Hi Guys, As per my knowledge, Urban development authority HUDA has drafted a new plan to supply potable water to 13 new sectors where the Punjab and Haryana high court has kept occupation certificates of flats on hold till the requisite infrastructure is put in place.
Hi Guys, As per my knowledge, there already exists a water supply line from the Sector 51 boosting station to Sohna Road. If the 350-square-metre land on the Southern Peripheral Road (SPR) stuck in litigation is cleared in our favour, a temporary line can be laid to supply water to sectors 68-80. Till such time that all other hurdles are addressed, a permanent line cannot be made. This is the only workable solution.

The sector is a developed sector you have metro Station in Noida City Centre metro station The sector also have have Bus Stand is Sector 36 & Sector 39 Bus Stop. So connectivity wise the sector is well equipped!
But guys there are hardly any projects coming in this area! I did not get any news about it! Even brokers are not having information regarding that.

Hmmm see when the market is saturated, the best suggestion is to go for units, but looking at the present scenario of economy, plot investment is more advisable because, as the economy gets stable the price of the land will also increase. Hi vikas, well if you are getting the apartment from a developer then he is supposed to register it and then give it for possession and there is no timelimit defined. Hi Mahek, this is under the pre launch phase meaning that only site demarkation has been done, work has not started;just a week has elapsed from the announcement of the project. On occasion of navratri some 150 flats are being offered at basic price of Rs6450/sqft. and overall some 700 units are being planned.

Hi Mahek, sector 88 and 88A are located parallel to the dwarka expressway and is on either sides of the Pataudi road. The connectivity in the area is quite good as its approachable through both the roads. This one of the developing sectors of Gurgaon and is near to the IMT manesar and infact the IMT road is very near to these sectors and is approachable through the Pataudi road. Traditionally also, good connectivity and employment opportunities nearby has resulted in the area being quite sought for residential purposes. So here also the IMT Manesar is easily approachable , in future the area will pick up and given you good returns. In the long term say in another 5 years or so the locality will pick up but as of now this is a long term investment destination
What is the status of social infrastructures here?? Are there schools and hospitals nearby?

Yeah Mr chandra, there are discount at the time of booking, you can discuss about the same and the current price is around Rs 3925/sqft... there are about 650 units in total and the booking amount is RS 4-6 lakhs depending on the flat size....

Hi Guys, I came to know from news that, the department of town and country planning (DTCP), to route all affordable housing applications through a single portal. So that people will get an clear cut idea & information about the affordable housing project & scheme. Many people are unaware of how to apply for the scheme. So in order to stop unwanted interference of other people , DTCP should make its website transparent & provide all information over there.
Hi Guys, The concerns regarding streamlining of the processes involved in affordable housing are very important. DTCP secretary has already asked his officials to work on upgrading the related website - tcpharyana.gov.in - to incorporate this feature, rather than host a parallel website. A consultant has already been hired and some work on the issue already done.

The Udyog Vihar has become most sought after destination for companies who are looking for standalone buildings for corporate office purposes ever since the enhanced far regime is implemented for IT/ITES Companies.Udyog-Vihar area is under Haryana State Industrial Development Corporatizing (HSIDC). Hi Ishika, Resale properties are not cheaper. In the larger cities, new residential property supply is scarce or non-existent in many central locations. In such areas, there would not be a question of discounts on resale properties. Discounts are more prevalent in areas where the market is more competitive. That said, resale properties are sold either by the primary owners or by investors. As such, there is a higher possibility of flexibility in payment terms.
@Ishika There may also be additional expenses for repairs to masonry, plumbing , electrical wiring and fittings. Obtaining a home loan for a property which is anywhere close to 50 years of age can also be a challenge.Finally, one should bear in mind that the Indian residential property market is in a constant state of evolution. One is unlikely to find the facilities and amenities that are available in the newer projects on the market in an older building.

Although this step ,they should have taken at least 5-10 years back when India economy was growing. The Union Cabinet recently approved the creation of a real estate regulator in India, which aims at increasing transparency within the real estae regulator.

Hi Vinod, One of the most important aspects of buying a resale property is to ask the seller for a clear marketable property title. Once you have zeroed down on a resale property, ensure that there are no other claimants for the property. Check whether the property has joint ownership and if yes, ensure that all co-owners have authorized the sale.
Hi Mr Vinod, In my point of view, buyer should engage one lawyer or discuss with an advocate to verify all these above said legal documents in registry office & court. So that the advocate who will verify all these documents on behalf of you , will make sure that there will be no issues with your property.

Hi Hitesh, In my point of view, there are plans to extend GCE Road towards Mehrauli, as the original plan was to develop two roads, Northern Peripheral Road (NPR)-popularly called Dwarka Expressway-and Southern Peripheral Road (SPR). The idea behind developing these two roads is to reduce the traffic on NH-8. Hi Guys, In my point of view, this project is located in Sector 103, which is a very decent developing sector. This sector is well connected to Dwarka Expressway , close to Delhi border. This sector is well connected to other parts of the city by trains, buses & public transport. @Indranil, Sierra is situated on 30 mtr wide sector road, just 30 mins drive from Delhi International Airport, project site is prominently located just off Sohna Road and has easy access from Southern Peripheral Road & NH-8, located near Metro Corridor, offering fast convenient and comfortable connectivity.

Hi Indranil, I went there for site visit ans saw the work status of this project. 2-level basement slab work has been finished and construction of ground floor started.
Hi, As far as I know, construction has started and is at 2 to 3 floor level for different towers. It is impressive for a project that was launched just 3 months back. Really, this is called execution. Anybody can go for this project, price is little bit higher but you can get a good discount if you have a bargaining power.

Hi Dhananjay, I felt that for investment purposes and at a minimal risk, this is the best project. But good for people who have 5 years horizon to stay or move in. BSP of ICONIC tower has already increased. Location is well contacted with sector roads, Patoudi Road and Most Importantly Dwarka Expressway, which will be life line of this area. They are not offering 2BHK. It is 2.5BHK (2BHK+Study) are available in 1490/1617/1630 sq-ft.

@Dhananjay, I think it would be completed in mid of 2019, when one can live there. Construction is in full swing. It's current price per sq-ft is Rs.7000 and the booking amount will be Rs.500000.

Additional Charges such as floor wise PLC-1st to 8th floor-Rs.125/sq-ft., 9th and above (except top & 13th floor)-Rs.100/sq-ft., PLC as per view-Club view PLC-Rs. 175/sq-ft, Garden View PLC-Rs.200/sq-ft. @Amit..... The bill has remained stuck for the last 8 years, even as the latest agitation by Jats in Haryana is estimated to have caused a loss of nearly Rs 2000 crore, including losses of private entities.
Right Bhuvan, Amendments to the bill were planned after the Supreme Court in 2007 directed the government to penalise organisations for damages caused after a bandh or strike. Proposed amendments in the Act was mooted during the UPA regime but the bill did not see the light of day due to Parliament logjams.

Sizes are available from 1350 - 1820 sqft and its per square foot rate are Rs.4420. A 3 BHK will cost you Rs.59.67L - 80.44L onward. Stamp Duty and Registration Charges extra. It is a delayed project and possession date will be December 2018.
