I think it’s a good decision if you’re thinking of buying a residential property in Kukatpally. This place is one of the prime residential localities of Hyderabad. The Miyapur and Bachupally area is one good locality to invest in because of the Intercity Bus Terminal and Metro Terminal which are going to come soon. The Shiva Temple is definitely the winning point for you. But this place is very well located and gives you great connectivity to the IT corridor, considering your jobs. There are supermarkets, vegetable shops, banks, ATMs, medical stores and good restaurants around. All the basic requirements and amenities you need are all available a few minutes away. The residential area is pretty calm, which is good for your kids for studying, or your mother to relax. The BHEL township is just 2.6 kms from this locality. Lots of mid-segment and villa projects are being undertaken in Tellapur. I would suggest you to go for the villa if you’re interested, because they have shown a better take-off. There are very few villas in Tellapur locality, and so there’s more demand for the same. Apart from that, you can also invest in the mid-segments projects, but since there are more localities which are closer to the IT parks, they are being filled in first. So it may take a while for the demand to reach this locality. But if you’re looking for long term benefits, then it would be a great ideaLots of mid-segment and villa projects are being undertaken in Tellapur. Shadnagar has a very nice residential area. This locality is growing very fast. It comes under the municipality of GHMC. There are more than 6 lakhs of people staying here because of the 200 small scale industries present in this locality. There are many banks, colleges and schools in the vicinity. The public transport is really good. It has good connectivity to the main city, as well as to the other states through well-maintained roadways, airways and railways. It’s definitely a place where you can stay with your family with all the conveniences in a reachable range.Shadnagar has a very nice residential area. This locality is growing very fast. Hey, are you planning to move to the Banjara Hills? It is a pretty decent locality but from what I’ve heard, waterlogging is a serious problem there. The worst affected spot of this road is the area surrounding the Lotus Pond. The water of the pond overflows and completely fills up the road adjacent to it. And not just Road No. 12, but other parts of Banjara Hills, especially Road No. 14 and Road No. 2 are affected badly during the rains. Hey, are you planning to move to the Banjara Hills? Hey, the condition of Kamal Nagar is pretty bad I agree, but I think the municipality has already fixed the Vinayak Veedhi road. There is a major problem of stray dogs here though. All the open dumping of the garbage attracts many dogs that haven’t been vaccinated. These dogs are dangerous as they are very prone to biting. If you have children, then the risk is worse because some children in this area have died from dog bites. I would say Jubilee Hills is undoubtedly one of the best residential locations for people who are ready to shed out a little extra. The quality of living standards here is really high. But the amenities available are modern with well-maintained parks and wide roads. There are many high end professionals, industrialists, and film personalities who reside here. This has made sure the municipality maintains the infrastructure well. I don’t think you’d need to worry about safety much if you live closer to the main road. There’s always people around, day or night, and the streets are well-lit during the night. See, when you are going to buy any kind of property, the first thing you should be doing is verifying the title deed for any discrepancies. The title deed is what needs to be transferred from one owner to another. In this process, the first charge will be the 7 percent stamp duty on the sale agreement, the second charge will be the mandatory 2 percent transfer fee, and third charge will be the o.5 percent registration fee. This present model is applicable under every municipal corporation in the state. So, the total percentage of the transaction that you’d have to end up paying to the Government would come up to 9.5 percent.See, when you are going to buy any kind of property, the first thing you should be doing is verifying the title deed for any discrepancies. I agree, Trendset Winz is a great property, except for the 1 km road that connects it to the ORR which goes through the cramped roads of nanakramguda village. This isn’t the case with the golf-view apartments. It is located right at the entrance of the nanakramguda village, and connects straight to the ORR. This might be a far fetched dream, but if not 50-100% hike we can expect a good increase in prices soon. Hi there. Patancheru is a locality that is located in the Talangana districs of Hyderabad city, and has an average elevation of 1712 feet or 522 meters. There is a Patancheru Bus Terminus situated very close to the Saki Lake in Patancheru. There are some slight infrastructure problems in Patancheru, but the well-routed roads and frequent public transport options sort of make up for that. There is also ample space so neighbourhoods are less congested than conventional areas and better spaced out. Overall, if you’re moving to Patancheru for work purposes it will be beneficial as you have all daily amenities as well as housing and work facilities in the same place. Hi there. Patancheru is home to more tha n 300 industries and because of this it has posed a threat ecologically because of the disposal of liquid, solid and also gas waste products. In fact this environmental damage has been prevalent for many years now. Actually in the beginnign Patancheru was just a barren suburb but industrialization changed its whole landscape. The biggest reason for this problem is actually bad disposal mechanism of all toxic wastes leading to toxicity. It is actually much preferred this area because of serene environment and also peaceful surrounding. The rental accomodation here is getting lot demand thanks to the connectivity to IT corridors of Hyderabad has been completely strengthened and made fully accessible. This Hitech city flyover project was a pain to all those living around especially in areas like Kukatpally. The project that was supposed to be completed in 2006, because of a lack of efficient government supervision (but of course) was only completed on May 18, 2013. There was such an urgent need to finish this flyover immediately because the traffic in the area was absolutely insane. Kukatpally does face certain drawbacks, especially when it comes to over population. Currently the population density exceeds 30,000 people per square feet. So as a result, no amount of infrastructure and facilities seem to be enough. The many upcoming residential projects are not helping either. But even otherwise, the locality is still considered prime property and value is high and will continue to appreciate. It is evident that the laying of tracks has been started, as well as construction of a depot at Nagole is almost finished. The viaduct construction and overhead traction line for the phase 1 is almost done as well, while the complete project is scheduled for completion in July of 2017. The first phase on the other hand, is expected to be finished by June 2014 which is precisely this month. The metro viaduct between Nagole and Mettuguda will feature a disable-friendly system and work on it began in November 2013. Because I read a news paper article recently that said that the water problem at Alijapur was very bad and there were no water taps at all except for one lone government tap that the residents had to rely on for water. The women used to quarrel with each other almost everyday because there was such little water. Some women even used to attach long pipes to the water tap and get water before going to sleep when there wasn't much crowd only because they couldn't afford to waste any time waiting in long lines. Finallly the situation got very bad that they all ended up traveling a long way to Manikonda just to get some water. So I'm sure Manikonda's water situation really isn't that bad. Hey so good news! The Hyderabad Metro Rail has recently decided to entend this project and include the Shamshabad international airport as well. This extension is going to cost the state government about 3500 crores but they have still agreed to it. the fact that Shamshabad has been made into one of the station stops for the hyderabad metro, this is very good for the locality. Connectivity to other parts of the city will improve and people will find it easier to commute to work. The project kept getting delayed though and everybody was getting irritated by that but finally the date has not been pushed further and the construction of the metro will be finished real soon and so will the extended 12 km route from Falaknuma to Shamshabad!Hey so good news! I'm unaware about the township project but I know that Tellapur is a really good area to invest in. The main reason why the real estate prices have shot up by 20% in the past year was basically because of the number of new projects that are rapidly gaining momentum in Tellapur. A lot of IT professionals are also becoming quite interested in this area and demand for land here has increased a lot in the last 2 years. And because it is located close to the financial district, lots and lots of employees from organizations such as Microsoft, Franklin Templeton, Infosys and Wipro are coming forward and investing here. Affordable prices, traffic free zones, enhanced connectivity and lower levels of pollution are some of the factors that has made it gain so much popularity! :)I'm unaware about the township project but I know that Tellapur is a really good area to invest in. This is including 40% of special economic zone area (SEZ). Budget allocated for this by the government is about 23o crores but the total projects costs 580 crores. The Electronics Industries Association of Andhra Pradesh is willing to invest 1800 crores for more manufacturing units. All this can generate employment to roughly 35,000 people! According to the Andra Pradesh IT Minister Ponnala Lakshmaiah, the electronic industry has registered a business worth 6500 crores in the city and 35000 crores nationally. It's a iron ore and pellet manufacturing firm and it proposed to set up investment in 2 regions in Hyd, namely Karimnagar and Siddipet. They plan to open up a plant here with an investment of 1000 crore! The NNL representatives had met the CM K Chandrashekar Rao to discuss the issue. And I think a 3 member team from Hero Motocorp also came to the city to search for land to set up their manufacturing plant which would be the first in south india. I think he is even going to be disconnecting the electricity and water supply connection to all these illegal buildings. He had already promised that he would reclaim all these illegally encroached upon lands in his campaign. Its good to see that he’s actually acting on his promise. Hey not just water and power, the property tax for these unauthorised buildings is much higher than the normal rates. I’ve heard that the property tax is 25% more than the usual for such illegal buildings. There was word of paying a penalty of 200% on the property tax, but thankfully that didn’t pan out. I think if it had, it would have been another issue, and created more problems than anything. Hey not just water and power, the property tax for these unauthorised buildings is much higher than the normal rates. Oh and as you were asking, I think the latest union budget has a number of interesting projects lined up for Hyderabad’s IT sector. I myself have heard about Rs 10,000 crores budget allocated for start-up funding. The new project with an advanced system of traffic regulation on the 13-km stretch from Sarojini Devi Eye Hospital in Mehdipatnam to Hitec City is still waiting for GHMC clearance. Once this is approved, it will be very good for the area as finally people can cross the road without having to wait for close to 20 minutes. The Commissioner has said that Hyderabad Municipal Corporation plans to widen the Laxmi Junction in Mehdipatnam so that traffic flow would ease up. Alshyo there are plans of constructing another flyover in the area. Total project is said to cost 20 lakhs which has been accepted. This project seems to be very prestigious as it can be compared to Burj Dubai and Petronas Tower. But the reason why it could never properly start works was because of the agitation caused by splitting up of Andhra Pradesh into Telenganna and Semandra. But now with a stable government, and a glocal economic environment, the project is extremely viable in a state like Telenganna and is sure to do extremely well here. Yes, the water situation is not being taken care of in Sainakputi but the place isn't all bad! The conditions have improved but overall Hyderabad faces a water problem. But now there is wasa- Water and Sanitation Agency to repair broken infrastructure because of broken sewerage lines. The agency had a lack of funds and that's why the work was so slow. But 4 water supply schemes and 6 sewerage plans were devised for Hyderabad and now there has been improvement. The locality actually has some great schools and colleges. Hi, yeah the problem of the two RWAs is there. And I will also agree that this is why we are not being able to get anything done here in Vengalrao Nagar. I don’t know if the money frm the garbage collection is being laundered or not. Ive heard that the money is being used in welfare works only. Stay away from Kamal nagar because it is extremely polluted. When you're not worrying about the stink that never seems to go away, you're getting chased by street dogs on the road. The dogs aren't the problem but it is the accumulated piles and piles of garbage that never seem to be removed and disposed of that keep the dogs coming back. Rodents and mosquitoes are the neighbourhood pets as no one does a thing to chase them away. All in all, there might be some real estate value but living there is no fun. Oh my god that road is just horrible! I need to drive from Kukatpally to Gachibowli everyday but I don't ever use that road because it is filled with potholes and is very uneven. Funny thing is that road is just a 2km stretch but still the government officials are constantly digging up the road because of some civic reason or the other and this creates unnecessary and unwanted traffic at peak hour time. Upcoming apartment projects here include Raintree Park Phase I, Emami Swanlake and Lodha Meridian. High demand here is for villas and individual houses but you also get many 2 and 3 bhk apartments. I think the current average price per square feet should be around 3900 rs. The value has appreciated by 3% since the last quarter and prices are just going to be keep on increasing. Sale price for a 3 bhk should be around 50 lakhs to 1 and a half crore. But this investment is definitely worth the high rate of returns. I personally moved here because Banjara Hills is one of the poshest neighbourhoods of Hyderabad, and I thought that chalo here I wouldn’t have to face those same old local problems, bad roads, waterlogging, etc. But see? Even here we’re not far off from these issues. Seems like no matter wherever we go in hyderabad, we’ll be followed by these problems. And if you keep following that road, you will find the Quthbullapur play ground. The Jeedimetla Police Station is also close by and you can find places to shop along that road. The current state of affairs in Bachupally is very bad. I am also one of the many unhappy residents living in this area. These ready-mix concrete plants have made life extremely difficult for us. I live in an apartment complex in Bachupally and I face the same problem of unclean air and dust. We have made a lot of complaints about this and hope for there to be some solution to this soon. We have successfully got this to the attention of The Pollution Control Board officials and they are helping us out in finding a solution to this soon.The current state of affairs in Bachupally is very bad. I live near Railway Colony and whether you are someone who travels by train to different parts of the country, or has to travel around the city on a regular basis, connectivity is no problem at all. The Cherlapally Railway Station is very close to the site and should take around half an hour to 45 mins for you to reach. Travelling around the area is also no problem. It should not be difficult to find auto rickshaws or busses to the area. There are more than 10 bus stops around the area and the closet should be the HCL Colony Bus Stop.Hi! But you will also find Mc Donald's, KFC, The Chocolate Room and for the ones that like ice cream, Baskin and Robins. We also watch most of our movies here in Cinepolis and Asian Cinemas. It is also very comfortable because there are a lot of banks and their ATMs around the locality. The traffic around the area is also not too bad except for peak hours.Hello friends. When asked about any solution, all they can say is that the people should make adjustments as the metro is being built for the public only. The traffic police are a bit more helpful about the situation. Ive heard that they even removed the barricades and widened the carriageways to help the pedestrians in Punjagutta. I personally love where lanco hills is ituated. It is very close to delhi public school and oakridge international school. Khajaguda lake and Manikonda cheruvu are 2 water bodies situated very close to lanco hills. There also many parks around like Rock Park. Continental Hospital is also very closeby to here. The price that is going on in Puppalaguda is at around 2700 per sqft I think. So if you compare the price to the other area around, then Puppalaguda is quite affordable and is cheaper. Hey Batasingaram is a little away from the city. It falls on the OUter RIng Road but thers is still no development in this area as yet. So, if you are thinking of long term investements, then Batasingram is a good option.
Yeah..I think that expecting any sort of development from Batasingram at the moment is not correct. The place barely has anything! and it is also pretty far from the city and the public transport is not that frequent. Apart from a few parks and a few engineering colleges, Batasingram still lacks in commercial or real estate development.

Hey Gopanpally is a good place. t is onthe suburbs of the city buyt it still has good connectivity. itis very near to Gachibowli , only 5 kms way and Hi Tech city is only 10 kms away, and that takes about 20 minutes to half an hour to reach! This place connects to the Outer Ring Road too via Vattinaullapally too ..it is only 6 kms away!

Building of express corridors ia a good idea, but starting the constructin when already the roads face a lot of traffic due to the metro rail project doesnt sound smart. Ofcourse, being on the edge of the lake, it offers a very good view and is quite peaceful with trees and greenery around. Hey if you want to rent a place here , then let me tell you that the rental price in this area is pretty reasonable, I think the present rental price is 6 ruppes/ sq ft so you can get good 2 bhk for 6000 rupees/ month. hey this project is offering 3 bhk and 4 bhk apartments with a built up area of around 3200 sq ft to 4000 sq ft. And the price of these villas start from around 69 lakhs for the 3 bhk houses and go up till 82 lakhs for the 4 bhk apartments.
So that comes close to rupees 2100 rupees per sq ft. I think that the market price in Medchal right now for independent houses is around 1700 rupees per sq ft or so. But the houses seem spacious too. If you dont mind the cost, then i think you should go for it.

The real estate market in Saroor nagar has not been constantly in the past. I remember when the price in Saroor nagar was around 22000 rupees per sq yard in 2012, and then it dropped to 9000 rupees per sq yard in 2013 itself. I think it was the lowest then. and now the price has picked up and it is now 27000 rupees per sq yard right now. The real estate market in Saroor nagar has not been constantly in the past. I think this place has a lot of advantages you know. Actually, renting an apartment in Bala Ngar will be a better idea. It is cheaper this way. I dont think that taking up a land or a plot in here is a good idea, because you will have to pour in a lot of money, so I think that apartments in here would be a good idea. hey, this particular project has been stalled for a while now because of some land issues in the main areas. There is some problem in widening the roads in the area.
