Q: I bought a 3 BHK flat (1620 Sq.Ft.) in a project called Cleo County (ABA Corp) in sec-121 Noida at a basic rate of Rs. 3800 psf and have paid 40% to the builder as per their payment plan, now their published rate is at Rs 4490 psf (may be actual deal is at lesser price) and project is still under pre-launch / soft launch. I am bit worried about the delay in it's formal launch. I wanted to know whether I have made a good decision in investing in this project keeping in mind 5 years horizon. APK (Noida)

Nearest landmark is Indian Institute of Foreign Trades, which is around 3 to 4 km from this project. True Arvind the connectivity is the simple factor for rise of demand. Dwarka Expressway is an edge over other upcoming real estate destinations such as Dharuhera, Bhiwadi, Yamuna Expressway and Noida-Greater Noida Expressway.
But Arun do you think the demand for the place will be equal, if the Expressway takes more than 3 years to get completed? I feel that in the slow pace at which the construction of the expressway is progressing along with litigation issues with respect to land acquisition on a 4 km stretch of the expressway are proving to be major hurdles in the growth of the corridor.

Yes Giri they will be surely effected through this, i think now the builders have to pay VAT to the government . Not only that VAT from the buyers to whom they sell their under-construction flats, they will be charging more.

yes Dhananjay...the future is still quite uncertain. The high court has ordered the authority to give back the land to farmers in 2 months time whereas the builders have asked investors to file and appeal in the same time frame....
guess NEFOWA is of the opinion that the court should consider the welfare of the middle class home buyers also. with the approval of the master plan ..many had hoped that the pace of construction will increase and they will get their flats quickly ..but this new ruling has greatly damaged that scene....

Mukesh, the Allahabad high court has already decided in favour of the farmers andhas asked the builders nad authority to give the land back to farmers in 2 months time... the greater noida authority too has appealed to the Supreme court to put a stay that it has refused....only time will tell as to what will happen to the people who have already booked and paid money....

Yes Shivshankar, it seems like that only... the youth today has much more purchasing power and they are attracted by additional features like spa or golf course or lanscapped garden and othe such amenities... presence of swimming pool or gym and play areas are all a big pull.
Hi, these value addition in townships or apartment takes around 10 percent extra expenses while it helps buildersto charge nearly 5-8 percent extra on each unit..so its a win win situation for builders and buyers

yea.. sector 50 enjoys good connectivity, city centre metro station is nearby and so is south delhi and greater noida. multi storeyed flats as wellas independant houses are there and so those looking has a wide variety as well.
Sure wahi..secutity is another important aspect and the whole of this sectoris planned like a gated complex making it quite safe atleast comparetively.

well Prasad, there are 2 and 3 bhks available. and even different sizes in 2 bhks to choose from the smallest size being 990sqft and 1135sqft and 1350sqft. the current rate is Rs 5200/sqft for park facing apartments and Rs 5100 for non-park facing. So you can get a 1135 sqft, non park facing 2 BHK for appox Rs 58Lakh +service tax.

Yea, this project is in Sector 137, right on path of proposed metro and there will be a station just outside the project..so the location in future will get much appreciation and traveling to and fro from Delhi and other areas will be quite convenient.

Well, banks like Axis, Icici, Hdfc are financing the home loans..i have not heard about any nationalized banks, but you can check that with the bank of your choice. the paper work is all in place and you will not have trouble.... the entire project is NOIDA authority approved and the authority has provided power and water connection. there is also power back up facility, club house, swimming pool,gym , spa, yoga, sports complex. so it is a power-packed project with excellent connectivity.

Q: There are concerns on Crossing republik being 3 sided sorrounded with Dumping ground ( court case in Supreme court), Sewage treatment plant beside golf course and a Crabon polluting factory across the nh24. these three sorroundings are giving a big hit to its future pollution , hygeine and locality. Also its appreciation came on a snail pace after noida extension got a clearance in High court . So Noida extension picked up slowing it down. Indrapuram is hotter place but with lesser planned infra but more accessible. I still feel in future dumping ground and sewage plants can raise a big question on price appreciation and may even depreciate a bit. Its my opnion but yes socitey is too good in its infra and connectivity no doubt. Hope that pulia connecting noida extension and crossing republik gets widend soon!! So please advise what can we expect prospects of Crossing republic down the line 2 years in cost appreciation and 5 years.

well Akshay, you are right about the dumping plant and other problems in crossing republic, but the construction here is done and many are opting for this place. If you invest here now, you get ready to move in property and no apprehensions like noida extension property- whether it will be completed or not. Another point is the widening of NH24 and once that too is done the place will appreciate on the lines of indirapuram as in a range of Rs 5500- 6000+ per sq ft infact more so as crossing republic is better planned and easily accessible.
Hello, Noida Extension is not bad either, i agree that the projects were delayed but the construction is now going on n full swing with the builders trying to make up for the lost time and many projects like gaurs, amprapli, super tech s will be ready to possession in another year and half s time.... and the rate is almost same as crossings republic minus the health risks from the sewage plant etc....

Well, i am aware that there are 2 and 3 bhks an the 2 bhk is quite big at around 1100 sq ft and 3 bhk at 1520 sqft size...approximately the cost will be between Rs 45-69 lakhs

Hi Jewel, located in Tech zone IV, greater noida.. i will say that there are a lot of office space , IT sector as well as school , hospitals etc planned here and some are even operational..its sure is a good investment as of now... There is metro station also planned nearby....

That is sad as the wait has been long and now it will be another year before any update is to happens.. why cannt they speed up such process rather than stretching indefinitely...
Planned development is also not possible now and developments activities will also be on hold. because of the absence of layout plans that identifies spaces for facilities such as schools, roads and fire stations. They should give development priority and hope the new govt speeds this up..

Hello Mr singh , the price trend in the area is around Rs 5200/sqft and this project already commandsa price of Rs 5500 /sqft... i think it will be more good and you can get a better price if you can wait for another 5-6 months as with this new stable government the prices are expected to grow and the market is doing good..
This project is very good and im sure will get you good price... its just walking distance from metro and has superb connectivity.. the DND, greater noida expressway are all so nearby.....

Yeah it seems that the present NDA government has revived its earlier proposal for new airport in UP. They it seems are looking for area that is about 150 kms away from Delhi. This distance of 150 km restriction has been demanded by the current operator of Delhi airport, GMR Infra.
Because of this restriction of distance from the Delhi airport an earlier proposal for an airport in greater noida had to be shelved.

Q: This project is located at Noida, sector 62. Location wise, it's the best, no doubt. Hi Heman, Objecting to land mafia and illegal developers, the Noida Authority has issued an open notification, cautioning them of strict punishment action suppose they enjoy any unapproved development or offering of land. The notification has further sounded an alarm to planned homebuyers against investing into a property without checking the predecessors of the developer.
Hey Hemant, According to news, development authorities said that, the move took after a few objections got by the Authority and developing episodes of property extortion, alongside various instances of unapproved builders cutting out plots and auctioning them off to unassuming property buyers.

Yes, Once the builder receives the Completion Certificate, they have to obtain Occupation Certificate from the civic bodies. Occupancy Certificate certifies that the building has complied with all the required building standards, local laws and it is safe to occupy. Occupancy certificate is issued by local municipal authorities or building proposal department that provides no objection to occupy the building under reference for its specified use. The Occupancy Certificate is issued only once the building has been completed in all respects and can be occupied.
@Ashwanee, It is also used at the time of claiming Income Tax benefits on your home loan, your employer may ask you to submit Occupancy Certificate along with the home loan statement, 2) Most of the financial institutions may insist on Possession Certificate to sanction home loans, 3) you may find it very difficult to find a buyer in case if you wish to sell your Flat in the future.
