Hi Priotosh, But here i would like to add few points on the location and connectivity. Its not the question that it would not improve but it may stay as it is for many years, my guess would be at least 5 years. In order to access the project from Sarjapur Road, you need to follow jail road and then some by lanes and finally onto a small mud road. I would not have made it to the project if the sales guy didnt help me with the directions on the phone.

The project is very good as well as the location. They are not at all new in real estate field. They have completed almost ten projects in Bangalore.

If the KIADB board offers land on long-term lease, it will put the industries on a lucrative end. Getting land on long-term lease will prevent the companies from buying the plot and investing huge sums of money. The same money could be used in meeting the working capital requirements. This will help the companies to rise several notches up.

However, according to the Karnataka Chambers of Commerce and Industry, leasing of land option will not yield fruitful returns for an industry. Possession of land is an important aspect to raise finance for an industry and with leasing, fixed and working capital will go for a toss. In addition to it, leasing of land will rule out the factor of security for lenders. Upcoming projects will face problems to raise debt from institutions if land is acquired on lease and will have an overall adverse impact.

Bannerghatta Road is witnessing rise in residential and commercial real estate. Many real estate developers invested their money in the locality. There was a rise in the sale of property in the locality which has led to a rise in average capital values along the stretch. The real estate is slowly growing in this locality so if you are planning to invest in this locality invest now you can expect appreciation only after 3-4 years. The residents belonging to Bannerghatta Road and Bilekahalli stretch are facing water woes. People staying in the apartments are spending thousands of rupees for water supply on daily basis. To meet the daily need of water, residents are forced to resort to either bore wells or the Gottigere lake. As per my knowledge, BBMP has completed development of only 48 roads covering 79.96 km while work on another 112 roads on 197 km is under process.
If I am not wrong then only two months left for the deadline and according to sources work on 52 roads on 95.02 km is yet to begin.

Bellandur is an important locality settled towards South-East of Bangalore. The region is highly known for the Bellandur Lake which is the largest lake in the Bangalore. Till date the builder has completed projects like TG Aabhushan, T G Solitaire and S V Arcade. There is not much information available about the builder over internet. The project will have a total of 48 units out of which only 23 units are available for sale.

I have never heard any negative comments about the project. As far as I know the project is good and safe to invest. Big gated community with all basic facilities available within the community and it is very close to IT companies. Yes the project was completed in 2004 and I do not feel it is worth buying such old property at this price. If you are interested you can looking for projects like Confident Aquila, PSR Flora and BM Harvest. All these projects are newly constructed.

Q: I have bought a flat @ Vandana Earls court because I liked the spacious design and privacy of the flats but after moving in I understood the quality of material is very poor and quality of finishing is sub standard. And most horrific is they have constructed this project beside a Granite factory which runs 24X7 producing enormous amount of noise. They have not taken any initiative to the complaints of residents. They have not even corrected electrical problems. Amenities also not completed properly. They have not provided proper lighting for the corridors.

There is no dispute as such but the builder is very unprofessional and unresponsive after sale is made. The said ffactory is behind C block. After many complaints to police and KPCB the factory has reduced the noise by 50% but still it runs 24X7 and they are some relative of the land owner.
As per my knowledge, the project is ready to move in and the project as hot proper approval from banks and local authority

Many developers had purchased bulk land with the intention of developing them into layouts. With the completion of the eastern loop of the ORR, this wish of theirs is expected to soon become a reality. Right Upendra, Similarly, Tata Housing Development Co. Ltd launched a campaign exclusively for its luxury projects, offering potential buyers an extra room if they buy an apartment. The "Dream Room" campaign tells buyers that they can buy a 3BHK, but have to only pay for a 2BHK.

Sewage treatment plant. Airports Authority of India clearance (if within the range of an airport). Electrical inspectorate certificate, including one for lifts. @Arup, One of the biggest risks is what is happening in China. If there is a large one-off devaluation of renminbi (the system of currency in China) and if there is a sharper slowdown then that will have a negative impact. If the Fed rate hike is not signalled well and if the US increased divert growth considerably, that can have a negative impact on India. But I would also add adverse weather conditions as a big risk both globally and especially to India in 2016.

Q: Considering the project being tagged as luxury but the term luxury ends there. Few issues: Partial DG backup: Power outlets do not work on DG. That means AC, ovens, washer, dryers, geysers, microwave will not work. So get used to showers in cold water. Frequent power surges: Due to which, you can expect to change all bulbs once a month. A major appliance failing once in 3 months. Have already spent 20K in repair in last 1 year since moving. High electricity bills: In spite of irregular power, you may get a 5K electricity bill all of a sudden. Pest treatment for complex not done: No matter how many pest control companies you contract with, you will face constant cockroach (& sometimes rodents) problem in lower floors. Quality: It has severely degraded in last few months. Dog Poop Mess: You can find this everywhere (elevators, parks, etc) High Maintenance costs: Although not yet finalized, expect it to be 6 - 7K per month. Traffic Problems: Although this applies to all towers, considering the amount of commercial buildings in area, 15 min of walking distance can take 1 hour mostly just to come of complex.

The project has got aproval from BMRDA and banks like LIC Housing Finance, HDFC Home Loans and Axis bank. The project will have amenities such as amphitheater, mini pool, Jacuzzi, sand court, party lawn, chit chat corner, box cricket, outdoor therapy, multi purpose court, children's play area, badminton court, elder's outdoor exercise nook.

Yes the project is in pre launch stage and the project offers amenities such as club house, swimming pool, tennis courts, basketball court, children's play area, gymnasium, outdoor sports facilities, open air theater, squash count and much more.

Can anyone share feedback about the locality? Is this locality good for end use purpose?
Kogilu is one of the comfortable areas in Bangalore and the project is about 14 km away from Bangaloore city. Kogilu has some greta villas, plots and apartment projects for sale. The locality is surrounded by developed areas like Yelahanka, Jakkur, Kannur on Thanisandra Main Road and Sahakar Nagar. Kogilu has a livability score of 8 on a scale of ten.

The expected possession date is by end of 2018. There will be a total of 4 block and it will be G+18 floors structure. BBMP is expected to approve the project and there will be 4 units in each floor.

The project is expected to get completed by June 2018. It is a BBMP approved project and you can avail home loan from banks like HDFC, Axis, Indiabulls, ICICI, SBI and LIC Housing Finance.

How is the project? Will it be a good idea to buy property in this project?
The project seems to be good and it is well connected to Prestige IT park, Embassy Business park, Global Tech park, RMZ Eco world, RMZ Eco space,Adobe, Cisco, Sakra Hospital and Bellandur Central. As far as I know this is their first project so really cannot comment about their construction quality and timely delivery.

I heard that the project is expected to get completed by June 2018 and the price of apartment here ranges from Rs 42.80 lakhs to Rs 64 lakhs approximately.

HI, This itself indicates the project does not have demand and they are no way in the market. The claim they do that they have high demand is all wrong. Do your all due diligence before buying flat here. If you buy a flat here its like losing your peace of mind and welcoming the troubles in life. It is true that they will not refund your booking amount if you are not interested to go further.
Right, Anandraj......we are facing the same issue and civil suit running in the consumer forum in Vijayawada. There is no golf court in this project. Terms and conditions are not fair enough.As per CRDA approval, the land is only 31.54 acres for that we have Blue Print from RTI but as per their brochure, it is 43 acres.

Hi Vijay, I bought a flat in Sonesta Iwoods Apartment last year. It has all legal approval from and providing A-Khata. Leading banks such as SBI, LIC, HDFC etc. Project work is almost completed and many families are staying in few blocks.
Yes, Project is in a prime location with good amenities.It is very difficult to get a project like this at a prime location with this budget. Based on my visit, I can see people are already staying in I and C blocks. We all are satisfied with the construction quality. Good quality appliances were used and except a little delay in possession everything looks good.

Well Sanjeev, As we are paying Rs.2 per sqft per month for Sonesta iWoods, Bellandur, Bangalore. But I would like to suggest you not to buying projects in Thubharahalli Extended Road. There are Sonesta meadows, silver oak, and other projects along these stretch have no roads, lights, drainage, no water, rely only on tankers, and mainly it's not safe to walk after 6 pm.

Hi Dushyant, GK Tropical Springs, Chansandra is an under-construction project and getting delayed by more than a year. Those who have booked their flat in 2015 and canceled it due to personal reason are still waiting for their refund. Now, they are saying that the possession date is December 2018.

There are many people who booked 2 years back, and even now the agreement is not done yet. And they have already increased the price twice for the existing customers. There are many negative feedback against the builder and its project Corcorde Napa Valley.
