I also came to know that these people owe bulk amount of tax to BBMP which they already collected it from Flat owners. You cannot get your Khata until the tax amount is cleared.
I second you Parekh.... It is better to go for some other projects rather than investing your hard earned money here

I agree with satya, Once you book the flat you don't have any control on it, even builders don't have any control. They will sub-contract all the work to some local guys, they will do it on their knowledge. There are no qualified site engineer to supervse the work. Customization offer is just to hide their quality issues and other design problems.
What customization offer they are giving??? It is same with all their projects? It seems they have completed around 10 projects

Don't buy any flats in any of their Apartments as they are big cheaters. Once you pay the money, thats all you will be in trap.

Sekhar Hyde Park is a pre launch project. The project will have exquisitely designed 130 residence with G+5 floors and 3 blocks. A 2 bhk will cost you around Rs 37.89 lakhs including amenities and car parking but excluding VAT and registrations. Banks like Axis and LIC will be giving loan for this project.

I agree with you Mr Utpal. The metro work in Chennai started much later and of the two proposed lines in Chennai, one is almost ready and will be open to public in another 4/5 months. This is not the case with Namma Metro. Very sad :P
I do not think they will be able to complete Phase 2 by 2019 because Banashankari- Majestic metro was supposed to have completed long time back. God only knows when its going to complete and ease us from traffic problems.

I agree that the builder is quite genuine and the prices they are quoting is quite cheap. But it has been made mandatory that the builder have to provide OC. Don't you think it can be risky to buy an apartment without OC

Hi Tej, As far as I know the banks approvals are under process and it will take another 10 to 15 days time to get the approvals but they have got approval from BDA. They are asking for Rs 2 lakhs for 2 bhk and Rs 3 lakhs for 3 bhk apartments.

There are Indian High Net worth Individuals (HNI) who are socially conscious and are opting for these uber cool, expensive (9 % higher than the normal homes) and chic residences to reduce their carbon footprint on the ecology.

It is a villa project by JK Developers. The project is under construction and the possession is expected by 2015 end. The project offers 4 bhk independent villas with a home theater room and a study separately.

I fee these are the two reason why NRI prefer to invest in Bangalore. First they tend to buy in their native cities and towns and secondly they try to invest in those cities that show the most growth potential in terms of job creation and the ensuing demand for properties.

Q: I was planning to buy an apartment in Sahakara nagar, Bangalore but found that the property could not be registered. Apparently, BDA has a case against the Sahakarnagar layout and they have stopped registration, sanctioning plan and building apartments. I personally went and met the sub-registrar in Kodigehally and he told that nobody could register properties in Sahakarnagar. I tried to get the circular from BDA and they have asked me to file a RTI. I have filed an RTI and awaiting their reply. The builder says that he could register the property from some other subregistrar office by bribing them. As a first time home buyer I am nervous to book though the property is decent and closer to my and my wife's workplace. My question to the forum is 1. Has anyone registered property recently in Sahakarnagar in the last 2-3 months or so ? 2. What are the documents I should ask the builder before applying for the bank loan ? 3. Is there any active group on the internet for bangalore real estate ? Thanks in advance. Any help in this regard is appreciated.

Hi Friends , Please note that now that court judegement has been out on sahkarnager properties can be registred and i hope this may start in short while , while i have learnt from builder that court order is out and judegement copy has to reach the BBMP office . to start giving permissions .

Hey Tej, If you are booking an apartment in this project they are going to give Car Parking, BWSSB connection for free and the offer is till 15th April. HDFC has not approved the project but you can contact the builder, he might arrange a loan from HDFC.

Hi Tej, GCN Green Springsis an on going project by GCN Group. The project is offering 2 and 3 bhk apartment. The expected possession is by 2015 end. The project is coming up in Spring Dale Layout, Opp. to Prestige Glenmorgan, Hagadur,Whitefield.

Sriparvata Builders is a fast growing company in the real estate sector. Withing a time frame of three years they have completed a total of 2 lakh sft of built up space. Sriparvatas ongoing projects comprises of luxury apartments and exclusive office/commercial space at Electronic city. All the projects by this builders are aesthetically designed according to the building traditions of ancient Karnataka Hoysalas.

Hey Tej, The project is still in soft launch phase. The concern person told me that the project will be launched in the month of July or August but the pre launching booking is open. The project will take 36 months from the launch date.

The project is in pre launch stage and the estimated possession date is from 2018 on wards. The project is expected to get approval by Bangalore Development Authority and bank approvals are under process.

Currently the rate per sqft ranges from Rs 1699 to Rs 1799. The total cost of plots here ranges from Rs 17.63 lakhs to Rs 32.41 lakhs approximately. The project has got approval from BMRDA.

From July 1, GST has been applicable on under construction properties at the rate of 12 percent but not on completed, ready-to-move-in apartments.
