I have seen that many new projects are coming up in this locality so what do you thing what are the future prospects of this locality.
Jalahalli is a good locality to consider for livability now. Jalahalli is close to Peenya industrial area has influenced the kind of work force availability. The Bangalore International Airport [BIAL], located at Devanahalli, has brought in some good developments to Jalahalli and added to the floating population. The opening of Ring road has led to some more developments. BBMP is also planning to widen HMT Road soon.

Banashankari has seen steady appreciation in property price rates. The area is surrounded by good schools, hospitals and other facilities. If you are planning to invest in this locality , projects that include Prestige Brooklyn Heights and Prestige Southridge would be worth looking at.
I agree with Sagar. I stay in Banashankari and the major reason why people look for properties in this locality is because of easy connectivity and well-developed social and civic infrastructure. The area is accessible via Mysore Road, Outer Ring Road and NICE Bangalore-Mysore Expressway.

Q: Hi All, I am blocking an apartment in E-City Town by GM Infinite builder; up front it looks like a steal. Nothing is much said about them but there has been a buzz here and there about the builder. They could be intentionally posted by their direct/indirect competitors as well. Nothing very substantial on the net. Their project Springfields is running on delay of 3 years but it is the same dismal situation for all high rise apartment in Bangalore. Request you to do some recce as well and do not forget to post your comments. Please advise and suggest on the quality of construction and credibility of builder. Please Help !!! Hi All, I want to know how is water supply and is there any problem or issue with electricity.
Poor waste disposal management is one of the major issues hovering over this locality, affecting the health of the residents. Absence of streetlights in a few areas of this locality also add to the woes of the locals. Anekal is facing water issues. Underground water is the only source of drinking water here. Residents of Anekal town are getting piped water supply only once in 20 days.
I hope there will be some alternatives to solve the water issues like tankers or borewells. I want to what is the price per sqft of a plot in this area?

Q: Would investing in Prestige Sunrise Park in EC 1 be a good decision? The project is going at the rate of 3900 per sq ft now. The proposed peripheral ring road would be running thorough the property and there's a high tension line crossing the western corner of the layout.

Hi John, Project looks to be good as it is just 2 kms from the metro station and after the project Neo Mall is coming up. The area is well connected with public transport and the real estate market is also growing in that area.
I feel Rs 3900 for pre-launch, is way to high for this area. There are some other township projects where the price is lesser then this project.

As far as I know the project is expected to get completed by end of 2014. 77â° East is Bangalore's only master planned "Livable Luxury" gated community within city limits , with only 77 pre-designed & customised private residences.

Jigani is an excellent location in Bangalore and it is away from hustle and bustle of the city. The area is very peaceful place to live in with all amenities. Jigani is well connected to ring road and inter connected to Hosur road and Bannerghatta road. It is very close to IT parks and hospitals. Jigani is a small locality situated in South Bangalore which is a part of Anekal Taluk.Jigani is one the well known industrial area in Bangalore and the area is also developing fast. I feel the area is pleasant for staying and strategic investment. But the area is 43 kms from Kempegowda Bus Station and Bangalore City Railway station and around 70 kms from Bangalore Internationa Airport The real estate market is developing rapidly. As there are many vacant plots in this region, developers are constructing many residential as well as commercial space. Within few years the area will witness a hike of property price as well as more population than rest of the areas.
I working in Electronic City and planning to rent a house in Jigani as I heard that the property rates are affordable. Can you tell me how far is E City from Jigani? Also provide me the names of nearby educational institutions and hospitals.

I have booked a 3BHK apartment with Swastika. I wasnt in station for quite some time and I had much of the work done via courier, etc. The person liaising from Sowparnikas side was very helpful and arranged for everything in a smooth manner. I had gone for a site visit and booked the flat as I liked it very much and I found it much more affordable and with better amenities than some other projects in the area. I had to go to my native due to unforeseen circumstances and the builders team was excellent in terms of helping out with necessary papers, etc. I took the time out to write this as I had a very comfortable experience with them on the whole! Looking forward to possession eagerly!

In the last one year, 73% of the total sales in the major cities of India belonged to this category. More than 80% of the sales in NCR, 78% in Chennai and 84% in Bangalore were in this segment. Mumbai Metropolitan Region, however, witnessed the lowest number of apartments sold in this category at 42%.
The reason may be that the home buyers are thinking that the property price may increase more so before the prices get hiked they are buying properties. However the property buyers does not know that in the last one year prices have stabilized and even hit the dirt in few areas.

Hi all, Sobha classic is just 2kms away from Total Mall, on Sarjapur Road and 6.5kms from Electronic City. Oxford Institute, Delhi Public School are amongst the prime Educational instituites in the near by areas. There are some reputed hospitals such as St. John’s hospital and Narayana Hridalaya around its vicinity. Apart from that famous shopping centres close by such as Total Mall, Spencer’s & Forum Mall. The area’s close proximity to prime locations like HSR layout & Outer Ring Road & Kormangala would certainly make it a much sought after place to reside.
Hi Shazad, Spread over 6.9 acres of land and comprising of 3 Blocks. It would have a total of 243 units of which 81 units would have a servant room. Apartment’s built up area will range from 1,752 sq ft and 2,070 sq ft. The project is ready to move by December 2013. Only few resale properties in 3/3.5 BHK from 1750-2070 sq-ft are available for sale. The price of 3BHK is 1.30 crore and 3.5 BHK is Rs.1.55 crore.

As per revenue officials, suburbs in Bangalore where large tracts of land are available for construction purpose, witnessed a sudden hike in property registrations. In comparison to the last few months, December witnessed a hike of 10-15% in site registrations.

The BBMP has finalized to round up Rs 344 per sq meter from all the revenue sites that come under the TMC and CMC areas. Rs 430 per sq meter will be charged from the revenue sites falling under the 111 villages and gram panchayats. In a move to mop up revenue for the government, the BBMP (Bruhat Bangalore Mahanagara Palike) has come up with a three-tier system for collecting the betterment charges that were stopped since 2007. The betterment charges are collected from the revenue site owners to transfer their B Khatas to A Khatas.
The Palike is reeling under financial crisis for quite sometime now. To bail it out of its monetary woes, the government previously recommended the Sakrama scheme and now the collection of development fees from the dwellers of illegal layouts.

Property owners are under the unnecessary obligation boundary, to look after the house while apartments owners are more sorted out. The project is situated on the Sarjapura Road in close proximity to prominent IT and outsourcing hubs and offers 2 BHK, 2 BHK + study, and 3 BHK flats. The project is located 1 km from Wipro Corporate Office on the sarjapur road, on the main road are coming out to be smaller projects due to high cost of land and Premero is no exception with ~253 flats in 3.25 acres.

Once the construction is complete, the price of Mantri will be almost same as Salarpuria (maybe Rs 200 or 300 less), so this is golden time to buy this apartment. The project will have exquisitely designed 130 residence with G+5 floors and 3 blocks. The most important thing is that they will give A Khata for this property. Whitefield is well connected to the major areas of Bangalore with a wide range of transport service like BMTC bus services and BIAL services to Kempegowda International Airport. Whitefield has seen an upward trend in realty market due to a high number of IT/ ITeS companies in the neighbourhood and also the credit befalls good connectivity.

Aryan Founttain Square is approved by BMRDA and all the major banks. The project was launched last year December. Cauvery water connection is not there for the time being but bore wells are there for the water supply.

Yes even I read that the Chief Minister of Karnataka told that various infrastructural project will be done in Bangalore City. The Chief Minister said that the Tender SURE project was carried in two packages. The work for the first package was under process and order have been issued for the development of five roads under the second package.
It seems the Tender SURE project was being taken up at the cost of Rs. 200 crore for 12 roads. Those roads will be developed as per international standards, with underground utility ducts and leveled footpaths. The total cost for just a stretch of one kilometre willcost at least Rs. 10 crore

As far as I know the project has been approved by BMRDA. You can avail home loan from banks like SBI, LIC, ICICI, HDFC and Axis. Sipani Bliss will have 9 block with 34 apartments in each block. It is a eight floor structure. :)

The application for Khata transfer is same as that for registration and the documents needed along with application are the following: 1. Title deed 2. Tax paid receipts and Khata details 3. Paid up improvement charges receipt 4. National Saving Certificates for Rs.200/- 5. Death certificate of owner (applicable incase of the death of the property owner) 6. Fee for Khata Registration is 2% administration fee on stamp paper value. Rs.100/- per sq.yard (in new areas) or Rs. 50/- per sq.yard (in old areas) towards improvement expense.Fee for Khata transfer or modification such as bifurcation or amalgamation is 2% administration fee on stamp paper value.
You can apply for Registration, transfer or modification of khata in Assistant revenue officer for the sub-division or range between 10 am to 1:30 pm and 2:30 pm to 5:30 pm on all working days. BBMP offers Sarala Khata Scheme Book which is available in major citizens' service center on payment of Rs.20/-. This book contains guidelines and details for filing application for khata.

Q: I am thinking to buy a flat. But builder is constructing at a very fast rate - 3 floors are raised in one month time. Will the construction quality be good? Vivek, Please don't buy the property. Looks like the building is built on a small site. the real estate developer will have no clue what he is doing for sure. If he is one of those in white and whites with a gold chain dangling around his neck and drives a innova or fortuner....please stay away from them. These are people with out any knowledge or ethics. Raising slabs every 7 days is a the norm of the industry, but only for mega project. Because you need exceptional skills and good quality materials. The local "real estate developer" doesnt have a clue about quality as he is concerned about selling the flat. It's a buyers market and you will lot of choices, though the developers would like to say otherwise. The real estate bubble has popped in 2012 and market is going to bleed big time. For example, Sobha builder are building smaller apartment and they are also doing the interiors....that how things are....so don't buy a building constructed by cheap builders

It is a very good idea if you are planning to buy property in Mysore road. As far as I know you can get good returns in future as it is an ideal location for families to settle down and also offers great connectivity to all parts of Bangalore. Residential apartments are quiet famous here, It is good for both long term investments as well as end use purpose.
The project is opposite to IBS Business School, more than 50 schools are there in and around this project. It is also close to multi speciality hospitals like BGS Hospital and Rajajajeshwari Medical Hospital. IT Hub ( Global Village) is also near by. Bangalore University, RV College and JSS institute is also close by

Hey Manish, two days back I have enquired about the project and it seems they have just launched the project and all the approval are under process. More over there is not much information available over internet. The project is well connected to It Hubs, schools, colleges and hospitals.

The total acres of land in this project is 100 acres(with future expansion) and there will be around 630 apartments in this project. The present rate per sqft going on is Rs 3699.

Aurum Four Seasons offers both plots and viilas. The price of plots starts from Rs 27.58 lakhs and the price of villas starts from Rs 75 lakhs approx.
The project has got approval from BIAPPA and home buyers can avail home loan from banks like HDFC, Axis and ICICI bank.

Hi Kumar, I personally feel that areas away from the city are better right now to invest in Bangalore. Because the city itself getting saturated and leading to more disorder. Areas little far away from the city are developing and coming up with more reputed firms. Especially those areas near airport are developing at a fast pace. Chandapura, devenahalli, Anekal and Begur are good bet for long term investment point of view.
I agree with you Gagan. But apart from that areas under the North-Western belt are comparatively cheaper than most other areas of Bangalore. These areas are better because the residential areas are expanding and there are many industries and educational institutions exists. The connectivity is pretty good and and commuting time is lesser. It would be wise decision to invest in North-West part of Bangalore namely the areas off Tumkur Road.
