Q: Hi All Commonfloor users,How is Sumadhuras builder?I am planning to book a 2BHK flat in Sumadhuras Vasantham near Hoodi, Whitefield. I visited the site and found that its an industrial area. How can some builder get approval for a residential project around such area? Please share your thoughts.

Hi Guys, I am one of the owner of Sumadhura Sawan. I would say better to stay away from them… Their management is really bad. Even after 1 year of possession and residents are already staying in their flats from last 10-11 months, but Sumadhura Management is not able to complete the construction. Still lot of issues are going on.. As a SSOWA Association, we are facing so many issues from Mr. Bharath. He is not able to fulfill any of the promise. Already their is a delay in this project (more than 2 years). Builder is more interested in new projects now. Swimming pool is of bad quality and design, water body is only for show purpose with faulty design, main gate has faulty design. We, association members are struggling to take handover from builder. Better to invest your life savings on some good project and don’t fall into the trap of Sumadhura Builder.
As far as I know the project is ready to move in since March 2014. Is the project still having issue?

In North Bangalore, Hennur Road, Hebbal, Yelahanka, Thanisandra and Horamavu were the shows toppers. Hi the Project is located in ITPL. Just 2km to 5KM from the project there is Nearest School like Rayan International School. Are you planning to buy ? You have not mentioned your budget . Please mention your budget so that I can get a idea of your requirements.
Hi Darpan, Mahaveer Tranquil has got approvals from BBMP till 11floors. So it is now a 2 level parking + 11 floors building with 5 Blocks. Currently they are quoting Rs. 4150/sq-ft and it is expected that the possession date will be December'2015.

The recently issued notification for payment of betterment fee have put the site owners in Bangalore in a quandary. Those sites that are endowed with required land use conversion, however, they are not authenticated by the civic agencies need to shell out a betterment fee.
Sites on land parcels that are not notified by different government agencies are also legally entitled to pay the fee. The BBMP in this regard, declared to implement the differential betterment fee slabs based on the plot areas.

As per the BBMP officials slabs were decided depending on the money spent, and should be spent for the growth and development of infrastructure in the newly added locations in Bangalore
BBMP officials quote that the sites must be carved out of lands that has the approval for non-agricultural use. The sites can be carved also on lands that are denotified by government agencies like KIADB, KHB and BDA.

Amrutha Value has got approvals from BBMP and banks like LIC, SBI and Union bank. As told to me the builder will provide A Khata. There will be a total of 253 units with a combination of 2 and 3 bhk apartments and 12 towers.

The project has got approvals from leading banks and BMRDA. You are planning to book a plot, if yes you can talk with the builder and verify all the documents provided with the help of your legal expert.

Mr. Kanti Sridhar you can blindly book an apartment with Atz properties they have good amenities and have concerned approvals. It is suggested that if you are interested to book an apartment with any builders 1st you have ask them proper concerned questions to them face to face and take a photo copy or scanned copy of document and go to the legal team. This is the very best way to solve the doubts and Mr. Murali Krishnan is replied with correct information and here I think Mr.Shashi Kiran is simply creating hype of wrong information.

Hey Harshit, The rate per sqft going on in this project is Rs 3200 and the total price of a 2bhk starts from Rs 45.35 lakhs including everything. The project has been approved by BBMP and banks like SBI, LIC Housing Finance.

Today i have visited the site and it seems good..its located 16km away from doddballapur and its a hills spot too,developments are in running...but here the drawback of this investment is you can go for the registration after 3 years only...upto that periyod you have to pay the EMI...bit of RISK investment...
I second you Nagendran. It is a risky investment that you can do the registration after 3 years and till date you have to give the EMI. What is your take? Is it a good idea to buy a property in this project for investment purpose?

Ejipura is developing now and property price has also increased. Currently the rate per sqft going on in Ejipura is Rs 2000. But the price may varies depending on the property you are buying, location advantages and amenities provided.
No doubt the area is good but little congested. But I heard thta BBMP is planning to open a mall after which the road will be directly connected Banaraghatta Road and the other side to Inner Ring Road.

Hi folks!!!! We all know that the government has recently identified 98 cities for the Smart City Project. And fund for 20 cities have been distributed. But funding for these projects and its execution will be a major challenge for companies. There is no doubt that this mission is expected to improve the quality of life for citizens of these cities. For government, the focus is on sustainable and inclusive development and the idea is to look at intensive areas and create a exemplary model.
@Rituraj......but i think that it would be better if the Govt's focus on smaller number of cities first and then developing them as model for others going forward. Under the mission, it will be operated as a centrally sponsored scheme and the center will give financial support to the limit of Rs 48000 crore over 5 yrs, which is on an average Rs 1000 crore per city per year. And an equal amount, on a matching basis, will have to be contributed by the state and urban local bodies.

@Harshit, I dont see any restriction if it is already approved and registered. After reading negative feedback about builder just wanted to know is there any issue with project or something else. This project was launched some years back and I dont believe still its in livable condition. And wanted to know best price for this property. L&T is a reputed builder as far as I know but I have not heard about Uni Builder. State Government promises to give basic amenities in DTCP Approved Layouts. It includes Roads, Drainage, Street Lights, Park, etc but it takes a lot of time to get all these amenities.

Yes, And research also suggests that real estate prices are positively correlated with factors such as GDP, domestic demand, employment rates and share indices. Except the stock index, all other factors of Bangalore are highly favourable. As the real estate industry is directly related to the economic development of a region, Bangalore shows a promise for investors.
Apart from that, with the increasing demand for properties, many areas are being developed by developers and builders. Property rates are still cheaper than in main city areas. In the future, these areas have the potential to grow as premium areas of the city. Investors like Bommasandra, Whitefield, HSR Layout, Sarjapur, Devanhalli, and many more are being seen as hot property areas to invest in with future returns.
