You can practically walk to your office every day. The rents can be a bit on the steeper side, being located in the IT hub of the city. You might find apartments going up to almost Rs 24 per square foot. All the above suggestions are quite good. I’m pretty sure you will be able to find a suitable place in those areas. Other than those, you can also take a look at the properties available around localities like Padamrao Nagar, Vikrampuri, Lalitha Nagar and Jamia Osmania. I personally would recommend Jamia Osmania, as this is one of the commercial hubs of the city. There are malls, supermarkets and other places where young students like you like to hang out. The number of young IT professionals is increasing as more and more companies start up offices in the HITEC City. The demand for 2 or 3BHK apartments for rent in this area is constantly on the rise. Hey, you were right about the Vishal Sanjivini villas, they are quite large. It is located at Fab City in Maheshwaram. This project is quite close to the Outer Ring Road, just a half hour drive away. Also, the Shamshabad Airport is just 9km away. If you have the typical Indian family of your children and your parents living with you, then I’d suggest you to go for the 4BHK villa. The 3BHKs have 3 floors, and it might not be a good idea for your parents to climb up and down so many stairs all the time. I think that the Muppa’s Green Grandeur project is better suited for family living. So I you’re a family man, or if you’re thinking of renting out your property to families, then go for it. Gachibowli is a really nice locality. I work in HITEC city, and I still prefer staying here. The distance is not so much, and the roads are wide and good. The place is very safe, secure and residential, in spite of all the commercialization. There’s a Pullela Gopichand Badminton Academy here. The public transport is really good too. The APSRTC buses numbered 216 and 217 run frequently connecting this locality to Mehdipatnam and Koti, which are the proper cities. The environment is pollution free and the residential areas are very homely and warm, be it for bachelors, couples or family peopleGachibowli is a really nice locality. I have to warn you beforehand, if you live in Patancheru, you’ll essentially be living in one of the most polluted places in Hyderabad. The industrial waste from all the factories in that place has gone to make the environment quite toxic. Having said that, I will admit that Symphony Park Homes is quite a good housing society. It’s got 6 acres of open parks, a jogging track, tennis court, basketball court, and skating rink. HMDA has already approached a number of educational institutes to set up their campuses in this hub. In fact, prestigious institutes like IITs, IIMs and other major universities have been approached. Can you imagine the benefits we’ll reap if we had an IIT or an IIM in the middle of our city? You should keep an eye out on the news, because if you want to invest in real estate, then this is the time and place for it. I saw his counter arguments that whatever he sold was genuine. The case is still on, so as of now there’s no sure shot way to know. But, I read that the two major builders who would get hit by this are Prajay engineers and Aditya group. Both the builders are very reliable and trustworthy and bought lands in good faith from Mr. Prasad. Silver Crest offers 3 bhk villas and Row houses with size ranging from 1460 sqft to 1770 sqft. The price of viilas starts from Rs 45 lakhs on wards. There will be total of 208 vills and the project is spread over 13 acres of land. They have already started with the possession. It has got approval from banks like HDFC, Axis and ICICI.

I read somewhere on the internet that they will mostly construct high-rise apartments, low rise garden apartments, row houses with best and modern architects. Apart from office spaces and residential houses the township will have civic amenities as well, which will be placed closer to the residential complexes. However, I don’t think the prices for any of the properties are out yet. They will be out only once the plan is set and in place. About the status of the project, the last thing I heard was that the tender was given to KRR Infrastructure pvt ltd in 2012. Since then I’ve heard that there are some clearance issues which are delaying the construction process. Does anyone have anymore updates about its current status? This is quite an expensive project costing 2000 crores but there are a lot of developmental changes planned for the locality. Firstly it will provide SEZ for IT companies, offices and residential space in 400 acre close to the Outer Ring Road. The project is also very close to IT hub Hitech city and financial district of Gachibowli. 30 million built up area is supposed to be provided in the township in eight years for Class A commercial, residential, recreational and mixed use purposes. Yes the township project work is going on! The new sarpanch has promised to plant a tree in front of every house of Narsingi. If this turns out to be true, the area will have more green cover and thus a cleaner environment. For the recreational activities like movies or parks, we have to go till Langar House, which has one single screen theatre or towards the Hitec City for the multiplex experience. Some international schools have come up in the Puppalaguda area, which is 3 kms from Narsingi. They're asking for property tax emempts for a certain period as well as setback construction of buildings. I'm not sure what the current agreement is now but I know that this issue isn't too major, and the utmost importance would be to focus on the development of the locality. Yeah, and this boycott keeps on getting extended. Initially it was till 12th July, then it got extended till 20th, and now it has been further extended till the 26th. This was actually started by the members of the Joint Action Committee (JAC), who are demanding that this price increase should immediately be revoked. This is pretty cool because it was devised by a group of young graduates. This card is super useful especially in an area like Nampally because there are n number of civic issues here. Hey so nanakramguda and madhapur have really evolved in the past 5 years and have become prominent localities for real estate investment apart from Gachibowli and Hitech city. Nanakramguda is only 22 km from the heart of the city and lies in close vicintiy to IT hubs that has resulted in increased demand for property in this area. Kukatpally has great potential. Even now invstors get returns of 8 to 14% on their investment. That's brilliant considering real estate prices usually keep fluctuating. But this locality has shown a steady increase of prices between last year and this year. Major IT hubs like Hitech city and Kukatpally are really close by so that's another reason why demand for residential property here has increased. The Kukatpally flyover is super useful to reach Hitech city in no time. This and the fact that this locality is located on Mumbai highway has interested Mahindra spaces to take on the Ashwita project on the Kukatpally - hitech city road, where 5 residential towers are to be developed on 9 acres of land. Yes, I’m also considering an investment in this apartment complex. The best thing is that the complex is pretty close to the outer ring road junction. My work takes me all over the city. This will be the main advantage for me in living here. I don’t know if you can really call it outside Hyderabad. I mean Kokapet is just a few minutes away from Gachibowli and thats practically the financial hub of the city. The amenities offered in this project are pretty basic, whatever you might get from most of these luxury gated communities. For example there is a big clubhouse, convention hall, swimming pool, 24 hour power back up, etc. Yes, I’m also considering an investment in this apartment complex. So now not only they are clearing all these encroachers from this spot, but they have also decided to convert this playground into a park. This is quite contrary to the residents’ complaints, because they were hoping to just get the playground back, but now they will be getting a park instead. While the older generation might welcome this change, the younger residents of this place aren’t too satisfied because they will be losing their playground. Kacheguda railway station is only 1 km from Madhapur, while Hyderabad Decan railway station and Vidyanagar railway station are 2 km away. The station in Malakpet is 3 km away. Shifting to the locality permanently, looks like a bad idea at least until some preventive measures are taken by the officials to improve the current state. But on the positive side, My conversation with the Pollution Control Board educated me about everything that has been going on to improve the current situation. I think very soon there should be at least a temporary solution to this problem and things would get somewhat bearable.Hi! Hi. There are lots of schools around the site. You should find more than 10 schools within a three km radius. You should find Golconda fort around 30 mins away from the site. You should also find lots of hospitals and clinics near Hakeempet. That is around 3 km away. You will find lots of banks and ATMs scattered around the city but most of them will be on Shaikpet Road. I have seen many ATMs near State Bank Of Hyderabad on that road. Also, on the same road you will find a lot of different restaurants and hotels.Hi. There are lots of schools around the site. Hi friends. I agree with all of you. Even I think Legend Estates Pvt. Ltd is a very trusted name in the real estate business industry. They have always been very transparent about things and that is what I love about them. They already have 5500 residents that have bought into properties that are owned by them and I have not seen bad reviews about them. I do not think there is anything to worry about as far as the brand name goes. Their plans are all put up and I don't think they are over shooting with the resources that they have. Yeah, thats right actually. The waterlogging situation during monsoons is really bad in Secunderabad. The worst part is the GHMC do practically nothing about it, and it is us residents only who have to take necessary measures to deal with this situation. And it is quite obvious why this is happening. There is practically no proper drainage system. We still function on the drains built during the Nizam period. Did you know that since independence only 10 -15% of the total required drainage network for the city has been built!Yeah, thats right actually. But chalo, at least the municipality is finally started restoring it. From what I hear, they are going to get the property owners to lay underground sewer pipelines for better diversion of the sewaege. Lets hope they are able to bring it back to its former glory. Well that’s what they are aiming to do. They’re planning to convert it into a ‘mini tank bund’. There will be major desiltation going on there to clean this up. I don't understand it though. usually every year GHMC comes up with an elaborate road maintenance plan during monsoon season that costs between 25 to 30 crore. What I really don't like about Hyderabad as of now is that the rate of industrialisation is falling. In fact, there is barely any land available for industrial purposes. Now most of the land is being taken over by banks, second sales or sick areas. So obviously places like Cherlapally will suffer. If you ask me, Shaikpet is one of the best places to invest in. It is a remote place a little away from the hustle from the city, so it is perfect for residential buildings. Hey Adibatla has been recently selected to have the TATA Aerospace enter and the government of the state has identified around 50 acres where this aerospace center is about to come up. This will bethe first aerospace park in the country.
see Adibatla is good in terms of long term investements. The real estate in this area is expected to pick some pace after the announement of the SEZ, and the land rate will go very high now, but that wil happen only in the next few years. you wont get any immediate returns now.

I think that the best part of the area of Film Nagar is that there is persistant Water problem that occurs in here, but there is an issue of waste disposal and open drains. And there is a lot of traffic on the main roads, in the peak hours.
