hello, i think that as of now if investing you should look at Yamuna expressway that can get you good returns in the future and also there are talks of extending the metro connectivity to greater noida...if you look at property along side or that is easy accessible to the proposed metro stations im sure that you will get much appreciation... Alokesh, very good question.. I agree that real estate is a very good investment, but if you invest all your savings on it, then you might end up struggling. So please keep these points in mind- 1) Choose the location of project and builder with care. 2) DO some research before investing 3) every month around 50% of your monthly income should be used for max investment 4) Have a higher time limit with a capacity to hold on to the property for three years if needed 5) Better to invest in two places than investing in one big project to reduce risk (if u have enough budget)Alokesh, very good question.. I would like to add that if you are looking to buy Skyon, which is a good investment, you are much better off buying it in re-sale where not only the BSP at Rs 9200-9300 which is much lower i.e. that is for 4 BHK; for 3 BHK its further 700-800 lower but also the PLC and Car Park charges are lower.. Today the circle rate in Noida and Greater Noida is suppose to increase with the district administration approving a 10% hike in the residential category for registration of plots. Commercial properties will see a 2% hike, with the exception of sectors 18 and 38A, where a 17% hike has been approved. For institutional properties, the circle rates will increased by 10%.
There are five categories of residential sectors in Noida. Last year, the figure was between Rs 32,000 and Rs 78,000.but this time the circle rates in the sectors will range from Rs 35,000 to Rs 86,000.

Q: Hi guys what is the update about the RTR Marg ??? i heard a new fly over?? when will it start will it effect the normal traffic?

The flyover will cost Rs 140 crore. the main focus if the project is to link the airport and NH-8. Especially of Palam Marg residents, whose bungalows face the road, opposed the takeover of a service lane outside their houses for the project. The main reason for which this flyover is coming up is, long back this flyover was reduced to a single carriageway, resulting in a traffic bottleneck and daily chaos.
The new three-lane flyover will run parallel to the existing flyover at RTR Marg and land near Niryat Bhawan. The length of the flyover will be 2.2 km.

These colonies were made to settle the inhabitants of JJ clusters and slums from various parts of the city between 1960 and 1975. They were provided with plots ranging from 25 to 80 yards most of which have turned into four-storyed buildings today.
The plots were given on lease by the government and the residents do not have ownership rights till date. They cannot sell or purchase the property.

Hi, WAVE is also a nice pre launch project , located just in front of already functional Metro Station Noida City Center. Price is around 8250/- per sqft. Also i would like to add that the infra of the place is very developed and more Dev elopement is taking place .. A lake a golf course and walk ways within the town ship. The project is in very good location.. near to proposed metro station. The price per sq ft is around Rs 6245 and the launching price was around 5345. Hmm I saw in the news the its seems HDFC has made its net profit grow 10 per cent in the three months ended September 30 over the corresponding year-ago period. Other banks like , LIC Housing Finance Corporation and Indiabulls Housing Finance Ltd, added 28 per cent and 22 per cent, respectively, to their bottom line. So we can understand slowly the banking sector is growing and growth is continuous!

Q: I have recently seen the Enigma project Brochures being distributed by the Company for selling their remaining units in Tower D at 30:70 possession plan. However, the specifications mentioned in the Brochures do not match to that of the specifications listed here on Common Floor. I got interested towards this property because of the specifications listed on Common Floor. But now I am confused after having seen the Company brochures.. For example, The brochures do not mention that the Kitchen will be fully loaded with Hob, Chimney, Oven, Refrigerator, Microwave.. Whereas the Common Floor says that it is there.. There are many such things which do not match.. Please suggest!

See there are no changes in the home loan factor, Yes there is a news about home loan.Which shows a pure difference between Banks and Housing Finance institutes. It says that the Housing Finance Institute are moving towards down fall. Like their debt are increasing day by day!
Hmmmm, the outstanding loans for housing by housing finance companies have grown relatively faster than outstanding retail housing loans by scheduled commercial banks and have doubled in four years from 2007. If you follow the statics you will get to know that private banks have made money then the housing finance firms.

The focus is on decongesting the bottle necks that the traffic survey has shown to be always busy. it seems that there is no space to widen that stretch and so elevated roads are being planned. The work is expected to be completed within 2 years and will cost approx 1200 crores.

Hey Guy's The Union Budget 2015 may have disappointed most the builders and the developers around the country as the finance Minister did not announce any measure to benefit either demand or supply in the sector. But the increase in service tax can effect the market too. The only positive thing that come out of the budget 2015 for real estate was the tax clarification on REITs. But the market participants will always hopeful and have a positive outlook for the year.
This overview clearly indicates that in coming few quarters a strong sales activity in housing market is about to start. The present importance of RBI to keep inflation in control is limited to bring inflation under the required comfortable levels. After that with the help of policy measures, the housing sector in India is about to witness a little jump over in demand.

and if she delayed taking the home loan to October 5, she will be able to avail the loan at only 9.5%. The lending rates applicable to women will also apply to joint loans where the 1st borrower is a woman. For all other borrowers, the interest rate would be 5 bps higher (9.55%).

With the list of 20 cities now getting priority, NDMC zone will be the first to develop. It will be at least 5 yrs before we can see anything moving with L- zone.
