Pros : Dwarka expressway is about 5-6 years investment even if you are looking to stay & shift in that area. Most of the apartments are luxury aparments, so you can expect a good rentals, returns & facilities in that area. It will be well connected to airport, dwarka (delhi) & will have link to KMP also. Cons: Still the expressway land is not fully acquired so it will take another 2-3 years to be fully functional. KMP construction is delayed. Time period of 5-6 years minimum for that area to be liveable and to be rented out. Dear Praneetha, The rentals in Gurgaon are anywhere between 2-3% for Residential. The rentals are high in commercial properties. Further if you buy a property which is under construction then your rentals are in range of 5-6% which starts after completion of project. Dear Subhaduti, Kundli-sonipat real estate investment is bit inflated. There has been no major jobs around that area and hence most of the flats have been empty even after 2-3 years of possession. So the prices are not expected to go very high in future & rentals are expected to be low too. In case you are looking to invest in Delhi - NCR. There are better investment options then Kundli-Sonepat. Hi Vibhor, There are areas like Sohna road where in its like ready to move in as soon as possession starts and even you can get ready to move in apartments. New Gurgaon is an area where in it will take 2 years from now when you can plan to move in. Dwarka Expressway is another area where you can move in 4-5 years from now. Hi Suresh, There have been lot delays by Spire woods in all the residential projects launched by them. Yes there are legal issues like approvals not in place, construction delays, construction on hold due to lack of funds. My suggestion is to red on internet more about the project. Dear Ravi, I would suggest you not to invest in spire woods. Thought the project is available at cheaper rate but the builder is un reliable. They have not completed any of their project in Gurgaon so far. They have had problems of getting approvals in all their projects. Dear Tushar, Sec-37 is a good area for investing in Gurgaon. The time period to get best returns should be kept at 3 years minimum. As the infrastructure like roads, hospitals, schools are still at preliminary level for this sector and rates will go higher once people will start living in that area. You can also look at an option of sectors 80-91 in new gurgaon as there the infrastructure is at a better stage then Sec-37. Further it depends on your budget and time period you looking at. The prices have been stable or on lower side for last few months. It might take another 2-4 years for this investment to be really give you good returns. Further I agree with Naveen, there is not much of demand in sector-43 as of now. The prices have been stable or on lower side for last few months. It might take another 2-4 years for this investment to be really give you good returns. Short term gains can be made in new gurgaon area as the possession is starting in that area and people will start living in that area in coming 6-8 months. So the prices will go up in this area in short & long term.

U think people can really start staying in new gurgaon. Not an enormous projects are giving possession. Its just DLF NTH that is & until infrastructure is in place & area gets developed to a certain extent, which until so far New Gurgaon is not. People cant stay there.
Well Rishab people will start living for sure as most of them are end users who can't afford both rentals & EMI's. Example is Tulip Petals where already about 50 families are living in. Possession offered to almost 250 flats there.

Dear Mr. Pranjal. The prices in garden city are 45-50K/sqyd and the investment is worth with 5-7 years horizon in mind. Hi Mr. Pardeep Singh, I am also interested in this project. I heard that plots rate is 3.9 crore, per sq yd is Rs 52,500. But you are telling 45-50K. Are u sure it is available at this rate? And are loans available for this project? Which banks are giving?
Hi Ananaya. You can call me for the same. I'm sure of the rates. These are the rates in the second sale. Further All leading banks like HDFC, SBI are giving loans on the same.

Hi Ananya, For a plot second sale the payment gone is 60-70% plus the premium. This amount needs to be paid as per the agreement with the seller. Mostly the time period for making the payment is 30-45 days.

Hi Sumeet, I'm dealing in property in Gurgaon.. Yes Nirvana country is next to south city 2 and both are interlinked. Since Sohna road infrastructure has improved and lot of offices have either come or coming up. So you can expect a gain in range of 20-25% yearly in this area. Home loan is provided by all leading banks in this area.

The road has been widened, all facilities like schools, hospitals, mall, hotels etc. makes this area livable. Lot of new offices coming up on Sohna road as the rentals are lower for office space as compared to other parts of gurgaon. Hi Partho Don't expect the possession before 1.5-2 years time depending on the tower.. Builder might say early but thats the realistic time period. Q: bought a flat in May 2012 and paid money in June 2012, where they have shown Rs. 200,000.00 only as car parking space. At the time of payment they did not charge any service tax, but now they are asking 12.36% service tax on the parking slot. is it legal or illegal? Mukul

Hi Madhu, The prices are good. But i see lot of delay from Mapsko in their projects now. Please be prepared for the delays. Even for Casabella the construction is like a stand still for last 6-8 months. Not much progress. Better to invest in Bestech Ananda, Orris Carnation which are almost ready. Or go for Tulip projects in Sec-70 or Sec-89 depending on location which suits you the most.

Hi, Niharika, Skyville Project which was launched at Rs 4250 per sq ft. The project is very much alive as , the sales executive confirmed that Era has all the approvals in place and loans likely in a month plus the structures have come to the second floor. Hence you can easily go ahead with the project
Please don't expect the project to be delivered before Second half of 2016. Builder can commit dates but the fact remains the deliver will take atleast 3-3.5 years from now.
