The builder claims the project to be 1.2 KM from Manyata Tech Park. The project is almost 3 KM from the main road ( ring road) and around 6 KM from the Hebbal flyover. Accessibility and narrow roads around the project is an area of concern.

Hi all, just came across a buyback scheme for 3 bhk in aqua 2 in ozone urbana project, where they are offering 42 lacs on investment of 17 lacs in 2 years. I want to know about the credebility of the builder. Whether it is good to go in such buyvback scheme. He is quoting the price relatively high as 4800 psf. Please provide suggestion at earliest.
The offers seems to be good but before entering into any kind of agreement consult a legal expert and cross check all the legal documents.

Here i m only talking about Bangalore realestate. 1) The property prices in Bangalore have not increased from last one year where as construction cost has increased by apox.30%. This is the main reason why I feel post election the property prices in Bangalore will definetly increase. 2) The interest rate for home loan is heighest still i feel it is the Buyers time because a) The apsorption rate is less so, developers are ready to negotiate and also giving good deals, freebies etc b) No investor wants to stay in market so an enduser can get a great deal in resale market c) The elections are by the corner, they are going to happen in mid April to mid May. The campaining for elections starts one year in advance. So if politician had to sell their property , they must have sold it by now. So i dont this this point is valid anyway. Also, Not today -- not Tommorow one can buy a 50 Lakh apartment from a reputed builder ( Sobha, Purvankara) in a Tier I city. So if you are an enduser with a budget of 50 lakh, I would suggest you to Buy your dream home Now! According to market, after elections one can expect the RBI to decrese the repo rates

If the property is B Khata than only you have to convert it to A Khata buit if the property is already A Khata than there is no necessity to convert it to B Khata. Q: I am currently staying at aahika apartments, bannerghatta road. The maintenance there is pathetic. No maintenance staff present at all. Yes now the situation is under control. Residents got temporary relief as the High Court stayed the BBMP actions. People reside in the apartment complex said there was no mention of the storm water drain in any document provided to them by the builder at the time of occupancy. Moreover the apartment plan was approved by the Bangalore Development Authority and BBMP had issued A khata as well.

Not much information over the net about builder. Looks like they have deviated from earlier plan of building 7 floors to 9 floors now. No confirmation on getting OC either. One aspect to check if area in front of the plot is marked empty and not sure who owns the same... if someone builds there, how to approach?
If there is deviation then how come BBMP approved project and I think if OC is not there then will be risky to buy a property in this project.

Slow demand across major cities indicates that 180000 apartments remain unsold in Delhi NCR followed by Bengaluru with 94000 apartments and Mumbai with 80000. Many homebuyers are paying a heavy price for projects being delayed for one reason or the other. Delay in approvals and a massive debt obligation amounting to Rs 30000 crore in case of top 25 developers has also made the going tough for builders.
Right Mathur Sir, Most realtors and experts are hoping that the real estate regulatory bill will finally see the light of day this year as more people will get the confidence to buy residential property, something they have been hold over the years. Getting infrastructure status has been a long pending demand of the real estate sector and this time too we hope that we will be given infrastructure status so that developers can benefit finances at cheaper rates from financial institutions.

As far as tax reforms are concerned, the Budget should offer financial protection from project delays to home buyers. As of now, on purchase into an under-construction property, buyers can only claim tax benefits of Rs 2 lakh after possession if construction is completed within three years. The benefits reduce to Rs 30000 if the builder delays construction beyond this and they pay higher interest. This will be the first time when first-time home buyers purchasing properties for self-use have to pay additional rent.

Hey Mriganka, Phase I is completely sold out. In Phase II there are 2 bhk units available for sale with size ranging from 970 sqft to 1043 sqft.
And how much will be the price of a 2 bhk unit in Phase II, is it launched? When will the builder handover the apartments?

Hello Deepak, Ideally, landowners share flat is a good bet because it is generally available at a competitive rate. But before that, you should look into the following points, 1) Thoroughly checked the agreement between the Landowner and the developer. Check whether any date or price clause are mentioned in the agreement, 2) If the land is a joint holding then check the partition deed. Agreement between all the landowners, 3) You should check family settlement deed, allocation portion details with landowner and developer and Identity proofs.
No, the seller of this property will be the landowner and if there is an agreement of construction between the landowner and the developer, the agreement terms need to be read thoroughly before proceeding with this transaction. It is suggested to consult a local lawyer.

Hello Kailesh, Vajram Esteva is a KArnataka RERA approved project and its RERA Registration Number is PRM-KA-RERA-1251-446-PR-170916-000254. Hello Mukund, Ozone Ozone wf48 is a ongoing residential project located at Mahadevpura, Bangalore. It is offering 2,2.5, 3 BHK residential flat ranging from 964-1374 sq.ft. A 2 BHK flat is coming in 964 sq.ft (carpet area), while a 2.5 BHK flat, coming in 964 - 1009 sq.ft (carpet area), and 3 BHK flats are coming from 1250 - 1374 sq.ft (carpet area). Its current asking rate is Rs 8027 per sq.ft on built-up area. A 2 BHK flat will cost you Rs 1.18 Cr - 1.23 Cr onward, for 2.5 BHK, you have to pay Rs 1.18 Cr - 1.24 Cr, while for a 3 BHK, you have to pay Rs 1.47 crore onwards.
