Download the Form 22 and Affix it with Rs 2 non-judicial stamp and address to the Tahsildar, giving an attested copy of your residential address and the purpose for which the certificate is required. 2. Provide the details of ownership such as correct survey number and place where the property is situated.

Hi, Finance Minister Arun Jaitley said in his budget 2014-2015 speech that FTII Pune and SRFTI Kolkata, the two premium film institutes in the country, would be symbolize the status of institutes of national importance.
@Promit, It is really a good news for residents of West Bengal and Pune that SRFTI is being considered important on a national scale. Alipore and new Alipore are part of South Kolkata real estate segment. Considered to be one of the posh and upmarket real estate areas in Kolkata, it may be difficult to get a prime piece of land in Alipore. Most builders and developers have already procured most open spaces and are working on various residential townships and other commercial centers. Building a piece of Land and then constructing on it may escalate the costs. I would not suggest that unless you have some very good civil construction background. For residential apartments the price ranges between Rs 14,000 to Rs 18,000 per square feet in Alipore.

Firstly I am not able contact the telephone numbers those are mentioned in today's (25/5/13) advertisement as for most of the time during the first half of the day the numbers were continuously busy. Hi, Mutation is the change of title ownership from one person to another when the property is sold or transferred. By mutating a property, the new owner gets the property recorded on his name in the land revenue department and the government is able to charge property tax from the rightful owner.
Thanks Promit, I think Mutation of property is recording the transfer of title of a property from one person to another in the revenue records.There is no particular rule for cancellation of the mutation. It can be cancelled on any basisas it fits to the revenue department..

Hello Priya, Currently work on Metro Railway is in progress which can connect Rajarhat to the airport and further to the southern part of Kolkata city. Work on another metro route is also in progress connecting Salt Lake with central Kolkata and Howrah. Couple of expressways and flyovers are also introduced which can improve overall connectivity of this sub-market. Construction for star hotels like Westin and Novotel are in progress. New Town Kolkata is a well-planned, fast growing metropolis. It is well-connected with the center of Kolkata, the airport, Salt Lake and other important places in and around the city by EM bypass.

Mutation means transfer or change of title in the records of the local municipal body for the concerned property.By mutating a property, the new owner gets the property recorded on his name in the land revenue department and the government is able to charge property tax from the rightful owner. The documentation procedure and the fee payable vary from state to state.

It has close proximity to Diamond Harbour, Rural Hospital, B.P.road and Bishnupur Railway Station. Various types of industry area. From Amtala Joka Metro (upcoming) 8 km less. Well Sir, Prices here range between Rs. 3050/ sq.ft. to Rs. 4600/ sq.ft. depending on the location. So, anything between rs. 3000-3500/sq-ft will be a good investment. It will give you a good amount of return in the coming 3-5 years.

It seems to me a first time builder and if I were you, I would stay out of this because I have seen enough first time builders fetching buyers with lower rates and then a couple of years down the line, you would get the shock of 50% increase in project. Not to say that these guys would be doing that, but why take the chance?
You are absolutely right Poonam, Even i found that their site is very confusing... project area is mentioned as between 6-12 acres. There is no site map (or at least I cannot find it) and the location map is very shady. If you wanted to buy a flat of this project better consult a good lawyer and then go for it. After all it is a matter of your hard earned money.

Q: The worst developer "Mr Trustable IDEAL Group" who is not capable of fulfilling the commitments..... It has been more than 4 years I have done my booking in Ideal Enclave 2 in 2011 and after giving me a tentative date of possession in August 2013 since a year "Mr Trustable IDEAL Group" keeps on postponing the dates .Last time I received a mail that the possession will happen in Nov/Dec 2013 and then postponed to January 2014. So I visited the construction site to find out what’s cooking up there and found out that they have invested all my amount in some other project and construction of my building hasn't been started as yet. When I asked "Mr Trustable IDEAL Group" how can you demand money on time but not give the possession , they have a different answer that the getting approval to construct a building above 7 floor got delayed .But the truth is before starting any project by any builders they get all this authorizations approved. So when I threatened them to serve a legal notice they said that they will give the possession on Nov 2015. So now 2 years delay by “Mr Trustable IDEAL Group". Seriously I doubt the possession will happen in Nov 2015 too. The most important point when I asked them for interest on the payments or amounts that I have been paying to my landlord in Mumbai as I am unable to shift to Kolkata due to delay, they fairly say that if the possession doesn’t happen after given date i.e Nov 2015 , they will buy the flat with the interest on the paid amount and on the rate past at the time of purchase . WTF who will pay the interest on the bank loan that have been taken to payoff and who will pay all the rents that I have been paying for 2 years in Mumbai. "Mr Trustable IDEAL Group" seriously thinks that people are fool Guys I need your help to spread the word that don’t buy any flats in "Mr Trustable IDEAL Group" because seriously its fooling around with time and its will be great if I can get some Consumer court redressal procedure.

Q: I have booked an apartment in Elita garden phase 2. Just want to let others know in India above 50L property buyers is supposed to withhold 1% tax and pay 99% on each payment to builders. Elita did not inform about this and accepted 100% payment for few installments. Not sure if anyone out there still not aware about the rule. Penalty is on buyers of not withholding the tax. Elita simple hide it until I inquire about it.

Good afternoon everybody!!!!!! As per the Income Tax Act, tax must be deducted at source by the buyer of a property from payments made to a seller who is resident in India. TDS must be deducted on sale of all types of property, except where the property sold is an agricultural land. TDS is applicable when receipts are of more than Rs 50 lakh. This TDS must be deducted 1% by the buyer at the time of making the payment.
Yes, but remember that no surcharge or cess charge is applicable on this 1% TDS deducted. TDS must be deposited within 7 days of TDS deduction. A Form 26QB is required to be submitted by the buyer to the income tax department where PAN of both the buyer and seller must be compulsorily specified. This TDS amount appears both in Form 16B issued by the buyer as well as in the seller's Form 26AS.

Hi Arijit, Price of a flat & Apartment depends on locality, basic amenities, connectivity and transport facilities. So, if your building comes on the road side, price will be little bit higher then the inner part. Currently the property rate in the locality is Rs. 10700/sq-ft. (Upper range), Rs. 7000/sq-ft. (Lower range) and Rs. 8900/sq-ft.(Average range).
Hi Arijit, Selling an old flats in these days is very difficult. It is only possible if you have all the required legal documents in place and then serve a 2-3 months pre-notice to all your tenants that you are selling your flats. But it is again possible my the mutual and healthy talk.

Good morning Arijit!!!! The amount of rent payable for a property is agreed between the landlord and tenant at the start of a tenancy. Private landlords must follow certain procedures if they want to raise the rent. The rules are set out in Part 3 of the Residential Tenancies Act 2004 and have recently been amended by the Residential Tenancies (Amendment) Act 2015. These rules only apply to private rented housing, not to social housing.
It's true Promit but Mr. Arijit's case is little bit different so, he should go for the mutual agreement. If there is a no mention of a rent increase in the tenancy agreement and you do,'t wish to serve any notices, you can still talk to the tenant and see if they will mutually agree to pay the increase rent. If they do, it is important to create a documented Rent Increase agreement.

There are two reasons why you can go for Greenfield City, 1) either you want to play short term then enter at arond 3500/sq-ft and exit at minimum 5500/sq-ft. in 2-3 yrs or, if you have no doubts about living in Behala and you want a safe investment. Otherwise you should look at New Town/Rajarhat and Ballygunge. This area is bound to witness significant infrastructure growth and if Ou CM manages to get business investments, this is where most offices would come up, that would assure you stable rentals in coming days.
When i inquired about this project, i came to know that Axis, LIC HFL, HDFC, Indiabulls Home loans are offering loan for this project and the date of possession will be December'2016. And the quality of construction is very decent and for the price, is very appealing.

Hi Nirmalendu!!! The latest news is that Unnayan Garden work has been held up due to litigation in court arising out of govt. plan to build a road through their area. While the management is assuring of settlement of the matter, it may take a long time. The future of our investment is uncertain.
Hi, I can only advise you to create a what'sApp group and invite all the buyers of this project. Collectively visit the developer's office and pressurize them to hand over of the possession of plot. If you are not getting any positive response from their side then file a case in consumer court against then for in-deficiency of service.

Q: HI, I have bought a property where there are few shops. The rent bill for the shop is in the name of eithet the present tenats father or father - law or grandfather and all have been decesed. But the ld landlord has been cutting the rent bill in the names of the deceased. Q: the apartment owners association wants to impose a fee when a member sells his flat. is it legal?

Every association is governed by a set of Bye Laws. If you are a member of that society, you have every right to grab a copy of the same and check if there is a clause to that effect. However if your association has been in existence for quite some time, the charges might have undergone a revision. The revision must be supported by a resolution duly passed as stipulated in the Bye Laws. Ask for a certified copy of the relevant extracts of the resolution. Logically the association must have drafted its bye laws in conformity with the local law prevalent out there. Therefore if the Bye Laws empowers the society to collect such charges, you gotta budge. This is from the legal standpoint. Hope it helps! In Maharashtra, It is fully legal and both buyer and seller have to pay Rs.25000 as transfer fee to the Association.
