Q: I am looking for a 2BHK flat of 1168 Sq. Ft. in Bulland Elevates (GC-8) located in Gaur City 2. However, there is no flat available from the builder as all are booked. Can I get a 2BHk flat of same size in resale? If yes, then at what price should i consider to purchase the flat as an end user. According to the builder's website and the brochure I have got, the current price on CLP is 3400/- Sq. Ft., 220/- and 200/- sq. ft. towards floor PLC for the first and second floor respectively (as I am looking to get the first or second floor only) and 2,50,000/- for car parking, 50 + 50/sq. ft. towards corner and park facing PLC, Rs. 25/sq. ft. towards I.F.M.S.. Please Help.

Hi Guys, In my point of view, both options are good, as per current price and location Noida Extension has an edge because of following reasons. Its close proximity with NOIDA City center 7 Km. The City Centre Metro line will be extended till Eco Village via Sector 71. Out of the planned four stations two will be in Noida Extension. Sectors 18, 32 or 62 in Noida are barely 5- 15 minutes from Noida Extension.
Hi All, What i understand is Neemrana & BHiwadi both are really nice areas for investment & end use purpose. According to me Neemrana has Japanese Zone established, Proposed Airport is coming near & Near by NH-8 . These are the major eye catching features about this location.

Continuing my last comment about Neemrana, what i felt about this location is property prices are rising too rapidly (sky touching price). If it is a high rise property project, then there are chances of approval issue. All major infrastructures are in proposed stage. Connectivity & physical infrastructures are yet to come .

Parsvnath Developers has plans of building a retail-cum-office complex at Kasturba Gandhi Marg in the city.

One thing I found good in resale is that we have a clear idea as at what level is the development of infrastructure in that locality and to what extent it would further be developed. But in case of new launches or pre launches, even though developers assure many things, it is not easy to understand when and how much development is likely to happen. Also when we are buying a ready house, we know exactly who our neighbours are. And we know where to buy milk from, and whether there is a grocery store, a shopping bazaar, and many such small things which are very important in our daily lives.One thing I found good in resale is that we have a clear idea as at what level is the development of infrastructure in that locality and to what extent it would further be developed. All are ok.. not much difference is there. But near to NH-8 would be good .. as far as I know, in last year June, the price per sq ft in Sec 37 was approx 3750 and then during dec-jan, it was around 4500-4700. Later it is slightly going low and up.. now its in same range, but in another 3-6 months, there will be a rise..All are ok.. not much difference is there. Yes, Noida-Greater Noida Expressway is becoming one of the investors friendly destination as affordable to mid-segment and luxury residential projects are coming up with latest in technology and world-class facilities.Also we need to look that the projects involve high investment projects for middle-class and also limited budget buyers are welcomed.
The stretch of 3-5km stretch along the expressway and sectors like 94, 95, 96, 97, 100, 101, 110, 107, 137, 142, 143, 149, 150, and 168 along Noida-Greater Expressway have a great potential to rise up. Also i would like to add that, existing properties will witness a hike within 1-2 years.

Actually, the plan is to allot DDA houses that were meant for the economically weaker section and which are ready at Dwarka. These houses were initially meant to be included into regular housing scheme.

Another reason is the afford ability factor, although the property prices are increasing, the average price of an apartment is anywhere between 20-30 lakhs. This budget housing situation has also been a very vital to make Noida Extension an ideal place to invest now.

See, your money will get fruitful returns, if you invest in this area. About, the project the builder is a reputed one and you can expect Rs 6000 per sq ft during the time of possession. This appreciation will take place due to the location and also the project is near to Noida, hence the office crowd raises the maximum demand inn this sector.

Home buyers will also cheer the relaxation as fresh inflows raise the possibility of projects that are stuck getting completed and cheaper housing becoming available going ahead. Most housing projects are running one to two years or even more behind schedule because of the slowdown and the shortage of funds on account of elevated debt levels.
HI Akash , According to me, it is an excellent move by the government and will definitely help the developers which are running late with their projects due to the funds crunch. Townships take a minimum of 10 years to be completed, so the relaxation will ensure that funds are not a problem. The norms will come into force after DIPP issues a notification. See we cannot only stick to the fact that Noida is boosting due to infrastructural growth.Noida has several factors that would support its growth as a residential real estate destination, education institutions, mega shopping malls, amusement parks, reputed private and government medical facilities, theme parks and entertainment zones. This shows that the area is developing very fast. Any investor would eye on developing sectors for better future returns.
Hmmmm the n number luxurious projects coming up in the NCR shows the growth and faith of Noida .Noida may have started late, but today it can give Gurgaon a stiff competition in terms of opulent project.

The clubhouse is awaiting OC from DDA. The necessary formalities for putting the furniture in place are in progress but it would be installed after receipt of completion certificate from DDA....
How about the contract that speaks that the buyers were promised membership in the DDA sports complex next door??but that has not happened! How to even trust small builders when big builder can do such things...

The tribunal had sought to know the definition of floodplains. The DDA said Delhi's master plan has a zone 'o' which comprises riverfront, riverbed and floodplain.
I think there is a new fact came in that is the depot in front of Millennium Park abuts Ring Road and NH-24 and can house 1,000 buses. Hence i think there will be some change on the amendment.

But guys any clue why the rapid metro was delayed so much??it got all the clearance right then what was the issue?
I can speak about on issue that is that the line faced was legal wrangling over the 'green belt' at the National Media Center, which is near station 5 of the Rapid Metro in DLF City Phase III. So to get the approvals the was a tough job. Hence the delay was caused!

She Ayesha , I can list down one which in my regards was the best project: The most prominent among the new initiatives was creation of a National Capital Region Transport Corporation that would set up three Regional Rapid Transit System corridors is to link Delhi with towns of Alwar, Meerut and Panipat.!!

Sure the price they are quoting is Rs 7500+ EDC per sq ft. But they are fully furnished as mentioned so comparatively the price is fine i guess.Also they have promised for 3 star amenities .I guess the project is worth that much money!

yes Pallav but the delay was because several key public services passing through the area had to be shifted and the required clearance from the railway ministry was also late. well the VC hopes to complete that by August 2014...

DDA plans to improve the public mechanisms with computerized and transparent systems in place, like the process of changing properties from leasehold to freehold. They are optimistic to shorten this process to 15 days which now takes 45 days… big thoughts!!!!
yea but it seems that these have already been transferred to the municipalities who charge taxes but doesn't maintain these places...such a waste!!!

Hi Jay, there are 1bhks, 2 bhks and 2bhk+study that is available in this project and the basic price is Rs 2850 for a 1 bhk of size 546sqft and Rs 2650/sqft for 2 bhks of size 1017sqft and 1134sqft. well not to forget that these are the basic price on which builders or promoters give discounts and there are other charges as well. as much as i calculate and all inclusive 2 bhk of 1017sqft will cost tentatively around 28-30L

Well Jay, Meerut is an emerging real estate destination and this project is by a reputed builder who has made a name for himself in the market. Alpha G:Corp is a member of CREDAI and has many successful projects to go by in Gurgaon and Bangalore. I personally feel that the project has good potential. Meerut one is part of mixed land use project spread on 19 acres of area in meerut called mainland meerut.

Hi Deep I think it is better to invest in fresh property and the ownership and titles are clear, if you buy during pre launch or through channel partners, you get good discounts. it is easier to sell and you get a good rate as well.

It has also good connectivity to the other parts of the city such as 10 min. from upcoming Omaxe & Vatika townships, Railway Station and Bus Station within 30 min. reach, Schools and Engineering / Medical Colleges in close proximity, Airport within 30 min. reach, 35 minutes drive from M. I. Road etc.

Hi Surender, you are right on some of the points and yes the presence of investors increases the property prices for the end users.... but then it can also be looked at in another way... The investor is actually giving the money to the builder that is interest free and hence being partners in the development of the project. The builder will deficiently have to pay an interest if he takes it from bank or other financial institution, but with investors he is getting interest free money to develop the property.
Another point is that LPG, Electricity are not investments..they are daily needs and increase in their prices is inflation but that is not the case with real estate.... Real Estate is investment and it is always good if you are getting increased returns on your investment.. Tell me frankly, if you invest say Rs 10 000 on gold and the prices double, so much that now you have gold worth Rs 20,000.... will u consider it good or bad???

Whereas Sushant Lok City is so meticulously planned that they aren't able to even offer possession to plot buyers even after 8+ years. Hi Himangi Deshmukh, As per my knowledge, Delays in construction, delivery and false promises by developers are a few problems that real estate buyers are facing today. Most of them don’t know how to deal with the situation. In India delay in project possession is common now a days. Developers are including grace period which is generally 6 months ,in their agreement with buyers. Still there are some projects which are taking more that 1-2 year to give possession.
Hi Guys, I saw all the comments given by people here. Some comments felt like it happened with them too. So my suggestion is before buying any kind of residential property it is wise to check all the legal papers of the builder. A complete title search of the property must be done. Check all the chain deeds of the property and plan sanction approvals.

Hi Mr Akash, According to me, the nearby localities include Indira Park, Shankar Garden, Jeevan Park, Om Vihar, Mahindra Park, Bindapur, Vikaspuri and Dwarka Sector-3. The locality is connected to different parts of the NCR. For instance, there is direct connectivity to Noida through the metro. Also, it takes just 30 minutes drive to Gurgaon and 20 minutes to the airport.

Property prices have risen since the metro has reached the locality. It is a middle class locality offering apartments and independent houses within a moderate price range. Uttam Nagar has come up as a hot residential destination and has seen steep rises in price of properties. Owing to ever increasing demand of residential space in Delhi and reach of metro. Near to Dwarka. This is a very good locality and neighborhood.

As per the sources, the total debt level of the top 15 listed realty developers stood at over Rs 54567 crore as on FY15 end, against Rs 50400 crore during 2012-13 end. Developers are also expecting the comforting of cost loading to result in better prices for consumers.
If think that by lowering the interest rate people will flock to buy houses. Then you are thinking wrong. According to me Raghuram Ranjan should have instead pressurized the builders to cut their rates by 40 to 50%. By reducing home loans interest rate, if you are thinking that common man is going to buy it. Then it is your wrong perception.

Currently, the only major issue is that since affordable housing stock does not match the large demand, the real estate market did not have big transactions during the passing year of 2015. Poor sales in 2015, poor availability of affordable housing stock and a huge rise in RR rates in recent years may hit real estate transactions in 2016 as well.

As per the current information, almost all selected cities in the first lot have set up SPVs for thier smart city project and they have been provided central assistance of Rs 200 crore for each selected city would be released only upon incorporation of SPVs.

Hi Ashutosh!!! Noida Authority has given Completion Certificate for few towers in KOSMOS. JP is claiming as Completion Certificate but the language and conditions indicates that it is partial not final Completion Certificate. In list of completed projects at Authority website clearly shows it as part completion.

Hi, You must have been given a receipt of the booking amount by your builder. The receipt must be mentioning terms and conditions. Send an email to builder that you want to cancel the booking and request builder to refund your booking amount. Let your builder mention in writing that 5% or 10% of paid amount would be cancellation amount. Hi Asha, Do not go for AIMS project. Work completed by various builders. Hence it is better to stay away and look some other option in Sector-75 as well Maxbliss and Apex etc. I have heard that this project has received OC for 4 towers.
