Hi Guys, The Gautam Budh Nagar administration has gotten about two dozen objections against the most recent change in circle rates for buying & selling property, for the most part in the commercial as well as group housing categories. Kindly Discuss.

Hello, Shailendra and Pranjal, there are a number of projects in noida extension that you can look at . reputed builder Amrapali has Verona heights here that is offering 2 and 3 BHks and at a rate of around Rs 3100 per sqft. The flats are decent sized as you have 2 bhks of 975sqft onwards and 3 Bhks of 1220sqft onwards. all banks are funding this project and the luxurious apartments are loaded with features like security, swimming pool, club close to golf course etc.. you can look to invest here
Hi..you can also look at Panchsheel Hynish in sector 1, this also has 2 and 3 bhks in the price range of Rs 35 l- 55L....

Hmmm Mukesh this was a long time back demand by home buyers like in January of this year they started the movement. The demand has been made by a homebuyers’ group, Noida Extension Flat Owners and Members Association (NEFOMA).They demanded for proper rules and regulation as there was absence of a proper regulatory mechanism in the real estate sector!
Nah! As per the news the guidelines will first be approved in a board meeting scheduled on November 20 and then be put into effect.

Hmmm to name good builder 3C has done a great job! The builder has 3 ongoing projects : Lotus Boulevard Espacia ,Lotus Boulevard,Lotus Peak! for now there are no upcoming projects.. all this 2 projects will give possession by 2015 or 1016. Till then the roads will also be widened and connectivity will be polished. But there is one only project " Century Apartment" which is ready to move in.

Guys I have heard that there is a land litigation problem with the project! Did it get the approvals?? which are the banks that have approved the project!
Till now there are two banks who have approved the project. LIC and PNB. You can take home loan from them. I guess they will pass 80% home loan. So do not worry about that.

Very apt question…I agree with the previous comment that this is a new sector and in 2009 the place started growing. That time the price was Rs 4500 per sq ft. Slowly the investors started recognizing the sector...In Oct-Dec 2010 the price shooted upto Rs 5800 per sq ft.. And then all the builder jumped into the sector with n number of projects. As the projects started coming in the price started moving up . The remarkable change was noticed in April June 2012.. the price just went upto Rs 7800 per sq ft. But thereafter slowly it got stabilized.. and right now the price is Rs 7325 per sq ft. Although i had a word with a broker he quoted me Rs 8000 per sq ft. So the price is again fluctuating and there are high chances for the price to move up again.

The project is offering 2-3-4 bhks . Right now the availability of the project is in 2 and 3 bhks.They are quoting Rs. 4800 per sq ft as the BSP.

Don't you think that because of this issue the future of realty market in Greater Noida will be in danger? On the other hand home buyers of Noida/NCR will scare of buying property in those areas.
Definetly Hritwik... this has already scared of prospective home buyers in delhi NCR... there is just 5-10 enquiries comming in...and because of the uncertain situation the builders are not taking any booking amount or giving new bookings... the future is very uncertains and will depend on the supreme courts decisison in this case..

Hi Harshal, well as far as i am aware top professionals, mangers, doctors and professionals with IFS and other govenrmental agencies have booked flats in this project and so is expected to be a posh locality in its own right... the project is in sector 77 which is an upcomming area although the already developed sec50 is nearby and is a very good option for end use and investment.

About the building... this structure is one of a kind approved by IIT Bombay and is a green building recognised by the IGBC..so its is estimated that the building will be cooler compared to other buildings in the locality... then there is provision for rain water harvesting, water softening palnt, fire fighting equipments, solar systen for hot water supply etc... Also the nearby projects are from quite repuetd builders like the prateek wisteria, civiteck sampriti, supertech Capte town, Aditya celebrity homes, Elite homz nad antariksh kanball.. Well Mr.Singh, Griha pravesh is quite confortably located with easy connectivity to the city centre, the NH24 and the Noida Expressway. This is one of the upcomming locality that is still developing but has access to all basic needs as sectors nearby are fully developed. The City centre metro station, fortis hopsital, reputed schools and shopping complexes are allavailable in a 5-6 km radius..and once the metro expansion happens there will be astation that is just 400 m from the project... Locality wise superb...

All major private and nationalised banks are funding the project . i think around 80% of the funding will be done by bank and you can choose from ICICI, Axis, BAnk of India, SBI,PNB, Canara , IDBI, Andhra bank or India Bulls........ As per my conversation with brokers the structure and towers are all completed ..just the interiors and finishing is ongoing and that will take a maximum of 1 year..so possession will most definetely be by early 2015.

@vikram, I was in conversation with one of the brokers dealing with this project and he was saying that the builder is quite good and the construction quality too is quite good and can be put at par with top class builders like Mahagun and Gaur....

Well the project is expected to be launched in 10-15days and the possession will be in 3 years plus a buffer period of 6 months.. in terms of connectivity , this is in sector 79 and there is metro station proposed in sector 78 which is hardly 400-500 meters far... the city centre metro station too is in a 5-6 km radius...

As of now bank loans are not there , it will take a couple of months more to get sanctions... and the loans will be available for 1 BHKs and villas. I'm not sure if banks give out loans for commercial property

Well there are options of commercial spaces like retail space, office space, bank , ATM, serviced studios as well as 1 bhks and villas... i was advised that i can invest as less as RS 4-5 Lakhs in virtual commercial space with assured returns.

Well, if you are looking for investments then Serviced studios are better as they give and assured returns of 12.5% under down payment plan and 11.5% under flexi plan.... if you are looking at 1 BHK s then there will be rental income . As of now the rate is Rs 2700per sqft and the size is 525sqft.

You can also look at greater noida also , if it is investments and are ready for a long time gap of say 4 +years.. The area is developing, many infrastructures are planned, road widening, metro is scheduled till Pari chowk. Well, that i thin is the need of the hour... noida has seen fairly planned growth and so has the surrounding areas of greater noida..but there is need to improve the infrastructure to accommodate the new population and to create better and futuristic infra...
Yeaa !!! it seems that the Noida Authority has drawn up a blueprint to reduce chaos and make roads commuter-friendly. On plan are two elevated roads, a parallel bridge across the Yamuna at the Okhla Barrage and widening of three existing bridges and other repair works. the plan is to bring futuristic infra into the city.

Banks tied up with this project are HDFC, IDBI, Corporation, ICICI, DHFL, LIC Housing Finance, Axis, Punjab National Bank. Amenities promised to be offered in this project are as follows: Cycling & Jogging Track, Provision of Gas Pipe Line & Broadband, Premium Lounge, Health Club & Gymnasium, Table Tennis, Snooker & Billiards, Swimming Pool, Children Pool, Laundry Services, Super Market for Daily Needs and much more.

Hi Prasad, As far as I know the plot has been allotted by Noida Authority. It is around 5-7 Minutes Drive from Metro Station, 3 KM from Fortis Hospital, 15 Minutes drive from DND Flyover and 10 Minutes Drive from Sector-18.

Hi Charu, Both the locations are good.. but as you said that the job location will be either Delhi or Noida.. i feel that greater noida west will be a better option especially isnce it lies close to noida and the staring sectors are just 6-7 kms from the existing metro stations. there will be much more connectivity.
Sure the Greater noida west area picture is much clearer now, but still there are issues at some areas and so will advise you to go for either known builders with clear titles and take due diligence in all cases.

@Sekhar, The other related projects with 2BHK in this viscinity are Prateek Wisteria, Sikka Karmic Greens, 3C Sports Village, Amrapali Heart Beat City, Aditya Celebrity Homes, JM Orchid, LORDS, The Hyde Park, Antriksh Golf view l, Amarpali silicon city with sizes ranging from 550 sq/ft to 4115 sq/ft. The current residential property rate in the locality is between Rs.5000-5200/sq-ft.

Well Sekhar, As far as my knowledge is concerned Mahagun is a good builder with good track record of previous projects in Noida/Indiarpuram. Location is too great and their master plan looks great as well. Mywoods adjacent to gaur city-2 and towards crossing republic.This is v.good if you want to stay over there after 5 years. I dont know much about the project but one thing is sure that it is less than 500 mtrs from STP and due to this only many are not considering this project. But again, better to visit the site. I will request you to visit site before take any decision.

@ Vasanth, Society apartments such as Alok Vihar I and II Apartments, Sagar Residency, Rail Nagar Colony are also available in the area. Properties in a wide budget range of Rs 30 lakh to Rs 4.5 crore are available that offer 2 BHK to 5 BHK units. The sector is well connected with Noida, Greater Noida, Ghaziabad, Gurgaon and Faridabad.

Commercial and land allottees are being charged an extra Rs. 3300/sq-m. But yesterday, people living in 28 of these 32 housing societies gathered formed a common face and named it Greater Noida Awas Sangharsh Samiti to protest against the demand for additional compensation. These 28 societies, including Vidhi Vihar, Gail, NSL, Jyoti Kiran, BSNL officers' housing, NSG, Anandam, NTPC housing, Delhi Police housing and several others are developed on land of 38 villages.But yesterday, people living in 28 of these 32 housing societies gathered formed a common face and named it Greater Noida Awas Sangharsh Samiti to protest against the demand for additional compensation. According to me, in Greater Noida, allotment rates for institutional properties with an area of 4,000 sq m or less have been increased by 29%. For industrial properties with a size of 4,000 sq m or less, rates have been increased by 10%. Land for commercial properties will be expensive by about 4%. The hike is steeper in the group housing segment, which has seen an over 23% hike. Hi folks, Centre has finally begun with efforts by clearing proposals worth Rs 11654 crore that are aimed towards improving basic infrastructure and facilities in 272 cities and towns, which include investments worth Rs 3120 crore in 102 cities and towns.
Right and this move will gradually help shape the future demand for housing and office spaces thereby increasing its prospects of being accepted by the potential customers. The government has given a green signal for Rs 438 crore investment in 18 cities identified in Haryana during the next fiscal year. Likewise, 9 cities in Chhattisgarh would get Rs 573 crore and a sum of Rs 416 crore has been assigned for 12 cities in Telangana and Rs 588 crore for 9 cities in Kerala. The largest chunk of funds is being earmarked for West Bengal with a sum of Rs 1105 crore meant for 54 cities and towns across the state.

Hi Guys, As per sources, Sector-2 is a best area for IT Companies. Strolling separation from close metro station of Sector-15, Sector-2 Noida. All the basic conveniences are accessible here. All daily basic amenities are located close to this sector. As per sources, this sector is developing, however appreciation of this location is very good. Rental activity is very good in this sector.

Hi Siddharth, I think you should ask to your local broker for the exact rate. As there are very few plots there for sale so no update found. A local broker can give you the good idea about the rate. Just ask the broker that i am planning to buy a plots in this locality, what is the ongoing rate? In this way you can easily get the current price trend for farm plot in your locality. In January 2016, i had heard that Godrej Properties has signed a development management agreement with NCR-based builder Lotus Greens to build a housing project on 36 acre land parcel. Hi Aashish, You have to pay 8% as stamp duty and 1% as registration charges.
Hi Aashish, For Open land i.e. Plot or Agricultural Land – 9.5% of the cost of the land + 1% Registration Fee both as mentioned above + 5% of 7.5% stamp duty as surcharge.
