Recently visited Cedar and a found a open drainage running along the length of the compound wall.Also, inside the compound parallel to the outside open drainage I found work was going on for the construction of sump/swimming pool. If this drainage is not checked we may end up with a serious heath and contamination problem.I suggest that we as an association highlight this fact to the builder by personally meeting him

The real estate is slowly growing in Bannerghatta Road and the area has also seen depreciation it is better to go for Sarjapur road, as it is one of the safest destination for property investment keeping the future in mind. With the revival of the Peripheral Ring Road project, infrastructure growth in the city is expected to rise above the edge. With the completion of the project, Bangalore is expected to be brimmed with more commercial belts and development, in the years to come. In addition to it, the project will also lead to more land parcels for residential and commercial use.
The BDA intends to give the infrastructure development of the city a major face-lift by the end of February. Functioning of the road will help heavy vehicles like trucks, passing through the city to use it instead of the outer fringes. In addition to it, those shifting from suburbs to another one can use this road instead of ORR to avoid traffic.

Guys, Whoever thinking to buy a property from here, please rethink. The builder already delayed the project about one year. Basic amenities are not done yet. The flat is same as it was in the year of 2013, and the builder is telling next month you will get the flat but next month never coming. Just go and meet the people who bought flat there and waiting. dont make yourself fool by the landlord side of flats too. Landlord selling the flat by saying the share is from the landlord but ultimately builder will build the flat...Go and see the lift, its there from last one year..There is one borwell and the funny part is that no one knows where the amenities will come, you will get different answer. So better go for other builders in that area. A sincere advice DONT EVER GO TO THIS BUILDER..

What about the approvals from local authority and banks? What percent of home I can avail?
The development plan (also called the masterplan) is approved by BDA and the building plans have been approved by BBMP. SBI and all other banks have approved the project. You can avail 80 percent of the total value, but the exact amount will depend upon factors like income, age, profession, etc.

Yes the project has been approved by BBMP. The project consists of 105 units in 2 blocks with 5 floors. Yelahanka is already well-developed, located to the north of Bangalore, was previously foreseen as a satellite town, however, at present it is under BBMP- Bruhat Bengaluru Mahanagara Palike. It is encompassed by a good number of schools, colleges and tech parks. Q: During agreement time project is having 183 flats and now it is 250 flats, worst possible marketing and engineering staff trying to squeeze out money.

The original BBMP sanction plan is no more valid. They have changed the plan by adding additional plot and modified the layout a bit. The new plan has been sent to BBMP for approval. I came to know that new plan will be approved by BBMP which will take another couple of months. If any one has got more update on this, please post.

The project is located on the main road connecting Kumbalgodu ( On Mysore Road) and Thathaguni ( On Kanakapura Road). It is 5 mins drive from Mysore road and 7 mins drive from Kanakapura Road, NICE road junction. The current rate per sqft going on is Rs 1450.

Cynosure Vivacity is known to be approved by BMICAPA, (Bangalore Mysore Infrastructure Corridor Area Planning Authority) and banks like LIC and Indiabulls. For a 30x40 plot the price is Rs 17.40 lakhs and for a 30x50 plot it is Rs 19 lakhs excluding registration. For booking you have to pay the entire amount and go for registrations.

K R Puram offers both ready-to-move-in as well as under construction property within a range of Rs 30-60 lakh. You can get a 3 bhk property in Mahadevpura ranging from Rs Rs 50-70 lakh while the same would cost anything from 1.2 -3 crore in Indira Nagar. You can easily get a 2BHK within Rs 30-50 lakh range while a 3BHK anywhere between Rs 50 and 80 lakh.

Friends, please don’t buy any thing from Mantri. They are cheaters of highest order. Now after delaying the possession for more than 9 months, still no assurance of a possession date. When emailed them, I have received irresponsible and senseless responses from them. The RM, Abhishek was even more rude and manner less in his response when queried about the delay, not even an inch of acknowledgement about the pains customers have to go through & absolutely unapologetic. His response was like – “I don’t care about the delay, why did you agree for the compensation mentioned in the contract? “. There are other employees who have given me equally irresponsible responses – Mohan Babu and Kusama. Their customer service is so horrible, the name “we care” should be changed to “we don’t care”.
One of my colleague is planning to book an apartment in this project and it was told to him that the project will be completed by another one or two months time

Dear friends, This project is delayed for more then a year, and we all should liable to get a compensation from the builder for the delayed period, as i myself paying huge EMI for bank.
Yeah thats true.. the project is delayed and the owners should ask for compensation... All the owners can form a group and talk with the builder. Even I was planning to book an apartment in this project but because of delay i changed my mind.

The project is still in pre launching stage. Purva Bird of Paradise ( City of Gold) offers 4 and 5 bhk Spanish villas and it is spread over 75 acres of land. The project is expected to get completed by 2018.

As far as I know the project has got approval from BBMP and banks like Bank of Baroda, HDFC, Axis Bank, State Bank of India, Kotak Mahindra Bank, HSBC and Standard Chartered Bank. Yes, they told me that model flats are ready.

The real estate is slowly growing in Bannerghatta Road and the area has also seen depreciation it is better to go for Sarjapur road, as it is one of the safest destination for property investment keeping the future in mind. You can expect future appreciation in terms of property price, if you planning to invest now in this locality.

Hi Afzal, there is many reason, 1) Delay in construction (they gave reason is BBMP election,Sand problem) 2) there is issue in land, as per builder there is some encroachment in land and UDS not matching with initial agreement and registration agreement. In sale agreement UDS was 550 sq.ft but during registration it reduced to 515 Sq.ft. 3) All basic models of equipment has been used (bathroom, electrical, doors) 4) Also now asking us to pay for A Khata and for OC (50K) 5) For every small change also we have to pay extra money(Ex : electric point change)

Q: I was shown a list of deliverables where API had listed down things they would deliver and I was convinced that just like various other real estate houses, these guys are also talking tall while they would deliver just the usual. Surprisingly it wasn't the case. They lived by every words of what they said. Yes the project delivery got slightly postposned to a month or two but then the final product was commendable.

Q: I have been looking for 2 bhk apartment in Sahakarnagar for last 1 year. As all of you guys know that from last 1 to 1.5 year real estate in Bangalore has slumped. So, I was waiting for the prices to go down. Infact a lot of apartment prices have gone down. Very recently, like a month ago I visited an Apartment near Chairmans club. It is built on a 40 x 60 site, very good neighbourhood. Aparently, I had visited this apartment in Feb of 2015. At that time the builder had quoted 85Lacs. I though it was priced very high as 2bhk rental in Sahakarnagar are about 20K per month(on the higner end). I called him recently after a year or so, to check the availability. He said he still has few unsold apartment and he has slashed the price due to the market. It is 60 Lacs now. I was very happy and also very confused. I was really surprised to find that the builder would give me a discount of 25%. I have been discussing with my friend about this apartment for the last couple of weeks. I have a few question for the group as I need to know whether the builder is selling me a lemon or the apartment is guinuine. 1. As most of you know, lots of apartments are built illegally. But BBMP is Ok with it and gives permission. Even this apartment has 2 floors built illegally. So would there be an issue for me in the future, if I buy this one. 2. How to know the apartment has no legal problems. I would like to get a third party's opinion. Is there any easy way. 3. Yes, I would be applying for a loan, but I am also very sceptical about the banks because some of the bank Managers are in the books/pockets of the builder. So is there a fool proof procedure for me to check. 4. While inspecting the apartment, the broker and site Engineer said that the builder will give an additional 10lac discount, if I made the payment in one shot. I need to know if this is a good bargain or if I am being made a "Bakra" ? 5. Earlier when I talked to him in 2015, he told me that one apartment in the 3rd floor is vacant, the rest 7 are sold out or booked. Now he is saying that if I pay him in full, he would be willing to sell me the apartment on the first floor. We would love to have an apartment in the first floor. If any of you have found good apartments for sale in Sahakarnagar, please let me know. My budget is around 60-75 lac

Yes man, Now they have launched Phase II, after they have successfully sold out all the properties in Phase I. :) :) Bookings are also open for the same. The project offers 1 and 2 bedroom apartments and the price starts from Rs 18.95 lakhs on wards.
