Delhi NCR since few years, are the most hottest destination for invested. After the infrastructural development took place, the demand for luxury hotels, retails office space, and shopping malls just increased within no time. With the fast infrastructural development in Noida, i.e 165kmlong Yamuna Expressway which has directly boosted the demand for office space, resulting boosting the commercial sector of Noida.
I know about residential demand increasing in Noida all of a sudden, but what about the official space??? are they also in demand??

Hi, re slase properties are getting maximum demand due to the metro extension and high-end projects, parts of Noida is witnessing a steep rise in its resale house property market.
See i have gone through through the surveys and it says sectors 74, 75, 76, 78 and 79 are having the maximum demand for re sale properties. Also these areas have witnessed around 15 per cent of hike in resale property prices whereas the actual price is around 10-15 per cent which is lesser than the house properties falling in the ongoing high-end projects. The whole appreciation took place within 6 months.

The project offers luxury amenities like infinity swimming pool, acupressure walkway, exquisite gardens, majestic fountains, etc. Facilities such as amphitheater, meditation grove, kids’ play area, gymnasium, skating-rink, round the clock power backup, 24×7 security and a basketball court would also be provided.
I have enquired about the bank approvals, they were not clear on the first part, but later they confirmed ICICI and Axis bank have approved the project.

The flyover will cost Rs 140 crore. the main focus if the project is to link the airport and NH-8. Especially of Palam Marg residents, whose bungalows face the road, opposed the takeover of a service lane outside their houses for the project. The main reason for which this flyover is coming up is, long back this flyover was reduced to a single carriageway, resulting in a traffic bottleneck and daily chaos.
The flyover will run through the existing six-lane Munirka flyover and will go over Vivekananda Marg, Nelson Mandela Marg and Poorvi Marg intersection. It will also run parallel to the existing RTR Marg flyover, going over RTR Marg and Benito Juarez Marg intersections,

Yes, sure they have 1264 sq ft for 2 bhk, but the only thing i got to know is, they have stopped their bookings for the time being,there are some issue with the approvals and all thats why!!

As a result of this, the inventory level has been rising and buyers are worried whether to invest or not. And when buyers are not buying, investors start facing a cash-crunch which further tightens the cash-flow to developers.
All these are interrelated and are basically the effects of a cyclic issue which is likely to carry on for few more months. However at such a situation, the buyers actually gain. They can get properties at much lesser prices than the prices which persist when the market is doing well. Unfortunately many end-users fail to understand the context fearing to invest.

Among the mentioned sectors i would like to vote for sector 143. Just because of the reason that the area have many options of projects . The main attraction of the sector is the number of of SEZ projects that are coming up…. All this factors will enrich the sector with social and infrastructural developments. Yep in the market there are a lot of things going on, buyers expect prices to remain at current levels while values lower and greater than 100 suggest that buyers expect prices to fall and rise, respectively.
The sentiment has worsened since the last quarter, until when buyers were expecting prices to rise.

Hey guys according to experts, I think Mr Khan that the first six to eight months, the growth momentum may not be the same as it used to be during the boom period between 2006 and 2008. However, economic indicators suggest that the market is poised for growth in the second half of the year after the general election in May 2014.
But I think, that buyers can be cautiously optimistic about a healthy recovery in the real estate market, as existing conditions favour a long-term investment horizon.

Hi, this is a newly notified area in the master plan and is the areas around Sohna road constitute greater Gurgaon. The real estate is already booming here with many projects announced and under construction here.. it will be the new area for investing.
Yes Deep is right, also the KMP bypass would take care of the heavy vehicular movement, reducing the traffic flow on the existing Gurgaon-Sohna-Alwar Highway. there is a proposed metro line that will improve connectivity to NCR.

Well this is great new indeed as the prices will come down drastically. A commercial property that used to cost Rs 19.35 lakh per square metre will now cost Rs 76,000. That will make it much easier and cheaper for the common man.

Hello Mr Kaul, I would like to bring to your notice that Delhi and NCR area, overall is a slow area and the construction here takes more than 4-5 years.... recently also there have been news that a chunk of constructions are delayed.... This project however was launched last year and work has commenced, so you can expect it to be delivered in that time frame of 3 years...

@Shree: Banks such as HDFC have approvals for home loans in this project. The project is approved by HUDA.

Hi,i was told that this is a group housing for the muslim community on 40 acres area inside the sports city and the flats will be 3 side open and green building.. there will be high end club and swimming pool as well as security, prayer hall, club house , power back up. All the flats will be golf facing also.

Hi , In my point of view, government is taking many initiatives to make buying dream home easy for everyone. Not only LIG, MIG & HIG people but also every human being who is earning money. DDA's plans include constructing EWS flats with prefab technology in Dwarka, Narela and Rohini and developing high-end apartments in Jasola, Narela, Bakkarwala and Sultangarhi. Thousands of two bedroom flats are also in the pipeline in Chilla, Dwarka, Sultangarhi and Narela.
@ Mr Harilal, Bigger, more ambitious housing schemes are coming up due to parcels of land identified by DDA through its latest survey conducted at the end of last year. Officials said they have identified 1,247 parcels totalling to 7,000 acres, several pockets of which will be has been planned to be developed as residential units.

Hi Mr Sameer, According to me re-introduce tax benefit under section 80-1B(10) in coming union budget 2015 to provide tax benefits for the housing sector up to basic selling price of Rs 60 lakh in the country to boost demand of housing sector and to realise the dream of Prime Minister for providing housing for all by 2022 in the country.
@ Sameer, In my point of view, the tax benefit should be extended to the part of the project with 1,000 sq ft residential units in metro cities with a cap of basic selling price of Rs 60 lakh and 1,500 sq ft built up area in non metro cities with a cap of basic selling price of Rs 60 lakh for easier flow of credit.

Yes, provision for area for such usages are exempt from FAR computation up to a minimum percentage of the total floor area (The percentage is close to 10% as per most of the development norms).

If this maintains, then home loan rates, bank lending rates as well as cap rates for REITs will come down. Home sales have been on the downtrend for the past 2 yrs. The quarter to September 2014 saw a drop of 25% in home sales in India's top 6 cities, compared to the previous 3 months period, to jump to the lowest level ever since 2009 while unsold inventory rose to a high of 815000 apartments.

But in may 2008, he was informed about the changes and the allotment of an alternate plot measuring 302 sq-mt.without his consent. After this, he was called upon the firm to give him an option to select a plot measuring 350 sq-mts.

So the builders are actually changing their original plans and incorporating more residential units in the last approved plans. Their new plans still await the approvals. I guess the builder will start the construction in both the plots simultaneously for cost effectiveness.
