It is expected that the implement was made after holding public consultations across the country, several members of the panel are of the opinion that provisions for prosecution and imprisonment should be added in most cases where builders fail to discharge their duties and functions.

Hi Guys, As per the latest news, there has been 3yrs & not less than 100 amendments later, now revised Master Plan for Delhi2021 is in final stage. The center is going to inform services for transit oriented development. In the mean while some amendments are already been executed. Kindly discuss.
As per sources, many MPD features are still not been executed by authority because of involvement of different authorities in the city to poor enforcement & agencies are planning for troubled slums, villages, illegal & resettlement colonies. Development planners said that the city definitely requires operational terms guidelines to execute MPD and all these things should be documented.

Hi friends, Now the effective rate of service tax on the entire value of a property costing below Rs.1 crore is 3.75% (i.e., 15% * 25% of the property value), and for a property above Rs.1 crore, the effective rate is 4.5% (15% * 30% of the property value). Accordingly, if you are buying a property costing Rs.75 lakh, you will have to pay Rs.2.81 lakh (3.75% of Rs.75 lakh) as service tax. Be careful guys, there is some issue with registration in this BPTP project. They earlier had told that the registration will be done in April 2013 but till date no information. The rates are different in different parts of NCR.. For ex- per sq ft rate in Noida Extn is Rs 3100 to 3500, in Dadri Road it is Rs 2200-3000, Sector 100 Noida Rs 5600 to 6000, Golf course extn 8600-9000, etc. The rates are different in different parts of NCR.. Q: Dear all, i invested in laxmi niwas project in april-2012 in installment. at the time of booking they made very promises, like registry and etc. I have made more than 43% of payment but no reply from the company instead of to make timely payment. I stop the payment, They only called me for the payment but if i asked them for the registry they told me to wait. I emailed them and told that cancelled my plot, but no response. Then i visited there small office, the staff with no knowledge of the company process, i told them either to take the all payment or cancell my plot and give my all the money back. The company director Mr. Ghanshyam (with very rude attitude) said that the amount you paid till now the 25% deduct and the money will refund also in installment. I was shocked. At that time i did not have any choice. I have a hard earned money. I requested you to all not to invest even a single paisa in these kind of pre launch projects.

Hi, I was thinking of buying a 3BHK in 1810 sq-ft flat in New project that is currently in construction phase i.e. SBP homes extension-3 in Sec 126. I know SBP homes is reputed builder but still wanted to get an advice about the following: 1. Quality of Construction (i.e. is the Builder using standard materials in construction whether its cement ,bricks etc.) 2. About Possession 3.Area wise how is sector 126 for staying and other amenities.
Well Sukhpreet, I checked with Builder sales executives and they were saying they are giving tower by tower possession . Firstly they are going to give 1BHK possession by May-June 2014, then 3Bhk (1510,1540) possession by June-July 2014 and then possession of 3bhk 1810 sqft by Nov 2014. I visited their site few days back and saw that still lifts are not in place for the 4BHK tower.Except floor, kitchen and bathroom tiles, no kitchen and bedroom woodwork, bath or toilet accessories are in place. Electrical wiring still not installed. Full society still running on emergency power( Generators). I guess They are a Kharar based builder, you can check some of their past projects in Kharar area and then decide.

well, its common mans dream to own a home in delhi... considering that there are many builders in the area..its always better to do a thorough check on builder before entering into any deal and investing your hard earned money....
yea...i have heard of rogue developers harassing home buyers by demanding more payment, taking full money and cheating the customer without returns, delivering low quality project or late delivery from the date, and not entirely completing the project and such.....

well the reports says that almost 200 villages in the outskirts of delhi has already been identified and earmarked under this scheme.....
@ Pranay, DDA would then undertake the master planning & then sell/develop the land piece by piece. In the past couple decades , the demand surge from the consumers actually made the supply from the government stable inadequate & hence the majority of supply was created by Private sector. The government continued to rest on the provisions of the Land acquisition Bill 1894,which was seemingly unfair to the land owners, for compensation as we as rehabilitation.

well Nilu, the projects in sonipat are quite cheap compared to say gurgaon or noida... there has bot been much increase from the launching price... guess a 2 bhk launched at say 20Lakhs is now available for 25Lakhs.. but the future is quite bright once metro connectivity happens

oops.... i forgot the rates.. well the rate differnce is also not much you can get a 3 BHk in espania royal floors for 35 lakhs+... they also have duples apartments that cost around 45L.

The floors were started in 2012 and is expected to give possession by 2016... the projects are approved by the towna nd country planning department of haryana...but i am not aware of tie ups with banks. i think that you can approach your bank withthe relevant papers..

Well Shabnam, these are prelaunch projects and are giving a tentative completion of 2017... and yes the area will appreciate in future but think long term as in a range of 10 years or more. There are many industries that are functional and in the pepeline and this is a major point in the Delhi mUmbai freight corridor..so definetly will appreciate in future..

Well the project is bang on the NH8 and also has proximity to the delhi mumbai industrial Corridor and the japanese zone.. The area is still developing and so there are some schools like the MDVM parle school that is just 2km off the project. plus point is NIIT university that is around 4 kms away and the St.Margaret Engineering college that is just a km away....

Shivshankar, you missed out on Hitachi which is starting a new factory for power metallurgy and friction materials by Hitachi Chemical and also setting up its first solar power generation unit in India here. Hi Sukhdev, Is your agreement based on construction or time link. if it is construction link and the project is getting delay then builder will pay you after the said part of completion or if it time based agreement then will you the compensation amount on time delivery. Is it mention on your agreement that builder will pay you if there is delay in possession. Then you should take the legal step and if it is not mention in your then it is very difficult to get the compensation amount. Hello, Basic necessities like good schools and educational institutes, good medical facilities or entertainment hubs - there is nothing of this sort on the Faridabad map. This can be another major factor that is hampering invetsment here..
Faridabad has the potential to be a good place and a major factor promoting it is its proximity to delhi... but that is hardly put to use as ther connectivity is not swift and there are traffic jams... metro has just reached the northern areas while the rest of the place has connectivity as a major issue.. i surely think that these problems shud be sorted out and in sure investors willflock to the area...

Hello, i sure agree with Harilal, even the social infrastructure too is quite good here, Meerut is the largest supplier of sports goods and largest manufacturer of musical instruments in India. There are many small and large scale industries here. There are a number of higher education institutes like engineering, medical, management, pharmacy etc that are operational so, it can develop as a major educational area as well.. Hospitals are quite a few, probably no big names but good enough to get quality health care like the Military hospital ,Meerut cantonment general hospital, KMC hospital and research centre, meerut hospital, Green hospital, Anand hospital to name a few and not to forget the LLRM medical college and dental hospitals.

Hello , Well yes Meerut is a very promising real estate zone in NCR for the middle and upper class buyers. with the improvement in infrastructure and good connectivity to delhi and expected faster and efficient connectivity to delhi has made this place a hot spot. you work in delhi and there is still an existing work force in meerut that travels daily to delhi for their jobs. Once the rapid rail, metro and the expressway is completed, meerut will become a good destination. so you can use it as an end use area as well as the social infra is quite developed with many schools, colleges and universities here. Hi Tushar, i was advised a basic price of Rs 3190 and an inaugural discount of Rs 200. this is being revised soon.. so if you book now, you can get the apartment for RS 2990/sq ft. the project is in sector 12 and i feel that the connectivity is quite good and the area is sure to gain prominence in future.

As per the target of this policy, temperament of the slum-dwellers are going to be preponderating.

The committee, if required, can call the applicant to seek clarity to resolve the issues. The concerned urban local bodies will furnish the summaries of such proposals in the prescribed proforma to the panel as soon as the applications are received and sent to the concerned authorities for NOC/clearences.
@ Harilal, In my point of view, as per this law, aggrieved applicants can write directly to the member-secretary of the committee for taking up their cases in the next meeting of the Committee. Honorable minister Mr Venkaiah Naidu has set up this committee in the backdrop of delays in according approvals for building plans adversely affecting the ranking of Delhi in terms of 'ease of doing business.

Hi, This project come under an affordable and compact project. yes in this type of project the apartment size is less compare to another project. Yes, Real estate industry has demanded to remove double taxation on developers who have to pay both labour cess as well as PF/ESI. As per Labour Minister Bandaru Dattatreya, around Rs 16000 crore is lying in the treasuries of the state governments. The industry has raised the issue of duplication of taxes for carrying out labour welfare.

Yes, the state govt. is also wants to simplify the labour laws and plans to bring four bills in the parliament. CREDAI also insisted that duplication of taxes in form of labour cess as well as imposition of PF/ESI should be removed.
And it is expected that nearly 11 crore additional skilled workers will be required by 24 sectors to fill the gap mainly in automobile, retail handloom and construction by 2022.

No, Huda will pay as he has declared that to rehabilitate the 350 odd families living in New Palam Vihar, Gurgaon village, Pawala Khusrupur village and Choma village who would be displaced along the Dwarka Expressway, by allocating them land of sizes equivalent to the area of their existing plots, free of cost.
Right Srishti, The urban development authority submitted its proposal to the court, saying it was willing to allot plots of equal sizes in Sector 110 A to the affected families free of any monetary obligation.

One trend which I see frequently happening as a result of this is once the project gets delayed, the cost of the project sporadically goes up and more delay adds to the problems of the developers. When banks do not give loan for buying land, the developer resorts to raising the money through private money lenders and private equity. The private money lender then enters the picture offering loan at high interest rate.
Hello Malini, Almost 90% under construction projects are delayed. In most of the cases, Delay is intentional. The biggest worry of any buyer in Under Construction Project is delay in Possession of flat. Majority of Real Estate sale in India is through Home Loan. Buyers pay Pre-EMI on amount disbursed for under construction property till they get possession of flat. It upset entire financial calculations of buyer and increase the overall cost of property.

Q: Please help me. I have purchased a residential land property in New Delhi, RAMA VIHAR area, North West Delhi, Pin code - 110081. This is a power of attorney property and the colony has not yet been approved by DDA. It has been 3 years since I purchased this property. Now I found that there are some people (GUNDAS) having fake documents of any property and they claim to have any property their own property. WHICH IS ALL FAKE. Now can you please help me to take some necessary steps so that I don't fall in this type of situation in the future. I just want to ask what are the points/steps I need to keep in mind to have full legal control over my property? Can filing property tax of that land benefit me? Please help. How can I have full control/ownership LEGALLY on my property in this area? Thank you.

Hi Lakshay, Power of Attorney is nothing but a simple document which lists out the powers that you want to share with the POA holder. It is primarily used by NRI to manage their property in India. Please note that it is NOW mandatory to have the POA registered specifically for property matters. Right Harsh, And once changes are approved, the authority will allow ground coverage of 25% instead of the earlier 20% in projects coming up in recreational green areas. Earlier they have allowed a 0.5 increase in Floor Area Ratio (FAR) in areas along Metro corridors to give realty a boost, there is a corresponding need to increase the ground coverage, which they have now revised.

Hi folks, Recently Supertech Capetown was in news for falling of concrete slab on kid. Now, you can decide on the quality of their construction and they are blaming residents for their poor quality of work. This happened with them just after a year of taking possession. Only God knows what will happen after 50 yrs.
Hi friends!!! I am not a victim of this project and live in a DDA flat for 35 yrs. in Delhi. I often used to say people that DDA used poor quality construction material but i can say that something like this never happened in DDA flat. But if the plaster is falling from the terrace within a year of possession, that is a sign of very bad construction quality.

Hi Gaurav!!! You believed that it would only take a letter to the housing society to add your father as co-owner in the share certificate. Do you know that the large amount of paperwork, in addition to the substantial cost that it would entail, will made you change your mind. You will have to take permission from various authorities and would have to pay transfer charges to complete the process which will come around Rs. 80000-1 lakh.
I am agree with Mukhesh.......adding another owner to your property is a weighty decision, and not just in terms of cost. One of the biggest disadvantage is that once the deed is made, any transaction related to the property would require the consent of the co-owner as well. So, consider carefully before taking this step.

Hi Deepak, Conversion of agricultural land for commercial activity prohibited in Delhi by the AAP Govt. The law prohibits the conversion of agricultural land for carrying out any commercial or residential activity. The existing law has reportedly not only proved to be one of the main obstacle in regularizing unauthorized colonies, it is also being hugely misused by authorities to harass farmers.
Yes, last year in August, AAP government said that they are planning to charge conversion fees to change the use of agricultural land to carry out commercial and residential activities. But the land use in Delhi could be changed only after getting amendments done in the Delhi Land Reforms Act. Since the land is under the jurisdiction of the Centre, these amendments can be effected only through an Act of Parliament. The state administration has no control over land, police and public order in Delhi.

@Hari, Revanta Suryaa Homes has a very convenient payment plans, which suites both investors & end-users alike. There are two payment plans priced @3150/sq-ft. & 3400/sq-ft. Payment Plan-1:- under this plan you have to pay Rs. 1350/sq-ft.in 3 stages within 60 days for land cost at the time of booking. And for 1800/sq-ft. for construction charges as per CLP Plan.

Hi, I would suggest you to hire an architect/civil engineer who has a good experience in designing houses. You may also insist for a budget estimate from him. Most people avoid hiring professionals to save some money, but I believe a good architect/engineer can compensate his cost by designing an economical and customized structure. After you are satisfied with the design, you can approach the builder.
I am agree with Jay..... Make sure you get an agreement signed with the builder before you proceed. The agreement shall include: 1) specifications of construction like quality of cement, steel rebars, ready-mixed concrete, flooring, painting, electrical, sanitary items, etc.; 2) construction schedule; 3) agreed item rates or unit area rate as the case may be; 4) terms of payment; 5) provision for dispute resolution; etc. 6) take the help of your architect/engineer in drafting the agreement to suit your needs.

Any fund crisis can have an opposite impact. According to government sources only Rs 4000 crore is likely to be earmarked for the smart-city project as against its requirement of around Rs 14000 crore.
