2 years for the 1st phase (Tower A-G) and 4 years for the 2nd phase (Tower H/I/J/K/L/O/Q). For Tower A-G, the building structures are either complete or nearing completion. You can see some external plaster work as well in these towers. For Tower H/I/J, the building structures are in the initial stage with towers being complete up to 6th floor.possession time of 2 years for the 1st phase (Tower A-G) and 4 years for the 2nd phase (Tower H/I/J/K/L/O/Q).

It is because the project is located in a excellent location with better connectivity to Delhi, Jaipur, Faridabad, Sohna and Manesar.. This location will fetch the maximum returns as it has a permanent view of the Aravalli Hills, which will remain through out.

Yes , your budget is perfectly fine for 4 BHK in this project. They are quoting Rs 5500 per sq ft.Although they launched the project with Rs 4000 per sq ft, the price appreciated a bit. there are more chances of appreciation.

Yeas thats true the important use of buying a resale property is that the construction/partial construction is already done and your time is saved. In case of completed projects, benefit of buying in the resale market is that the construction is almost complete and some of the houses are ready to move in.

As of now, the existing metro station close to Greater Noida West is will get two extensions, one to Sector 62 near National Highway 24 and the other till the Knowledge Park IV in Greater Noida.
When we talk about connectivity,Greater Noida West can be easily accessed from Delhi either by the Delhi-Noida Expressway through the Noida-Greater Noida Link road or by the National highway-24 through Dundahera.

Guys this might interest you, that While about 120 new malls became operational since 2011, around 30-40 of existing ones had closed down due to poor sales model and management of the malls were the key reasons for the failure of the malls. See we cannot only stick to the fact that Noida is boosting due to infrastructural growth.Noida has several factors that would support its growth as a residential real estate destination, education institutions, mega shopping malls, amusement parks, reputed private and government medical facilities, theme parks and entertainment zones. This shows that the area is developing very fast. Any investor would eye on developing sectors for better future returns.

Another hurdle was connectivity between stations 4 and 5 station 4 on the NH8 Gateway Tower, the entrance to Gurgaon's Cyber City, took the longest time and is still in the process of construction. The service lane of the NH8 could not be blocked completely as the traffic flow towards Cyber City was dense....How can we forget guys about the big news of line and destination issues? Hi Sam, I had a word with the builder and they had offered a host of amenities... full power back-up, 24 hr security with CCTV , club, private splash pool with 4 Bhks and eco friendly layout of area so that maximum utilization of natural light, fresh air flow and greenery is available for a healthy lifestyle...
Hi,, the connectivity is also good with the dwarka expressway being just 200 meters away a nd considering that the apartment is planned under the luxury segment, there are a whole bunch of amenities...

Sam, the flats will be ready for possession in 2 years time...so we can safely look at end of 2016 for possession. and regarding prices the base price is Rs7620 per sqft and they have 2 varieties: 2905 sqft which comes to 2.2C+ other charges 3865 sqft which comes to 2.74C +other charges

hi Samrat.... Rohtak is an emerging center as of now... rohtak although being part of the NCR is quite far..around 70 kms from Delhi... national highway 10 connects rohtak to Delhi and there are plans by the NHAI (national highway authority of India) to upgrade it to a 6 lane.. this will still take time..
yeah quite true..but still as far as i know there are many trains that pass through rohtak and local trains that connect Delhi to Rohtak as well.. interstate buses are also plenty....connectivity might not be that smooth but its not very bad either.....

Also raj the work on Eastern peripheral road is also underway and hopefully in 2 years that will be functional. Then Gurgaon and the international airport will be just a matter of 30 mins drive.

Hi Ayesha, There is availability of flats in this project.. i too had enquired and they are planning for around 450 flats and about a 100 of them has been sold out.. the 2 bhks are of 995 sq ft and the all inclusive price is around Rs 3000/sq ft. so around Rs 30 L for a2 bhk.

HI, Yes you are right. As per my knowledge ,it is a good locality, full commercial sector total IT hub, public facility easily available. The rate of investment in this location is high. It is one of the better-planned IT hub in Gurgaon. It is surrounded by other sectors like Sector-43, Sector-45 & Sector-41. This sector includes many major schools & colleges. In economical point of view this sector has plenty of hotels & restaurants & malls near it's vicinity. In my point of view this is a better commercial place having all amenities & high class infrastructures.HI, Yes you are right. Hi Suhail, As per my knowledge, DDA has invested heavily in this years housing scheme. More than 20,000 of the 25,000 houses being offered by DDA under its current scheme will be constructed using this technology.About 30,000 more houses are expected to be built on the same lines. DDA officials claim this technology helps finish projects 20% faster.
Hi Suhail, In my point of view, DDA’s 2014 scheme was the first housing scheme to announce prefabrication as the predominant technology for building houses. As the scheme focuses on houses for the economically weaker section, all the prefabricated flats being built this time are for that category.

Hi Shailja, I heard in news that, there will a huge relief to applicants seeking approval of building plans , the norms have been simplified and rationalized to cut down red tape and corruption. While small residential plots of size up to 100 sq metres have been exempted from sanction procedures, a 30-day deadline has been fixed for approving or rejecting building plans on plots in the range of 100 sq metres and 20,000 sq metres.
Hi Guys, I got to know from news that ,Delhi Urban Arts Commission (DUAC) in association with Delhi Development Authority (DDA) and municipal bodies completed the simplification exercise and submitted draft simplified bye-laws to ministry. UD minister M Venkaiah Naidu has directed DDA to notify them at the earliest.

Hi, Comparing the prices in Narela property market to any other market of Delhi, and you would know that in terms of entry costs, an investor is set to gain. But the fact that several DDA flats were left unoccupied in itself reflects that the basic fabric is lacking. Small time businessmen, who would want to park their money in an industrial plot, are the only people to benefit as of today.
@ Mr Mathur, DDA is too good an opportunity to just let go. But given the condition of infrastructure in places like Narela, buyers think twice before investing. Authorities need to focus on the fact that the house and the vicinity should be usuable before it is passed on.

Hi Arpit, As per my knowledge, the Labour Ministry is keen on a scheme under which EPFO subscribers could withdraw their PF deposits to make part-payment of the total cost of the house. At present, EPFO subscribers can withdraw money from their PF accounts for buying houses only after contributing for a period of five years in the schemes run by the body.
Hi Arpit, As i heard in the news, the Ministry also intends to provide subsidy to the EPFO subscribers in low-income bracket to help them avail benefits of various low-cost housing schemes of the government. Financial institutions, sources said, would be roped in to provide housing loan at low interest rates under the priority sector lending for construction of affordable houses under the scheme.

Q: Before investing your money into property , it is wise to cross check all legal documents of the property.

Major points you consider before buying property:- Your budget. Type of property i.e. under construction or re-sale. Proper legal and technical due diligence to ensure no charge or mortgage is existing. In case of re-sale or ready possession, please ensure that the Occupation Certificate is obtained. One needs to ensure that the unit/property is free from charge of any banks/financial institutions and in case of any charge, ensure that NOC from the Bank is obtained prior to entering into an agreement.
Hi Sufia, Be sure that you have a Title Certificate in favor of the developer is obtained (not in favor of the land owners in case of development agreement) clearly entitling his right in the property & IOD and CC (Completion Certificate) and approval for plans for the particular unit are in place.

Hi Jay, I came to know from news that , DDA Vice- Chairman Balvinder Kumar said ,authority had asked all the banks to refund the money by Dec. 31. If people are still saying that they haven't received their money, then authority could arrange a camp for them at our headquarters Vikas Sadan here on Monday or Tuesday.
@ Jay, Authority also instructed officials to look into the arrangements for organizing the camp. After receiving numerous complaints, DDA had issued show- cause notices to banks, which were empaneled for the 2014 scheme. It had directed the banks to refund the deposit money to unsuccessful applicants by Dec. 31.

Hi Mr BHuvan, As per my knowledge, space management is a usual concept in the Indian real estate. Over the years, no matter how palatial your house is, one yearns for more space as the family grows. A property that commands a big ticket price should learn from western concepts of make-shift rooms and reusable spaces.
@ Bhuvan, In my point of view,even for a working woman spends a size able proportion of her time in the kitchen. Spaces should be relaxing. There should be clear architectural planning for a store, kitchen, kid’s play area, study, green areas, bathrooms and most of all safety features.

Hi Mr Raj Roy , As per my knowlede, when the governor of Reserve Bank of India (RBI), Raghuram Rajan, announced a 25 basis points cut in repo rates, which is yet to translate into any significant rate cut in home loan interest rates, the general feeling was that it was too little, too late. But this may trigger a rise in consumer sentiment but no pressure on buying decision.
Yes Mr Raj, I completely agree with your comment. So basic questions in our mind in this time is what can banks do? Just wait around for the RBI to cut rates which today are predicted to drop and tomorrow to hold their levels? Why is the Indian home buyer hanging on to the sidelines waiting for a trigger? Banks have historically made old consumers pay more or for longer periods if home loan interest rates have gone up.

Hi Bhuvan , As per development authority & higher officials , work on the Integrated Industrial Township in Greater Noida is also progressing and some of the work will be bid out by the end of March. A fifth project is the Global City near Gurgaon where the master plan is being prepared. DMICDC is keen that the trunk infrastructure in these three cities is ready over the next three years so that work on commercial projects and factories can commence, followed by residential properties. In spite of festive season and 125 bps rate cut by RBI, demand did not see an uptake. Our approach for 2016 remains deaden. To further revive the demand, it is important to give the benefits of the rate cuts to consumers.

Hi Folks, This is only because of the restricted new launches and slow sales have helped in bringing down the pressure level in the residential market, with the unsold inventory returning to the 2013 level. While Mumbai leads in this open, Hyderabad and Pune follow.
And as per the recent data, current unsold residential inventory levels across India stands at over 6.9 lakh units and this would take more than 2.5 years to round off. NCR is the worst affected market in India with both launches and absorption failing to raise.

Hi folks, Mumbai's real estate sector has recorded the lowest number of new launches in the first half of 2015 since the realty slowdown began in 2008. Add to it the fact that there are around two lakh unsold homes and slowing sales, and what this means is that there will be no recovery in the housing market for at least another 6-months. As per report, January-June 2015 the number of new launches in the Mumbai Metropolitan Region declined by 47%, 18887 units compared to 35512 units launched in the same period last year.

My only advice to you that you should visit the developer's office instead of collecting usefulness information. If you visit the site and developers office, you will know the actual happening. Documents required for under construction property are:- land record, land use type, certificate of commencement, building/ layout plan approval, master plan of the area, No objection certificate and the other clearances, booking form, allotment letter and builder buyer agreement. Here are the list of Development Authorities which have been left with Zero land bank include cities like Gorakhpur, Bulandshahr, Firozabad, Jhansi, Muzzaffarnagar, Unnao, Khurja, Azamgarh, Baghpat, Kushinagar, Shaktinagar, Chitrakoot, Kapilvastu and Mirzapur. In fact, cities like Allahabad, Meerut, Aligarh, Rae Bareli, Faizabad are having their land bank shrunk to anything between 2 to 6 hectares, which is the size of a football ground.

In front of Amatra Homes, you will have commercials building. One side there is a park and just opposite institutional area.
